This was by far the smoothest renting process I've been through from start to finish. Everything felt like it was moving at my pace , I wasn't rushed into anything and was always told that they can work with whatever works for me. I worked with Tyler and he is very nice, straightforward and was available to answer all my questions. I like that he was very responsive through text, I'm a busy working mom with very little time to spare for a full phone conversation so that was very helpful. I'm still blown away by how low the deposit was for my rental. I would definitely recommend this company to anyone looking to rent.

While they were very full service, our experience with Advent was overall terrible. We were charged a mandatory $107 monthly gardening fee—even though there was no lawn. When we visited the property, the plants were in poor condition, making it unclear where that money was actually going. Maintenance was another major issue. We spent over $10,000 multiple times trying to fix some leaking flashing. We weren't very wise in the beginning but we realized the company refuses to share the original contractor receipts, and based on our own bids, they were marking up the work by 100-200%. Their email system somehow stopped working when our tenant turned over, leaving the property empty an extra month and a half for no reason. I can only help they are good for tenants, but for owners I would recommend any other option if you'd like to turn a profit.

I spent about 2 months working with Ben and team to fire our communities current HOA management company and transition to Advent. They seemed like a breath of fresh air and were quick to get a competitive proposal. Met and spoke with me several times including the entire board, they never once led on they had concerns about staffing or capacity to manage our small community of 35 units. After notifying them they are our chosen management company we proceed to fire our current company only to find out 3 days afterwards they were going to back out on us. Essentially leaving us with our pants down and scrambling to find another company. I was completely gas lite by them and don't know how they are in business. Absolute red flag to not once hint they were concerned to take us on and waited until we were in a bad spot to dump us. LAME!

I would highly recommend this company. I worked with Tyler Powell, who has been very helpful and responsive. He is highly professional and personable, and it shows that he truly cares about his clients. Whenever I had a question, he was always available, and he graciously helped me transition to acquire my rental. He went above and beyond throughout the process! I would recommend him anytime.

We were incredibly impressed with the service we received! Our water hose needed repair, and within a day, James Ryan Jr. arrived at our doorstep. He was not only a plumbing expert, but also incredibly accommodating with scheduling and provided excellent follow-up communication. Been renting from Advent for a few months now and my experience has been exceptional from the beginning! Our microwave stopped working and James Ryan Jr was able to resolve the issue right away. Every time I request help with an issue in my apartment, Advent Properties sends a great person who solves the problem. Once the issue is solved, without fail, the company sends a request that we rate *them* instead of the professional they outsourced who should be getting the credit. So, because they keep asking, here is my honest review of living at an Advent Property, not just a few stellar folks. Pros: -9 times out of 10, they hire quick, efficient professionals to solve plumbing or electrical issues. -Amenities in the apartments are up-to-date for the most part and the places are pretty aesthetically pleasing. We rented our place without realizing the ice machine in the fridge was broken and their solution was to offer to buy us an ice-maker for the counter which...not a great solution when you use lots of counter space. We said no thanks and bought trays. (If you're looking to rent from them, double-check everything works before signing anything!) -The staffers I've spoken with are communicative and kind (Tyler & Kelly especially). Cons: -They raise the rent to the max as often as the law allows WITHOUT making major improvements to the building. - They charge you $2.50 for every time you pay rent online and don't offer clear alternative options (I know it's only $2.50, but why do you need to keep making money off me trying to pay you when you already raise rent annually???). -They're inconsistent with sharing relevant information about the building, including regulations with a nearby parking lot and, in the case of an active smoke alarm while a resident was out, we couldn't get a hold of anyone until the fire department came and went. None of my neighbors knew we had an onsite manager we could call in times of emergency, including someone who's been here for 13 years! So 3 stars out of 5, and the exceptional professionals they hire and staff for immediate are the biggest reason for my rating. Absolutely not the worst place I've ever lived, (frankly one of the better ones!) but a leasing company is a leasing company

Above and beyond amazing customer service! Elon deserves a raise! I am referring everyone I know in need to this gentleman. He made our transition back to the Bay seamless and even updated us on things that have changed since we've been gone. (We moved back in 2014.) This review is solely regarding customer service. Advent is the least responsive rental company I have ever attempted to do business with! It makes me wonder if they're truly motivated to fill vacant units. In the ultra competitive Bay Area rental market, it is unreasonable to have to exchange days of messages to arrange a time to view a property. Oh and when you do arrive at your appointment, don't expect for Tyler to be on time! Simply inefficient and lazy response times.

Wouldn't recommend them at all. They represented a property that I wanted to lease out for a business. We sent out a letter of intent and they agreed to the terms without reading the letter, then when they were going to send out the lease agreement they backed out last minute because they had finally read it. I had already gotten insurance lined up and scheduled my engineers and architects to start the build out. Waste of money. They responded slow and took about 4 months to close out the deal. I've been doing real estate investments for 5+ years never had such a bad experience.

Elon Graham helped our son find his first apartment!  Such a big milestone, and we can't thank Mr. Graham enough for making everything so easy and enjoyable. From the very first tour of the property to moving in he went above and beyond every step of the way. James gets 5 stars for his service today. He went above and beyond replacing our bedroom window blind. He checked our wall heater to confirm the repairs from before, and stayed a few extra minutes to check something else and put us at ease. Yelp doesn't let me give reviews for other staff at Advent though, so this overall rating is an average. I'm rounding up to give James the boost. A few months ago, Scott Sousa, Property Care Manager, falsely pinned us with a prior tenant's damage to our garage door track. He was slow to respond, despite us cc'ing founder Ben Scott. Then the accounting team took awhile to remove the $225 charge from our account. We had to stop and restart autopay to avoid overpaying July's rent. Our concern was the garage door clicker, but no one checked that and it still doesn't work well. 1 star. When we moved here in March, Tyler was disorganized and unprofessional. He texted/called twice at 12:15 to ask where we were for our 12:30 tour. I was at the post office getting a money order for the deposit that the ad said was required. It proved unnecessary but Tyler gaslit me, claiming the ad didn't say what it did. He rescheduled our 12:30 key appointment to 11 am but was late. He forgot the (malfunctioning) garage door clicker and one of our keys, requiring my wife or me to wait 4 hours on a work day for his 3 pm return. No acknowledgment or apology. We didn't rent this apartment for its location at a noisy intersection in Berkeley. We moved here so I could return to my alma mater after 30 years. 1 star. 5 + 1 + 1 = 7 / 3 = 2.333. Rounding up to 3 for James.

They are very responsive with anything, common questions or maintenance requests or concerns, specifically Kelly and Scott who have taken the time to listen and respond promptly making sure the concern is resolved. James Ryan came to our unit to deal with some mold growth & repaint in the bathroom. Not only did he take care of the problem, he did so with excellent customer service! He was extremely professional, friendly, & produced excellent quality work. Definitely would recommend him again!

An absolutely horrible company. When I had to evict a tenant and they were fighting the eviction Advent told me it was too much trouble for them to deal with and I was on my own. I had them manage my property for 6 years. So long as all they had to do was cash my check they were happy to help but as soon as it took any work on their part they jumped ship. They will probably respond to this by saying how sorry they are and it won't happen again (that is for sure because I would never hire them again). That mine was an isolated case etc. The truth is everyone I spoke to that company treated me the same way. Remember, when the going gets touch Advent Properties will disappear.

Our bathroom towel hook fell off the wall, leaving a sizable hole. James called to set up a time to assess the damage and repair the fixture. He was very courteous and prompt in his work. James replaced the fixture, patched up the hole and color matched the paint. He even followed up after the work was done to make sure we were happy with the results. Would definitely recommend James Ryan as a capable handyman!

When it comes to Advent Properties and outstanding customer service, don't expect too much. I lived at one of their properties and it was a total nightmare. Backed up pipes. Trash all over the parking lot. Defective smoke detectors. You name it. Poor communication was also a constant theme. When requesting repairs or updates on said repairs, I would get directed to someone, who would then direct me to another person, who would ultimately direct me to someone else. And sometimes, a maintenance request would A) get lost in the shuffle or B) get charged to my rent when I didn't have any appointment scheduled. I will give Scott and the service technicians credit. They do their jobs to the best of their abilities, but everyone else gets an unsatisfactory mark. Edit: I am a former resident and their records are inaccurate.

I recently found a new apartment through Advent and I'm quite pleased with them so far. I worked with Tyler who showed me the apartment, guided me through the application process, and answered all of my questions quickly. I signed a lease within a few days of viewing the apartment. I look forward to continuing to work with Advent in my new home.

James Ryan, the maintenance guy for Advent, came by to install a new window screen for our apartment. He did a fantastic job - the screen works perfectly and we're very satisfied. James was super professional, friendly, and efficient. I've had really good experiences with Advent maintenance and this was no exception. Highly recommend James and renting through Advent.

Tyler has been really helpful in helping me find an apartment and sign a lease in Oakland. He was easy to communicate with and did a good job being a liaison between the owner and myself to ensure good communication and to answer any questions I had. He was very easy to work with and I have had a very positive experience thus far. I recommend working with him to find a new home to live in!

Alonzo came to repair, patch and paint drywall that was cut out for a leak repair. He communicated his arrival time each day and the steps he needed for the day. He did a very good job. Good attention to detail, neat and cleaned up after each day. Very professional. Thank you

Our bathroom fan stopped working. We put in a maintenence request and James Ryan was brought in to help us out. He removed the fan day 1 and assured us that issue was due to age of the fan as well as debris from our recent roofing job, and not our doing. He came back a few days later with a new system. He took his time and hooking eveything up and explaining how it works, as well as how to remove parts to clean. He was very thorough with his work and cleaning. We're grateful for his work and light fun attitude. Thank you Advent and James! ​

James was responsive to my additional questions. I would definitely prefer his service for any request we have at this property going forward! My wife and I rented from Advent Properties for two years and our experience with them was wonderful from the time Tyler showed us the property to our final inspection to leave. They were extremely responsive to maintenance issues and very thorough in resolving them. They were very kind and would always call us back and return our emails promptly. They are essentially everything you would want in a management company from the renters perspective. If we return to the Bay Area, they are the first company we will look to to lease from.

We have rented a house that is almost one hundred years old, so issues do come up. Scotty, the director in charge of maintenance, is great and has been amazing in terms of turnaround and follow-up. Today, Isaac came by and was very helpful, thorough, and friendly as well. I have full confidence our issues will be handled well and in a timely manner. I have had disappointing (that's putting it mildly) experiences hiring property managers for two of my father's homes and I am actually shocked at how responsive and sympathetic this company is. It's hard to find.

I put in a request to have the fan in my bathroom fixed after it started making some concerning sounds. James Ryan Jr. called me first thing in the morning one business day after I submitted my request to arrange an inspection. He was able to come the same day and managed to fix my fan so quickly! I feel like he went above and beyond to make sure I was aware of the diagnosis and plan for how he would fix the issue. He let me test the fan before leaving and I was pleased with the end result! October 20th James the Advent the maitenance guy called and came through in the same day. He fixed all the smoke doctors and cleaned any surrounding mess leftover! This guy is always polite and professional!

We moved into our place almost 4 months ago now since June. Advent Properties was simply amazing walking us through the rental applications process. There is always that concern when moving if a property management company will be reliable on repairs or communications. Since moving in we've made requests for a few needed maintenance and repair issues including replacing a kitchen faucet, installing new fire alarms and even a door repair etc. I want to give a big thank you to Advent and especially James Ryan Jr who came in to do the repairs. His knowledge and experience was pretty impressive. It was surprising just how quickly these repairs were addressed. James' walked me through how each item would be fixed. It was really reassuring to receive that level of professional service. My fiance and I are two very grateful tenants.

My window was screen-less but it isn't a conventional size window. James Ryan, part of the Advent service team, measured the window, asked me when a convenient time was for him to come back, cut the screen himself and installed it. It's perfect!

My kitchen ceiling sustained water damage when it sprung a leak over my stove one night. Plumbers came to stop the leak, and Advent sent James Ryan to fix the big hole they left. As always he did a phenomenal job. He made sure the timing suited me. It took him two trips-- one to patch and one to paint. Now it's impossible to see there was ever a massive hole there at all.

I am leaving this review for Tyler. I went to look at an apartment and the pictures online were the exact same. He also showed me another apartment a tad smaller in the same building but with updated appliances ( I took that one ). He was on time for the viewing and helped me along the whole process from credit to signing the lease. He is super nice and doesn't give that cringe feeling that some of us women get when viewing with a man. He answered all of my questions and made sure that i knew what I was getting into. I now have an apartment that I'm super excited about. In a quiet environment with secure PARKING. On a side note: I have lived in an apartment that was managed by this company. They have a no nonsense approach to managing their properties and it was clean. They don't play around when it's comes to paying your rent. So if your planning on squatting....this is not the company to play with. Again Tyler is the best and he is HONEST. Ask for him. He can make miracles happened.

Tyler was extremely efficient in providing us a tour of a beautiful apartment ! His professionalism was top tier and through the roof.. He accommodated me and my family greatly.. Himself and Advent are very responsive when any information or help is needed

I worked with Tyler to view a unit that I was very interested in. On a Friday, I was easily able to reach him via text message to set up a viewing same day. I was so happy to see that the unit was exactly as described, a top floor oasis with lots of natural light. The kitchen had plenty of storage space in the cabinets, ample counter space as well. The rooms were great sizes, prefect for my little family of 3. The outdoor shared space was really cute as well. Tyler was very helpful answering all the questions I had and was able to get my application processed in great time. He also let us come back again to take measurements. By Monday he sent us a lease and by Wednesday we were the happy new renters to a great apartment. Overall great experience!

Beware when working with Advent Properties. Advent properties tried to scam us out of our move out deposit. We lived in our unit for 3.5 years. They collected a months rent as the deposit when we moved in, which exceeded $2000. Before we moved out, we had a pre-move out inspection where someone from Advent came. They hardly looked around, we had to point out things and ask questions. He told us not to bother cleaning unless we were going to have it professionally cleaned, and expect to have a cleaning fee of around $200-$300 deducted from our deposit. He told us how much we would get charged per wall. After talking to the manager we found out that they shouldn't be giving us the dollar value of expected charges. We moved out, leaving the keys in the unit. We were not present for the official move out inspection (lesson learned). A few weeks later we receive a letter from Advent saying that charged us $550 for cleaning and because we "lived In the unit for almost 5 years", they charged us $335 which was "10%" of the cost to paint the entire place. I contacted advent and told them I thought the cleaning fee was ridiculously high and asked for the move out report including a break down of costs, which is legally our right as renters. I also told them we shouldnt be responsible for regular wear and tear for painting. We asked them to provide proof what walls were damaged that warranted repainting. Advent properties was extremely rude and defensive to us over the phone, saying that 'the place was so dirty' and the 'walls were so bad'. We're wondering how the pre inspection person didnt see all these issues. They said they do their cleanings in house and didn't have a break down of the costs (number of people who cleaned, number of hours). They sent a few pictures of the unit which included a dirty bathtub, a few spills in the fridge and a dirty stove, all regular items that need to be cleaned. I still didn't understand how that would warrant a $550 cleaning fee so I requested to see the move out report. Two weeks passed of me calling and emailing before we received a letter in the mail where they refunded the painting fee without any explanation. The letter they sent also listed the $550 cleaning fee invoice from a company that I tried to search up and couldn't find any evidence of. I looked up the address of the cleaning company provided on the "invoice" and it was a house in Vallejo. Until now I have never seen the move out report. I find it very sketchy that I asked to see proof of these charges and they didn't provide any and just gave me a partial refund. Were they just hoping I wouldn't say anything and they could charge me illegally? Over all I feel scammed and would never work with Advent Properties again.

Requested maintenance for our side door light replacement. The cover was too old and couldn't figure out how to open it. James Ryan Jr. was our guy and replaced our light. Thank you James for the help!

James Ryan Jr there technician had to come to work on walls in my house that need replaced and he did a great job replacing them as well as cleaning up behind his self and also fixing a door I had that was coming off the hinges. Very respectful guy.

Their Maintenance guy James is the nicest, respectful worker they have had come fix my problems at my home.

James Ryan Jr. came to our house today to address a problem with one of our kitchen drawers. He was friendly, respectful, helpful and professional. He fixed the problem and gave suggestions on how to prevent it in the future. Additionally, on the way out he noticed that our front door was sticking, and he tightened up the hinge screws and fixed it as well! We are very grateful and would recommend him highly.

I have been living in one of Advents properties since 2010. They have always taken care of any issues I've had. Recently I had the handle of my kitchen faucet break off. I'm usually home for any repairs but was unable to be home this time. They sent Brandon. He did such an AWSOME job putting in a new faucet. Today I had a problem with my toilet tank and again they sent Brandon. This time I was able to be home and again, he did just an AWSOME job. He is such a professional and a gentleman. I will be requesting Brandon for any future plumbing issues. Thank you Brandon!
