edit:it’s funny to read how great I felt first moving in.
AVOID the south corner unit, you’ll get endless random mechanical noise from INSIDE of the wall. Maintenance came and claimed it’s fixed but it’s not.
The building itself is a 7/10, great location, great view if you’re south facing/above 16 floor.
The office was great BEFORE you move in (or maybe it’s just my agent Jasmine who left a few months after I moved in, good for you Jasmine)
There’s no “property management” team except for those leasing people, who couldn’t care less about your living experience. Their priority is to lease out as many units as possible. Don’t expect to reach any of them with maintenance issue once you move in. The team shows no empathy. I called the regional manager’s number, who consistently comments under all the bad reviews, bc no one in the building is answering my maintenance request and the mechanical noise has been going on for a whole freaking day + night, and the regional manager just told me to “keep calling the property”.

Boy oh boy, how should I start. Moving from a "disgusting" student apartment building with a barely existing management team to 1213 Walnut has been the greatest choice I made in 2024. First off, after touring a bunch of apartments around center city, the leasing agent here, Jasmine, has really raised the bar among her peers. She truly cares about you! Her friendlyness and kindness tell you a lot about this place and the mgmt team. The service she delivered gave us such a great first impression of 1213. And I think it's safe to confirm that my first impression is valid - everyone at the front desk and on the maintenance team is super nice and approachable. It really makes you feel like home right away. So, whoever on the leadership team reads this, please give our fav agent Jasmine a raise/bonus. And considering that I even dragged my friend to sign a lease here, I don't need to tell you how much value she's bringing to 1213.
