I’ve lived in this building for eight years and overall, I truly enjoy living here. Any occasional noise issues have been addressed promptly and professionally by management. My floor has consistently been clean and quiet. While I sometimes notice bed movement from the apartment above me, it’s infrequent and not disruptive. The only ongoing issue has been the Ace Hotel across the street. Their ballroom lighting runs 24 hours a day and can be extremely bright at night, often making it difficult to fall asleep. A local councilmember has intervened on my behalf, but unfortunately the hotel has not made any adjustments. Rent has more than doubled since I moved in, which is disappointing, though I still believe this is one of the better places to live in the downtown area. One concern is the Chelsea Piers gym membership fee, which is currently over $180 per month. This feels excessive for tenants; a reduced rate to $50—or even complimentary access—would be more in line with what comparable buildings in the area offer - most are free. How can TFC fix this for their tenants who would love to join the gym. Gym access should not be for wealthy people only. The neighborhood has changed significantly since the pandemic. Fulton Street once had major retailers like Macy’s, Century 21, and Nordstrom Rack, Last Call, but those stores are gone. On the positive side, several new grocery stores have opened. However, parking garage fees in the area have increased dramatically, and the addition of bike lanes, street changes and increased foot and bike traffic has contributed to frequent traffic congestion directly outside the building. The front desk staff is excellent, and while the mailroom staff can be overwhelmed during peak holiday season, they are hardworking and helpful. Maintenance staff are generally good and fast, though interactions with the maintenance manager have been less positive, as concerns are often dismissed as minor or nothing at all. Manager NEVER smiles or offers a good morning, he often comes across as angry if you talk to him. TFC please fix him. Overall, despite some drawbacks, this remains a well-run, clean building with strong staff and a desirable location.

The staff is always amazing!! The building is always clean!! Whenever I visit I enjoy staying because it’s close proximity to mass transit, shopping eating & entertainment!! The rooftop lounge area & laundry service are top notch!!

Great location, our unit is quiet, our neighbors are fantastic, staff is super helpful and any time we’ve needed something fixed in the last 3 years they have come immediately. Huge fan of this building.

This is by no means uncommon amongst landlords and property managers, but they will absolutely hang you out to dry if you need to break the lease. I had to move for work and was stuck paying rent for several months. Make absolutely sure that you'll be staying for the entire duration of the lease. They give you the option of re-assigning your lease, but they set the re-assigned rent price above market value, so you will not be able to find anyone to take over the lease. Other than that, no major complaints. I was lucky enough to have quiet neighbors. The laundry room was functional and seemed fairly clean. Had a couple issues getting packages around holidays and in the evening, but nothing terrible. The people working the front desk were always nice.

I lived here for four years. I never had an issue with any staff and was always treated well. However, I’ve been moved out for almost two months and still have not received my security deposit. They claim it’s being dealt with, but when it’s delayed this long, it’s hard to imagine what the hold-up is.

The building looks good. But THINK TWICE before you send out application and deposit, they will try to deduct your deposit as much as possible when you move out. In addition, the leasing specialist is very hard to work with. When I ask for landlord reference letter after you move out, he kept ignoring me after he found I have no interest in renting one of their building.

TLDR: The only reason why I am giving this building one star instead of zero is because of wonderful the maintenance, front-desk, and mailroom staff. The sound insulation in this building is absolutely terrible. I have communicated this with management/leasing and they've done nothing. I've been patiently putting in requests per their protocols - nothing. I can't wait to move out in a month. I've been in a two-bedroom for two years at this location now and if it wasn't for the terrible insulation and noise caused by an upstairs neighbor, I'd stay here for another 5. PROS: - Maintenance requests are usually fulfilled same day. They are super responsive, sensible and honestly a joy to see working. Same with the Front-desk and mailroom staff. They are all flexible, helpful, and generally good people all around - The location is great - two, three blocks from generally every single subway station. - Plenty of elevators - compared to most buildings around this neighborhood, you have to wait forever to get anyway in and out of the building - Great amenities and very well maintained. Lots of grills, outdoor space, etc. I'm a little upset they turned the game room into a children's room since I used it alot but it make sense. CONS: - The amenities fee is an additional $100 per month, per unit. There are additional fees for bike storage and nearly $150 more for the gym. Almost none of the buildings around the neighborhood have such high fees. - While the gym is very nice, its a Chelsea Fitness location that's open to the public so its VERY crowded most times of the day - Insulation and noise. There's an older review that echos this, but if you have any semblance of sanity and value your sleep - pray that your neighbors aren't loud. I live in a two bedroom and while the first year and half was great - this last half year has been absolutely unbearable. My upstairs neighbor has two toddlers that start to thrash toys on the ground, pace/jump back and forth, drag chairs, etc in ceaseless unending noise at all hours of the day - but particularly in the early mornings and late evenings when I most need sleep. I don't have anything against children and understand parenthood is difficult, kids will be kids, etc...but there is a clear stipulation in our lease that 80% of the floor must be covered with carpeting. I had to complain for months before management considered invoking this. Then, when the noise didn't subside, they conducted a 'noise test' where there was barely an attempt to recreate the conditions I have suffered through from months. At their explicit recommendation, they asked me to continue making calls and logs - while I have continued to do this, they explicitly gave up and said there was nothing they could do for me. I then asked for rent concessions and leasing was totally inflexible, despite my repeated, patient pleas and documented attempts. For anyone that values good sleep, peace and quiet with privacy - I suggest you avoid this building as best you can. For the price you pay at this building, it is totally unacceptable. Or hope that your neighbors exercise good respectful etiquette. I can't wait to move out in a month.

TFC Dowtown Brooklyn - I have been living in that building for 3 years, It used to be a very nice building, pet and family friendly. But since last July things have been different, I witnessed and experienced inappropriate and disrespectful behavior from a new staff member. This behavior towards people of color is not an isolated incident, these treatment seems to be disproportionately targeted towards black tenants and it makes us feel unwelcome and unsafe in the building. The issue had been raised by tenants and staff member to TFC, but nothing is changing! Very disappointed !
