It was my first place after moving to San Francisco, I didn't know anyone, I didn't know the city and this place had good reviews and location seemed perfect. It was a costly mistake.
I rented an apartment for 3 months to get to know SF and have time to decide what to do next. Rent for three months is much higher than long term rent, but I didn't know if I will stay in SF so I decided to take it.
Over 1 month before the end of my lease I received a renewal offer with the same price I was paying, but for the long term lease (it was over $500/month more than new tenants would have to pay, and even more if I wanted to stay for less than 12 months). These terms were absolutely insane so I stopped by the leasing office to talk about lowering the rent. I was told that I should come back the next day because the person I was talking to couldn't make any decisions and needed to contact the manager. The next day I was told that I need to wait and someone will contact me. For a few days, I didn't receive any calls nor emails so I wrote an email. I asked about 9 months, but what I got back was a new offer for a 12-month contract, which was still higher than offers on the website for new tenants. I asked again for a 9-month contract, and then the emails stopped. After a week I got a call with a new offer, still higher than offers on the website.
Before my lease end, I contacted the leasing office about the move-out procedures and I found out that they require a 30-day notice of my intention of vacating, otherwise the lease is automatically being renewed for the next month. There are two sentences about it on 16 pages long lease agreement, so technically it was my fault that I didn't know about it, but I was really surprised that no one mentioned it before when I was repeating that the terms they are offering me are ridiculous, because if I wanted to stay I would just sign a new lease and move to another apartment in the building.
I wrote the notice and paid for another month. After that, I was again contacted a few times about renewing the rent, always with the terms worse than the current offer on the website.
I wanted to be present during the move-out inspection not to be surprised again. I informed the leasing office that I no longer live in the city and I need an hour to get to Bluxome Street, and I asked if the inspection can happen on the weekend or in the evening because I don't want to take a day off from work. They responded with information that someone will come on Thursday between 8:00 AM and 12:00 PM.
Don't expect to get back your deposit, it will be used for cleaning and repainting the apartment after you move out. These are called "standard move out charges", this is another thing nobody will tell you before they charge you.
Other information:
LOCATION/SAFETY: There are a few homeless on Bluxome Street (they keep on the other side of the road), and a lot on Fifth Street (to go to the city center always use Fourth Street, even late at night I felt safe taking this road).
The location next to the Caltrain station can be really useful.
NOISE: There is a fire station nearby and there is some noise, but less than I imagined before moving in. I heard people on the corridor but never anyone in the next-door apartment.
AMENITIES: I lived there for 3 months. When I moved in microwave and dishwasher didn't work (didn't anyone check them when someone before me was moving out?), I needed to wait for 2 and 4 weeks for new ones, after one month my AC started to malfunction, it wasn't fixed until I moved out (two months!). When I reported it I was told that it's my fault because I just don't know how to use it properly.
You can pay for washer and dryer through an app, but on the first floor, there is no signal. I had to put laundry in, go back to my apartment to get signal, pay through the app, and then go back and click start.
OTHER COSTS:
Cost of trash and power was insane (they are calculated based on the entire community's usage. I never cooked, used the dishwasher once, and microwave twice, for most of my stay the AC didn't work and I had to pay a lot).
