The building is well located in the Arts district with easy access to highways. Good for young professionals and empty nesters. They host socials for residents to get to know each others. Parking is included. Look for Eric Sandoval from the Leasing office. He is friendly, responsive and extremely competent, making local & international move easy. Concierge managers are friendly as well. Elevators can be slow. Safety in the area - have to be careful from what I hear- especially after dark. If being able to walk around anytime is a factor, maybe look at other areas.

I have been at Atelier for a little over a year and recently moved from one unit to another. The leasing staff was extremely accommodating and very flexible with the dates as I explored new floorpans in the building. Erick in particular was very helpful when it came to aligning dates and making the move seamless. The building itself is great and the amenities are first class. Would highly recommend this building.

I had a wonderful experience working with Rosa at The Atelier Apartments in downtown Dallas. She took the time to answer all of my questions, guide me through the amenities, and made me feel welcome from the very beginning. I look forward to picking a unit with Atelier in the near future

⭐️⭐️⭐️⭐️⭐️ 5-Star Review I can’t say enough good things about this apartment complex—it truly deserves every one of its five stars! From the beautifully maintained grounds to the modern amenities and peaceful atmosphere, this place feels like home the moment you arrive. What really sets it apart, though, is the incredible staff—especially Rosa, the leasing agent. From day one, Rosa was welcoming, knowledgeable, and genuinely caring. She made the entire leasing process smooth and stress-free, answering every question with patience and professionalism. It’s no surprise she gets so many compliments—she goes above and beyond to make sure residents feel valued and supported. If you’re looking for a place that combines comfort, convenience, and exceptional service, look no further. I’m so glad I chose to live here—and a big thank-you again to Rosa for making the experience even better!

We came all the way from Manila, Philippines and moved in Atelier yesterday (30th Aug 2024). We own our house in Manila and therefore have no prior experience in renting. Not only that, my husband and I have very defined standards on all areas of our life so naturally, the choice of our home in a new city/country would be subjected to the same finicky standards we employ in our life. 🎯 After doing our rigorous assessment online for at least 2.5 months prior our move (we researched 100+ properties!!), we were almost certain that Atelier is going to be our home in Dallas. 💯 Two weeks prior arriving in Dallas, we were already in touch with Erick Sandoval, Atelier Leasing Professional. Even without meeting us , he is gracious in engaging with us, even with no guarantee whether we are serious or not — he answered our queries and indulged us with our requests for videos. We made an appointment with him on 20th Aug and confirmed that Atelier checks all our boxes!☑️ We submitted all requirements for leasing by the 21st and got approved on the 23rd!🙏🏽 We have a special scenario (we literally just arrived in the US and have no established residency) and we are not able to comply “black-and-white” on the standard requirements for leasing. But Erick went above and beyond to make it happen for us!! He was a consummate professional - addressing our queries with urgency and clarity. While I’m aware that we’re not the only client he supports, his attentiveness to our concerns made the world of difference. His service was warm and authentic. And maybe because we’re Asian — we appreciate a more personal approach when doing business. We couldn’t be more thankful on how Erick managed our leasing experience. Less than 10 days from initial to moving in — if that is not stellar, I don’t know what is! ⭐️ Apart from Erick leading this wonderful experience for us, Atelier is a well-oiled machine as property managers. I received a ton of “moving in” support that as an extreme Type A person, I appreciate it a ton when systems are well-thought of and I can seamlessly integrate in it. 👏🏽 We are excited to build our life here in Dallas and to call Atelier our home. 🖤

I’m having to make an updated review after moving out over a year ago! Don’t get me wrong the views are AMAZING!! so much cool amenities, if you have late night cravings hit up the 11th floor for their own small store with snacks. I unfortunately experienced a very traumatizing experience here, I got robbed!! These intruders stole so much of my stuff and made my place a MESS !! They spent NIGHTS in my place while I was handling work. I reported the incident to leasing and told them I was uncomfortable living there, and they told me they would end my lease a month early. They also mentioned they would not add any additional cameras to every floor since it was too “expensive” like what?? This is a “LUXURY” high rise and they can’t put cameras on every floor because it’s Expensive??? Another story, I had a crazy ex at the time and he lied to concierge and told them he was a dog feeder and they sent him up!!! My profile says NOTHING about owning a dog or approving DOG FEEDER!! I only had approved food delivery I had to get him removed and was so scared to stay there ESPECIALLY seeing how easy they can believe things like that. The concierge are EXTREMELY lazy and don’t do their job, if I find a picture of one of them sleeping on the job I’ll post it here. There’s also some creeps in the building I’ve encountered with… they would message me on the one roof app and I had a guy threaten my life because I told his girlfriend about it. Anyways the views are definitely amazing! I’m just thankful I was able to move out earlier . I ended up leaving 3 months early and was still having to pay rent… Atelier please put cameras on each floor for the safety of others! 🙏🏼

Yelp
The entire staff at Atelier is warm, friendly, and welcoming. Attentive to concerns in timely manner. Very luxurious and inviting apartment community! Best luxury apartment in Downtown Dallas!

Yelp
Noisy, elevators constantly broken, incompetent management. 100% regret signing a lease and look forward to moving out. Lately we've only had 1 elevator for a 40 story building, that means waiting 20min to get to your car.

Yelp
Love it here, great views, great people, clean and spotless . Of course you get the usual elevators not working but there's 5 total so you're fine maybe a good 1-2 min max wait if it's a busy day. Been living here for almost 3 months and I enjoy everything about it. Great area, especially if you have a dog !! They have a dog bathing area with great equipment, a dog park at the corner and including Klyde Warren park. The kitchen is to die for I love it!

Yelp
First no one answers the phone or email request for leasing. I had to call 10 times before someone finally called back to schedule a tour. Rosa called and scheduled me at 1:30pm on Saturday. She also told me not to pay for parking since they would validate it inside. I get there at 1:15, and the front desk tells me my appointment is at 2pm. Which is wrong and also messes up my other tours for the day. So I walk back my car and have a $50 dollar ticket on it. Mind you this is 5 minutes into arrival. They don't have a water for me at the front desk. Finally at 2:05 Rosa brings me up. She tells me everybody gets a ticket and then shows me how to use a parking code. Wouldn't it have been simpler to tell me this on the phone instead of stressing me out. I have to rush to look at the one unit I really liked. The unit was nice. Actually may have considered it more, but the whole experience of this hour was so bad that I would never stay there. Rosa was not sorry and seemed like she didn't care at all. For a place I'm about to shell out 5k a month, step your customer service up. Even the front desk was not good. I mean you see an upset potential future resident and I ask for water, you to find some water. If that's your concierge, save yourself the salary and just get a automated kiosk at the front.

Yelp
I stayed with my fiancé when she lived at another high rise downtown, but we chose to move here after her lease ended because of the premier location -- only to experience such poor, undertrained, and, frankly, condescending management that we regret our choice every single day. I've only been here for two months, but the experience gets worse each day. Their on-the-ground staff's improper and unprofessional communication, and even the demeaning attitude, were never rectified by upper management, despite my repeated attempts to escalate the issue and have the situation resolved amicably. All feedback we've given has been completely disregarded by upper management. On top of that, management has yet to do anything effective after months of multitudinous car burglaries. I no longer feel safe parking or walking around my own home, especially when management (the property manager, at that) responds with a shrug to reports of break-ins. NO ONE deserves to be treated like this or experience such poor service, especially when they are paying through their nose for the property. The management we are dealing with is Mary Mathews. ZRS Management, do something about this!

Yelp
Worst leasing team ever no communication what so ever including John their manager who couldn't even take 5 minutes of his time to speak with me over the terrible service I was provided by Melinda all lies and going back and forth for two weeks (I have her emails to prove!!) they simply just can't get to the bottom of something and say YES OR NO and that's it but no they kept wasting my time, honestly if I couldn't afford this apartment I wouldn't even be applying or try to live here then ruin my credit by breaking the lease ? but yet they made it seem as if I would and couldn't afford it ?? Like common now who signs a lease on something they know they can't afford?? Because that's how they tried to treat me if I'm being honest!! Already spoke to my bank about the transactions as well that Mrs Melinda said she would waive then they turn around and said only one of them would be like NO that's not what I was told so now I will let my bank handle it. This property is just not professional at all after reading even the reviews in google I'm not shocked about the negativity. This property needs to "Step up their game" your dealing with people who are making 3X THE RENT to live at these apartments treat them with respect and professionally!!!

Yelp
I have stayed at some of the nicest places in Dallas and always wait towards the end of my lease to write a review. Let's face it, what seems great at first, may actually backfire later on. My reviews are always straight to the point and I tell it like it is. I have nothing bad to say about the Atelier. They have the nicest floor plans, very modern and spacious designs. The views are spectacular, service is impecable, and in my opinion, the best and safest location in Dallas, especially if you have dogs. Desiree has taken care of me for months now, and honestly gets back to me as soon as I press send lol. Morgan is absolutely spectacular, patient and truly gets things done when needed. Management has always been a big issue no matter where I signed a lease, but it's different at the Atelier. The management are very kind and know you by name. Concierge is absolutely wonderful and the area is extremely safe and just a block from nice restaurants and bars. They have friendly get togethers with food and drinks once or twice a month which makes it easier to get to know the people that live around you. I've never had an issue since I've been here, quite rare lol. If it wasn't for job relocation, I would definetly renew. The move out was very smooth as well. Desiree and Morgan are the best agents I have ever had the pleasure of working with. Highly recommend the Atelier! -Ali

Yelp
I visited this property as a guest. The property is very clean and the amenities are as modern and luxurious as one would expect. However, multiple members of faculty demonstrated less than pleasant behavior. From the moment I walked in I was not welcomed with a warm pleasant greeting. Instead, the concierge demanded to know who I was seeing and their unit number. As he proceeded to peck at his keyboard, another gentleman walked into the lobby and the concierge demanded the same information. No sooner the gentleman gave his reply the concierge told him to stand and wait as he continued attacking his keyboard. Another guest/resident walked by and asked to use one of the luggage trolleys. Again, the concierge instantly demanded her unit number and who she was there to see. As the concierge 'escorted' me to the elevator, what appeared to be a new resident was struggling at the entrance with a dolly loaded with bins. The bins tipped over spilling various contents on the floor. I mentioned aloud "someone should help him" when the concierge seemed fully prepared to walk past the man. To my dismay and disgust, the concierge did just that. I stopped and helped the man with his belongings while the concierge rushed to the elevator in apparent efforts to shoo me out of the lobby. I did not care. I made him wait while I proceeded to do his job for him. The night went on, I proceeded to the 11th floor to attend the event I had been invited to. I watched throughout the evening as every guest in attendance was escorted by a member of staff to the 11th floor. The reason I say this is to solidify, there was no way any of us could have 'snuck in.' The night carried on, we made good use of the poker table and the amenities in the club room/area. Later, quite a few of the guests decided to go to the pool for photo ops and various things. We had music and cigars. Two things we apparently weren't suppose to have outside. The way we were informed of this was by a woman quite literally sticking her head out the window of her apartment above the 11th floor and shouting it to us while also proclaiming she was the manager. When my host proceeded to converse with her, the woman resumed howling like a banshee, questioning if my host even lived on the property. When my host confirmed her residence the 'howling banshee's demanded her unit number....WTF!!! My entire experience there as a guest, I felt like I had to defend my right to be there. After seeing the residents apparently have to do the same, I can say with certainty - I wouldn't let the flea that bit my dog's ass live here. Their faculty needs to attend SEVERAL workshops regarding how to properly treat their patrons. Their soft skills are detestable and they seemed more intent on running the property like Area 51 than ensuring their guests/residents were properly accommodated. For the sake of my host, I strongly hope Atelier's budget for the new fiscal year includes an appropriation towards purchasing their mgmt team some clues on how to do their jobs properly.
