"If you find yourself in Little Saigon and want a quick, sub-$15 lunch that’s not a bowl of pho, BB Tea House is a reliable choice. Try the BB House Special bánh mì, which layers homemade pate, pork roll, and steamed pork with crisp veggies and a slathering of mayo on a baguette, and a milk tea (they have over 30 options on the menu). Among the numerous establishments in Philly offering boba and similar mixed drinks, BB TEE HOUSE is notable for its signature egg foam coffee, a drink I haven't found elsewhere. The availability of Vietnamese food items and snacks is also nice. I find myself inclined to return frequently, primarily for this signature coffee. However, at $7.50, I feel I'm not getting my money's worth due to the preparation. The cup is often filled extensively with crushed ice, while the actual coffee is only about a quarter of the volume, which doesn't entirely permeate the ice before the egg foam is added. For this reason I have to take 1 star off until the next time I return and there's less ice and more coffee and foam! On the other hand, I have enjoyed other beverages from BB TEE HOUSE, and the service has consistently been prompt.

Drinks: Sugar Cane Juice Comments: We got the sugar cane original and with kumquat. The one with kumquat was very delicious. Very good price especially for sugar cane. Overall it was good sugar cane, will be back to get more!

The food here is authentic Vietnamese staples. The banh mi’s are delicious! You can never go wrong. The bread is super crispy on the outside and soft on the inside. Even though the bread is crispy, it does not cut your mouth at all! Every drink I’ve had here is amazing! Definitely my favorite spot to get Viet coffees! Reminds me of Vietnam. I also get other things here too like flan, cha lua, Nem, and other items. You cannot go wrong! The staff are very respectful, nice, and accommodating.

This place is so great! Try the egg foam coffee, you won't regret it! It has a custard sort of flavor and it's so creamy. They have a wide variety of teas, coffees, drinks, snacks, and sandwiches here too.

Owner was lovely about helping my sweetie find a gf/df hot tea & snack option. The lemongrass tea was sweet, floral, really delicious, as was the cashew candy-cookie with cassava wafers. Nice surprise all around, thank you!

can be quite picky when it comes to drinks 😄 but today I was truly impressed! Both TAM and PHU 👍team members were incredibly sweet, friendly, and really attentive to what I needed. I was super thirsty and had no idea what to order, but they helped me pick and mix the perfect drink not only delicious but also healthy, just the way I like it! Their service was kind, thoughtful, and made me feel very welcomed. Thank you so much to both PHU, TAM so much 🙏❤️for creating such a small yet memorable experience. I’ll definitely be back and will recommend this place 👍

This is a really cute new shop. I love the aesthetic of the interior and all the desserts and extras they sell inside. The staff is also very friendly. I appreciate that they have combo deals and that their prices are lower compared to the ever rising price of banh mi these days. I always want to support Vietnamese small businesses but my issue with the banh mi was that the house special only contained a thin slice of cha lua and no thit nguoi. I would expect the house special sandwich to be loaded but it was mostly bread and some veggies so I was disappointed. I would come back to try the teas but the banh mi was unfortunately not really worth the money for me.

Cute Vietnamese bubble tea shop. The drinks are delicious and I love that they have so much extra stuff from Vietnamese snacks to Vietnamese fried pastries to premade Vietnamese cold drinks/snacks. The staff were very kind and welcoming. They had a lot of extra stuff for the lunar new year. Their drinks were delicious and pretty standard. But what stood out was their fridge of drinks and snacks, which had a lot of red bean/mung bean/coconut treats and drinks. Would definitely recommend coming as a one stop for everything for some Vietnamese snacks/treats, lunar new year gifts, and bubble tea.

BB Tee House is a cute store that sells Vietnamese drinks, snacks, and food. They have banh mi, boba, pastries, and more. The interior is has a lot of Vietnamese decorations, so it gives a traditional yet modern type of feel inside. The service was fairly quick as well. I ordered the Ube Milk Tea. It tasted pretty good; a nice mix of milk, tea, and ube. I could really taste the tea in the aftertaste, but it paired well with the sweetness of the ube and milk. I will say that the Ube Milk Tea was more like a slush than a tea, but I did not mind.

New tea spot in a busy Vietnamese shopping plaza! They have a big selection of fruit teas, milk teas, smoothies, banh mi sandwiches, and other snacks. I was recommended the citrus lemongrass tea by the staff as I wanted something fruity. It's very refreshing and not too sweet. The decor inside is very cute and festive with all the lunar new year stuff. They have some board games like vietnamese bingo and chess so it's a good hangout spot! I will try their banh mi text time. The person sitting next to me ordered a second banh mi after eating the first one because he said it was so good!

Highly recommend. I went around 8am on a Friday and there was a ton of parking- I'm sure if you go later the parking can be more challenging since this will plaza is usually very busy. The place was very clean, the staff was friendly & the food was tasty- I ordered a Vietnamese coffee, banh mi house special, bao bun to-go and sticky rice with assorted meats to-go. I will def be back.

I love this place. It is similar to Ba Le on 6th and Washington Ave, but more relaxed and hip. It has all of the classic Vietnamese foods, snacks, and drinks. There is a seating area and bathroom. The decor is very pretty, especially around Tet. The service was quick and friendly. I am so glad they have salted Vietnamese iced coffee. Sooo good. I will come back to try everything.

Found this "diamond in the rough" Vietnamese banh mi place in South Philly. It is located in a Vietnamese shopping plaza a few blocks from Geno's. Parking is free but can be hard to find on weekends. Be patient. Inside is bright and clean. They have the buy 5 get 1 free sandwich special!!! I thought most places did away with this offer. Well, we got 6 sandwiches (5 +1 free) lol. The bread were French baguettes and not the lighter fluffier Vietnamese baguette version. The sandwiches were stuffed with the usual meats, pate, pickled carrots, sliced cucumbers, cilantro, and jalapeño peppers. They were delicious and filling. They also had coffee, bobba drinks, exotic juices like sugar cane juice, and various Vietnamese snacks/desserts. I did get the Vietnamese iced coffee, which hit the spot. If you're tired of the usual boring cheesesteak, grab a couple of banh mi sandwiches from this place. You won't be sorry.

A classic boba tea spot with several banh mi options. I ended up ordering a lychee green tea while my friend ordered a white Vietnamese coffee, both of which were so delicious and refreshing. We were able to get our drinks very quickly and there is also a small seating area if you wanted to sip and catch up with friends. I don't think you can go wrong with BB Tee House- definitely check it out if you're in the area!

Viet sandwiches are good here. We got a traditional Viet cold cut sandwich and chicken sandwich. I feel like they skimped out on the filling but the overall taste was good. They do not have AC in the restaurant and it's burning hot inside. But the workers are nice and they have toys for kids to play in the seating inside like uno and Jenga

Somehow came across BB Tea House ads on Facebook. I do love Vietnamese cuisine, u know is a must go for me. I went when they have their first soft opening weekend. But when I came, it was late in the day so most items were sold out. But I was able try a few items. I love the Brulee Creme Milk Tea, Dragonfruit Tea and Grilled Pork Banh Mi. My daughter loved the Brulee Creme Milk Tea and Strawberry Mochi Donuts. Hubby loved the Taro Milk and the cakes on the counter. We finally found a place that we all can enjoy together. Came back and attend their Grand Opening on December 2. First 50 gets free drink. Nothing sounds better than FREE lol. With that being said, my family and friends made the first 50 lol. Then we play games and our kids won BB Tea House keychains, yay! Definitely coming back!!

This newly opened tea house isn't not only selling tea. The have banh mi, mochi donuts, summer rolls, panettone, and some Vietnamese food. The store is clean with some seats at the front. Friendly staff. They gave cassava dessert that at a glance looked like sour patch. It was covered is shredded coconut with some chopped peanuts. Very good.

Overall, it is 3.5 stars, but Yelp doesn't do half stars, so rounding up to 4. Came in and got some banh mi's (#1 BB house specials) buy 5 get 1 free. Banh mi was slightly smaller than other places, flavor was good...they said bread is baked in store, i do wish they gave more pickled veggies and cucumber as the ones we got in the sandwich was sliced super thin. Service was good, so I will be back to try out their drinks.

It is located in a vienamese strip mall with parking lot,not too far from Italian market. the tea house is very clean and nicely decorated with small sitting area. my husband ordered egg foam coffee, bitter with egg yoke flavor, very interesting and taste good. i ordered dragonfruit tea. they used real fruit and black pearl is soft and chewy. i love it, most place use too much sugar, their drink is perfect, not too sweet.

Quick stop here after a visit to the grocery store pre-Qingming / Easter weekend. Got the Bahn Mi (#1) and Fruit tea combo for $10 Tues- Fri deal (maybe limited time, check the rotating digital display). Like others have noted, the bahn mi isn't the largest but it's quality. I asked what their most popular fruit tea flavor was and the guy behind the counter said citrus lemongrass, and for good reason, it's delicious with herbal jelly.

This is a tasty new boba shop that recently opened up in the Vietnamese market area. There is a pretty standard selection of bubble tea flavors, and I tried the taro milk with low sugar which was delicious. You get one topping free, and I got the black pearls which are smaller and softer than typical ones. The medium was $6.50, which is on the pricier side. The drinks are not as complex but taste just as good as the Gong Cha drinks next door. I also love that the shop sells Vietnamese snacks and frozen foods as well. There is a cute, spacious interior and friendly service.

Inside of the shop was very clean and welcoming. A small seating area by the entrance is there to enjoy your drink/snacks. Staff was very friendly and quick to make my order. Drink was not exactly what I expected for "brûlée" but ultimately still tasted delicious. They have a bunch of take home snacks in the fridge/freezer as well as ready to eat containers of food. I'll definitely return another day to try some of their sugar cane drinks.

I was excited to try the salted coffee but it's not very good. The cream did not complement the coffee, it was bland. Coffee was ok not too sweet. I also got their steamed pork hoagie and it was disappointing. The hoagie was bland & there were only three super thin slices of meat. Not worth the $8. Don't think I'll be going back here for foods or drinks.

The best sugarcane drink in the city (and I have tried a lot). Make sure you get the one with kumquat. Delicious! Banh mi is among the best ones in the city too (and I have also tried a lot). I think they recently perfected their baguette recipe, and the new recipe is very delicious! Crunchy on the outside and soft and moist on the inside. Filling is delicious too. My problem with the banh mi in Philly is that they always feel dry, especially if you're the no-butter gal like me. But the banh mi here is not. Each bite is flavorful and juicy from the meats and whatever sauce they use (and not soaking wet from the pickled radish like some other places). Much better banh mi than even Ba le. The desserts and snacks are tasty and very authentic. Our favorites are "che dua dam hai phong" and "banh trang tron" Other drinks are hit or miss for me. Tried the olong milk tea and was not impressed. Well, but my tea standard is high and none of the chain in the city has impressed me recently. Though, my friend really enjoyed the egg coffee.

Have had 3 banh mi's here. The #1 was fantastic. Second time I came, I ordered the #3 and #5. Both were very dissapointing, not that filled with meat. The thit nuong tasted like it came out of the fridge and did not look or taste like it was grilled at all. Both times, the wait were oddly long too (around 10-15 min with no other customers), especially considering no components of the banh mi were warm or hot.
