As expected for a budget hotel. If you want something with a bit of luxury and comfort then this is not the hotel for you. But if you're looking for an excellent base at an affordable price then this hotel is suitable. The kids and I would normally stay in much nicer hotels, however we wanted to do new York at Christmas time and this was the affordable option. I went with low expectations and was pleasantly surprised, especially after reading the reviews which had me feeling very anxious ! The rooms are small with no frills, however the beds were comfy and we had everything we needed, we were only in the room to sleep anyway. The bathroom size was ample and the shower was good. Clean sheets and towels were left everyday which was great. Most of the staff were super helpful and the tea/ coffee facilities in the reception was amazing , the kids loved the hot chocolate. Everything is handy from this hotel with times square , Broadway, and amazing shopping close by and the subway / bus terminal just round the corner. Concrete floors are not pleasant and the heating is dodgy, we were freezing at night and had to go to bed wearing jumpers, apart from that it was a great stay !

Hotel staff was super friendly and helpful. They allowed us to leave our bags there while we went to our show and even offered to checked to see if our room was ready so we could check in early and even after checking out. The room was small which was to be expected. The beds were surprisingly comfortable. Best night of sleep I’ve had in a long time. The only down side was the walls were paper thin, the room could have used a bit more cleaning as there was hair all over the floors, and the shower was cold to lukewarm. The staff and the super comfortable beds is why I chose 4 and not 3 stars. Also the price was great and it’s close to everything.

I was attracted to the colorful decor online, but it's really in the hostel category, except no shared bathrooms. Homeless people sleeping right outside. Concrete floors, outdated security locks on the doors, very small TV with poor reception. And the worst part was the row of hampers and cleaning supplies outside my door. Very unsightly and unsanitary. Such an eyesore and poor presentation. This room was over $200 per night and definitely not worth it. The only thing I did appreciate was the beverage station. Management needs to do a thorough overhaul and detailed upgrades at this property. I'll never return.

Very fast check-in, great location, great price! Enjoyed the stay. We read a lot if the reviews and they were mixed, but since staying one night decided to book the room. Everything we were going to was less than a 10 min walk including train station. Loved that we were able to drop off our luggage at 9:30 am and not have to keep it with us throughout the day. We were also able to take a quick nap between shows and bed was comfy. I think we will stay again for a 1-2 night stay.

My stay in the Artel hotel was extremely good. Check in very quick and easy. No lines only 4 rooms on the floor so it feels very private. I love the decoration, lighting and set up of the room. Room as well as hotel super clean. The bed I just wish I can take home with me. Finally very hot water with strong stream which isn’t always the case. Of course they are also had no problem to store your bags which is a big problem in other hotels recently. Personnel of the hotel very, very friendly and helpful with anything and I believe I got set of playing cards from the owner who happens to be there. Shortly it’s def the max. 10 points for me. This is going to be my stop in the city from now on!!!! Truly recommend🏆❤️

The staff was super nice, helpful and friendly. The AC in the rooms was great-especially welcomed on this super hot weekend. The beds were very comfortable and the hotel was very quiet. Nice and cold ice water and hot coffee in the lobby was welcomed every day. The location is super convenient if you are planning on doing the theater/central park/high line. However, the general area (which isn’t one of the nicest areas in the city anyhow…) has not been treated well post-COVID. We are super familiar with staying in this area and surely never felt unsafe but if you’re not familiar/comfortable in the city, this area is not necessarily where you want to be. All this said, the pictures on the website look nothing like the rooms in person. Very disappointing. The fun, spirited art-deco vibe is non-existent and the entire hotel is in dire need of paint, decor and some extra TLC. We had three rooms booked for three nights and hot water in the showers was not necessarily a given each morning. The lobby doors open a lot and so there were flies in the lobby (which is fine because they’ll fly out just as fast as they flew in.) But there was fly tape hanging all over the ceilings in the lobby. Definitely not the first impression you want in a hotel as you check in. Disappointed as the vibe was not at all what was depicted on line, however, as they say, “you can’t always believe everything you see on the internet.” Overall, the stay was totally average and fine-but would not stay again.

Stayed from 8/17-8/21/22 to accompany my daughter to a daytime summer program. As other reviews note, the staff is very friendly & helpful. everyone from the front desk staff to cleaning & maintenance & office staff that helps hold luggage was very accommodating. We were granted a late checkout & they held our bags until later in the day. Stayed on the 19th floor, only 3 rooms on the floor & it was extremely quiet. King bed with a separate area for a bunk bed. Room was roomy enough, came with fridge & microwave, everything was very clean. Very nice bathroom with awesome water pressure. No dressers, but we did not need them. Cute wicker baskets were out for various storage items and there were several hangers. Ice machine located in the basement. The A-C was AWESOME...very powerful an adjustable. The beds were SOOO comfortable...slept so well! Best hotel mattress ever! The view of Empire State, specially at night, was terrific. Would absolutely stay here gain!

The room was relatively decent for the price and location. It was a small room though and the bed was low. The front desk agent was nice and accommodating. The window shutter was cool. You could slide it close to block the sun and it was also a mirror, served dual purpose. Oh and the water pressure is amazing.

Nice hotel, small yet efficient room. Come 11am you're woken up by housekeeping, cleaning other rooms, even if you agree to a late check out. You get no shampoo or conditioner shower. Shower water pressure was extremely low. Door keys did not work for main entrance for late night entrance. There are 2 Internet tablets in the room which face the beds. I didn't feel safe with having their built-in cameras face us as we got undressed. Positive points - Cool artistic boutique entrance. Location near Times square. Rooms seem clean. Coat Hangers Beds are comfy

RUN! RUN FAST! Elevators quit working - and remained broken for most of the stay. Had to walk up and down from 12th floor. The emergency staircase was packed with trash, old dirty sheets and furniture. On multiple floors, we had to jump over piles of junk. This is a HUGE safety concern. I hate to think about what would happen if there was a fire in this building. Room was odd- everything was new - with Target tags still on many of the items. The bed was hard. But we expected that because of the price. Around 7pm we discovered the entire floor of the room was soaked with water. Apparently, there was a water leak on the 16th floor. Absolute disgrace. Do not choose this hotel. Even if it is the cheap option. RUN! Your safety is not worth saving some money. This place is a disgrace!

I'm staying here tonight, I stayed here last night. Here to clear things up with all these one stars. If ever there were problems, they've been addressed and now it's a great value and a fine place to stay. It's a boutique hotel. This means it was something else and they converted it into a hotel, and you should expect small rooms. It's New York. Space is expensive and you're not here to stay at the hotel. Try Wisconsin dells. In New York, you go outside. it's a great location - right by Times Square for touristy things, right by Penn Station for all your transit desires. I walked to the brand new Hudson Yards stuff (three times in two days) easily. Go at sunset it's beautiful. Good stuff! *Nice staff. *Comfortable bed. *Interesting decor. *Working elevatorS (nice that they default to lobby and top floor when not in use). *Cool reverse osmosis water gizmo at the front to fill up on your way out. I came back midday and they had cheese and crackers set up for nibbles. *Concrete floors are stylish and the cracks painted gold a la Japanese kintsugi and are also easy to sterilize in case anyone ever brings a pet (large rugs on top) Room for improvement *Soap in the bathroom is just ok. People probably expect a little better. It'll do, but if you're picky bring your own *towels a little thin, but they do the job *faucet so close to the backsplash I couldn't turn the knob to hot or cold *No iron I stayed on the 15th floor. ElevatorS worked, no leak from upstairs, friendly front desk AND nighttime attendant. All in all, I'd come back. Thanks L&M

I didn't personally have to stay at this sub-standard stable, thankfully, but I'm sure dealing with fall out of their incompetence and ineptitude of my wife and daughters' stay. I guess the guy's named Dre but when I asked his name he said "it's Irrelevant" so that's how I'll refer to him hence forth. My wife and daughter gave Irrelevant four pieces of luggage to store while they did some last minute exploring before heading to the airport. Well guess what the genius did, he only returned three, even though he received the luggage, issued the claim check stating four pieces AND retrieved them, (guessing maybe counting isn't his strong suit). This wasn't discovered until the ladies where caught in Mid-Town traffic headed to LaGuardia, no time to turn around. I know, let's call. No answer...no answer...no answer...ANSWER, "You'll have to talk to the GM but she's at lunch, call back in 20 minutes" This is when I start calling and have the distinct pleasure of speaking with Irrelevant. Not only was it not his fault for not being able to count to four, but it was my daughter's fault for trusting that he could! So his solution is to start telling me all the effort and cost I would have to expend to get the backpack! WELL, that didn't settle with me too well. I told him I was SURE that Lord and Moris had an account with a shipper and that as a service industry provider the right thing to do would be to ship the thing to me at a reduced rate and bill the credit card I had on file. Irrelevant's mind was blown and the shouting ensued! When I asked to speak to the GM he HUNG UP ON ME!!!! If you have to stay in Mid-town, try any where but here unless of course you're doing a character study in incompetence and belligerent ignorance that this is your place, ask for Irrelevant

So you get what you pay for, and this place did give us a clean, convenient place to sleep while in the city a couple of days. Rooms were much smaller than appeared in pictures but bathroom was large and very nice. Appreciated charging stations by every bed (we had 2 bunk beds). No control over AC-- just kept going on and off. Staff not overly friendly, but not rude in any way.

I checked into this hotel for 1 night from November 26 to November 27. I booked it through Priceline and when I got there I was told I had to put down a deposit. Days passed by and my deposit was not returned. I called this business to ask about my refund but was told to wait 7 to 14 days. I called back again after 14 business days and I was told that my refund was processed the day I checked out. I still haven't gotten my deposit money back and every time I ask for a written email saying that they processed my refund, I am told that they can't do that and that they can only send me the receipt. The staff is very unprofessional on the phone and at the facility. I would not recommend this place at all. Not worth it. You're better off staying at a better,cleaner hotel where you'll be able to get back your deposit.

Worst hotel ever and let me tell you why....the pictures online make it look like some 5 star boutique hotel but in real life it's actually trashy as hell. The first red flag was we were unable to reach the hotel by phone because they don't have a phone!!! My friends and I arrive and it's a tiny ass lobby with fake turf (see pics)They have "luggage storage" out in the open where anyone could take your things (see pictures) and some random cheap looking fountain in the most random spot. The elevator doesn't work and they attempted to put us on the 8th floor. Needless to say we refused to stay there, we got our money back and went to another hotel. Absolutely fraudulent and fake advertising, thanks for wasting our time.

Wish I had read the Yelp reviews before booking one night at Lord & Moris. This place is a mess, though not as obvious of a mess as previous reviews illustrate, but I would recommend any visitor spend their nights and money elsewhere. We arrived early and checked one back to pick up later when we could check-in. Upon actual check-in, we waited for quite some time behind only one other person. We asked to retrieve our bag and was offered to look through the two hotel rooms where they stored the luggage. They didn't check our bag ticket, we literally could have taken anything we wanted. They also "store" luggage in the elevator hallways and lobby - very secure. I was told by reception that this location was a Comfort Inn and was transitioned into Lord & Moris in July of 2018. How this transition happened so quickly is painfully obvious as you look a bit closer. They try to make this appear luxurious (their professional photos really fake you out) but the place was clearly a rush job. The paint job was a mess (gold spray paint overspray on the floor, painted over wallpaper, weak one-coat coverage), all wall hangings were crooked and had holes in the walls around them, we had one working light in our room with electrical routed near the bed, but no lights actually installed, non-working outlets, and the bathroom faucet is mounted so close to the wall that you can't turn it to get hot water to come out. The room door dd not close all the way, had a gap at the top and a number of holes in it from what we assume was a removal of safety latches. To save this from being an incredibly long review, here are some other bulleted highlights: - one working elevator for 20 stories of rooms - very dark elevator, the ceiling and lights are covered by fake plants - super small room - dirty top sheets on the bed - incredibly weak water pressure in the shower - loud AC that seemed to be motion activated (it shut off while we were sleeping and we kept raising our hands to set it off again) - Cable with static lines running through the display TL; DR: stay away and stay anywhere else.

I would give it a 3 & 1/2. It is just recently renovated so things were new and clean. The beds were comfortable the pillows sheets blankets and towels were quality and clean. They held our bags for us before check in and after check out which was so nice! The bunk beds were a real bonus. The floors were sealed concrete with an area rug which was a little strange. The staff provided very good friendly service. The hotel was reasonably priced considering the area. It is very close to Times Square.

Terrible front desk service upon check-in. Was put in a room in the basement resembling nothing like I had expected. Room was so small I couldn't even open up my suitcase fully. There was no full length mirror, no closet, no minibar, no phone in the room, no ipad in the room (despite my signing a document saying I'd be responsible for one in the room), no bath mat provided. Do not stay in this hotel. The images on the website are not true to what the property actually is - a complete dump. Some serious quality control is needed. I emailed the manager, Brian Goodman, several times and never even received a reply. That tells you something.

First and foremost I would like to give many thanks to Bella. She was polite and took us in right away in the morning hours that we arrived. Tired from a 24hr trip on greyhound and come to a hotel and to be greeted with a beautiful smile and Bella was more than just Bella she was helpful, considerate, kind, sweet and understanding. Other than Bella the hotel room was small but comfy. It had the ac and comfy beds. Just wished they would of put the white quilts before they put the brown harsh once on are bed because the brown once are to rough/harsh. Also the rugs on the floor are so disgusting dirty, that you can't even see the design. NO POOL AT ALL. That sux about no pool and not to mention no fridge, microwave. Also on the bunks they have outlets installed and my son and I both got scratched bad with it since it's in the sleeping area. Other than that the hotel is fine. In lobby they have water and coffee. Also pictures aren't as the hotel looks like.

Location is great and it is clean, good hot water and pleasant amenities, but this is more youth hostel than hotel, very, very basic. Our room had a cement-like floor, no chair or desk, and the beds not fully made up, just a bottom sheet with the top sheet and blanket folded. Both when we arrived and when we left there were bags of garbage in the hallway. There was also a surprise and barely explained extra charge in addition to our fully-prepaid fee.

Perfect location to stay at if you're in hopes of having the whole NYC/Times Square experience. In walking distance of all the best NYC spots. Exterior is very welcoming and the front lobby gives a cozy feeling. Tommy and the other employees at the front desk were very, very polite and helpful. The beds were clean and comfy. The bathroom was clean, spacious and had lots of towels. And the view was great! Would definitely stay here again.

Three friends and myself stayed for three nights at this Hotel. We stayed in the bunk bed room. Very small for four people but perfect for what we needed. Beds were comfortable and the AC and free WiFi/ charging cords at each bed were a great addition. Location is spot on being so close to Times Square. Little tacky in decor and no fancy amenities but they did accommodate for extra towels and have filtered water at check in. Check in was fast and easy, and they generously allowed us to split the bill four ways at check out. That was super convenient for four people sharing a room. At check out, the hotel over charged us in tax and double charged for room service (food was terrible). I had to dispute in order to get the correct percentage and bill that was shown on the booking site. It took a little while but it was figured out. Generally a great place with great 24/7 staff.

Typing this review from my room, the bad: -Window doesn't close properly, I can hear every god damn truck idling outside, and all other noise, as if the window is open. -Cement floors with a partial cheap carpet -Tub/Shower uses a half glass instead of shower curtain or sliding doors, so water gets out, which is probably why the floor mat they use is super thick -Shower is rated at 1.75GPM, in other words, WEAKKKKKKKKKK -Weird bedding, there's just 1 single thin layer for the mattress, then 2 thin layers between a duvet -Small room (but expected) -Weird "desk" chairs -AC is loud, but as expected from a wall unit -Hot water is milky/cloudy, which means bad faucet or bad plumbing system, but still safe -Door doesn't close properly, just needs some adjustment or WD40 probably. -The housekeeper than made my room today basically tucked everything into the bed, so there didn't appear to be any blankets until i digged it back out -There's a unpainted piece of metal in my room, along with the sticker still on it -Elevators are dark by design, or maybe all the lights are out -Fire escapes are blocked by random stuff, definitely a fire code violation -Elevators and hallways are not ACed The Ok/Good: -Price, paying $90+tax via HotelTonight for 2 nights, can't really beat that for a private room with private bath -Location, basically in times square, 7-eleven across the street (although more expensive than other 7-elevens that are close by) -Bed is comfy, probably new, apparently some random brand made in Canada The opinion: -The hotel designer in general should look into another profession, or maybe it's the owners that can't 100% fulfill the designer's work.

As I stand in the hallway, one is the two beds in my room is being made. This is Day 4 of staying at this hotel, and I was asked to leave immediately in order to have my room serviced. There was not a single "please" or explanation. This all comes after bringing attention to the matter on Day 3, at the front desk. Nothing happened from that exchange, except I was told repeatedly about signage in my room that would allow me to communicate to the housekeeping staff that i wanted my linens changed. No said signage was present in my room, and there was not even a knock on the door until Day 3. This hotel has so much potential but needs a whole new staff. I guess it's true, you get what you pay for. Being that this was the most reasonable price of the hotels in this area, I was given below fair service. I give 3 stars merely for the decor and aesthetic that the emerald green with gold accents and theme of the horses provide!

Terrible "hotel." I've had dirty towels and a full trash can in my room for three days now. And they only have one working elevator, and it doesn't know how to be an elevator! Busted and terrible. Rooms don't look like pics online

Has potential but they need some help. The noise level is bad since there is no carpeting anywhere to absorb the noise. Between the house keepers slamming doors and talking amongst themselves to other guests in other rooms I consider this one step above a college dorm. Rooms are nice sizes but bathrooms need work. One elevator has been out for several months which adds to the frustration. Price is good which is why I came back, Its not for someone who needs rest or a good night sleep but location is ideal. Staff tries hard to accommodate the guests but sometimes their hands are tied.

If you are looking for a place to rest your head at night and a clean room on a budget this is your place. We stayed here for a week with our boys and walked the whole city. Came back to a great welcoming staff and a nice clean room to stay in. Smaller than usual but perfect for the price.

We were overbooked the first night and they took about 4 hours to find us another room at a different hotel. They said we had to charge it on our own credit card because they didn't have the privilege to be billed from them directly but that they'd reimburse us as soon as possible. At that point I just wanted a place to sleep so I agreed. It has been about 2 weeks since my last night there and I have still not been reimbursed or have gotten my deposit back. I have been calling them every day and I have not been able to get in touch with a manager and front desk say they cannot help me with that. They gave me an incorrect email to send them the info to so I just sent it to their general one. Still no response. Please save yourselves a headache and money and do not bookyour stay here.

We first arrived at the hotel at 5:30am and not going to lie I wasn't expecting much as I knew from when I booked I'd be staying at a discount hotel. To my surprise I hey let us check in right away thank you adeline she was super sweet and very accommodating .To be quite frank I tend to always stay at higher end hotels just for convenience, cleanliness, and amenities. In nyc I knew to consider that every hotel high end or not has limited space when it comes to the size of the rooms. This hotel checked off convenience as it's literally one block from Times Square, cleanliness was surprisingly up to par even cleaner than some of the more expensive hotels I've stayed, and amenities well although they don't have a gym they do have WiFi and free coffee which is what really counts LOl! Honestly you don't need a gym in nyc because you'll be walking everywhere and you'll get your steps in without a doubt! So glad I decided to stay here saved me almost 700 compared to the one I originally wanted.

Got in to New York at 9am. They would not let me check in until 3 pm so I hit the city bright and early. I can back around 2 pm and waited in the lobby, while sitting there they checked in another couple knowing I had been there since the morning. Finally I get to the room. Really bad view of some trees and a backyard. The sink didn't have hot water. The show sprays right on the floor. Tv super staticky. Only 10 channels. They didn't have a do not disturb sign so the next morning multiple knocks at multiple times. Them they came in after I left just to take out trash not make bed or anything like that. Only hotel I have ever been to that dose not have a fitted sheet. I booked trough a 3rd party, but they tried to charge my CC full price, twice. Then when I brought it up nothing just oh well it not our fault. Would definitely not stay there EVER AGAIN.

No Frills with Funky Style and Good Service Needed a reasonable place to stay for myself and my older son, this was perfect. No tv's, comforters on beds etc, just a decent room in a great location. The thing that first motivated me to book here was they answered the phone right away when I called for details on parking. The 3 other times I called they picked up right away and there was always attentive staff in the lobby. I also liked the parking arrangement across the street where the car is elevatored up for storage and is not driven to another location for storage etc. Seeing some of the other reviews, I will add. . . after check out our bags were stored in a room near the lobby, not out in the open. Overall the place met expectations and did not disappoint. My only complaint was sour smelling shower curtain.

I gave this hotel 3 stars because we asked for a lot of extra stuff and they brought it up quickly and with a smile. They did leave our luggage in the hallway after we checked out for anyone to grab or look through while we went sightseeing. There was a room with the door open with checked luggage in it and there was room for ours so i am not sure about that??? The beds were comfortable and yes, the rooms were so so tiny, but they were clean and the bathroom was good size with very pretty floor and strong flushing toilet. The elevator worked fine when we were there and had no issues there. We could not get some of the lights to shut off when we wanted to sleep but i still slept good. Our flight was cancelled and the price was reasonable for having to stay another night unplanned. The turf and fake ivy kind of everywhere was a little odd and quirky, but the white horses in the entryway were beautiful. If you are looking for comfy beds and a deal...go for it! I forgot to add that they had 4 tablets provided to watch tv on and the WiFi was nice and strong...

Stayed here during Christmas last year had an amazing stay. We have 4 kids and my husband and self. So with luggage and all us in there you would think we were uncomfortable! Nope they have racks, and spaces for you to put all your stuff there is a fridge in the room as well as each bed got a tablet! We had a bunk bed room and we all still were very comfortable! When in ny you don't spend too much time in your room so we spent most of the day and came back when we wanted a rest!!!

The towels feel like sand paper, we were given 8 pillows without sheets and had to ask twice for them. The floors are half carpet, if you can call it that, and the other half is concrete. Honestly I've stayed at a better hotel for cheaper. For its location you'd think it'd be a nice stay; however the only thing it's good for is a shower and place to sleep.

Absolutely trash "hotel". Parked my car across the street and walked to the hotel. First thing I come across is a group of cops escorting a supposed "prostitute" out of the property. Lobby looks like a setting out of the walking dead. The rooms are so small they barely fit the bed with barely enough space to walk about, uncarpeted, have no curtains, phones don't work, air conditioning unit is not adjustable, no closets or dressers, and the elevators didnt work because of a "water leak". I am not making this up.

We stayed from the 26-30 and had a wonderful stay. They didn't have a surplus of amenities but were super accommodating and friendly every time we entered the lobby, and were always told "welcome back" as soon as they saw us enter. We will definitely be staying here next year. The rooms are small, but no smaller than the norm when you are staying in NYC, and the room was clean. What more can you ask for?

I stayed here with my 2 daughters 4th October for 4 nights. Hotel was reasonable and we were happy to put up with a very small room as the location was good. I was told that my $100 deposit would be paid into my account within 5 working days, unfortunately this didn't happen. I emailed and got no response. I phoned and got an answer machine. Very disappointed that I have essentially been robbed. What can I say? Don't do it!

CHECK YOUR BANK STATEMENTS! Charged my credit card $49.60, for some unknown reason. Say they released the funds back to my card. Yet have not received anythjng, and my bank says nothing has been initiated on their part. When I call the property they are dismissive. Telling me they already refunded me and their new payment system won't allow then to go back to get me a recipt, providing proof of this refund. They stole my money! FRAUD! DO NOT STAY HERE THERE ARE PLENTY OF HOTELS IN NYC.

Terrible customer service. The hotel flooded, no one ever advised us. Thank God we booked through Expedia, they rebooked my daughter, who was 4 hours from home, next door. I called the hotel directly during this process and the girl was rude. 1st she advised me my daughter and her companion were not old enough to check in, I advised it clearly states 18 is the minimum age which they were, then she said doesn't matter we are flooded out and there are no rooms, we called Expedia this morning so they will have to deal with you. Expedia did and I am so grateful. Will never use this hotel again, and we go into NY a lot!

We stayed 11/15-11/17/19. The entrance decor met the description of the pics online; however the hotel is much much smaller than anticipated. Our room (2 bunks) was VERY small and didn't offer much space for luggage-no closet. The top bunk was broken and we were afraid that it would collapse at any moment onto my friend on the bottom bunk. The room was filthy (dust Bunnies everywhere, thin sheets and cheap decor) wonky-circus mirror, very thin walls and small tv. The cleaning person removed all washcloths and front desk was unresponsive to get more; forced to use the medium sized towels. On the second night, we were locked out of our room for hours because the fire department locked the elevator after rescuing an entrapped guest. We were on a high floor traveling with individuals with health issues, so no stairs for us. We waited in the small/cold lobby for hours as we witnessed front desk staff repeatedly lie to guests about the situation. We were promised a credit that has yet to appear. HORRIBLE stay!! Please beware, as reviews regarding the uncomfortably small size of the rooms, cleanliness of the facility and ELEVATOR issues are all true!!
