We loved our room and the access to close parking. Location is very close to French quarter and Frenchman street. Our room had a full kitchen and 2 bathrooms. It had been recently renovated so it was clean and modern. Staff were great and helpful with our booking and stay. Amazingly quiet location and we felt very safe during our stay. Unfortunately we did notice the smell of second hand cigarette smoke from an adjoining room. We brought this to the staff's attention, it got better but was still present. Hot water was slow and intermittent, even after following staff's suggestion of running water. I would recommend to others and would stay again when visiting NOLA !

Fantastic Guest house on the edge of the French Quarter. Cannot fault the staff (although I never met anyone,Check in was remote) and the room is great. Good amenities (coffee options in the room were top notch) and a nice balcony too Well priced, and the restaurant downstairs is worth a visit (Indian, not local cuisine)

My friends and I just stayed at the Balcony Guesthouse this past weekend. We enjoyed ourselves very much. You have the perfect location. The perfect balcony. It's in the perfect neighborhood. The only thing I wish would have been better was the cleanliness. When I walked into my room there was a huge dead cockroach on the floor. And it was obvious that the room hadn't been swept. The shower needed a good cleaning and the whole experience of staying there left me with an ick feeling. My friend's sink wouldn't drain and when she looked into it there was a huge giant bug stuck in the drain that was keeping the sink from draining. Just gross. Anyway, it would be a wonderful thing if you could just put a little more energy in keeping the place clean then there is nowhere else I would rather be.

The Chef was first class, clean, continental breakfast fresh every morning I still treat myself to a Balcony Breakfast at home. Clean room every day. Nice Balcony on my room, no smoking, nice view to the street, quiet and a safe walk at night from the action. Owner was very nice to me.

Sadly, our experience at Balcony Guest House was not what we had hoped. Pros: Great location and easy check-in process Cons: Upon arrival, we realized we had been moved to a different room than the one we booked (apparently they reserve the right to do so and is written in their fine print somewhere). I understand that issues can happen with the older buildings, but it would have been nice to know in advance. The room we were moved to was in my opinion, a downgrade. Thankfully, I was able to get through to the manager and she relocated us to a more comparable room (she was helpful and understanding, which i appreciated,l) That being said, there’s not much that could be done about the general state Of the rooms. They are much more dated than they appear in the pictures. Everything is a little grimy, and just feels very, very well used. I don’t mind simple accommodations, but a simple room should still be well cared for. It would be great if the rooms could get some serious TLC and updating. The previous couple days we had been bouncing around with friends at two other air bnbs. I had hoped this two night stay would be a cute and romantic choice, but I ended up feeling like I regretted not just sticking with the air bnb we had found for the same price. I hate to say it, but have to share my experience with other travellers.

My husband and I stayed here in room 7 for a two night get away. We loved that coffee was available in the morning and we enjoyed it in our balcony. We loved the location. We were walking/driving distance to the French Market. We will absolutely stay here again next time we are in town!

A cozy eclectic suite. Pretty clean. Easy walk to French quarter and other must see attractions. If you're wanting the amenities of a hotel, maybe not the place for you. But if you like a quieter neighborhood and privacy...this is the place.

I've spent a week and a half in Room 1 over the past year, first on a road trip and the second time when I returned with my wife. It's pretty incredible that this amazing place basically costs as much as a Motel 6 in certain parts of the country if you book on an off-night. The balcony itself is absolutely beautiful. The Bywater (the neighborhood the Guest House is located in) is chock full of character and, after traveling the US fairly extensively, is pretty much my favorite neighborhood. It seems every house is brilliantly painted and has a lush garden, the street art is excellent, it's safe (one of the rare city districts where you'll regularly see young women walking/biking alone at night), it's quiet, atmospheric, and the food is amazing. A local bartender told me that "bars are like churches" in New Orleans, and it's true: you have three of them within view of the balcony, but they're so quiet! Even on busy nights they are hardly any disturbance. Room 1 specifically appears to be the one to get as you have French doors directly to the balcony and a ton of natural sunlight. I can't speak to the other rooms, but every guest I've met has been happy. The only word of caution I'd share is you can easily lock yourself out on the balcony with no way back in. There is no key to get inside or anything; your only option is to go through the shared balcony entrance, but twice in my time staying here someone has locked that from the inside and I've needed to call for help. Just make sure you check that entrance before you close your own doors and you'll be good. Can't recommend this place enough.

Super quaint and affordable. Excellent location to get to the Quarter and Riverfront. Comfortable bed and roomy bathroom. The common area is warm and comfortable. The room was very clean. Definitely need to exercise caution on the stairs. They are steep and not well lit. Not conducive for schlepping luggage up and down. As a negative: the TV is in an extremely awkward position making anything but standing watching nearly impossible. Also, zero coffee or filters in the room. Again, not a big deal. Plenty of coffee spots nearby. Also, the restaurant downstairs, (Silk Road) is very accommodating and very friendly. We didn't stay to watch TV or drink coffee in our room. The good definitely made our stay enjoyable. I'd recommend staying here to my friends and will come back next year.

Our rom was nice and plenty of room but stairs were brutal. Bar/Restaurant connected to it was best part about it. Nice neighborhood but a pretty good walk to French Quarter. My wife was bitten several times by bedbugs and we were only refunded $59 cleaning fee. They said they had someone look at room and found none. (Of course). Owners said we had to have gotten them somewhere else but we had been no where else but home. To shady for me!

I washed a load of laundry and the dryer wasn't working. I contacted the number given to that was supposed to be the weekend innkeeper. The person said they were the head cook and would pass my message along. The next person to contact me said they were maintenance. They didn't respond for over 3 hrs while my clothes got moldy. I ended up having to take a taxi in the rain to a laundry mat. There was also a dead mouse on a sticky trap in the room. I ended up sleeping on a friends couch. They refunded to refund me or even apologize. Stay away from this place if you want a nice room, nice staff or any amenities.

This place is absolute trash! I reserved a room with a balcony, but when I checked in it was not the room I had reserved. I guess since I was arriving late and they gave me a code to get in they felt they could get away with it. The room was dirty and dingy. The couch had stains from who knows what on it, the wall had mold on it, the room smelled like mildew and the bathroom was gross as well. There was a door in the room that opened up to a utility room and it was a mannequin with Mardi Gras beads draped on it. Can you say creepy?! When I called Kit the next morning he had the nerve to be upset that I called at 7:30am! Isn't this your job sir?! I called him back later to make sure I wouldn't be charged and no surprise he didn't answer the phone nor did he return my call like I asked him to. I had to call my credit card company to dispute the charges.

BAIT AND SWITCH. Room 8 is a little closet of a room advertised as a queen bed and has a full bed. They will try to claim it's a queen but it's a fraudulent listing. Photos and measurement doesn't lie.

If I could give it no stars I would. The pictures on the site look nothing like the real life place. It is so outdated and the back doors don't even close correctly. The "balcony view" is a balcony that shows that they never trim their trees because that is the whole view. We paid for 6 days and didn't even stay one night it was such a mess at that place. The owner did nothing to help remedy the situation. No partial refund or anything. Felt like it was a scam because the place was nothing that was promised. Please spend your money elsewhere.

My first stay was ok. Though the place is dated, it was expected because of the location. The microwave(the first time) did not work and the fridge needed defrosting (this time). Since I booked early and got a cheaper rate, I got a shitty room with a tight staircase. Not the balcony off the bedroom I had before. Guess it doesn't pay to book a year in advance for that kinda place. The stairs we tight and twist, we could barely get ourselves and our luggage up and down the uneven stairs. The guest house send out info when you are near arrival but failed to indicate their protocol for the restaurant downstairs. It was actually the only place we had been to in the city that asked for a negative COVID test or your vaccine card. There were signs posted, but it was up to the owners to enforce or not. Not all who come from out of town know about what your city is doing. It would be great for them to be explicit. Though I didn't enjoy the stay and we left early, I still thought of rebooking with them until I got a f'ed up reply to my suggestion to make a note to the customer. This is what transpiréis. Because of this, I won't stay there again.

I read reviews on this site and others regarding this place before I booked. Some scared me and some were interesting. If you are bougie and want a four stars stay then go find and pay for a four star hotel. Some people rate this place like that is what they think this is. If I wanted a hotel stay I would book it. This place is old and leaks air in the summer and lets in the cold in the winter I am sure. But it is what it is... a charming New Orleans experience. I had I think the smallest room in the place from looking at pictures and it had two french doors and a window. Bathroom was serviceable and adequate. Bed was comfortable. Staff was amazing! Balcony view of the street and passerby's perfect. The steep narrow stairs and creaky floors is so NOLA and I guess people don't like the real thing. This place has a great vibe. It may not be the Ritz, but I was not looking for a cold hotel for my stay. Choose according to your wants. Could barely hear the bar below which was surprising. In my opinion this place is a great price, over a great restaurant/bar, in the Marigny steps to the French Quarter if that is what you want. I actually explored and put my dollars in Marigny shops and bars rather than the FQ which I find a rip off and boring commercialized tourist traps. Fantastic stay and I thank Kit and staff for taking care of me!

I recently stayed here one night and had a great experience. I checked in at the Silk Road restaurant next door, the staff there is very helpful and friendly. I really enjoyed the family feel here...everyone who works here, including the owners were very accommodating and went out of their way to make sure we had a good experience. The room was clean, bed was comfortable, and the common areas of the house were nice as well. I would definitely stay here again! I also ate at their restaurant next door, the Silk Road. It was excellent as well!

Sack makes it all alright and is very Profesional and deals with issues in a very calm way- love it! There was an incident in room but at the end of the day he fixed it for us !! Thanks for accepting my friends Service dog in your location - At first I had mixed emotions but I leave this place with a huge smile thanks to you sir!! Love how safe this place is and location is wonderful Walking distance to everything !!

I made a reservation at Balcony Guest House in Aug. 2021 for Nov. 30th-Dec 3rd thru Booking.com. My first problem was shortly after Hurricane Ida, a charge of 86.00 for the first night appeared on my AMEX in Sept. I contacted the property manager who said this was their policy, though that wasn't stated when booking. I cancelled the reservation in Oct of 2021. I contacted them in Dec. when no credit appeared on my credit card statement. I contacted booking.com in both Dec. 2021 & Jan. 2022. Booking.com. said they would contact the property and if no charge back would make good on the charge. Needless to say, as of March 3, 2022 I haven't received a refund from the property or booking.com who again, couldn't get an answer from the property. I am beyond aggravated and am reporting my experience to the BBB

Im in two minds about our stay here. So stay with me while I list all the facts. We stayed here the build up to Mardi Gras. I have been to NOLA a good few times and thoroughly enjoy my time here. My BF had never been. The price point for the room was honestly great. The only expensive days were the weekend which is natural for a month such as Mardi Gras. Not an issue. Finding the place was great it's pretty central. Neighbourhood was awesome during the day. Emphasis on during the day. The room itself was nice! We liked having balcony access. We did not feel safe at night. The lock on our door leading to the balcony was non existent. If someone wanted to they could have easily broken into our room. It made me sleep very poorly. The shower smelled of mildew and we did consider that maybe it's a thing in the south but there were a lot of flys in the shower. Like a LOT. The AirCon was a little aggravating cause it felt like the room was always too hot or cold. It is a good location but it's aggravating cause even though it's so close to Frenchman and the quarter; under recommendation of friends we would not walk home at night time or after dark after hearing about crime in the area. So a good few ubers. Do not walk home at night here. Finally. And this is more a review of the restaurant which I'm also going to leave separately!! The food was great and drinks were great. But service was not good. Two girls were not hospitable. We as a whole were so surprised with how bad service in New Orleans was. We are partners in bars in New York and Charleston and have worked in the service industry both here and in Ireland for what feels like a lifetime. This is the kicker. One night we ordered a cheese board - regular price but she told us that we could make it a cheese and meat board, awesome we love a good charcuterie board. However she left out that the three pieces of prosciutto she gave us was 20$?!? 20$ for three pieces of prosciutto. Never in my life. We live in Hoboken NJ and actually put the bill on our Hoboken town forum to see if prosciutto should cost that much anywhere rn due to supply chain issues and everyone told us we were being scammed. It's not that we can't afford it - but tell your customers when you're being horrendously up charged. It just seemed she wanted to raise her check. Pity. Just to put this in perspective a 3 cheese board with three pieces of meat was almost $50. There was a great Irish music night! I loved hearing some genuine Irish music down south. Mexican pop up was a huge disappointment. We waited almost 2 hours for food. Three things; chilaquiles, quesadillas and a burrito. We couldn't wait any longer after that. Would have liked to have tried it. On two occasions outside the restaurant a man was asking us for money and food. I felt very insecure cause he watched us walk to where our room is. People like that can easily lurk after guests looking for where a room could be and how to break in. We live in New Jersey and work in New York so we know crime and that whole scenario and the door being so loose and not able to lock it properly plus the neighborhood at night. It wasn't great. Check in was simple as they send you codes but I like to hope that everyone's codes were different. Reading other reviews is quite jarring to think people might have access to anyones room. I don't like leaving reviews like this but I do like giving people all the facts and our personal experiences. Overall it's a reasonable place to stay but please make sure your room is secure. Do not walk here at night time. Make sure you get the prices for everything you order at the restaurant.

It seems others were unhappy with their stay here but I was nothing but pleased. The customs are a little different but what is the point of traveling only to have things be the same for you as they are at home? We were shown to our room and offered clean towels each day of our stay. The house was perfectly clean as were our room and bathroom. It is currently under renovation but even with the construction I still found it incredibly charming and worth the price. The house was private and peaceful with a full kitchen and two sitting rooms for our use. The location is excellent since it's close enough to the French Quarter to walk but far enough away to be quiet. The attached restaurant The Silk Road was pleasant, clean and the servers were very attentive! Breakfast is provided free of charge to guests and is some of the best breakfast I've had in my life! No kidding!

I am truly never one to complain unless absolutely necessary, but this facility really upset me. My husband and I reserved a room here over a year ago, but it's an experience I could not forget. We unfortunately had to arrive to Balcony Guest House after they had closed one night and needed to contact the owner upon arrival because the instructions he had emailed us for entry were very vague. He had provided us with a room number and a pass code to use on the lock of our door, yet we had difficulty finding the room and could not contact the owner via telephone for confirmation. We were exhausted from traveling and decided he must have given us the wrong room number. So we decided to try the code on each door we found, thinking it would simply lead us to open up only our room. WRONG. We were able to open up at least THREE different rooms with the same pass code, leading us into private rooms filled with other people's personal belongings (books, suitcases, clothes, electronics, etc.) We eventually stopped, thinking it must work for all the doors, and tried to call the owner again. We finally got a hold of him, told him about the rooms, and was IRRITATED at US for our discovery, which is what truly upset me and drove me to write this review. He instructed us to go to a different room, which we were able to access, but was unfortunately disgusting. There were very visible stains on the carpet and bed sheets, and the area was incredibly cramped and musky. We decided to leave and message the owner that we would not be staying due to the room discrepancy and uncleanliness. He stated that we would not be able to receive a refund. Understandable. (We had made the reservation through hotels.com, told them of our situation, and gave us a $150 voucher for our next stay). It's a great value and the location and decor were really wonderful, but the lack of security and state of uncleanliness were unacceptable. Possibly the worst customer service I've ever received.

SWMBO found this place and booked it before I had a chance to check it out. My first impression wasn't good. Driving in from the east side of town takes you through 'bad parts' of NOLA. (Also, it was our first visit to NOLA so take that FWIW.) After we got into the actual neighborhood where it's located things improved. It's a very eclectic area. We left things in the bed of the truck and nothing went missing over 2 nights. It's close to major roads so you can get around town if you're driving. Don't even bother trying to walk or drive to the quarter. Uber/Lyft/taxi instead. The B&B is located over the Silk Road restaurant (which we enjoyed). The staff is very friendly and helpful. Great people go a long way. The unit itself is...funky. The decor reflects the restaurant's name. If you had a rich, single Aunt who traveled the world and started a hotel and decorated it with stuff she collected along the way that's what it's like. At least to me. Narrow staircase takes you to the rooms. Creaky, uneven floors as expected of a 180 yr old building. The room was fine overall; dorm fridge, microwave, sink, bistro table/chairs. Comfy bed. The offspring hated the pull out but it is what it is. Only one TV in the room. Decent bathroom, roomy corner shower. Keurig brewer in the main hallway for everyone to enjoy. I'd stay here again.

Want to go to Nola and see the real Nola?!?! This is the place. This place was located just outside the French Quarter. We stayed in a large suite. Had everything we needed. The place was not commercial or extravagant but perfect New Orleans charm. The complimentary breakfast was awesome and fresh. The chef brought it to the table. Down stairs was a bar with classic jazz playing. The sounds of Billy Holiday and Ella Fitzgerald made for perfect ambience in an old world neighborhood. Down the street were a group of bars playing jazz and New Orleans funk music. Also coffee houses and a place that made awesome po boys. This place was away from the tourist area and it is what you see on tv, everyday non-tourist life. I will no longer be staying on the French quarter i will be staying here.

First let me start by saying the location was not a problem. Fantastic location and nice little restaurant. Other people seem to have enjoy their stay here. My family and I on the overhand did not. During our wedding weekend and Mardi Gras stay with our sons the accommodations started out to be promising. Quaint old style place. That's about as far as it went. My wife and I had one room and pour boys stayed in the suite. The meals that was described in our email from Zac did not happen at all. The restaurant service was the poorest I have ever received. Not only were the meals prepared for you with their choice of food, there was no fruit or buffet style service as was paid for. On one morning we sat for ten minutes at a dirty table before my oldest soon finally got up and wiped it clean himself. We had to ask for coffee, water, drinks, and when told the waiter we wanted pancakes, we were told that our food was already being prepared by the chef. He sighed and acted so exasperated that we said ok to this. Food was brought but we had to ask for silverware and refills. One plate want delivered until the others were finished. We did not go back. Our room was cleaned the first day and freak towels placed. The boys room was never cleaned during the four day stay. We booked and paid for a five days but left early due to the service. On the third day we texted Zac about the housekeeping and was assured it would be addressed. We came back to find the bed had been made but no fresh towels were left, only wash clothes. The boys room again had not been touched. I texted Zac and was given the combination for the linen closet to retrieve towels. All that was in the closet were a few hand towels. We used these for the night and informed Zac. The next morning we departed early for parades. When we came back late afternoon we did find towels in our room but still not the boys. At this time we decided to go home early. I personally spoke with Zac about the conditions and the service and that we were leaving early. He asked his restaurant manager to listen to what I had to say. Excuses were given about new staff and if being Mardi Gras. He offered me a rain check for the day. I politely declined and told him I would accept a resins if he wanted to make amends. He advised me he would see what he could do. I also informed him that I had found a window pane broken in our room when we returned. 9 days after our departure I recieved an email claiming the window was broke and a sofa cushion was missing. I replied that we had spoken about the window and offered up our conversation about my complaints again in case he did not recall. I was told that (1) I left of my own accord without notice for unknown reasons (2) the sofa cushion was missing and would I please return it (3) that I was the only guest that complained and if I left a poor review I would be "exaggerating and fabricating" my story. I don't know about you but those remarks are the same as calling me a thief and a liar. Today I came in from work after 3 weeks of being gone and decided to try to call Zac to rectify the missing cushion situation. He was rude and very disrespectful. Told me he remembered me and that I need to bring his cushion back. I explained I had no use for his cushion and had not taken it. He replied but telling me, "I'm gonna get you boy. I'm going to notify the police and your employer. I'm gonna get you nigger." In closing, I will say that we spoke to other guest at the time we stayed and they had not recieved housekeeping either. They were french and Canadian so maybe standards are different where they live and didn't complain. I'm a native to Louisiana and have traveled quite extensively in the US and also to Central and South America. This was the worse treatment I have ever recieved during and most certainly after. No matter the occasion customer service should always be priority. To make excuses, accuse a customer, and badger am individual in such a manner is unacceptable.

simple, clean, and has balcony. no big time frills inside the rooms, but the balcony? makes this a great place, especially during krewe du vieux. breakfast here is wonderful, you can order whatever you want, and the chef will make it. huge breakfast and hot coffee... yum. you can do laundry downstairs if you need, and a great wine selection in the store too. employees are all real nice, and the neighborhood is certainly one of a kind. If your here a few days, you can hit many spots. the bar downstairs closes at ten, so from there, your on the busline too, if you want to hit the quarter. its all walking distance, frenchman is a straight shot. rooms vary in price, and according to festivals, tourism, etc. for $89 you can get a nice clean place, and have peace of mind. during christmas, they close the downstairs between christmas and new years, so keep that in mind when your booking. they have poker, restaurant, wine selection, washers, dryers, and great locals hanging out. even outdoor seating. many europeans stay here, and the wifi, is free. lots of advice from the locals if you ask. local papers to look up things to do, and a variety of coffee shops, gay bars, straight bars, and restaurants to choose from. you can get a cab instantly here, as they hang out up the street. this is an affordable great place to stay.

This is simply a great value. Sure, quarters are a little close but the charm factor is high. There's no daily service but if you need something the attentive and friendly staff is happy to provide it. The a/c and wi-fi worked and the linens seemed new. The balcony is a great place to have coffee (keurig provided) in the morning or to enjoy the life of the Marigny at night. Balcony Guest House is what a truly adventurous traveler should want...the real thing. An authentic base ...then you have to make the effort to explore and enjoy NOLA on its terms.

We were actually in the house next to the Balcony Guest House (run by Balcony Guest House), 2477 Royal Street, a duplex, in which I was sent photos of but we actually stayed in the opposite of where the photos were taken. Good. Location: in Marigny close to Frenchman not too far from Quarter. Interesting locals there and really friendly. House: Was big enough for everyone. Breakfast next door: It was free and pretty good, same thing everyday. Bad: House: Was not very clean, the linens were stained, the front door code was the address (REALLY STUPID) patio out back was full of dead plants, everything dead, front patio dead plants, we were never told the house was 3 stories either. 40 steps to the 3rd floor super steep super narrow. It appears to be 1 from the photos. We had some plumbing issues that were fixed pretty fast. BOTTOM LINE: This is a house that needs TONS of TLC to warrant $1000 a night for any reason. $500 night because it sleeps so many would be more like it. But until it is fixed up not PATCHED up, the price is so wrong. Would I got back? Yes if the price was different. You don't pay $5000 for those accommodations for 5 nights no way no how!

This place was super hyped by my friend so I had high expectations. Note, we came on a Sunday so we did not have Monday breakfast. :( Place is definitely older. We stayed in a larger room that had a living room. It was spacious, but the bathroom and actual bedroom were slightly small. Loved the window behind the bed, and the bed was super comfy. I believe it was a down comforter. Super cute that we had breakfast packed for u since we couldn't get the real deal. It came with yogurt, banana, and a piece of cake. I just think I expected more in terms of accommodations like a hair dryer and hair conditioner, lotion, etc. Nonetheless, in an awesome neighborhood and great place for the price.

I never reviewed this place because I wanted to bury it in my mind. Me and my whole family reserved rooms here about 2 years ago. There were over 20 of us. I'm surprised the reviews on here are as good as they are because they weren't on trip advisor. Any kind of bad review that he got, he responded by being defensive, blaming the customers, even telling one customer he would need therapy after their stay. Totally unprofessional. But seeing some of these good reviews, I'm hoping things have changed for the better. But...after seeing one persons more recent review on here, I see we had much of the same experience. We checked in with the manager of the connecting restaurant. But if you have a problem, he doesn't associate himself with the hotel and tells you to contact the owner, who doesn't answer until you're beyond angry and involve law enforcement. In our case at least. I will admit that I got pretty belligerent about it, but it was because no one wanted to accept responsibility and wanted to ignore us. I called the police dept and asked them to come and ask the manager of the restaurant to get the owner of the hotel there because we did not have a contact number that was being answered and did not have enough money to stay elsewhere until the next day. Expedia couldn't get in touch with him either. The problem was our room. Our room temperature kept going up instead of down when the air was turned on. The "maintenance man" climbed a ladder and but his hand right on the vent and disagreed saying it was working. Hmmmm. But my room was 80 degrees. The other rooms were all in the 70 range. Nothing was done about it until the owner finally came to give us another room (bigger and nicer but away from my family in the main house) about 5 hrs later which caused us to miss my own 40th birthday dinner with my family. What everyone says about the key codes is right. Very unsafe. My best friend had someone open and close her door as she was trying to go to sleep. She ended up staying in a family members room bc she was so scared. Another time, my uncle saw someone go INTO her room while she was gone. Our water wouldn't drain in the shower and there was a disgusting ring of dirt that wouldn't go away due to that. There was no TV in the room. There was construction right outside the window every morning. I spoke to a European couple outside the first morning and discovered they were rented our original room. They stated it was uncomfortably hot and that they had plans to stay somewhere else the rest of the duration, so they dealt with it. Bad customer service. The rooms were nice and clean, and we were comped for one free night, but due to the horrible customer service that ultimately set a tone for me and my family, I cannot give more than a star. I should add that I misplaced my engagement ring, after my fingers started to swell from the heat and constant walking, in a bag (I forgot where I hid it. I hid it due to the sketchiness of the door codes, ultimately hiding it from myself). I was sick to my stomach for months thinking someone came into our room as this seems to be common there, and stole it. I never accused them of that since I had no proof. One day, it fell out of a bag that I hid it in. I was relieved, but it's just a matter of time before that really happens to someone due to their negligence. They should think about that. I do hope things changed for the better and that he is more involved in the customer service rather than relying on that restaurant manager and a cell phone that he didn't answer.

I stayed here for a week when I was performing at Marigny Opera House. Staying at this B&B made my New Orleans experience even more special. I loved the neighborhood; it's walking distance to the French Quarter, and all the popular local spots. The host Zak was wonderful, and he made me feel at home at his B&B. The room was clean and comfortable, and it was furnished beautifully. They offer free made-to-order breakfast, which was out of this world... Rick was an outstanding cook, who was fun and personable, and he made delicious breakfast every morning. I would love to come back here on a vacation, and I highly recommend this place to all my friends!

Pros and cons review: Pros: I stayed in the owners suite which was nice. It had a comfortable bed in a separate room with a living room and small kitchen. No bathtub. The staff was genuine and laid back and I had a nice conversation with the staff upon arrival. The breakfast was cooked to order with a LOT of flavor. I loved the Cajun seasoning. The place had a cozy feel like a home which is nice when traveling. It was also very close (10-20 min walk) to all kinds of fun stuff but just far enough away to be quiet. There is a park walking distance too. Safe area. Free wifi that was decent. Cons: the room was cold as the temp stayed at 68 degrees and could not be adjusted. Getting in was confusing as it looked closed and did not have an office. You have to go into the restaurant Silk Road to check in and basically call out for someone to help. Breakfast was meant to be open at 7:30/8:00 until noon but at 8:45am it was not open like advertised. They said that they were supposed to change the hours to be 9am but that seems late for breakfast especially if you have a flight the next day. New Orleans in general has a laid back vibe and many other places do not have strict opening or closing times so keep that in mind when traveling here. I was supposed to have a tarot reading at another place at 6 but the reader did not come in until 6:30 and this was normal. So, I don't believe it is just this place. The place was generally home type of clean not super immaculate but not gross with no strong odors. However, one of my pillows smelled used but the others seemed fine. No coffee maker in the suite but there is a common area with a kurig machine. Nonetheless, I enjoyed my stay and it's affordable for what you get in return.

When we arrived to our room it wasn't clean, the lady whom showed us our room said she was all alone. The place very tiny. I would not recommend this place to anyone traveling with others. The maid service was lying about things aka about my service dog Chewie that he ran the hallway and he stinks. We have walked him daily and have a pee pee pad down for him to go if need to be. The price for this place is also too high. Please find another place. Haven't tried the breakfast.

i was skeptical at first but once i arrived i knew we made the right decision. don't expect 5-star treatment-place is simple, clean and safe. staff is welcoming (sorta kinda). it's a neighborhood eatery with rooms rolled into one. loved the fact that place had restaurant and store (snacks and alcohol) which made it super convenient for us. place is walking distance to French quarter and also has two bars down the block. if you want to get off the grid and see a real neighborhood check this place out. tip-no maid service. be sure to take your trash out daily and replenish on towels.

Each star represents the two things I liked- the bed and the breakfast. Wasn't crazy about the idea of the airport shuttle not going there. Notified the owner my arrival (he was good in communicating). Checked in at the bar which was odd and walked to my room. Skipped the welcome cocktail because I had a long day. Not sure what time it was but I was awoken by my phone ringing and a knock on my door making sure I was there. Who does this? I checked in downstairs, notified him when I landed. Didn't know I was supposed to do any more. When I woke up, I noticed no iron in the room (the basics) and hair in the shower. Not happy about that. Went downstairs at around 8:45 starving and the restaurant was closed so when I called I was told they open at 10. How many people eat that late? When I went back down, I still had to wait but fortunately the food was good. Renee', the server was pleasant. Didn't care for the area but was glad there was a bus a block away to get me outta there. Glad i only had to endure a night.

We arrived around 2.30 pm.It took them 15 mins. to find our room key.Room was very small,bed was creaking,curtains had holes in them,bathroom had no shampoo.Next day our room was not cleaned at all and no fresh towels.Restaurant staffs were very helpful and nice.I will not stay at that place again. They said free Wi-Fi but it was not working.The owner was very nice.Food was good.

Not the Droids I was looking for... When I travel, I expect a certain level of service. That includes daily housecleaning service. When I stay at a B&B, I expect breakfast at a reasonable time - that means before 9:30 AM. This offered neither. On the plus side, the room was acceptable (I'd give it a B) and the staff made some effort to accomodate (C+). Had the website alerted me to these issues, I'd not have stayed there. If you don't mind them (oh, and note hot breakfast isn't actually available on Sundays, despite what the website said), this is an acceptable, if not awesome place to stay. If you're looking for more, keep looking. Oh, and the drunken frat boys coming in at 4AM didn't help. That said, if that's what you're looking for, this would be a fine place to stay.

Zak and Naz were amazing hosts. We called to check for availability at the Balcony Guest House very last minute when our first accommodation fell through. They were so helpful, and gave us a few beers as chatted about NOLA. They gave us some pointers about the town and walked us up to the room personally, even though we were there well after hours. They checked in on us occasionally and let us use their washer and dryer before we left. We stayed in the third floor suite and loved the balcony. The location was wonderful as well. A close walk to the quarter and we felt very safe. The only criticism is that the WiFi didn't work, but when you're on vacation, WiFi isn't your biggest priority. Would definitely recommend. Be sure to grab a drink and tapas on the 2nd floor of Mimi's, just down the block!

We are staying here a few nights while playing around in NOLA. Very nice B&B and reasonable with a nice balcony. We couldn't ask for more. The room is small but extremely clean and tidy with class. There is a restaurant downstairs with a bar that closes at 10. We were given a complimentary drink as we waited to check in. We would stay here again in our future adventures to NOLA. They do have wifi but it doesn't work well in the rooms. It does work on the balcony and downstairs though. Enjoy!

We checked in on a Wednesday and Checked out on a Friday. We came out on a spontaneous spur of the moment trip to one of our favorite cities to visit. Check in was easy. We checked in at the Silk Road restaurant which is located at the bottom of one of the guest houses . We stayed in the second guest house on the property. Each guest house has several rooms located within the house. The room we had was on the first floor and did not have a balcony view which I did not care about at all. I just wanted a nice comfortable room. The room and the lounge areas of the guest house were very nicely decorated with traditional New Orleans style decor. To get access to our room and to enter the guesthouse, there was a pin pad rather than a card key to get access. I did not mind that either. The bed was very comfortable the shower was very nice and spacious, and there was a mini fridge to keep beverages nice and cold. It is located in a residential neighborhood so the streets are kind of narrow but we never had a problem finding somewhere to park in the street. The neighborhood seemed like a decent neighborhood. I felt safe walking through that neighborhood at night. There are plenty of coffee shops and little bars and restaurants also located walking distance from the guest house. About 5 blocks away there's Frenchman street where the music and food is on point. I really enjoyed my stay here. We had a ton of privacy and will definetly come back to this location and neighborhood. Larry

I stayed here in January and was very happy. My room was very clean and the people who work here were so friendly and accommodating. Breakfast was included and it was one of the best breakfasts that I have ever had! Parking was on the street and I was always able to find a spot within a block. I have stayed in the Garden and Warehouse districts which were very nice but you really feel the New Orleans vibe at The Balcony Guest House.

After a phenomenal experience in 2011, it was a no-brainer to go back on a subsequent vacation. We wever pretty excited to come back as well! In fact, we suggested to family to stay there as well. However.... Well, however. We rented the Honeymoon Suite; we had 4 people. The Suite is up a second flight of narrow stairs. There is a couch that pulls out into a bed in the landing and a door that separates the landing from the bedroom area. Through the door, there is another couch, a bed, a small table and a couple of chairs, a small kitchen nook with a sink, microwave and fridge. Inside the bathroom is a whirlpool tub, toilet and pedestal sink. The sofa sleeper was moderately comfortable, and the bed was very comfortable. There is a tv above the bed and a small closet. Very small area, but quaint, and comfy. Our flight arrived in New Orleans after 10pm and by the time we got the Guesthouse, it was nearly 11:30pm. Knowing there probably wouldn't be anyone to assist us for a late check-in, we had made arrangements to "settle up" in the morning and they had left us the lock code. Then the nightmare began. Upon getting settled, we discovered NO BEDDING for the sofa sleeper. None. So, we called, and texted...to no avail. Finally after a few responses, they offered, after 12:30pm to coming all the way back into town to get us bedding. We declined - we had been traveling for more than 16 hours, and waiting up longer was just not an option. But it should have never been in the first place. So, two of our party slept, on the sofa bed, with no sheets, blankets or pillows. There wasn't any extra to pull from the other bed, so we just went without. Bed and Breakfast that serves a "gourmet breakfast" at 10am was not acceptable. We were on vacation, and were up and ready to go exploring by 7am. So we also were not able to get breakfast. 10 am is way too late in my opinion. We returned after a long and tiring day on the city around 4 where we met up with a very apologetic owner and brow beaten housekeeper. I understand that people make mistakes. However, they still had not gone to the room and done anything...all of our wet towels were on the floor. And I did NOT want to use them again. I wondered if I had missed something in the fine print - no room/maid service? I had to go downstairs and ask for bedding for the second bed. They produced, for me, a set of sheets, directly from the department store - out of the package, not laundered. Someone had been in our room - although nothing had been cleaned - they had left "crackers" in the bathroom. Also, in the small kitchen area, there were dishes there. The fork had food on it. Gross. The owner didn't offer anything but a bottle of wine or champagne (we don't drink wine or champagne) - I did not create any issues or make any requests. I should have, but didn't. It was a long planned and saved for vacation, and I wasn't going to start it out any worse than it had already been. I would have expected him to make things right on his own prowess, but again, I expected to much. I was charged full price for both nights, and I guarantee I will never go back here again. I understand they are new owners, and are trying to make a go of their new adventure, but in my opinion, and I do travel substantially, this property is an epic fail. No more burning ring of fire for me. Stay elsewhere.

My girlfriend and I stayed here for 3 nights in December in a room that was simple, but very nice. Hardwood floors, comfortable high bed - we even got a chiffarobe in our room for the true southern experience. The restaurant on the first floor is fantastic - excellent (but non fancy) southern style food. The sausage po'boy was one of the tastiest sandwiches I've ever had. And the (free) breakfast they offer is no joke either- but avoid the mango omelet if you can. Don't expect fancy cocktails either. From what I can tell, this inn is located in an authentic artist neighborhood which is very quiet-- far enough from the mayhem of the French Qtr, but close enough to walk there in ~ 15 min. Also, there are several hidden bars and hipster coffee shops near the inn, if that's your scene. People on the streets are very friendly and the neighborhood is safe, but use your common sense because this is not a tourist area. For jazz fans, this place is ideal - walk ~5 minutes west of the inn to Frenchman St. which is (maybe) the epicenter of the New Orleans Local jazz scene- leave the french quarter for the tourists. If you have a car, you can find parking easily on the streets. If you don't, you can still walk to where the action is.

Perfect for all I had hoped for in a French Quarter B & B! Zak and the staff were deligjtful. Zak is a warm, personable and charming host. Great restaurant/bar on the premises--Got the full treatment on the morning breakfast. Room 1 has a balcony--as promised! It's a old style building--no surprise there in the FQ--impeccably renovated and decorated with whimsical and intriguing artistic flair. Bring ear plugs if you are a light sleeper due to bar down the street--again, it is the FQ! The location is out of the very center, so seemed quieter than most. Easy walk to get to great music, food and fun! Teachers, you will want to ask Zak for some of his fascinating trivia...

It was VERY DISAPPOINTING! The room was dirty, and poorly equipped (had only wine glasses, no flatware [no spoons for coffee, no forks, no knives] no plates, or cups or anything!) The TV was very snowy and went out entirely after the first night and the management said that it was the cable company's fault. WRONG! We were able to check out another room and their TV worked great! I brought this issue up with the owner who had NOT ONCE greeted us around the inn like when we were getting breakfast, everyone else was friendly but the owner, Zak, ignored us to the point of being rude. When I brought up the issue of the TV, the lack of utensils, and the condition of the room he got angry and told me that I was a "terrible guest" and that he was going to report me to Hotels.com. Now I have been a customer of Hotels.com for at least 4 or 5 years and have never had any problems, after hundreds of bookings, with an owner that was so rude and inconsiderate of his customers. I cannot emphasis it enough DO NOT STAY HERE; ABSOLUTELY HORRENDOUS EXPERIENCE. Having said that the chef, Ganish, and the waiter/housekeeper Dan were both wonderful and truly bright spots in an otherwise horrible stay. This is my FIRST negative review after staying hundreds of nights in hotels through Hotels.com, in fact in Jan. we stay over twenty(20) nights in Hotels from Hotels.com HORRIBLE STAY! Another issue is that instead using room keys they had locks that required a punch code, this is a terrible idea! They do not change the codes to either the outside door or the individual rooms! The outside code is reverse of the street address number (3842), any thief with any brains could easily figure that out! And the room codes were even worse! We were in room 5 and our code was 0505 so out of curiosity we checked other rooms and sure enough they used the same code pattern room 6 was 0606 or room 4 0404 (we asked the people going in and they were shocked by this too!) So we had to lock up much of our personal belongings as we felt very unsafe due to this glaring oversight! All-In-All a very lousy experience especially since it was my wife's first time to New Orleans. New Orleans was wonderful but never again at the Balcony Guest House! I mentioned to the owner, Zak, that I did not feel that we got what we paid for (TV that worked, properly equipped room, etc.) and would like to get some money back. He vehemently refused saying that I had already gotten a discount using Hotels.com and he had "given" me a "free breakfast" which is not true, it was part of the deal. VERY POOR CUSTOMER SERVICE AND RELATIONS.

We very much enjoyed our stay at the Balcony Guest House. We arrived around 1:30 and decided to eat lunch in the attached restaurant before checking in, the food was fantastic and we were able to check in early. The room was very nice, we both loved the New Orleans home vibe. This was our second stay in NOLA and I would chose this over a hotel any day. Room was clean, bathroom was decent sized. We were in guestroom #9 which has a kitchen area, nice touch but we never used it because I didn't come to New Orleans to cook dinner. Wi-Fi was iffy but that hardly mattered to us. Breakfast was cereal, muffins, yogurt and granola bars... In my opinion, they could offer something a little better. The only thing that really bothered me was the lack of balcony that our room had, there was an enclosed, back patio, but I was really looking forward to a balcony, in the description of the room I booked, there was no mention of there not being a balcony so next time I will make sure I have a room with one. Location was perfect for us, a 20 minute walk to the French Quarter and a 10 minute walk to Frenchmen St. All in all, I would definitely stay here again.

The short: I wouldn't call this a bed and breakfast, yelp! Felt more like a boarding house. So just be warned, you're not getting a great deal on a b&b, you're about to stay in a place that feels more like a private room in a hostel. I had an exhaustive list of criticisms, which I just deleted from this review, because I realized I shouldn't rate it with b&b expectations, because it's not one. I felt like this place fits the spirit of the neighborhood quite well, which is a plus, and I don't want to criticize the owners because they also run a restaurant below and that takes a lot of hard work... We liked the hood, kinda run down n quirky, but the main problem I had was the absurdly creaky bed in room 2. When in Nola, you must have good sleep. Other places, who cares, but vacationing here, drinking a lot, staying out late, it's super necessary. We constantly woke up all night just from the noise from normal sleep movements, then woke our neighbors up in the morning, which is an awkward start to a day which also started with poor sleep. Also if you're doing just one night I would not make that night a Sunday. Their restaurant is closed, so that welcome cocktail and friendly welcome other reviewers got was not there for us.

Great place to stay, central location for walking, catching trolley car, etc. We parked the car, didn't need it. Rooms are spare, but not wanting. Breakfast (included) is very good, restaurant and bar as well. All staff were helpful. Made our first visit to NOLA!

I love the atmosphere of this place. It's a renovated house with key pads for door locks which I really like. The owner is extremely polite and welcoming and even offer a free cocktail at the bar downstairs. There's a Keurig in the hall for guest convenience but they do a small breakfast buffet in the Silk Road restaurant. The breakfast is a small step up from standard hotel breakfasts. There's biscuits and gravy, home fries or hash browns, bacon, and eggs with cheese that are seasoned pretty well. They have coffee and water for beverage choices. The bed was decent, linens might need to be donated, they were white but a bit dingy from several washings. The bathroom was smaller than I thought it would be but served me just fine for two days. There was a little armoire for me to store my belongings and a chair. There also a refrigerator and microwave which were handy. There's a tv with what appeared to be basic cable; I just used it as background noise. I had trouble with the WiFi but it could have been use error. The reason I'm giving this place three stars is that you can hear everything that happens in the hallway. Entire conversations, every door that openness and closes and every footstep that goes by. The price was fair considering I started on the off weekend between two major festivals in New Orleans. If I'm in a pinch I'll stay here again because it's convenient and the people are nice.
