I lived at AV8 for 4.5 years and truly loved being part of this community. The leasing office and maintenance team are top-notch. I also made many friends in the building, which I didn't expect coming in as a new resident of San Diego. In addition, Little Italy is a terrific, walkable, and convenient neighborhood full of great restaurants, bars, and parks. I will miss walking through the lobby and greeting Lance and Dondi every day. My dog will also miss all the treats they gave him! Thank you for making my experience in San Diego so special.

The wife and I lived here for three years now and have loved every second of it. First, a good parking situation. Reserved spots and if you have guests you can rent out extra spots for them in the garage which is super nice. Parking in any of those ACE lots can be $40 for a couple hours around here but in the garage it’s less than $5. Second, living in little Italy is super nice and this really is the best place. If you’re not into city noise, but still want to be walking distance to everything, this is your place. You can get to the center of little Italy and the trolley station in less than a 10 minute walk from here which is super convenient. The front office and maintenance staff here have been great the entire time I’ve lived here. Maintenance WILL respond to any issues super quickly every single time and the front office has always been super nice and easy to talk to. They have trash pickup every evening so it’s super nice to leave your trash by your door, but if you miss it you can always just go drop it in the dumpster yourself. The gym is nice, the “flight deck” and “sky lounge” are all super great places to hangout with friends/family. The homeless problem in San Diego is not a concern at all here. There’s no theft in the building, and all entry’s are very secure, the whole place is just amazing. I could go on all day. Highly recommend to anyone looking for a new place. The claim of luxury living is true here, unlike so many other complexes in San Diego.

I recently moved to AV8 from Oceanside because I've always wanted to live in Little Italy, and so far, the location has been incredible. I live here with my husband and our 1-year-old daughter, and I love that we can walk to all the local restaurants and shops while enjoying a safe and clean environment. The community itself is perfect. The residents here genuinely seem happy to be part of it, and I often find myself having real, friendly conversations with neighbors in the elevator. I've lived in apartments all over San Diego, but I've never experienced a building with such kind people. It's a smaller building with only 129 units, which keeps things quiet and peaceful. In short, if you're looking for a quality community in a fantastic location, and one that's more budget-friendly compared to other places in the neighborhood, AV8 is the place to be.

I had a great experience living at AV8! Lance and the rest of the management team are awesome and always responsive. The community spaces and common areas were extremely well-maintained. The Sky Lounge and Club Room are great spots for hosting large gatherings, with an awesome view and fun games. AV8's underground parking was a major perk and convenience, especially compared to other Little Italy apartments. The location is perfectly situated amongst Little Italy's restaurants, close to the trolley and Embarcadero, and is very walkable. I would definitely recommend AV8 to anyone considering a move to Downtown San Diego!

AV8 is a great place to live! The Little Italy location is very cool, convenient, with lots of shops and food choices. I’m very happy to be a resident of AV8. The Management Team makes your move-in very easy and stress-free. Whenever I need help with my apartment, Maintenance is there, ready to assist.

I've lived at AV8 since 2022 (it's now Aug of 2025), and I love it here. The included parking spot is a HUGE plus for me. The apartment amenities like central heat/AC, in-unit W/D, dishwasher/fridge/microwave, walk-in closet are all nice. I love the amount of natural light I get, with the tall windows. Is the Little Italy area an uber quiet place to live - no. But that's to be expected living in a downtown/happening part of town. I don't hear my apartment neighbors (left / right) at all, but there is some noise from the hallway comings and goings. You can also hear some entertainment (live music, comedy shows) from Pali Winery if you face India street. I moved here from NYC, and the city-feel and walkability was exactly what I was looking for. It's also a very dog friendly building (they even have treats in the office), with a dog wash station, and a few dog parks within walking distance. I personally like the Waterfront Park dog park.

I haven't been here a year yet but I like it. It is generally high quality with good amenities. Beautiful large social area. Mostly empty though. Maintenance is quick and thorough. No pool. Windows are very thin, you can hear lots talking from outside, honking. No guest parking, and it's not easy for guests to find some. It's swanky and it seems the tenants respect each other. I hear periodic thumping upstairs from my neighbor walking. Not too loud but still enough to be annoying at night. I guess he's just heavy footed. I guests often complain about the closing of cabinets. Apartments are relatively small, but I guess on the biggest side door the metro area. Food in the surrounding area is hot or miss. Mostly miss. Great distance from the water, but no beach, and nice establishments for libation. I will likely leave after my 15 month lease is up to get away from the noise and get a bath tub. It's charm is wearing off.

AV8 is so cool. I love the place. First of all the location in the middle of little Italy is super fun. You can walk to about 60 restaurants and Cafes. The bay is a short walk away. There are views from some of the Units and a great view of the roof top Deck. We have to the Midway and Balboa park and downtown from AV8. It is just in the heart of all the fun.
