While the units themselves are nice and the grounds are well kept, it is glaringly obvious that this complex is a money grab for the property owner. Whatever is listed as the base rent, add between $300-$400 extra for added, mandatory amenities. This is included but not limited to:
- Cable ($90): even if you do not use cable, you are required to pay for it.
- Sewage and Water are two separate charges ($100-$200)
- Fetch ($35): third party delivery service that has misplaced packages or has taken days to process in their warehouse.
- Valet Trash ($35): valet trash is extremely inconsistent, sometimes going 4 business days without picking it up.
They are partnered with a towing company with a 1.2 star review, and about an hour south of the complex. You will get towed if you have a flat, your registration is about to expire, etc. and the complex will take no responsibility in the tow, even if it is unjust.
Maintenance can take up to a month to respond to requests.
The gate is constantly broken, and there have been a few cars broken into on the premises.
You can be fined for having items left in your valet trash bin that the workers decide not to take. Standards are inconsistent and sometimes you’ll be fined with no warning.
And just forget about getting a security deposit back, the lease states that your deposit will cover just about every basic cleaning and repair and maintenance that happens to every move out, even if you’ve left your unit spotless.
Though the price and location may seem worth it, please read the fine print and know that Avana will drain you of every penny they can!
