Zz House Chiang Mai

Slightly sketchy rooms, but with AC, aswell as Wifi. The shower was a bit scuffed, only a hose in the bathroom so the hole floor and toilet got wet. It was located near the city, about a 15 minute walk from the most famous Night Markets in Chiang Mai. Overall the hotell was maybe 6/10 but a decent room for the cheap price if you're only staying 1-2 nights.

Do your research, for every negative review there is always 2 or more "bot" reviews rating 10 points and nothing but the word "exceptional" We stayed on the ground level, 3 nights during the festival. we could not change locations due to everything else being booked out. Immediately on arrival we were not happy. we attempted to pay, he said "I'm to drunk, tomorrow". This place does not match the photos and needs updating and a serious clean! It is so dirty, with someone living in a tent at the front entrance. It looks like someone's personal dump and not a accommodation service. The bed was also dirty, the sheets had not been changed from the previous customer, the towels felt dirty also. The shower is literally in the toilet. There is a pipe leak and always a wet floor in the hand wash room. The owner is in another world, our last night he was playing music very loud into the early hours of the morning while drunk. if you can't run a business with some respect, find someone else who can. He would always say "I'm so busy, only me here alone you know. very busy!" while also swearing, like we are a problem for paying for the room. Find another place to stay, this is not worth your money.

Hotel globally ok, kind of lukewarm.. Rooms are globally clean, but you can see that they have done the 80 % of the pareto. Not more. The receptionnist gives you what you need but is kind of rudly sympathic. Speak rudly but to say something nice.. You're not too far from the city center to go by foot, but it's still far enough to make you want to take a Tuk Tuk. Very weird comment, i totally agree, but kind of give you the beat of what we felt.

Soo so grateful that this is the place we chose to stay at in Chiang Mai. Really neat for a budget accommodation and P'Boyd is such a great host! We got a lot of recommendations from him about things to do in CM, especially during the time of the year that we were there. The place itself is located in a part of Chiang Mai that is more suburban and away from the more commercialized areas, it was nice to see that part of Chiang Mai and be very near the Ping river. Restaurants, a laundry shop, cafes, a convenience store are within walking distance from the place

You really can't beat the price for a private room with a bathroom, fan and fridge. There is a large outside area to sit and hang with people. Boyd was friendly and asked daily if you needed anything. Pretty good location if you don't need to be within the old city walls, had some great cafe and restaurants just across the bridge. My room was a little dark, so during the day I always needed the light on - if I opened the curtains it opened onto someone's house so not a lot of privacy.

Staying here made the trip to the north of Thailand for us! Boyd is a lovely host and was really accommodating! He was so helpful and happy to give advice on the dos and donts of the area (including tourists scams) - which is so helpful for when you’re on your first trip to Thailand! We got some fantastic days out thanks to Boyd! Zz house is in a good location with some lovely nearby restaurants and bars. Great value for money and would strongly recommend staying here whilst in Chiang Mai :)

I had a 2-week stay there. The place is a bang for the buck. The rooms are clean and comfy. The atmosphere is lovely- Boyd, the owner, is the best host anyone could ask for. I highly recommend the place and wish to return there If I ever get back to Chiang Mai again.

A nice cozy home for a budget trip. The owner Mr Boyd is a very nice and fun guy who is not at home all the home but always ready to support you and recommend his favorite restaurant/food in Chiang Mai. And of course it's so helpful and great. He's professional on food LOL. The room is clean, enough anything you need, even a fridge in a budget room. So good. The location is near many many things to explore along the river. You can try Simply happy coffee and Khaluek restaurant in 7mins walking. I found out these lovely places on google map and i really love them!
