Avalon North Station

I was genuinely excited about the opportunity to move into a penthouse unit at Avalon North Station. Having grown up just outside the city, I’ve watched Boston grow and mature over the years, and I always dreamed of living in one of these beautiful apartments. When I was approved for a penthouse unit, I couldn’t have been happier — but unfortunately, the experience with the leasing office completely changed my outlook. The leasing staff was extremely difficult to deal with. Communication was almost nonexistent — I had to reach out multiple times just to get a response or confirmation. Even after being approved, I was repeatedly asked to “re-approve” the property due to their lack of follow-up. When I finally met someone from the leasing office, I had a friend with me who already lived in the building. During that visit, I was asked intrusive questions about my girlfriend — whether she would be present more than eight days a month. As a 30-year-old single professional, I explained that she only stays with me on weekends and also helps watch my daughter a couple of days per week, but that she has her own residence and no role in my lease. Despite this, I was told I would need to add her to my application or risk eviction if she stayed “too long.” Once I tried to comply, my application was denied — not because of my own qualifications, but because my girlfriend (who lives abroad and is only visiting) doesn’t have U.S. credit history. I was shocked and disappointed. The leasing office showed no flexibility, professionalism, or respect throughout the process. Overall, Avalon North Station’s leasing team made what should have been an exciting move an incredibly frustrating and disheartening experience. I truly hope the management reviews their policies and trains their staff to treat prospective residents with fairness, understanding, and basic courtesy

I went to view the property and a couple of one bedroom units and I must say they are absolutely gorgeous! The think lounge and fitness center was huge and completely state of the art and spotless! I also toured the Sky Pavilion and Sky Terrace and I must say they offer the most magnificent views of Boston I’ve ever seen! Kathleen part of the team at Avalon was so welcoming and helpful. Fingers crossed I get the call offering a gorgeous one bedroom unit!

I am new to Avalon North Station and had been having issues with my hot water. Eric Gonzalez from maintenance and his team have gone above and beyond to help my issue. His hard work and persistent dedication to fixing the problem and keeping me informed was second to none. They are lucky to have him! He is also a true gentleman and one of the nicest people I’ve met since being here, a great person to be around!

I’ve lived here for a while, and the situation outside Avalon North Station is out of control. Cars are constantly blocking the front entrance, double parking, and sitting right in front of the garage even though the sign clearly says “KEEP CLEAR AT ALL TIMES.” It’s a traffic jam every single day—Uber drivers, delivery cars, random people waiting around—it never stops. Security just sits in their cars pretending not to see anything. They’re literally watching it happen and doing nothing. For what we’re paying here, that’s unacceptable. This is supposed to be a high-end apartment, not a free-for-all parking lot. It’s not just frustrating, it’s dangerous. A lot of people walk through that area to catch the train after getting off the bus, and cars are constantly backing up or cutting across without looking. Someone’s going to get hurt if management keeps ignoring this. Avalon needs to step up, replace the useless security, and start enforcing their own rules. Tow the cars, ticket the drivers, do something. This chaos right outside the building is embarrassing and unsafe.

Just had an issue with our air conditioning and Eric Gonsalves from maintenance came to fix it! He was prompt, knowledgeable, courteous and got the job done! He was such a pleasure to have in the apartment! Thank you Eric!!! Great guy, great personality!!!

Planning to update this review when we move out, but smooth move-in process. We had a broken door and a few non-functioning outlets, but Eric and Christopher came by to fix everything quickly. Thanks, Eric and Christopher!

I feel so fortunate to have found this complex! I moved 750 miles to Boston and rented sight unseen at Avalon North Station. Avalon has exceeded my expectations. The staff made my move so easy and streamlined. Esperanza, my leasing agent is absolutely lovely! The service team has been wonderful! The facility is clean, safe, and in a prime location with fabulous panoramic views. I love my apartment!!!

Eric came to help us with an electrical issue! He was very efficient and solved the issue quickly. Plus, he was super nice and friendly. Thanks, Eric!!

Here today! Well, this is a hell-of-a-place! Avalon North Station is located underneath where the Celtics play, Market Basket and office space... how bout that? This is y I love my job, I get to see and experience some of the most check off my bucket list of things the world has to offer. Yeah, there really is a train station in this place! I just stood outside hoping to see some famous people coming thru but also just wonder where the people were going. I learned in Massachusetts, the railway is a common way of travel since TRAFFIC is ridiculous here AND motorists are defined as Mass-asses. Mass-asses because the are assholzz drivers, seriously they drive like bats outta hell. I don't understand these drivers tho, because weed is legal here so I would assume everyone would feel relaxed chill. It's funny because they drive with a purpose, they will cut you off and I consider them professional race car drivers- FOR REAL! You don't see no little old ladies or men driving because the driving in this state is so stressful and dangerous. The way motorists cut you off, blow their horns and if you mouth off they WILL get out their car and literally wanna fight. I've seen these things with my own eyes on a regular and daily bases. One of their 2 tunnels is closed due to construction and my gosh the rage people get. I just sit in my bus and watch, I don't get upset anymore because I'm use to it by now. See the difference with Massachusetts drivers and Texas drivers, Texas motorists shoot no talk. We have a license to carry and Massachusetts can't. The bathrooms are always clean too :)) Here today! Hmmmm, where to tomorrow!

Things are always falling apart. Do not be deceived by the flahsy lobby and leasing office. Things in the apartment are constantly broken and and are cheaply made. The elevators do not work more times than they do. You will have to wait for twenty minutes or use the stairs Outside the apartment it is like you are living in the center of a homeless shelter. Constant crowds of large homeless people, you watch drug deals from the gym on the second floor. There is no wonder the retail space below avalon has been open for so long. Homeless people always coming inside to ask to use bathroom or phone. The poor door people having to send them away. People urinating outside the building. Its almost like they use the area outside the side door because they can see police coming There are so many significantly nicer buildings in the area with nicer amenities and would be safer

A wonderful friendly staff . They are very helpful and attentive with anything you need . The hallway's and elevators are immaculate. I always feel so welcomed upon entering.

Moved in 4 wks ago, couldn't be happier with apartment, concierges, amenities, service personnel. And the views, some of the best in Boston. Only issue was when we clogged the garbage disposal; shout-out to maintenance guy Eric Gonzalez who resolved it promptly.

don't move into this building whatever you do don't move in, the workers at the front desk are inexperienced and not helpful. When moving in there are five carts available. They ask you to sign them out, however, when other people need them, they refuse to give a call to the person who signed it out and hasn't come down for four hours with the cart. When asked if they could just simply place a call to have the cart return, they refuse to use common sense . They will entice you with promises, but when you really need assistance, they're not there no answer to your calls no callbacks

I miss living here! I moved into Avalon in late 2016 when the building was still being finished and out in 2018 after heading back to my home state. I had wonderful views of The Charles, Boston Harbor, The Pru and all of Back Bay. They were doing construction nearby when I was leaving so I'm not sure if that changed any of the views but when I was there I couldn't have asked for a better "city" experience. The front desk staff were friendly and more importantly, dog friendly. I loved the 2nd floor area where I could study and read. The gym was the best I've ever had in an apartment building - bountiful machines, you were never waiting for one to open. Great memories, great experience.

I've been living in Avalon communities for a couple of years now, this community being the 5th. The amenities are average, based on the rent. It's the same in any Avalon community you live in, whether it's NYC or Boston. What makes Avalon great though is the comfort of moving between communities without any hassle, in the same city or out of state. If your job May take you out of state, they will let you move between avalon communities without charging you any fees for breaking a lease earlier- that is a great perk! This building is the best one in Boston. The management, concierges and maintenance are all friendly, helpful and great people overall. We lived in another avalon community in Boston and it wasn't even close to this. The apartments come with good finishes. There are some marks or paint cracks here and there, but they are small and not visible to a naked eye. The windows are big, you get a lot of sun light regardless of where the apartment is looking. The only thing I don't like (honestly-hate) are the elevators. They work with a system where you call an elevator to take you to a specific floor, it's extremely uncomfortable and you may end up waiting for an elevator when there is one on the ground floor.

So I've been a resident of the building for almost two years, and have recently signed a lease for a third year at the building. I always pay my rent on time and I've never received any complaints; I am a great tenant. I follow the rules and do not cause trouble. However, the building seems to be increasing rents of current tenants for their renewals in an unfair manner. For example, the same exact floor plan of my unit was posted online for $200 less than what they were charging me for my renewal. No, this was not due to timing. That apartment was available 1 day after mine, and was only 2 floors lower than mine with the same view of a building. I find it ridiculous that I am paying $200 more than tenants who live in the same apartment but only two floors below me. In addition, a friend of mine got her renewal, which had a huge increase as well. She was able to find a bigger apartment on a higher floor for a lower price than what they quoted her in the renewal, so she decided to move to the other less expensive apartment. When her apartment was posted online, they posted it for LESS than what she was currently paying, even though they tried to increase her rent by more than $100 per month! When she asked to stay in her apartment for the lower price, they said she must move out for 10 days and then move back in. On top of all of this, I hear a LOUD drummer very frequently at night. Sometimes he plays the drums past midnight on week nights, which definitely interrupts my sleep. If you are trying to move into a building on the TD Garden side of the building, you need to be on at least floor 25 in order to not hear the noise. A friend of mine lives on 22 and is still able to hear the drummer and has a disrupted sleep. This drummer issue has been going on since I moved in, and it is still going on. After every single event at the TD Garden (concerts, games, etc.), the drummer strikes again. Due to the upcoming "Hub on Causeway" and the new residential building across the street on Lomasney Way, there is a lot of construction noise that can be heard from pretty much all sides of the building. In addition to the noise, most nights the lights in the new buildings that are under construction are left turned on, which can be disruptive. Yes, we do have "black-out" curtains, but we all know that those don't really do the job completely. Other than that, the building is a great facility, which is why I still have decided to stay. I find that the location is very convenient, being close to 93, Storrow Drive, the North End, West End, Beacon Hill, and Government Center. In addition, the amenities are very nice and the resident events tend to be pretty cool. The apartments have nice floor plans and nice finishes. The elevators can take a while on occasion, especially during rush hour, but I think that's what happens when you decide to live in a 38-floor building. Note: The Leasing Consultant that I was assigned to work with is Kiley. Perhaps if you work with someone else, you may have better luck with your renewal prices.

I am happy to restore Avalon's 4 star rating. The senior manager reached out to me and took complete ownership of the recent shortfall of his staff as per my previous review. He agreed that one should expect the very best service here and it is his responsibility to make sure that is the case, and if not, improve the experience to match what it should be for a luxury apartment. He also followed up after a week to make sure things were ok. I would recommend Avalon North Station - it is generally a great place to stay - see my first review; if for some reason there is an issue, I have full confidence that it will be corrected.

This place is a joke. Paid for a guest parking spot (been a resident for over 2 years with car) because I decided to not keep my car there for the month to save money. Had to book a guest spot last night last minute. They just called me as I was grabbing my much-needed prescription across the city and demanded i move the car in the next 5 minutes and I will be charged for an extra night. Sorry for being an hour and a half late in moving my car when I got a last minute call that my prescription was ready.

I have a few friends that live in the building and considered living there myself. Great amenities and the views are amazing. Front desk staff is very friendly and helpful. While the location is great - the causeway street entrance to the building is very sketchy especially after dark. It feels like the walking dead and smells like urine. There are people either bugging out of their mind or standing with their eyes closed pacing back and forth like zombies. Very concerning! I hope they can fix this because it's one of the few downsides of the building but def. is a big deal.

Moved in when the building just opened and am just leaving after 2 years. The building is almost a scam. We are moving and are discovering a number of fees and charges that they are adding on. Furthermore, they are forcing us to pay and replace a DOOR because of a cracked slat we are paying someone to repair. When attempting to reach management about this they continue to dodge our calls and emails. Also, after 1 year we were hoping to sign a 15 month lease as we knew we would be moving out of state. They refused this and would only allows us to stay the extra 3 months at a 20% increase in rent. The elevators are constantly down and resident events are almost non-existent. The gym will often smell like testy burger (which is right below it). Only reason for the extra star is that the other amenities are decent and the concierge staff are great.

Noise: The NW side of the building, especially the inset side, is protected from much of the construction and TD Garden event noise. However, there are trains during the day and it is still a city. That said, with the window closed it is all reduced to a muffle. Can barely hear fireworks in the Harbor or up the Charles. Noise protection is excellent between apartments and floors--I almost never hear my neighbors--though not so much to the hallway. Location: Very convenient access to T system. Location is a bit sleepy on non-TD Garden event days and Sundays, but that should change with the new Hub development. Addition of a non-Whole Foods grocery store will improve it even more. But most of Boston downtown is accessible by 10-15 min walk; 30 min to the seaport. Car access is a bit of a disaster around TD events, though. Weather: The area right outside gets very windy. Tall building with nothing on two sides. They've had trouble with their doors as a result. Nothing you can't deal with though. Parking: Limited to 1 hour free for guests, otherwise it's $25 overnight, unfortunately. Amenities: The roof deck and 35th floor lounge are necessarily a bit small but very nice. It's just a shame there isn't a common area most residents go through. Lots of nooks for doing work on 2nd floor, though there'll be an occasional "earthquake" there either from the subway or construction. Great gym facility, rarely too crowded. Design: Clean and modern. Doesn't try to hard to be "cool" like the AVA brand. Apartments: Great quality, with some exceptions in the bathroom (especially the medicine cabinet). On 21st floor, almost never have the heat running even on below-0 days because the insulation is so good. Fans over the stove are a bit weak so you have to be careful to manage that to avoid making the apartment smoky. Built-in shower head is very weak to save water, but they help you install your own. Dogs: Many friendly dogs and dog owners here, only issue is that there's no immediate dog play areas. Although there are two enclosed ones very close (Prince St in North End, Emerson in West End) and the Paul Revere Park across the river. Fire Alarms: Annoying and loud even when not on your floor, expect 1 incident/month. Overall a great place to live if you can afford it.

I moved into Avalon North Station in December 2016, soon after the building first opened, and I am continuously amazed at how happy I am here! The building and units are in pristine condition, the amenities are robust, and the staff is extremely professional, friendly, and helpful! I've been wanting to move into the city for quite some time, but I was hesitant to do so until I found a properly-managed building. Avalon North Station has far exceeded my expectations thus far, and I am so happy to call this place my home! Staff: What can I say other than purely AMAZING! On the day of my tour, my community consultant, Jacqueline Masone, provided a warm and welcoming introduction to Avalon North Station. She was quickly able to answer all of my detailed questions with a smile, and I immediately knew this was the environment I could see myself living in. In the few weeks leading up to the move, I would frantically email her with logistical questions, and I was amazed at how responsive she was, and how willingly she handled the logistics on her own. Because of her, I was able to enjoy a stress-free move-in day, and for that I am very grateful. I also had the opportunity to work with community consultants Paige and Tom, who were extremely knowledgeable, friendly, and responsive. THANK YOU ALL! I can confidently say that the entire rental office shares these characteristics. Building updates and information are routinely sent via email (I receive about 2-3 emails a week from the office), which are extremely helpful as they keep residents in the know! The rental office is right above the lobby, so even if you walk in with a question, a community consultant is always ready and willing to help you. A few of my favorite amenities (there are many more!): State-of-the-art gym (24 hrs) BEAUTIFUL Sky Pavilion overlooking the city skyline (24 hrs) On-site maintenance (24 hrs) In-unit washer and dryer Stainless steel kitchen Location: The location is major sell. The building is just steps from TD Garden, Green and Orange Lines, Faneuil Hall, North End, Beacon Hill -- the list goes on! THANK YOU AVALON NORTH STATION!

Customer Service: - Amazing! They do a really good job keeping residents up to speed. - Staff is awesome! Give these folks a raise - Tod, Harry, Paige, Nikki, etc. are really welcoming and quick to respond to residents requests. - You can pay rent with your credit card (except amex)!!! Miles and points =) - Avalon Bay is a large public REIT and is a good operator of its properties, so stuff gets fixed fast, unlike absentee mom & pop landlords Building: - Awesome rooftop, with views of the Boston Harbor, Charlestown, and Financial District. But you don't get a view of Charles River (can't see fireworks or good views of the sunsets). Probably one of the top 5 rooftops for in the city for 2017. - Gym is huge and have everything you need, unless you're a hardcore lifter. Units: - I can't speak about all the units, but my 1br has a good layout. There isn't a lot of wasted space. - Good amount of storage/closet space - Finishes are somewhat cheap. i.e. vinyl floors, facets are leaky, no fan in the bathroom, and counters get dirty quickly. Negatives: - Area around the building has a lot of bums. - Not much good food / coffee around the immediate area. There is only a McDonalds and Dunkin. - Lots of traffic during games. You'll take you 20mins to get out of the area during game time. - Not a lot of on street parking for visitors. They'll have to park at North Station garage. - Community workspace is lacking, i.e. no enclosed quiet room, no video conference room, no printer, etc. - Cost of parking in the building- 400bux * Note if you plan to take the orange line towards Forrest Hills, the train will be packed as North Station connects the commuter rail with local lines.

Lived here for over a year so far. Great place to live. Maintenance solves problems fairly quickly and efficiently. Concierge is super friendly.

We are happy to agree with the other reviewers. Just moved into the building. The leasing crew, esp. Thomas, took care of us during our tour, showing us different apartment layouts and answering all of our questions. He is fantastic and one of the best. The building is great, really nice kitchens, large washer and dryers in the apartment and fantastic elevators. We really were looking for apartments with a stunning view. We thought our old apartment in the seaport had a great view, and it did, but this view at Avalon North station is unlike any we have found on the city. High floors, 38 story building, unobstructed views of the North End, the harbor, downtown, back bay, Fenway park and even up the charles river. All from our apartment. Luxury living. Thank you Thomas for making everything so easy. Looking forward to our time here. So far, its been top notch.

Omg - went to look at my friends apartment today and when I came to the frond door it smelled like a kennel - it is great that they let pets in the building but the management should try to clean up the garden/plaza in front of the building.

We love living here! This is luxury living at its finest. Safe and secure building with 24 hour concierge, awesome gym, coffee machine, pet salon, rooftop grilling, and so much more. Super dog friendly and management is so friendly and prompt when you need them! It's also very very quiet! Definitely recommend Avalon North Station to anyone looking to live in Boston while also wanting some peace and quiet.

I've owned homes most of my adult life so this is my first leasing experience in a long time. After looking at a number of high end options in the downtown area we settled on Avalon North Station for the location, the amenities, the views, and the overall quality of the building. My first experience with the staff was talking to Paige when we first came in to explore the option of living here. Paige was knowledgeable, pleasant, and very patient. Yet these qualities belied an even more impressive professional who has seamlessly guided my family through what was to me a myriad of new formats associated with the leasing experience. At every turn she has made herself available and no request is either beneath her or beyond her capabilities to resolve as she avails herself of every resource to pleasantly and efficiently produce the highest level results. My next experience was with Tom, always available and ever ready to help, he has handled everything from moving arrangements to suggestions for handymen, cleaners, as well as repairs (what few needed to be done) and anything else I or my family requested of him. He too is familiar with virtually every detail of the building and the processes needed to keep everything running smoothly. He is a true professional and, teamed up with Paige, it would appear there is nothing they cannot get done, and get it done quickly! Speaking of repairs, Edis, one of Avalon's carpenters/repair experts is first rate. He responds the same day, and sometimes in a matter of 1-2 hours and resolves the repair flawlessly, quickly, and pleasantly. The concierge specialists are as good as any 5 star hotel and I want to give a special thank you to Harry, Marcelle, Joanna, Raquel (forgive any misspellings please!) and all the rest! Thank you to Jim who has helped us with all of our moving details! Thank you to the other sales associates as well, who I have had a little less experience with but were helpful when we interacted: Michael, Jacqueline, and Nikki. If this review sounds effusive it is only because after 60 years of life and tens of thousands of human interactions I couldn't myself, from all those experiences, assemble such a wonderful team of employees. My family loves it here and the beautiful building, location, and views pale in comparison to the people who work here. I would go so far as to say they already feel like family! You will never regret your choice to live at Avalon North Station!

We lived at Avalon North Station for more than 2.5 years. We recently tried to renew our lease. After giving us what they said was a "special deal" within hours of when we said we would vacate they listed the property for less than they offered it to us. This is not personal to us. This happens over and over again to existing tenants. For our apartment, the move in date is also two weeks after we move so they will definitely lose that rent. As a former landlord, these policies make no financial sense. I'm surprised that a corporation like Avalon does not value its current tenants more. If you would like to be in a building where you can stay -- or have your neighbors stay -- do not pick this building. Try the West End Apartments. If you would like to rent for a year and move on (many tenants do) than this place is fine. Aside from their sales team and rental policies, there are great staff in the building. They compared their sales practices as being similar to a credit card company's initial "deals."

Jacqueline is the best leasing consultant I have ever worked with. Just a joy. Building is phenomenal and worth the $$$$$. Great people on our quiet floor, and views are insane. So thrilled to be here.

My wife and I just signed up a lease here based on a gray showing and good deals that Nikki offers us. She as fantastic to work with and we are excited to have our new apartment. Great roof top space and the best gym I have ever seen!
