Willowest in Vinings

BEWARE!!!! STAY AWAY!!!!!! I had the misfortune of moving here a week ago. My experience with my leasing agent, Bekardi, was great. The misfortune started once the manager, Jenay, was introduced. She talked down to me and quite frankly, doesn’t seem to have any training in customer relations. She accuse me of trying to move in for $20. I don’t know where that number came from but she kept saying it. Her communication is unbelievably subpar. My unit had a lot wrong with it, but I was willing to just get through with getting everything taken care of and not having to deal with the office again. One of the last things I needed done was having my flooring fixed or replaced. I was told someone would be out Wednesday or Thursday so I took time to wait. No one came so I called on Friday and was told that someone came and viewed the unit’s floor, but saw nothing wrong. I will include pictures and a video of the “nothing wrong” that they saw. I’m having to fight for a fit unit. I have not yelled or been rude, but that doesn’t seem to matter because us tenants don’t matter. This has been the worst leasing experience I’ve ever had in my life. I am hoping to break my lease within the next few months. I would not recommend this property to anyone. STAY AWAY!!!

We cannot say enough great things about Luz. We were placed in an extremely stressful situation when our apartment was not ready at the time our lease began. Moving is already overwhelming, and facing the uncertainty of whether we would be able to move in on time made it even more difficult. From the moment Luz stepped in, everything changed. She immediately took ownership of the situation and treated our concern as a priority. She coordinated quickly with multiple vendors, followed up persistently, and made sure the necessary work was completed as fast as possible. It was clear she was actively advocating for us behind the scenes and pushing to get everything finalized in time for our move. What stood out most was not just her efficiency, but her attitude. She remained pleasant, calm, and professional throughout the entire process. Even while managing vendor delays and time pressure, she communicated clearly, kept us updated, and reassured us every step of the way. Her composure helped ease our anxiety during what could have been a much worse experience. Luz demonstrated true professionalism, accountability, and dedication. She didn’t pass the responsibility off or make excuses she worked tirelessly to find solutions. That level of care and responsiveness is rare, and it genuinely made a difficult situation manageable for us. She absolutely deserves recognition for her hard work and commitment. Team members like Luz are a tremendous asset to any community, and based on our experience, she more than deserves a raise. Thank you, Luz, for going above and beyond for us!

I really want to take a moment to recognize and appreciate Janae, our property manager. She has gone above and beyond for us, and it truly deserves to be acknowledged. We’ve been dealing with an ongoing issue in our apartment, and from the very beginning, Janae has been nothing but supportive, patient, and genuinely committed to helping us get it resolved. What stood out the most is how personable and kind she has been throughout the entire process. She never once made us feel like we were an inconvenience or just another task on her list. Instead, she took the time to listen, communicate clearly, and check in with us to make sure things were getting better. In a world where great customer service is becoming harder to find, Janae is a reminder that there are still people who truly care. Her professionalism, empathy, and dedication have made such a difference in our experience here. You can tell she takes pride in her job and genuinely wants residents to feel comfortable and taken care of. We’re truly grateful for all of her help and the way she handled everything with grace and sincerity. Thank you, Janae, for everything you’ve done for us. You’ve made a stressful situation so much easier, and we appreciate you more than you know. If anyone is considering moving here, know that you’ll be in great hands with her.

I’d like to share an updated review of my experience at Willow West and Vinings. While my initial experience had some challenges, everything changed once Tiffany, the new leasing manager, stepped in. From the moment we spoke, she went above and beyond to ensure I felt heard, valued, and fully taken care of. I truly love my apartment, and thanks to Tiffany, I can now fully enjoy it. She not only addressed the issue I was having with my window, but she also made sure it was resolved thoroughly and promptly. Her professionalism, attention to detail, and genuine care turned a frustrating situation into a positive one. Tiffany made me feel welcome and comfortable, and her exceptional customer service completely turned my experience around. Because of her efforts, I’ve decided to renew my lease and continue living at Willow West and Vinings. The community is peaceful, the location is beautiful, and now—with the issue resolved—I feel confident and happy to call this place home. I’m especially grateful knowing my little one and I can enjoy our space in comfort. Thank you, Tiffany, for going the extra mile. I’m truly honored to be a resident here.

Simple, DON’T move here! I HATE to be this person but I will if I’m paying thousands to live somewhere that refuses to address issues! I wanted to break my lease 1 day after moving in but was told I would have to give written notice and pay 2 months rent to break the lease although this place is uninhabitable and we’ve spent so much money to move in to Willowest! 1.Move in: The move in process was HORRENDOUS! I have been having issues with this place since day one! I applied on 8/6/25 and was approved 2 days later to move in on 8/29/25, just to receive a phone call on our move in date that our unit was given away to another tenant who applied weeks after us, no thanks to leasing agent Luz! I literally broke down in tears of frustration to the manager Janay and her only way to resolve it is to put us in a unit we told her we didn’t want! Why move in still? Because of our work schedules we had no more time to restart our apartment shopping! 2. The leasing office NEVER answers their phone, it seems like Bekardi is the only one that actually works in that office. I’ve had to take off from work a few times just to go there in person! 3. Maintenance: The apartment appears beautiful until you actually move in, that’s when everything begins falling apart! Haven’t even been in this place a full week and the dishwasher is broken, the stopper to the bathroom sink is broken, balcony is just old and filthy (they replaced one piece of wood lol), the toilet is constantly running, our hot water is BROWN so now I have to brush my teeth at work and figure out where I can shower !Not sure why none of this was handled before we moved in!? 4. Garbage: The dumpster appears to always be over flowing on the weekend! 5. Gate: what’s the point of the gate if it’s never working?! I have sent numerous emails to management with no response! I have been far too patient and my next steps will be to report Willowest in Vinings & Waterton property management to the BBB if the maintenance issue is not addressed immediately. There's not even a phone # to reach maintenance with an urgent issue.AI Brooke will say to contact management but, they're closed on sundays & mondays.

If you are looking for a cute apartment and friendly management this is the apartment for you. Moving cross country is challenging but for their part Willowest made it easy for me. I am so grateful for my leasing agent Bekardi Moody. Bekardi is a model of what it means to be a consultant. She makes you feel like a person not a transaction. She bent over backwards to help me find the perfect apartment for my needs and accommodated me wherever possible with a special request. Overall I was most impressed with her empathy. This is the type of service you can expect from the team. The apartment itself is fresh, modern and you get good sunlight in the rooms throughout the day. The grounds are clean and quiet. I can’t wait until summer when we can use the pool. The absolute best part is the soaking tub and the closet in my unit. My pets are also enjoying their new place. Definitely give this one a tour!

I toured Willowest in Vinings recently and instantly knew this was somewhere I would call home. The location is unbeatable. It’s tucked in a quiet corner of Vinings but still walkable to Cumberland Mall and just minutes from everything. The units are spacious, modern, and full of light, and the amenities? Amazing!!! I’m talking a resort-style pool, a Starbucks machine in the clubhouse, and even a car wash station on-site. Huge shout-out to Bekardi!!!!!!!!! she made the entire experience feel personal and effortless. Super knowledgeable, down-to-earth, and genuinely cared about helping me find the right fit. ⭐️⭐️⭐️⭐️⭐️ Willowest in Vinings is an older property, so naturally, there are a few hiccups—like the occasional water outage, which can definitely be inconvenient. But what sets this community apart is the service, especially from Bekardi. She’s communicative, responsive, and genuinely cares about the residents. She keeps everyone updated when issues arise, and she goes out of her way to make the living experience smoother. From planning fun resident events to making sure the on-call amenity housekeeping is available when needed, she’s constantly working to improve the day-to-day experience here. It’s not a brand-new high-rise, but thanks to Bekardi’s energy and effort, it feels like home. She’s truly the heart of this community.

I've lived in this community for 4 years. They have changed Management (PM) companies frequently. The current property management company has been here 2 years I believe. They started out with a bang ~ very responsive, corrected a few issues and all was well. Welp... that didn't last long because attitudes changed from smiles to grumpy frowns or long faces. This part puzzles me because PM will be faced with tenant issues/concerns and you need to know how to do conflict resolution, have good follow through and maintain a positive attitude.... That is not the case here. Bugs ~ we lucked out and our apartment t is good (no bugs). They also have pest control. Maintenance ~ they are responsive however, you have to stay on them to ensure things are properly resolved and in a timely manner. They struggle with timely. You can ask for a request 2-3 times! The floors are the absolute WORST! You hear everything in the apartment above... it's insanity. The living areas are not carpeted so I strongly suggest getting a 3rd floor apt. You can complain to property mgmt., but they don't do anything!!!! Security ~~ lacking! Poor. No cameras on the site! We've had many mail break ins, car break ins. At times the corridor light will break which means it's dark at night and feels unsafe while walking to your apartment. Complex cameras should be added to this complex. I strongly suggest an onsite security officer. Some people with pets do not clean up after their pets...they are reminded by the Prop Mgmt. company but the issue persists. They do a decent job at keeping the Entry gate working... it's the tenants or their guests that insist on sneaking in after other cars hence breaking the gate. Some apartments are Air BNB (which is against policy) and lately there are loud frat parties on the weekends. Luxor Lockers ~ nice to have when used properly by the vendors delivering your packages. Location ~ Very good! Near grocery stores, Battery Park, retail stores and restaurants.

Regrettably, my experience at Willow West of Vinings merits negative stars if possible. Despite residing there for six months, I had to cancel my lease prematurely due to abysmal communication from the office and intolerable living conditions. Throughout our stay, our washing machine, trash disposal, and multiple windows malfunctioned, alongside our AC unit breaking down during peak summer last year. Despite numerous attempts to reach out to the office, our pleas fell on deaf ears, and when they finally responded, their appointed technician, lacking expertise, blamed our top-floor location for the AC malfunction. After involving my personal technician, who refuted this claim, the office continued to send the same inept technician, prolonging our discomfort until I threatened legal action. Only then did they dispatch a professional to rectify the issue. Additionally, when my wife sought assistance for window repairs promised weeks prior, she was met with disrespect and denied entry into the office by Tanai. Moreover, our repeated alerts about a broken refrigerator went unheeded for over two weeks, resulting in over $500 of spoiled food. After enduring six months of such neglect, we deemed it preferable to incur early termination fees than to continue living in such appalling conditions. Even after moving out in January, attempts to contact the office regarding mail forwarding were met with silence, showcasing their ongoing negligence. In conclusion, steer clear of Willow West of Vinings. The arrogance of the office staff, coupled with their incompetence in addressing maintenance issues and billing discrepancies, renders it an untenable living situation.

If they are sure they can get rid of the rat problem. The property manager isn't very nice and will not return any calls even for potential residents.

Worst place ever to live. Issues with roaches and rats. Management never answers the phone. Breaking a lease here shortly. Neighbor upstairs won't stop smoking weed on the home and apartments doesn't care. Don't move here!

Noise noise noise these are absolutely the thinnest walls I have ever experienced. neighbors blasting music at 7am, submitted noise complaint to the leasing office only for them to do nothing (not even a reply to my email). once I went to the office to follow up (make sure you follow up on everything you do here or things simply won't get done) I was told to "confirm it's my neighbor". love it maintenance is great tho! truely a professional crew they have.

The apartment are nice but the management is getting greedy...the increases in rent from year to year is too high - they clearly don't care about retaining residents. The office person said out loud they were not losing any revenue to justify the increase...wow! ok!. Most of the long time residents are moving out...this will be a revolving door of tenants due to their business practice. They tacked on an additional amenity fee - only to have the gates break weekly, mail boxes were not usable twice...water in the dog park doesn't work. Great maintenance team though!

No follow up on applications at all. It's been 3 weeks and I haven't heard anything. This is unfair To those of us that are in need of moving.
