I recently moved to Texas from NYC, and living at 1879 at the Grid has been one of the smoothest transitions I could’ve hoped for. The office team here is truly exceptional. First, I had a really rough travel with tons of luggages, and I came in not even knowing what rental insurance was lol, but the staff guided me through the entire move-in process patiently and professionally. Everything went smoothly thanks to their help. Before moving, I kept hearing that renting in Texas comes with pest issues, and I also saw some other negative comments reporting the pest and bugs around the apartments. However, I never experienced any of that here, not even during the hottest days in August. The maintenance and cleanliness standards are clearly very high. There was also a moment when I mistakenly parked in a neighbor’s reserved spot and got tolled for it. The manager showed incredible understanding and compassion, and helped waive the fee (which would’ve been around $270). That level of support meant a lot. On top of that, the location is unbeatable—everything is close and easy to get to—and the neighborhood itself is extremely quiet, peaceful, and comfortable! Last, one of the nice sunset shots I took from my balcony - tbh you get to see it everyday if it’s not rainy.

After moving out, I feel the need to share my experience. I was charged for a cleaning fee, which was unfair. When I moved in, I clearly stated on the move-in inspection form that the apartment was not given to me in a clean condition. Despite this, the fee was still deducted. Additionally, maintenance requests take weeks to receive a response, if they respond at all. Management communication is very poor. There is also a constant and heavy cigarette smoke smell inside the building, along with an ongoing trash problem. Due to these conditions, this place is no longer livable. I do not recommend this apartment complex.

I've lived at 1879 for the last 2-3 years and I would say it has its pros and cons. On the pro side, the apartments and appliances themselves are nice, the staff is friendly, and the maintenance team is competent, professional, and courteous. In my opinion, you are also getting a good price, and amenities like the valet trash are nice. I also didn't experience any issues with my neighbors, so that was good. On the con side, I do not love the parking app in use for creating permits for visiting guests. You are meant to register them with their vehicle information, which itself is not a big deal, except that you have to do it from the beginning every single time they come. You wind up needing to keep a running record of people's vehicle's makes, models, and license plate numbers, and the administrative hassle of handling parking when someone is casually coming over and you're just trying to finish cooking/cleaning/whatever is a pain. I emailed the application provider (VPP) directly myself multiple times actually about providing a software update to correct for the absence of a feature that is at this point industry standard (that is, the app retaining a log of previous visitor information so you can simply select it to generate a parking pass after the first time you register someone) but they were unresponsive. I work in the IT sector and I strongly believe that 1879 is overpaying for a subpar service provider that has one lone function but doesn't know how to manage the user experience aspect. The application seriously feels like it was created by a gaggle of 22-year-old recent computer science grads at a minor university who wanted to skip gaining work experience and begin their own start-up right out of school. The other con - and it's the biggest one - is West Airport. I don't know how it is at the other buildings, but in building 4 where I resided right next to the road, the noise was unbelievable. I'm not even exaggerating, folks, when I say there were many times when drivers sounded as loud as a landing helicopter. You would hear clunky 18-wheelers hurtling by, and motorcyclists and douchebags who outfit their vehicles with devices for maximizing the roar of their engines brazenly ripping past. They would do this constantly, and there were many nights when I was woken up at 3 am or some other ungodly hour. I felt really angry, because there are people needing to work in the morning and small children trying to sleep. I'm a solid sleeper in general, and even I was impacted. Now that I'm at my new apartment writing this review, I've been getting 9-11 hours of sleep per night, but at 1879 it was constantly 6-8. My boyfriend, who is a much lighter sleeper than I, would spend whole nights wide awake and get up exhausted. It was the main reason we decided 1879 was off the table when deciding where to move in together. The impact to your quality of life that West Airport has is not to be underestimated. My advice: If you like 1879, go for it, but at the minimum avoid the two buildings next to West Airport at all costs. That road is a noise nightmare.

DONT LET THE 4/5 STAR REVIEWS FOOL YOU MANAGEMENT IS HORRIBLE. PLACE IS NASTY. Lived here 2 years. Horrible place to live. Management doesn't care about tenants at all. Manager is only there half the time IF AT ALL. She's never available to take calls, says she will respond to emails and takes forever to do so if at all. They don't pick up the phones. I called for days on end with no reply, line was messed up so you can’t even leave a voicemail. Nasty, tracked mold on the main staircase of the leasing office building from Feb of 2025 to when I left in October 2025. If I could give ZERO stars I would. Communication is beyond POOR, you’re better off sending letter by pigeon than making a phone call. I've gone to the gym and there was no wipes to clean equipment, no hand sanitizer, I even went to the front office to ask for some Clorox wipes for a temporary fix, they didn't even have that. Trifling. They wanna blame you for everything and take ZERO accountability for anything and want to charge you for EVERYTHING. They are money hungry, liars and a grimey organization. If I could give zero stars I would. Save your money and rent elsewhere. Honorable mention: the had the pool closed the entire summer. From July 2, 2025- first week of September. Saying they had pool issues that needed to be fixed. When they should have done that before the summer started. Of course made tenants pay for that pool the whole summer in amenities fees but we never got to use it. The summer before that the pool was closed for almost 9 months due to an investigation that they were super hush hush about, told the tenants NOTHING but of course still made us pay. Sneaky and poor communication on their end. Plus they keep the pool area dirty just like they keep the rest of the complex. So if you like to swim or be pool side with your friends, I’d suggest finding somewhere else to rent. Only thing I can guarantee they will do is cut the grass at the most obnoxious times of the morning. VERY EXPENSIVE FOR NO REASON, you can tell your money definitely doesn’t go back into the complex.

In the offices, all the staff always provide excellent professional service to prospective clients and current residents. Whenever assistance has been needed, they have always resolved issues quickly, and it's a very quiet and safe place to live. The neighborhood has almost everything you need nearby to quickly get you out of trouble (shops, restaurants, gas stations, cafes), and there's always a strong police presence.

Great Experience All Around! I had such a positive experience touring and leasing my new apartment. The unit itself is beautiful and well-maintained, but what really stood out was the leasing agent. They were friendly, attentive, and made the whole process so easy. It’s clear they care about helping people find the right place. I felt supported every step of the way. Definitely recommend!

This is a bit of an awkward review, because I've come by to experience some of what they have via events, but I've never actually rented from this place. They have some absolutely beautiful courtyards and common areas, and when they opened they were really big about hosting events to promote what they had to offer the community and potential residents. They offered tours of their newly completed units, as well as a premium suite area that could be rented for parties. In the lobby, there was a large area that's perfect for receptions and entertaining groups, and they invited Stafford MSD employees and their plus ones to check it out, which is how I got a chance to experience the place. I've heard mixed reviews from individuals who have actually moved in here, but that tends to happen just about anywhere you rent from.

DO NOT LIVE HERE! Management is not only incompetent, but evasive. Especially with charges. E-mailing with leasing team feels like talking to a chatbot in beta testing. Transparency is nowhere to be found. Try finding it in another complex that isn't under the RPM umbrella. Got a maintenance issue? They'll respond quickly, but mark it resolved and ask for feedback when nobody ever came to look at or address the issue. No follow-up to explain why they couldn't or didn't. Attached are pictures of the mold in the washing machine, AFTER having made a maintenance/cleaning request upon move-in which was supposedly filled. No less mold than before. Those hairs are also not mine. Certain "amenities" that are part of what you're charged $25/mo for, have been broken for a while and there doesn't seem to be any intention to fix them. The lease will basically say "we fix what we want, still gotta pay the fee". I've found myself looking through the lease agreement on a weekly basis both to see if I have any recourse (I never do) and to check that I won't be hit with some weird fee with no warning.

If you want an accurate perspective and review of this complex then check the reviews with the most hearts on them. Majority of the positive reviews now are fake and deceptive, they aren't an actual representation of the experience you'll get at this apartment complex. The only reason this place still has over 4+ stars is because of the prior management before RPM took over. This has been one of my worst experiences ever as a resident of any complex. The complex is very dirty. Management has unethical practices and will STEAL your money so PAY ATTENTION to your bill every month. They are also very unorganized and unprofessional so if you plan to stay here stay alert and anticipate having to invest enough time dealing with management that it'll feel like a part time job. Amenities are constantly unavailable. There's been a chain around the pool door for majority of my stay here. Gym is constantly out of sanitary items. Gated neighborhood with only one gate (out of three) that actually works. Look elsewhere, don't waste your time and energy here. You won't have peace living here as a resident. Bypass the fake positive reviews management puts on google and look at the comments with the most hearts to see what REAL RESIDENTS think of this place

To anyone considering moving in, don't. Take your money and run. I never write reviews, but my experience here was so exceptionally disappointing that it has compelled me to warn anyone who even considers this place as their next housing option. The management of this apartment is astoundingly incompetent. In my entire life, I have never met a team who is so incapable of handling even the most basics of their jobs. There have been countless administrative errors; their email response time is terrible; and while their maintenance gets the job done, it is always at the cost of causing other problems in your unit which are extremely inconvenient or straight up extremely costly. Altogether, their mistakes have cost me essentially one month's rent worth of bills. All of the above-mentioned errors are extremely costly to the renter, yet they refuse to take responsibility for even when confronted with irrefutable evidence. In the manager's own words, my experience is very common and "happens to a lot of other renters here," yet they brush all responsibility under the rug by repeated ignoring, then straight up refusing, to handle the situation with no credible explanation as to why. In addition, they said that my lease is three days longer than what is written in my contract, and since rent is proprated, that would have been another error costing me hundreds. The front desk lady lied twice to me about the manager's availabilty when I tried to see her in person. All of their emails have countless grammatical and spelling errors, as well as general nonsensical wording that shows their absolute lack of care and attention to their jobs. Attached is an email I received from the manager in response to an erroneous three day extension of my lease contract which I never agreed to nor signed off on. I have attached as demonstration of the quality of work ethic which you can expect to encounter if you choose to live here. I have already put more effort into writing this review than any member of their management staff puts into any email that I have ever received from them. No words can express how deeply disappointed and amazed I am that this quality of work warrants employment.

How I continue to be disappointed with this property. I've been here from the beginning (2019) and watched management team after team come and go, and the change of property owners. Today I'm filled with many emotions. First, I put a work order in around 8:30 a.m. regarding my washer. It had partial water and my clothes were in it when it stopped working. I waited all day for someone to come then called the office around 3. I was told my work order would be pulled and someone would come. At 5 I went to the office and was told the maintenance team were gone. I had to get my wet clothes from the washer and use my gas to not only find a laundromat, but use money to wash and dry my clothes. I pay way too much to be subject to this type of treatment.

Siempre habiamos tenido muy buena experiencia con las atenciones y servicio del personal, en las que no tuvimos buenas experiencias era por no haber leido los terminos y reglas del condominio:; pero mi experiencia mas reciente ha sido con Esther Harmon waoo ha sido la mejor desicion que ha tomado la administración, ella define sin que que falte ningún detalle lo que representa la palabra servicio, su amabilidad, empatia, diligencia en fin algo muy poco comun segun mi experiencia general en cuanto a los servicios recibidos en Estados Unidos y mas cuando uno es originario de un pais que es el 2do de Latinoamérica mas visitados por turistas. (Republica Dominicana). Tampoco se queda atrás su compañero Santos. Veo muchos comentarios negativos; sin embargo la vida es del color del cristal con el que miramos... usted ve todo al rededor como en realidad es usted por dentro. I would like to share my 2 years of living at 1879 at grid so that new tenants may get some useful information. First of all, I moved in when this community opened in 2010 when JLB was the management. My overall experience was overall satisfactory, but in late 2021, RPM took over the JLB. When JLB was the management, they cleaned the grills and community places every day. But now RPM never cleans the grill. Another change was they tow cars without warnings. I had my parking sticker on the passenger side, but still, it got towed saying this should be shown in the front window. Would this something they can give the warning, instead of actual towing? Lastly, I moved out due to re-location. I got the bill of ~$1600 that includes carpet cleaning ~$450, Painting ~$594, and Unreturned key FOBs $150 (even though I put my fobs on the countertop, Picture attached), and Changing blind exchange fee ~$320. Yes, after 2 years of living, some normal wear and tear is expected and may need professional cleaning. But I am very upset and surprised with this bill that put 100% charge on the tenant. Even, on my move-in checklist, I marked there are several carpet staining which I didn't bother since this doesn't cause any trouble on routine daily living (Picture attached). Also, yes, some areas in the walls need a touch-up paint, but I don't understand why I am asked to pay the paint cost of the whole unit, not partially. Overall, my living experience was good and the community does have many facilities including a swimming pool, lounge, and fitness center. But after the management changed, it seems their goal is to make a profit from the tenants. I just wanted to share my experience so that future tenants who may consider this community should know what to expect.

Thank you for your response. It has been a week since the review was posted and I've received no response. Again I am willing to pay these charges if the claimed charges weren't present prior to the move in pictures. I understand it is a third party entity enforcing these charges so it's not fair to review the apartment establishment so low, considering I would've rated my living experience solely with 5 stars. However, the communication has been nonexistent and this matter has been postponed too long by RPM. I am requesting simply clarification on these charges to get this matter handled with and they are unable to provide that. I'm forced to express my honest experience through the Better Business Bureau. Attached are the emailed automated replies with no human response. Dates shown

I give it 4 stars. It is a good place to live and I'm grateful for a first floor apartment, however it is not perfect. It was a difficult process to be approved and on top of that there are several hidden costs that add up. It's in a great location and that is a major plus! Overall it's a great place to live and I'm not sure that it would be better anywhere else. Management always responds quickly and with professionalism.

Will hit you with ridiculous and false fees at move out. $200 for paint "repairs" for minor nail holes that maybe cost $50. Blamed us for scratches already there when we moved in. Appliances are trash. Tried to get the repairman to come repair a drawer that had broken WEEKS before move out and they hit us with that fee. Will charge for valet trash service even if you don't use it. Absolutely ridiculous.

was visiting my friend who lives here at 1879. Upon arriving in the lounge/club room I was greeted by the staff who all were so friendly. As I sat there I observed the interaction between the residents and the staff, the manager and her staff, the interaction between the staff and the mail man. It was so consistent with professionalism and kindness. I later began to ask for pricing because seeing my friends apartment, enjoy the amenities when I visit, and now seeing the customer service I would definitely move here when my lease is up.

Lived here for 2 years unfortunately due to COVId and the Housing crises. This place is full of Stafford riff raff. The gates and access doors are always broken and left open all day. The pool might as well be a public pool, all the locals flood in here with their entire family and enjoy our amenities we pay for. The things we had to witness living here were not enjoyable and mind blowing at times. Put out 1 star for the great floor plan and maintenance team. We kept telling ourselves things would get better and never did even after the management change in late 2021.
