How to Close a Restaurant | Eater

"Opened with hopes of being a family-rooted neighborhood restaurant, this small spot shifted to a tasting-menu format in an attempt to simplify service and kitchen costs so the owners could spend more time together and better manage predictable covers. The change earned good reviews and some loyal regulars, but ultimately proved a poor fit for the neighborhood’s expectations and did not resolve ongoing cash-flow pressures. Personal circumstances — including the co-owner coping with a massively colicky infant and the impossibility of tending a baby while working the hot, loud kitchen — accelerated the decision to sell. The business was eventually transferred through a private contact after a year-long negotiation." - Alex Pemoulie

I always enjoy being part of the night markets at 3 Acres. The atmosphere is inviting, and the community makes you feel right at home. Gina is wonderful and goes above and beyond every time. Princess is also such a pleasure to be around and always so helpful. They create an environment where you feel comfortable, appreciated, and like part of the family. I’ll gladly keep coming back again and again. 🥰

I recently Moved in at 3 Acres and so far im happy. There are so many good things to say. Since the day I walked in to Inquire, Juan Colon has been so professional and accommodating. He was able to showcase every good point about 3 Acres without being pushy and had been extremely Attentive and helpful in everything I needed to know. He was very patient about all my concerns and made sure the steps were very clear to me. Also to mention, the community here is awesome. Friendly neighbors, The front desk staff and maintenance crew were very welcoming. The shuttle to JsQ is one of the best feature. The convenience of the cafe and restaurant. The gym is big and The sauna is awesome. Enjoying the winter time for now and looking forward to an eventful spring summer! 👌🏼

ve been living at 3 Acres for a while now, and it’s honestly been a great experience. The building is super modern, clean, and has a ton of great amenities like gym, rooftop, co-working spaces, you name it. The staff is friendly and responsive, and maintenance requests get handled pretty quickly. The location is super convenient too, with lots of restaurants and shops nearby. Overall, it feels like a great mix of comfort and style. Definitely recommend if you’re looking for a solid spot in the area!

I’ve been living in this apartment for over two years, and I couldn’t be happier with my choice. The apartment itself is spacious and well-designed with modern finishes that make it feel like home. It has plenty of amenities, I like to call it my little city😂 The management team is incredibly responsive and attentive, always addressing any concerns or maintenance requests promptly. The amenities, such as a gym, pool, or communal spaces, add significant value to living here. Overall, this apartment offers a perfect blend of comfort, convenience, and community. I highly recommend it to anyone seeking a new place to call home.

I truly believe 3 Acres along side David’s Barbershop, The Table Kitchen & Bar, and all of the venders are not only bringing their products and hospitality to our Jersey City communities but bringing a great sense of awareness in getting everyone together and up lifting our society through our present time and many more moments in our near future to come! I say thank you! - Best Rafael Solano

I’ve been one of the original tenants and have lived in this building for over 3 years now. The management and maintenance teams have been courteous, responsive, and professional—always quick to address any issues that come up. The building itself is beautifully maintained, with thoughtfully curated common areas that truly elevate the living experience. The pool area is stunning, the gym is fully equipped, and the regularly scheduled fitness and yoga classes are a great bonus.

I lived here for a year and had quite an experience. Not sure if I would recommend it. Management team when I moved in was bad. Day of move in, they were not informed I would be there and were unprepared. It took a bit to receive my keyfob, parking pass, etc. To make it worse, my apartment wasn’t even ready. The ceiling vent covers were not on and I had to screw them in myself. A couple of gross stains and the apartment itself smelt like stale cigs / mold and the smell never left the room. I complained upon move in but they did not care. Maintenance came to my room several times to check it out and they even admitted it was very weird and couldn’t help. Their best effort was giving me febreze and plug in wall air fresheners. After months of trying seek help, I gave up and put up with the smell for a whole year. The lack of courtesy from other residents was wild. Many occasions people were extremely loud in the hallway, and even had times with arguments outside my door and banging on my door for no reason. Not to mention, the fire alarms going off numerous times at 3am, 4am, 5am, you name it. Sleep was hard to come by. On the bright side, the newer management team was always very nice to me and they were helpful. The biggest shout out should be to the shuttle drivers. It’s tough to stay on schedule with traffic but they were the true MVP. I was sad to see 2 of them leave during my time there, but they were the best. Not easy hours to be driving in that area lol

Yelp
This review is independent of The apartment and solely on the restaurant/bar on the first floor. Staff was very welcoming and the bar was almost full for a Wednesday evening. My drink was tasty. this salad is definitely worth the price because you get so much food. I personally could not finish it all. So tasty and well dressed

Yelp
I've lived at 3 acre since December of 2023. It's been a great experience. The saying here is resort living in an apartment and it's true. More accurate could be living here is like living on a cruise ship. First thing that stands out is the staff, they are always here to make things right and enjoyable. If you're here, get to know Rambo! Princess and Mike, they are the best, always helpful and always pleasant. They set the tone that the others follow. The owner, Dean is always here and interested in how happy you are to be living at 3 Acre. They have activities constantly and Gina does a fantastic job! The gym and pool are first class. The common areas are always clean and relaxing. The Zen garden is most likely the best in apartment living. If you work hybrid you can't beat 3 acre. If you can't afford living on the Hudson River, you can't beat 3 acre. It's so hard to express how wonderful it is here, come enjoy for yourself!

Yelp
I do not live in the apartments at 3 acres but I have been there several times for their parties/markets/special events on the 1st floor. All of which have been fun and lively. A lot of the tenants come down and they all love the amenities that the building has. The pool is clean, they have events constantly and it keeps people busy in the building, as well as bringing interest from those who don't live there, like me. The manager/event coordinator, Gina, was helpful and lovely and is in good spirits every time I am there. She handles the floor flawlessly. The rest of the staff is excellent. The bartenders are quick and they make very good cocktails. The ambiance is energetic but you're also able to enjoy your seat at the bar without interruption. The Table, the restaurant there, has one of the best burgers. Looking forward to going back.

Yelp
Clean the dog park. Pushing the poop off the side of the grass is not cleaning it. Make sure to pick up the remainder, sanitize the grass.

Yelp
This place has so many amenities it's crazy. They have a bowling lane, pool, sauna, gym, etc. they also have two food places attached to it and one restaurant opening up soon. The leasing agent gave us a great tour and said he would send us more apartment options soon but we still haven't heard back. The pricing for garage parking is $250 a car per month. The reviews on google were just enough to sway my opinion. Apparently they have a lot of problems here. From my personal experience though, it's just too pricey for not a nice enough neighborhood. If you don't park in the garage you have to park in a public lot across the street (unprotected) and it's still $195 per car per month. So no thank you.

Yelp
Cheeeeap Acres First I would like to say Gina and Amber should be given raises. They are the only ones who make this place bearable and have been there from the start. To begin this, let just say the security is the bare minimum. Random people who weren't renting stayed in vacant apartments when we first got here. My gf was actually being watched by someone inside the building who didn't live there before being escorted out. The turn over is awful. New management(who don't care for anyone, and didn't honor any prior leasing agreements), new staff members, and new shuttle drivers every week. The building has over 600 units, which is double of most places, and they try and sell you on half done and not even finished amenities(restaurant and juice bar). The gym is so small for the amount of people who live there. For a building who makes roughly 2K on 600 units I would expect better. Walls are paper thin. I can hear everyone's conversations and alarm clocks. Talk about getting to know your neighbors lol. The fire alarms have never stopped going off from the start. Also keep in mind the top 3 floors are made of only wood so if there's ever a fire, good luck. Location is also terrible, takes 20-30 mins just to move .5 miles on 440.... We would've picked differently if it wasn't for a "free" month and we didn't even use it....
