Very nice time here. The beach and beach club chairs were great. We had the shared bathroom cabana. The cabana wasn't much to it with a springy bed and not the cleanest but it had mosquito netting and the fan was good (electricity on 7pm-7am). The door only closed with a flimsy hook on the inside and the outside was a padlock but it seemed to be a safe place. The shared bathrooms and showers could use more regular cleaning but I'm not that fussy in warm beach locations. Easy parking for rental cars. Easy to get taxi or bike from here. The bar/restaurant had some basic but good food (we are vegan and got the veggie sandwiches, french fries, and fruit plate). Really nice beach and you can walk to the ruins. A very cool place to stay if you are on a budget and want to be on the beach in Tulum. I hear the private bathroom cabanas are much nicer for not much more price but they were booked during our stay.

For everyone who says they should update this place, they literally were as we stayed there. Electricity was on all day as their are renovating, changed the name/sign to La Diosa, adding hot water heaters and doubling the price. ||We stayed here because it was the cheapest place on the beach and we knew what we were getting into. We called it 'glamping' to get the kids in the right mindset. We loved the location and had everything we needed-bed, dry place to keep our stuff, bathrooms and free parking. The restaurant was not open the times they had advertised. ||It was great to walk right to the ruins and beach. The staff wasn't around much. They were very friendly at the beach cafe and we traded out towels when we needed to but we had to track someone down to pay and it took over 20 minutes to connect to have the payment go through. It will be interesting to see what it is like going forward.

Very nice set up on the beach! The bungalows are quite basic but do their job. We had the bungalow with shared bathroom. The toilets ans showers could be better but they did their job again. The beach is vert nice and beautiful and the resort is close to the ruins. It is quite far away from everything else though so taxi/bike/car is needed to go around.

You cannot go wrong with a hotel right on the great Paraiso beach (beach: long and narrow, not crowded, non-scratchy sand, warm azure clean water). I repeat - HOTEL ON THE BEACH! Can't beat such an ideal location. 24/7 beach access + the archeological ruins and a fun outdoorsy shopping area within walking distance. Staff had varying levels of English (some none at all) but were generally friendly and helpful. Restaurant Coral Azul, attached to the hotel, has really nice, good food, but they close around 8 pm. I wish they stayed open past 8 pm. My room was plain and I wish the shower pressure was stronger, but I did not come to Tulum to spend my time in posh accommodations - the room was at least cleaned daily. I was able to rent a bike right through the hotel, which is appreciated as I did not have to spend time searching for bike rentals.

Zazil Kin is definitely the most affordable option on the Paraiso beach (without opting for tents) with the best beach spot. We spent 4 days there and went for the basic cabanas that have a private loo, shower and sink (only cold water FYI) with a surprisingly comfortable bed and a minimal fan. |If you’re looking for luxury accommodation, this is not for you. But if you’re looking for a place where you can spend all day on the beach and just use your room to sleep in, this is perfect. |As it is one of the last places on the beach, it’s much less busy than other places, so it’s far away enough not to be bothered by people selling snorkelling trips all day but close enough to walk there in a few minutes if you like.|The restaurant is also one of the cheapest on the beach with some yummy food. The grilled prawns are hands down the best we’ve had in Tulum!|We went there during covid times so our drive into Tulum centre was actually super speedy.

Sorry to say, but this place is not worth the money. We stayed in a small cabana with a bed that was to small for two people to sleep in. The bed was also to short. We’re not tall people but the feet were almost out of the bed. ||The house was very small with no place to sit and just one fan that hardly worked. Only one power outlet where the fan had to be and that was a problem because you have no electricity during daytime, so the only time you can charge your phone or computer is during night time. Okay, they have some charger outlets in the reception area, but they were occupied almost all the time.||The shower had cold water, which was okay for us, but it the water pressure was poor. There was hardly any water running.|The floor in the house had a floor was very slippery if you had wet feet and I fell and got hurt badly in my back. When I told the man in the reception that when we checked out, he didn’t offer me any compensation. ||The service in the restaurant was okay and so was the food.|The beach is nice, but unfortunately there were algae in the water, so we could not swim. |One more thing that was good was that we had walking distance to the Maya ruins. ||This was not a good start on our vacation in Mexico, but fortunately we found a much better place to stay where we got value for our money and a pleasant stay. ||I feel sorry giving such a bad review cause the people who worked there tried their best.|||

I think it is worth upgrading to a premium cabana if you are there a few nights. ||Staff were so friendly and really looked after us (apart from one bar lady who really did not want to be there). Food was great and much cheaper than anywhere else in the area. The bar/restaurant next to reception is cheaper than the beach (they also do the best mojitos in the world) but the burritos on the beach are well worth it. Really did not want to leave had a great time!

We chose this because it is walking distance to the Archeological Site. Unfortunately, access to this hotel is at the end of a narrow road paralleling the beach, and we were traveling this road midday on a Sunday, so it took an hour to go these few miles. Be smarter than we were by selecting a better arrival time! Thatched roof Cabanas are scattered in the white sand dunes, perfect beach with daytime dining area is a short stroll away. We did not pay extra for AC in our cabanas, and it was unseasonably hot. Also, the cabanas are marginally ventillated, so we suffered. Beds were fine, service excellent. I especially enjoyed the well-prefared fish we ate for lunch. One of the cabanas we rented had a toilet and tiny shower, the other required a short walk to a communal shower (in one direction) and a toileting room (opposite direction).

They guy at their beach club tried to scam me for $100, he put a green band on my wrist and claimed that because I tore it off I was required to pay him 2000 pesos in cash only. I was there for less than five minutes, and was going to leave when I found out they don't accept cards, that's when this guy physically grabbed me and threatened to keep my phone and belongings. He only left me alone once I got my Mexican husband on the phone and he figured out his scam wasn't going to work. This place is dangerous, stay away.

I stayed here for a night with my mom, we arrived around 9PM to Tulum and had a hard time finding the actual entrance as it is very dark and narrow to see while driving through the jungle. We found parking spots, though not many as it seems most people bike ride through the beach jungles. We had only one outlet plug, and queen bed which we both fit alright, and a mosquito net which came quite useful as the humidity is extreme on occasions particularly when it is either about to rain or has. It is rather dark with the exception of a few green lights to light the main walkways of the hotel area. The amenities differ depending on the type of hut you book, seems for the most part there are no bathrooms in the actual bed rooms, and most are shared in the central areas opened only with keys provided at check in, as well as keys for the shared though divided per gender, no curtain shower rooms. The shower water in the showers was fresh which was actually really nice I didn't want to get out because it is SO humid and HOT, luckily there was only one other woman showering who left shortly after we arrived. I had no idea on the bathroom / shower situation, but the experience of sleeping in a hut was rad enough for me to enjoy for one night at least, had it been a longer stay than a few nights I might've lost my mind with all respect hah. I highly recommend if you're up all night or up early enough, take advantage of the cabanas and walk down to the coast, chill on a bench or in the sand, relax and watch the sunrise. During the day the views are absolutely lovely, though this section of the beach has gotten a bit dirty for an "environmental" place, which truly bummed me out. I never found the pyramids near by though i followed a trail that appeared to lead to a closed off area warning of snakes. It really is more of a bare essentials stay, there was only electricity for a certain amount of hours over night, off by 7AM.

We went for the day just to enjoy the beach. I ordered a burrito and with my last bite i felt something hard in it. There was a metal wire in my burrito! A lady that worked on the beachfront made me pay for it, and defended her position very very rudely. Wish i got her name... Cannot recommend this place at all! Stay away

My family and I were visiting the ruins at Tulum and were very hungry, so we decided to eat along the beach before seeing the ruins. There were really not that many options, so we decided to try Zazil Kin. What a mistake this was- this was by far the worst, and most expensive, restaurant that we visited in Mexico! In fact, we've had much, much better food eating fast food Mexican in the US! To start with, the complimentary tortilla chips were stale- stale tortilla chips in Mexico? Something was dreadfully wrong right from the start. I was going to order fish tacos, but after I asked, I was informed somewhat apologetically that the fish was frozen. Frozen fish on the coast of Mexico? Seriously? My wife was going to order ceviche, but this was also frozen :/ Our children decided to split 3 plates of nachos, 2 without meat and one with steak. Again, the tortilla chips were stale and a can of undrained and unrinsed black beans were poured over them, making the stale chips soggy. These horrible nachos were $10 USD a piece! For that price, the corn tortillas should be freshly made with fresh ingredients, not stale and served with pre frozen and watery guacamole. They also made a mistake in our order and made 2 with steak and instead of having it re-made (likely in the microwave), we asked that the one order be canceled. The waiter said it wasn't possible to cancel this order of stale and soggy chips?!? I have never heard this before at a restaurant, that's it's not possible to cancel an order the restaurant got wrong. One of our daughters instead opted for the quesadillas, to which she had to add lots of salsa and pickled jalapeños scavenged from others' plates so that they weren't quite so bland. My wife and I shared the catch of the day, which was also pretty bland but easily the best thing on the menu. It was served with old, dry, and stale corn tortillas. The fish was 300 pesos or around $15 USD. The beers and drinks were also very overpriced. All told, for 3 plates of awful nachos, one bland quesadilla, a halfway decent whole fish, and drinks, the bill was $1600 pesos or around $80 USD. The only positive things I can say are that the location is beautiful being right on the beach, the salsas were ok, we didn't get sick, and I truly felt sorry for the waiter who clearly knew the quality of the food was poor and was somewhat apologetic about it. Please avoid this place, you'd be way better off getting take out and bringing it to the beach instead. We LOVE authentic and spicy Mexican cuisine, but would have even preferred $20 of Taco Bell to this awful food.

We stayed at the hotel on feb 13th 2020 and ate dinner at the restaurant. Bad service, the food was awful. And the mannager was rude in the morning when we asked for a knife to cut our oranges. Prices are high and is just not good.

The restaurant is pretty good. We liked the guac and the fish tacos. The staff isn't that great we wanted to rent their beach beds for an hour since they were closing at 5. But they wouldn't let us and insisted we paid for the full day! So we went to another place next door. If you come here early and get the beds it might be worth it.

Five stars for what it is. It's NOT a fancy place for your champagne time. It's like living on the beach. If this is what you like, this is what you get. Great cabanas, restaurant with your feet in the sand. Nice beach bar and friendly people. Have been here 11 years ago and will be back. Don't expect Wi-Fi everywhere and power 24/7. This is an environmental place. Some rooms/cabanas have shared bathrooms (very clean). Some rooms in the hotel have air con. Check your. Rooms equipment before you come. Bring a multi power plug to keep fan and phone going while they are on.

Zazil kin, restaurant. December 27, 28, 28. 2015 I'm giving this place 3 stars and not less just because it's the only option around the Zazil Kim beach to eat after certain hour in the evening. Otherwise I would give it two stars or less. This is more a dining room than restaurant. You order food/drink and get called to get your food. The location is not on the beach but more inside the camp. Not a romantic place and more practical because it was the only place open on the beach around Zazil kin to get dinner (other beach restaurant closed around 6pm). Service is okay but not American standard. Food is mediocre at best. At one time I could eat my fried chicken tacos and ordered new dish (the guy on the counter didn't ask why- never in out stay were we asked if everything is okay). Spaghetti was mediocre. Chicken Fajitas was okay. To give you perspective about myself, I eat a lot in Chipotle chain restaurants in the USA and prefer it much better than the dishes in this place. Fried bananas was nice although simple. The best thing for me was squeezed freshly made orange juice and it would have been perfect if they were able to somehow serve if cold rather than at room temperature. Another point, food items are rather pricy for what you get. Basically, you are a cash cow at this place. I didn't feel there is enough respect for clients. My advice to you is take a taxi to downtown to get food and groceries. Each way will cost you 70 peso and it is easy to find a taxi. It will be worth it economically and especially it is worth your happiness of enjoying your meals.

This place is close to the Tulum ruins. It was less than 5 minute drive from Tulum ruins. It may be walkable in cooler weather. It was early for lunchtime, so we were the only table. But the food exceeded our expectation. We ordered ceviche coral, fried whole fish (it was the special of the day), linguine, tacos, etc. Everything we tasted was good. Delicious and good-looking. Highly recommended.

Oh no, Zazil Kin used to be this low key, cheap and cool place and now it's all history. Their kitchen doesn't serve cheap food anymore, their beach bar doesn't serve cheap drinks anymore and even worse, their bar swings are gone. I thinks this place slowly stops standing out and it blends in with other pretentious places along the beach.

Perfect place to post up on the beach! Great food and service in a prime location. Two days in a row we're full and happy and satisfied with our day at the beach. We even went to a place a couple paces down the beach and were sorely overcharged and disappointed. Zazil kin til I die!! Next trip to Tulum I will try staying in a cabana for the full experience.
