3005 Buckhead

We loved our unit at 3005, and had almost no issues with our unit while we lived. While there was a recent issue with elevators, that has mostly been resolved. The management team has been extremely communicative about the updates and progress. The amenities are nice (especially the gym), and the building is in the heart of Buckhead near a fetch - which was a super convenient.

I love this property, its layout and design are stunning. The concierge and staff are amazing and very friendly here. I thoroughly enjoyed both of the pools, as well as the other amenities offered here. There’s a sauna and a cold plunge, which I use to pay to enjoy somewhere else. So having access to that is a nice plus. The gym area is nice as well for all fitness levels. I by far enjoyed the fire pit area, it was welcomed on a cool breezy night. The location is quite convenient to a number of my favorite places to eat and shop. As a foodie the food options near by are great. Anytime I hear of someone looking for a new place to live in buckhead I definitely recommend that they pop by for a visit. So if you’re looking and reading my review take a moment to enjoy this beautiful property.

DO NOT LIVE HERE. The apartment is presented to you as a "luxury" apartment when touring. Instead, we have had nothing but issues and safety concerns. 1. The apartment complex is renting "hotel" units and has MANY units listed on AirBNB. This was NOT clearly communicated to us when we signed our lease. We had to pass a background check to qualify, but others can come onto our floor without knowing who they are. This is a major safety concern. 2. We were promised the parking deck would be safe and secure with TWO gates to enter into the parking deck. For over a week, the first gate has been broken and left open. This allows anyone to walk into the second gate anytime it opens. When I expressed my concern to management, I was told they haven't had any car break ins in "months" - as if this was to be reassuring. 3. There was a massive leak in the apartment above us due to a fire sprinkler malfunction. All elevators were down for DAYS. Additionally, we were not notified of the event until more than 15 hours later. I was able to figure out what happened based on a social media post on Instagram before the apartment notified any residents. 4. The leak caused water damage to our master bathroom. It took 4 contact attempts and over 72 hours to get the maintenance team to even look at our shower light that was completely FULL of water. They then put a fan and dehumidifier in the bathroom for days, leaving us unable to use our master bathroom. There was no apology or any concern from management when this issue was expressed. These are just some of the major issues. Again, DO NOT LIVE HERE. There is a constant flow of unknown people throughout the building. It does not feel safe. Management is absolutely no help and are extremely rude when you bring up any questions or concerns.

This apartment complex is a dangerous and unacceptable living environment that no one should have to endure. My experience here has been devastating—by far the worst rental situation I have ever encountered. The building is rapidly deteriorating, riddled with shocking safety and health code violations. Management’s frequent practice of renting to unscreened Airbnb guests has turned what should be a secure building into a revolving door of strangers. The attached photos provide just a glimpse of the appalling conditions we’ve faced. Despite numerous complaints, the inept maintenance team took weeks to address critical issues, including exposed live wiring, massive holes with damaged insulation, and—most alarming—open gaps in the elevator shaft that pose fatal risks. Their claims of "luxury living" are outright deceptive. Ending the lease to escape this hazardous situation incurs an outrageous termination fee. The property managers are solely focused on profit, showing no regard for tenant safety or well-being. I strongly advise anyone considering this property to steer clear and protect themselves from this predatory operation. Don't be misled by their marketing—this place prioritizes profit over basic human safety.

Terrible management. (Managed by FOL Management). I lived here for 6 months. Nice amenities & the staff are all nice, but their management is useless. I moved in Dec 2023 right when new mgmt took over. I moved out in June 2024. It's now January 2025 and I'm still receiving calls about food deliveries to my old unit because they haven't taken my contact information out, regardless of how many times I tell them to. When I moved out they charged me an extra $200 to spackle the holes left behind from hanging 5 paintings. While living there it took me 3 months to get my AC unit repaired because they kept telling me I was using the thermostat wrong. On the fourth complaint they finally looked at the HVAC unit and discovered an obvious issue. During the 6 months I lived at 3005 there were plenty of occurrences where 3 out of the 4 elevators weren't working and you'd have to wait 15 minutes+ to get to your floor or out of the door. When I tried to use the stairs I learned that the stairwell doors were locked/not working. I could go on & on about how poorly managed this property is, but I'm sure anyone reading this gets the gist. Again, nice amenities (when they're available), and very polite staff who are clearly fighting an uphill battle and seem frustrated with their inability to help. I'd never in a million years consider living here and would warn anyone ever considering to live in a FOL managed property.

I've been here for many years now and I must say the new management is doing a great job. Maintenance has always been stellar! The current office staff is wonderful, and the concierge has been great lately. There are alot of upgrades in the works as well. I would say I cannot think of a better place in Buckhead to call home!

I wanted to take the time to leave a review here. I visited this beautiful property not to long ago, and I must say the views are breathtaking. As I was waiting in the lobby for my friends, I was greeted by a Beautiful young lady sitting at the front desk named Laquita. She exhibited such a great attitude & warm smile as soon as I entered the building. She was super accommodating & offered suggestions on pretty good restaurants nearby. I will be visiting my friends again soon. I really hope to see her so I can tell her that the Fish Market was a great choice! Cheers!

I lived here for nearly 3 years and the first year and a half were fantastic, I recommended this apartment complex to many friends and colleagues. However, the last year and a half has been a NIGHTMARE. Broken elevators, renting out units as Airbnbs for short term renters with no background checks, power outages, apartment flooding, broken and closed amenities, and the shooting death of three people in the building during an incident that management BARELY communicated to us. The moveout process was also disappointing as we repeatedly asked for moveout information (what needed to be cleaned, patched, etc.) They had nothing to give us so we patched holes and cleaned and then were still charged for the nail sized holes that we already patched and sanded on the wall. I hate that this apartment building has fallen into such poor hands as it used to be incredible. Nothing but negative experiences here and I would caution any prospective tenants to look elsewhere. EDIT: 1/7 Management has replied to me expressing that they "deeply regret" recent experiences. But this text is 100% AI generated and must've taken the office 2 minutes to plug and chug this reply in (there was reply from management on another review posted just 2 minutes prior to this being posted).
