I lived at the Arya for four years—moved in six months after they opened—so I’m probably one of their longest residents.
Short Version:
Don’t live here. I would NOT recommend it. It’s not worth it. The service has steadily declined while rent keeps increasing. After year two, I stayed out of convenience, but I regret it.
Long Version:
This place used to be great. Rent was reasonable. I started at $1,800 for a one-bedroom, but by the end, I was paying close to $2,700. They used to allow free guest parking, but then they got cheap (which is a theme for them) and started charging guests. Even paying didn’t prevent mistakes — multiple times, my guests’ cars were booted & ticketed.
The elevators break down REGULARLY. By year two, it wasn’t even surprising to come home and find them out of service. If you live on a high floor, good luck. My key fob also locked me out multiple times, and emergency maintenance was a nightmare to deal with.
The Arya can’t keep a property manager to save their lives. I think I went through three, and the last one was awful. When I gave my move-out notice (unaware it had to be 60 days), instead of handling it professionally, he lectured me like a child. I apologized multiple times, but apparently, that wasn’t enough for him.
Concierge used to be 24/7. One day, without notice, they cut the hours. The new concierge guy? Absolutely not the right fit — rude, unfriendly, and unhelpful. The package room is chaos. Packages are openly stored, making them easy to steal. Finding your package means searching through a mess for 30+ minutes. They also used to mail out packages for residents but, in true Arya fashion, got rid of that service to cut costs.
They’ve completely distanced themselves from residents. They used to have an open leasing office where you could grab coffee or water. Now, they lock residents out, putting up a literal barrier between us and them.
Security is a joke. We had a break-in—men jumped the parking deck fence and broke into 15 cars (mine included). My insurance didn’t cover it, so I had to pay $150 out of pocket. Did Arya reimburse me? Absolutely not. We pay for security, and they failed to provide it. A “we’re so sorry” doesn’t cut it.
Moving Out:
Expect to lose your security deposit — guaranteed. I read reviews about this and can confirm it’s true. They charge for an "initial clean" and then for cleaning after their people come in and make minor fixes. How is that my responsibility? They nickel-and-dime for everything:
$190 to patch tiny nail holes
$170 to “resurface” a barely-used stovetop
$200 cleaning fee—even after I deep-cleaned before my walkthrough
My security deposit covered $400, but I still owed another $436. It’s insane. They expect you to live in a unit without actually living in it if you want your money back.
The maintenance guys, who were fine before, were rude during the walkthrough. Do y’all expect people to live and die at the Arya? People leave. Instead of making the process easy, they do the opposite at every turn.
Devin from the leasing office was another joke. He emailed me about my lease renewal to “help” avoid an insufficient notice fee. I told him I wasn’t sure yet. Then, when I confirmed I was leaving, he told me it was too late — I’d still be charged. So he TRICKED me into giving him an answer. Can you say PETTY? I just laughed at how ridiculous it was.
The Arya is not only cheap, but it’s petty, too. As one of their longest residents, I do NOT recommend this place, and I’m so happy to be rid of it.
