This was my first apartment in SF and I've had such a great experience. The management is super friendly, helpful and responds very quick. The apartment itself is simple and clean — I'm a fan of the compact size. My unit is south-facing where it has an amazing view and gets tons of beautiful sunlight but it will get really hot and there's a constant loud humming sound from the Caltrain

Bad administration, good maintenance team, outrageous prices for what it is, but the cheapest in the area. I lived in this building for 2 years and I can say that the only thing that it has going for it it's that is one of the cheapest places to live if you wanna live around Oracle Park and Chase Center. Everything else is a mess. Administration believed that with a few fans over a few days they would fix a wall becoming completely soaked from the inside during a pipe burst (they had to tear it down and put a new one). I got put in a hotel for only 2 days (instead of the whole duration of the wall fiasco) and then decided to leave me in one of the sketchiest hotels in the area (while being practically homeless for a day because they don't work Mondays...). Instead of being able to fulfill the rest of my lease until the end of my first contract in another apartment, I had to sign a BRAND NEW LEASE which lasted another year. On top of that the apartment they gave me was dirty and had a broken Murphy desk, which is crazy because they will charge you almost $200 on cleaning right after you move, so I don't know where that money goes because it is definetly not to clean the apartment. There's no one in the office 99% of the time, and reaching them through phone can be tedious. Maintenance is so backed up on requests because they only have between 1 and 2 people to handle the requests (yet they're super nice and do their absolute best). Expect to spend around 2k on a 200 sq. ft apartment and around $130 on utilities (which is backlogged for 2 months so when you move-out you have to pay 2 months of utilities). The mailbox and amazon locker have been destroyed multiple times (leading to stolen packages that persists today), the garage door was damaged and it took about 2 weeks of being wide open to fix (also expensive with very limited spots), and the police has been called several times to take people out of the premises that were not residents. The only thing it has going for is that is close to Caltrain, Muni light rails, Oracle Park, Chase Center and UCSF. It's not a place you should call home, it's a place to put a bed to sleep in while you save to move to a place you can actually call home.

The parking situation was unmanaged. The fire alarm always went off on the weekends. The lobby door was unsecured. The most disappointing thing was the nonexistence of human being, no one, in the office to help you when you needed. Almost like nobody was in the office during the open office hour as they indicated. I cleaned my studio very well before I left, even wiped the base boards. No one was there to check me in or out at the beginning and end of the lease. They used their absences to not return deposit and charge additional cleaning fee, then turned you to debt collector for those fee.

When my boyfriend and I first moved to 77 Bluxome, management was, frankly, bad. We felt that our concerns and maintenance requests were blatantly ignored. However, since Mike has become community manager, this has become a great place to live. We are leaving this review of our own accord, as we move on from the community, and hope that it will be perceived as an honest reflection of our stay here. We want to emphasize how much things have improved for anyone considering the location. We would definitely recommend it to interested residents! My boyfriend and I moved into a studio in this complex from a different Equity property in San Francisco, due to a stressful roommate situation. Transferring our lease was painless, and transition was extremely smooth. Additionally, I commute to Palo Alto everyday. The location in this regard is EXCELLENT. It's also very central to the city- I practically walk everywhere or use muni with no problems. Leaving 4 stars because we feel that the micro studios are a bit small for the price, but for a young couple just starting out who wants to avoid living with roommates in this insanely expensive city, they are perfect. Everything else about the community is great. The units are pristine, everything works as it should, the rooftop view is gorgeous, and the community kitchen stays clean. Also, the building is very secure- we've never had any packages stolen or faced any strange security situations. Lastly, the rooms are extremely soundproof. I don't think I've ever lived in a quieter building/unit. If Mike had not taken over as community manager while we had lived here, my review would definitely not be kind. However, Mike has worked noticeably hard to make this a truly desirable place to live, and it shows. He is incredibly responsive to communication and concerns, constantly asking if all is well and updating us if we have a specific maintenance request in progress. When he first started, we had been complaining about fruit flies in our room for months, despite all of our best efforts to refrain from keeping fresh produce and food out. Previous management ignored us for months and basically insisted it was our fault. However, Mike took over, found the root of the problem in the trash room, and eradicated the issue completely within a week. The cleanliness of the building as a whole has drastically improved, and Mike constantly looks for ways to continue improving the community. What impressed me most was that he took the time to ask residents for honest feedback when he began his job here- the good, the bad, and the ugly. We feel that he really does care about his residents (so rare in this city) and are sad to leave!! We moved here due to a stressful situation, and it has served us very well during our time of need. As long as Mike is community manager, I highly recommend it at 77 Bluxome. Our experience here was much better than at any other location we've lived at.

Building is nice, I really liked the location. Just don't expect to stay here for more than one year. They will raise your rent a lot, even if the prices in the area dropped and rent for new tenants in the building is few hundreds lower than what they are offering you for extending the lease. You ask them to negotiate the price - they go down $25, so it's still a few hundreds more than the price for new tenants. Edit: With contract for 12 months prices were around $2200, I rented for three for ~$2800. When I wanted to extend for another 12 months they offered me $2900 for 12 months. Nuts, and they were saying that this is reasonable. They just raise your current rent and don't care about the market prices.

I've lived here for a little more that half year now. Over all it's a good place to start. But it's extremely noisy, specially for rooms on the 1st floor facing Bluxome St. Pro: 1. The management is helpful and friendly, and actually making good changes in the community. During my time here, they changed the old washing machines and started the valet trash and recycling pick-up program, which is good for recycling and was needed to stop the dumpster from overflowing. 2. The rooms are small, but clean and its furnishings are relatively new. It is sufficient for one person who doesn't cook. And the bathroom is proportionally big. 3. Building is relatively well maintained. 4. Location by the Caltrain Station is convenient. Con: 1. Irritatingly noisy. From the inside, since the rooms are small, plus the walls or the doors don't isolated sounds well at all, if the neighbors are loud, or just not so mindful, it's very annoying. One can virtually hear everything from next door. From the outside, if the room is facing Bluxome Street on the lower level, be prepared to endure the following noises. Some of them are extremely loud, literally, louder than 100 db: garbage truck picking up during 10pm to 2am (the truck itself and its lifting mechanical are already loud enough, and every time it picks up, it basically throw the empty dumpster on the ground...), drunk people talking, saying, and shouting, firetruck frequently passing by (there is a fire station across the street), some mechanical sounds from the tennis club across the street, and basically everything happening on the street. 2. Homelessness is severe around this area, and it has been increasingly so. Just talk about Bluxome Street along, there are at least 5-10 homeless persons permanently live on the street, plus the floating population. Again, if it's the first floor facing Bluxome Street, they sleep right outside the windows, and one would be able to hear they snore, let along the frequent squabbles that can easily go on for hours during late nights. 3. Facing Bluxome Street on a lower level or facing the courtyard, people see everything from outside, so opening the blinds aren't really an option...

I have been living here for the past 8 months, and I'm finally moving out. This apartment complex is not only unsafe, but has a slew of problems that I will outline here. I'm not the type of person who goes online to review places, but I felt the need to review this apartment building to warn future tenants. 1. Security The building has zero security. In the 8 months that I have been living here, the building has had 9 instances where the front door of the building would not lock. They are still "trying to fix it". Be prepared to find homeless people walking in the building. 2. Trash The homeless people in the neighborhood constantly empty out all the trash bins outside of the building and make a mess for the tenants to clean up. I have personally seen tenants pick up trash outside of the garage door because there was too much trash for them to drive their cars out of the garage. 3. Management The management micro manages everything and even has an office right at the entrance so that they can watch everyone who enters and exits the building. Others might be ok with it, but I personally found this to be quite creepy 4. Noise Be prepared for loud, and I mean LOUD parties on the rooftop. All in all, I would say if you're desperate to find a place in SOMA, you could probably rough it out at 77 Bluxome like I did for 8 months, but I could do it because I'm a consultant and travel for 4 days out of the week. I'm not sure what your situation is and what you need from your apartment building to live a comfortably life, but I sincerely hope this is helpful to you.

LOVE THIS PLACE! Everything is top notch, because of Mike and his team are AWESOME. So personable and helpful. There was only very few times I have submitted a service request here In the Past 2 years, I have been extremely impressed by Mike and his team in their response time, friendliness, and efficiency. Maintenance here is quick and accurate. The grounds are always kept well and clean. Mike always goes above and beyond to meet our needs, even after hours. Truly an awesome complex with awesome people.

Lived here for a year, and while the SoMa location is unbeatable, I was constantly disappointed with the overall management. The biggest issues were with the common areas. There were frequent unpleasant smells throughout the hallways, and the cleanliness wasn't up to par. Additionally, there was a lot of noise from other tenants, especially late at night, and it seemed like management wasn't enforcing quiet hours effectively. These issues persisted for months, and despite reaching out to management, there wasn't a noticeable improvement. It felt like they weren't very responsive to resident concerns about the living environment. If you're considering living here, I'd recommend researching the current resident sentiment to get a better sense of the upkeep and noise levels.

We haven't had a property manager in over a year. So now we deal with a lot of theft. It's so bad they had to remove and replace all the mailboxes because they were constantly being broken. The mailboxes sit directly across the office with a glass wall, so they're easy to see, but it doesn't matter because no one is in there ever

Yen is manager, she has always been on the top of customer service and taken care is as a residents of 77 Bluxome. She always listen and understand our questions and concerns. We used to live in a different apartment complex, but it was not the same! It is reason why we are lucky to live here. Besides it os a great location with a walking distance from Caltrain and SF social park. Complex has a rooftop, gym (cardio and weight rooms), lobby.

First of all, this is a fantastic location for living. It's the heart of Mission bay. As a student who moved in recently, it is awesome for my online class. However, there is one thing for me to take a star off. That is the noise from neighbor's door. The lock catch of entrance door for both units share the same common wall, every time my neighbor closes his door, the big noise went through my unit from the wall. It really startle me. Even I can hear the phone conversation from my neighbor. It is very annoying because of the lack of sound insulation from the wall. Beside this, everything is excellent.

Here are some pros and cons about this place. Positive Parts: + If your unit is looking to the courtyard, it is extremely quiet + The apartment building is very safe for any amazon delivery packages because the management doesn't leave them in the lobby. They either deliver to your door or lock them at the reception area + The building is maintained very clean. Walter is the person who does all the repair work and cleaning and he is kind, friendly and makes the place shine + Mike is the leasing agent and the receptionist. He takes care of the Amazon deliveries, very friendly to the tenants and he truly cares about the people. After he came, this building changed completely for the better. + The rooftop is pretty good. It is mostly windy but the amenities are always clean. I lived here for years and never saw anything dirty. +The leasing office does multiple events to introduce tenants to each other and always provides good food. + It is close to Cal Train. 3 mins walk distance away Negative Parts: - Units are small. I mean really small. That's why I am moving out. - It is expensive but what is not expensive in San Francisco? - If you are planning to rent any unit at the 1-2-3 floors facing court yard, good luck. Your unit will never see sunshine. It is very dark. Overall, I highly recommend this place. I lived here for years and moving out because it is too small and I need space. I will miss the customer service because it is hard to find people like Mike and Walter who care about the tenants and do their best. Most businesses they just care about money and never solve problems. But 77 Bluxome is different because of these two amazing employees. Equity Management is very lucky to have them.

As an account manager, I quickly learned that Yen has the hard task of balancing being a Community Manager not only at 77 Bluxome, but at another property as well. The job itself is hard, but she does it with grace and professionalism. Despite balancing the duties of two properties getting to work with her has been an absolute pleasure. As busy as she is, she always makes time to communicate in a timely manner and allows me to do my job to the best of my ability. I look forward to a fantastic partnership with her and her staff.

It's a tiny apartment but that's not the issue. It wasn't designed with the renter in mind. The microwave, stove, sink and fridge should've been bigger. They look like kids toys. There's a stupid big closet taking so much space unnecessarily. These things makes you think they didn't think too much about people's comfort, they just threw things together to get it out of the door. Also the gym room and the lounge area are insulting. They're literally a room with a few weights and a room with a couch and a tv. I would not recommend anybody to live here. The more you support businesses like this, there more of these there will be. There are so many other places that are way better for way less if you're willing to commute only 10 minutes away.

Coming from Toronto, I was surprised my credit check came through so quickly. Leina (the current property manager) is very responsive. I find this is one of the best locations in the area if you want to live close to the action. It's literally a 3 min walk to the CalTrain, a 10 min walk to the BART, and MUNI access all around. The crime rates are one of the above average ones in the surrounding districts (check Trulia). AT&T park is a nice 10 min walk away (no driving cars to games). Malls are within a 5-10 min walk so lots of opportunity for shopping. There's a private tennis club across which is great if you play. Lots of in-building services such as laundry, game room, TV room, community kitchen, and 2 mini-gyms. There's even a rooftop access, BBQ, and summer chairs for people to use. All things considered, it's good for the price.

It was my first place after moving to San Francisco, I didn't know anyone, I didn't know the city and this place had good reviews and location seemed perfect. It was a costly mistake. I rented an apartment for 3 months to get to know SF and have time to decide what to do next. Rent for three months is much higher than long term rent, but I didn't know if I will stay in SF so I decided to take it. Over 1 month before the end of my lease I received a renewal offer with the same price I was paying, but for the long term lease (it was over $500/month more than new tenants would have to pay, and even more if I wanted to stay for less than 12 months). These terms were absolutely insane so I stopped by the leasing office to talk about lowering the rent. I was told that I should come back the next day because the person I was talking to couldn't make any decisions and needed to contact the manager. The next day I was told that I need to wait and someone will contact me. For a few days, I didn't receive any calls nor emails so I wrote an email. I asked about 9 months, but what I got back was a new offer for a 12-month contract, which was still higher than offers on the website for new tenants. I asked again for a 9-month contract, and then the emails stopped. After a week I got a call with a new offer, still higher than offers on the website. Before my lease end, I contacted the leasing office about the move-out procedures and I found out that they require a 30-day notice of my intention of vacating, otherwise the lease is automatically being renewed for the next month. There are two sentences about it on 16 pages long lease agreement, so technically it was my fault that I didn't know about it, but I was really surprised that no one mentioned it before when I was repeating that the terms they are offering me are ridiculous, because if I wanted to stay I would just sign a new lease and move to another apartment in the building. I wrote the notice and paid for another month. After that, I was again contacted a few times about renewing the rent, always with the terms worse than the current offer on the website. I wanted to be present during the move-out inspection not to be surprised again. I informed the leasing office that I no longer live in the city and I need an hour to get to Bluxome Street, and I asked if the inspection can happen on the weekend or in the evening because I don't want to take a day off from work. They responded with information that someone will come on Thursday between 8:00 AM and 12:00 PM. Don't expect to get back your deposit, it will be used for cleaning and repainting the apartment after you move out. These are called "standard move out charges", this is another thing nobody will tell you before they charge you. Other information: LOCATION/SAFETY: There are a few homeless on Bluxome Street (they keep on the other side of the road), and a lot on Fifth Street (to go to the city center always use Fourth Street, even late at night I felt safe taking this road). The location next to the Caltrain station can be really useful. NOISE: There is a fire station nearby and there is some noise, but less than I imagined before moving in. I heard people on the corridor but never anyone in the next-door apartment. AMENITIES: I lived there for 3 months. When I moved in microwave and dishwasher didn't work (didn't anyone check them when someone before me was moving out?), I needed to wait for 2 and 4 weeks for new ones, after one month my AC started to malfunction, it wasn't fixed until I moved out (two months!). When I reported it I was told that it's my fault because I just don't know how to use it properly. You can pay for washer and dryer through an app, but on the first floor, there is no signal. I had to put laundry in, go back to my apartment to get signal, pay through the app, and then go back and click start. OTHER COSTS: Cost of trash and power was insane (they are calculated based on the entire community's usage. I never cooked, used the dishwasher once, and microwave twice, for most of my stay the AC didn't work and I had to pay a lot).

Note the difference in reviews between before and after Mike L came on board as manager. Mike and his team are fantastic: responsive, helpful, looking out for tenants as their main priority, and accommodating (not something you would expect given the hot rental market). If you are considering living here and reading reviews, note the date and see how it has improved. I opted for one of the interior units as they are quieter and, especially when the fountain in the courtyard is on, almost peaceful. When living across the street from a fire station you'll just have to know in advance that the units facing the street will have to deal with occasional sirens. All the units are small but clean, efficient and modern. You have Google's very fast and economical highspeed service as a broadband option which is great. Safeway, Caltrain and the Stadium are very close by, and freeway access is convenient if you have a car. The place is very convenient, a good place to live, but even more important is the helpful management team.

I wouldn't believe all the positive reviews about this place because some are probably staged because the service I got from this management company was horrible. They were extremely polite to me when I was trying to get a room and about to pull out my wallet but once I started living there the attitude and service of the team soon became pretty bad they man who worked there was very unhelpful and rude on many occasions. I lived here for nearly a year and would not recommend it to anyone unless they were desperate. The rooms are around 220 sq ft anyways. I was urgently looking for a place at the time otherwise I would have never lived there.

Modifying my review... things have definitely changed with the new ownership (as several others have mentioned). The new management seems to be trying to squeeze every dollar possible out of its residents. At my 1-year renewal, my already-too--high rent is now increasing 32%, so, unfortunately, I'm out. SInce my original review, they've also removed the weekend security/doorman and the trash situation continues to be a mess (walking through a cloud of fruit flies to put the trash in a large, open dumpster). I also had a lockout issue (due to the lock itself failing... I still had the key!) on a weeknight around 9pm that could not be resolved until the next day. (Under the old management, I also had a lockout issue that was resolved within an hour with no charge... and that time, it was my fault!) The block also seems to be getting slightly dirtier/sketchier (i.e. more rats, graffiti and the occasional crazy person), rather than any better. ==== Original review (modified slightly): If you're willing to fork out the dough (SoMa is more expensive than ever these days), this is a good place to live if you're a busy professional who doesn't cook often. If you're a homebody who likes to spend your nights in, the units may be a bit too small for your liking. Though some of my guests have compared my studio to a "dorm room," the space is really all I need, though it's pretty difficult to entertain b/c the units are so small (no more dinner parties, at least for now). PROS - Convenient location (Caltrain and Safeway/Walgreens down the block, easy 20min walk to Market St., tons of bus routes and MUNI-Metro all nearby; even a winery on the block!) - New and modern building - Great rooftop - Laundry on every floor + LaundryLocker service - Bathrooms are surprisingly spacious - Dishwasher CONS - SMALL! (we're talking ~250 square feet here) - Overpriced - New management - Limited kitchen amenities (no oven, just a hotplate; mini-fridge only) - Occasionally noisy (very close proximity to neighbors) - Block can be a little bit dicey at night - Expensive (it's not only SF, it's SoMa) I definitely had to downsize my belongings prior to moving here, but if you want to live alone in a modern building with a good location, and shave time off your commute if you work in the Peninsula, this may be a good option.

I must agree with the above regarding Equity Residential. Their management is horrible and the tons of signs are just annoying. I was on a 6 month lease that was supposed to end in March. I've asked in December and January like 5 times for a quote regarding renewal. Noone gave me an answer. "You'll receive an offer via e-mail end of January"...Well thanks. What if I have to decide NOW? Besides that it's a nice building. It very minimal but all you need is there. Avoid the lower floors, they're very dark. I've learned how to live with $500 worth of furniture in 240 sqft. Teaches you something about your real needs... The rates are insane already and a neighbour told me they just raised his rate by 400. It's nice, mismanaged (but you can get along with that) but totally overpriced. Awesome area.

Regarding the other reviews here, now that the Equity changeover is past, things seem to have leveled out just fine. Rich, the leasing manager, has done an excellent job and has gone out of his way to help with any issues that come up, etc. He even helped me with some packages that were delivered prior to my move in-date. Professional, reliable, friendly, and an all-around great guy. Apartments are new, clean, with modern furnishings. It's generally very quiet. The view of San Francisco from the upstairs balcony sold me on the place, and the new fitness equipment on the second floor is great to have. All in all, it's a great place to live if you have a minimal lifestyle.

When my boyfriend and I first moved to 77 Bluxome, management was, frankly, bad. We felt that our concerns and maintenance requests were blatantly ignored. However, since Mike has become community manager, this has become a great place to live. We are leaving this review of our own accord, as we move on from the community, and hope that it will be perceived as an honest reflection of our stay here. We want to emphasize how much things have improved for anyone considering the location. We would definitely recommend it to interested residents! My boyfriend and I moved into a studio in this complex from a different Equity property in San Francisco, due to a stressful roommate situation. Transferring our lease was painless, and transition was extremely smooth. Additionally, I commute to Palo Alto everyday. The location in this regard is EXCELLENT. It's also very central to the city- I practically walk everywhere or use muni with no problems. Leaving 4 stars because we feel that the micro studios are a bit small for the price, but for a young couple just starting out who wants to avoid living with roommates in this insanely expensive city, they are perfect. Everything else about the community is great. The units are pristine, everything works as it should, the rooftop view is gorgeous, and the community kitchen stays clean. Also, the building is very secure- we've never had any packages stolen or faced any strange security situations. Lastly, the rooms are extremely soundproof. I don't think I've ever lived in a quieter building/unit. If Mike had not taken over as community manager while we had lived here, my review would definitely not be kind. However, Mike has worked noticeably hard to make this a truly desirable place to live, and it shows. He is incredibly responsive to communication and concerns, constantly asking if all is well and updating us if we have a specific maintenance request in progress. When he first started, we had been complaining about fruit flies in our room for months, despite all of our best efforts to refrain from keeping fresh produce and food out. Previous management ignored us for months and basically insisted it was our fault. However, Mike took over, found the root of the problem in the trash room, and eradicated the issue completely within a week. The cleanliness of the building as a whole has drastically improved, and Mike constantly looks for ways to continue improving the community. What impressed me most was that he took the time to ask residents for honest feedback when he began his job here- the good, the bad, and the ugly. We feel that he really does care about his residents (so rare in this city) and are sad to leave!! We moved here due to a stressful situation, and it has served us very well during our time of need. As long as Mike is community manager, I highly recommend it at 77 Bluxome. Our experience here was much better than at any other location we've lived at.

Awesome management team. I just moved here from Canada with no credit or even a bank account in this country. The team was super helpful before I even came on-site with prompt, helpful email replies. They went out of their way to make accommodations for me before I even moved in. I really felt cared for.

I just want to say that I absolutely love the building management staff here. They are the most awesome people!!! I've been living here for almost 2 years and I had Alisa Shaheen as the leasing consultant/ building manager. She was the most awesome person. She was so friendly and she always got things done! Whenever I requested for something, she always took care of it for me so quickly. She was so professional, flexible, helpful and accommodating, which is why she got promoted so fast and got transferred to another location. I was so happy for her but I was also worried that the new staff wouldn't be as good. But Leina Kudo definitely proved that I had no reason to worry. Due to some personal reasons, I had to break my lease and am moving out next month. I was prepared to pay the expensive penalty fee, however, Leina gave me great advice and went out of her way to really help me out. She encouraged me to choose an option where I would only have to pay the normal rent till the new tenant moves in. While they couldn't guarantee when they will find a new tenant, Leina reassured me that she will work hard to find a new tenant to take over my lease as soon as possible. And she DID THAT!!! She worked hard to promote my apartment to the potential new tenants and she was able to find someone within 2 weeks after I gave her my notice. So now, I do not have to pay that expensive penalty and she saved me a lot of money. She also wrote me a great reference letter for my new landlord. She really is great at what she does and so helpful! Also the building service technician, Carlos Chavez is awesome as well! He is such a kind person and really helps out a lot in keeping this apartment complex safe and clean. He's also been helping me with my move by letting me borrow the dollies, etc. I just never had such a great staff who is willing to even help out the tenants who are moving out. So I am so thankful for all of their help and they are really making my move easier. Thanks you 77 Bluxome staff and I'll miss you!!! :)

I'm sad to say that I have to unlike 77 Bluxome. It used to be owned by one guy with a small, personal staff that was always reachable on their cell phones when any problems arose. They were as close as friends to me. The rates were reasonable, the trash was taken out on time, and it wasn't littered with signage promoting itself. A couple months ago, Equity Residential bought the propery, which owns hundreds of other properties across the country. The rates skyrocketed 30%, the personal touch disappeared, the trash suddenly became mismanaged, and signage advertising 77 Bluxome started popping up. I was locked out on the first (3-day) weekend they owned the property and nobody returned my calls to get me a replacement key during any of the 3 days, even after I left a message at the "emergency" number. I had to find a friend to stay with. That would never have happened with the old management. Equity Residential said they wanted to do all these things to "improve" the complex, like adding a gym. That makes no sense to me, because a lot of people that live(d) at 77 Bluxome used to like the complex because it *didn't* include things that inflated the price, like a built-in gym. I guess a good thing can't last forever, it's time to find another place to live.
