Prep Kitchen Resets With Fourth Location in San Marcos | Eater San Diego

"At the San Marcos location of Prep Kitchen — the brand’s fourth branch and the first to open since IAM Hospitality Group purchased the concept four months ago — it replaces Stella Public House in Block C at North City and joins Urge Gastropub & Common House and Grit Coffee. Definitely recommend these apartments! It’s a great apartment complex with tons of amenities that are offered. One thing I can say is the maintenance staff is ALWAYS on top of work orders. Alexander is one of the guys who frequently has repaired any maintenance issues I have had. He’s super nice and very thorough with all of his work. He always gets the work done quickly and efficiently. So, thank you Alexander for all your hard work!

It’s always been a dream of mine to live her as funny as that sounds and it’s been a great experience overall. The teams that they have here are on top of everything, especially maintenance. As much as I want to give 4 stars for the AI assistant (bc when I first was trying to get a place here it made it really complicated), I gave a 5 bc the experience has been great and to my expectations. The maintenance team, specifically, Alexander who recently did my door and made sure the seal was good, was very nice, respectful and fulfilled his duties in a timely manner while also making sure that I was happy with everything else.

I was having an issue with my washer/dryer and Alexander and Rolex came and fixed the issue quickly and even gave me some advice and tips on the washer/dryer. Alexander is a very knowledgeable person. Also a few day prior I saw Rolex repainting a unit on my floor and he did the whole thing in about 2 hours and it look brand new. It was very impressive.

I wouldn’t recommend the apartment building overall—it was poorly managed, maintenance issues were constant, and communication with the office was frustrating at best. But I have to give major credit to Alex, the maintenance tech. He was the one bright spot during my time there. No matter how many things were breaking down, Alex showed up quickly, did quality work, and was always polite, respectful, and genuinely helpful. He clearly takes pride in his work—even when he’s doing it for a place that doesn’t make his job easy. If every property had someone like Alex, tenants would be a lot happier. He deserves recognition, even if the building doesn’t.

Alexander is the best maintenance guy I’ve ever had! Every time I put in a request, he shows up right away and takes care of the problem quickly. He’s very thorough and always explains what’s going on, what caused it, and what’s best to do moving forward.’ He is also super friendly and easy to talk to. Even if you accidentally break something, like a dishwasher, he never judges, he just fixes it and gives helpful advice. It’s such a relief knowing he’s the one coming to help because he makes the whole process stress-free!

We had an issue with our refrigerator drawer and we think the previous resident tried to gorilla glue the drawer back after breaking it and we contacted maintenance. Alexander was very prompt in his response and was able to resolve the issue same day! He was super nice, very happy to help us out, and a great conversationalist! I hate to give such a low review, but I have to because of a safety and privacy concern. For some reason, Block C does not put locks on bedroom doors or give their tenants bedroom keys. Why is this? The only key they give tenants is a mail key, not a bedroom key. Anyone who can fit the back of their key into the line in the small circle of each bedroom door handle is able to enter someone else's room.

i would leave zero stars but its not a option. ***avoid this place at all costs*** **read the reviews** this place sucks and they illegally keep you depost and "holding fee" i simply applied and when doing so they make you also give a $300 "holding fee". i asked before hand making sure that it does not mean it locks me into anything and 2 different people told me no. then when asked for my "holding fee" another retard made a bunch of excuses as to why they are not refunding my money. yes they will be giving my money back. they illegally operate, just read the reviews. i hope i'm that start to getting this place shut down.

AVOID! Block C Apartments in San Marcos is a complete disaster. I'm convinced the only positive reviews are either fake or written by the staff themselves. My husband and I have endured a nightmare dealing with this place since January. The communication is non-existent, and good luck trying to get anyone on the phone for help. We have made appointments only to either have them cancelled or we show up, they do not have us in their system, OR have fun waiting 30/40 mins. It's wild! Despite multiple attempts to reach out, including calls, emails, and filling out contact forms, we've been completely ignored. Maggie, the owner/manager, will probably respond to this review with the same empty promises, but don't be fooled. Please stop Maggie! I swear it is an automated bot replying to negative reviews. Try calling them right now--I guarantee they won't answer. Save yourself the headache and avoid this place at all costs. -current construction (ETA COMPLETION DATE BY TURNER: 2025/2026): very noisy, loud, dusty. -impossible to get in touch with someone -their ESA process is ridiculous, I have never felt more overwhelmed by their protocol -elevators are constantly broken according to residents -busy area -pricing changes dramatically constantly -college kids / party atmosphere -additional parking spots cost an arm and a leg ($100+) -lack of communication from the leasing office -no one answers their phone or returns calls -no dog park, dog run but its not maintenance, overgrown and small -community clubhouse room can be rented for a fee -pool is TINY -jacuzzi is a JOKE -staff is unprofessional -we've lost $200 on application fees and had to fight for a refund I have only worked, dealt and spoken with: ERICA & NIKKI. All 1/5 stars for professionalism & genuine respect. Shocking these two are in a management or upper position. Albany was the only nice one who had proper etiquette. We will not recommend or give this place a chance!

I lived here for almost three years and couldn't wait to leave. If you value peace and quiet, this is not the place. I was on the side facing Draft Republic and a warehouse -- and it was noisy almost 24/7. Trucks delivering to the warehouse would honk their horns in the middle of the night, waking up my entire apartment. The noise wasn't just typical apartment living sounds -- it was heavy-duty construction, loud industrial activity, and a loud crowd from the restaurant next door. Sleep was nearly impossible. As well as relaxation, when I went to the pool all I could hear was a loud jack hammer type sound being used on the two new buildings across the street. Everywhere I went there was noise. The roads around the building are often randomly closed, so driving in and out is unpredictable. There were also frequent water shutoffs -- usually during weekday mornings when people are trying to get ready for work. The leasing office was one of the most frustrating parts of living here. They were often closed randomly for lunch during regular business hours, hard to reach by phone or email, and communication was terrible. I understand being closed at lunch time but every single time I went down there no matter the time they were closed. I never received building-wide emails despite asking them multiple times to fix it -- so I was left out of notices about water shutoffs, alarm testing, and other important things. My roommate got the emails, I never did. The fire alarms are a nightmare. Even using the microwave would set them off inside the unit, and the building-wide alarm would go off often, with no heads-up or explanation. Not great when you have pets or a job that requires sleep. Parking for guests is another problem. There's no street parking nearby, and the guest lot charges after two hours. Guests can't park overnight without a pass, but getting that pass is only possible when the office is open -- which, again, is rare. My guests were forced to leave early or risk getting ticketed. The ButterflyMX app that's supposed to let guests and deliveries in almost never worked. We constantly had to go downstairs to get food, mail, or let people in ourselves. The gym is also a letdown. Machines were frequently out of order and sometimes stayed broken for weeks and there are only a couple of machines in general so it was hard to want to go workout there. It's just frustrating paying so much for rent when other complexes have bigger gyms, a decent sized pool, and normal sized hot tub. When I tried to do a lease takeover, I started the process a full month in advance and still ran into delays, inconsistent updates, and a lot of back-and-forth. They made my tenants verify income twice, asked for personal docs like mortgages, and even contacted one of their jobs directly -- totally invasive and inappropriate. I also found it interesting how my (white) roommates and I had an easier time moving in than my new tenants who are both people of color, despite similar or lower income.....When I started to really demand an update on the process one of the employees sent me screenshots of emails from times they were waiting on us to respond which was extremely immature. I sent screenshots back to highlight how I typically waited between 5-8 days for a response. They did not complete the takeover in time which overlapped with my new lease and my new tenants had to wait to move in because they didn't give us a time frame of when it would be done so my new tenants were basically homeless until it was completed. So don't count on them to get anything done on time or in accordance with your new lease. Even if you found perfectly eligible new tenants ready to takeover. The process was longer and harder than it was for me to find a new apartment and sign the new lease. Rediculous!! That said, I do want to give credit where it's due: the maintenance and cleaning teams were amazing. Any time I put in a request, maintenance responded quickly and always got the job done. The common areas were consistently clean thanks to the hard-working staff. They were one of the few bright spots during my time here. Overall, the constant noise, poor management communication, and overly complicated guest and leasing policies made it a stressful place to live. I wouldn't recommend it unless those issues are seriously addressed.

Read the reviews! There is literally a class action lawsuit against this nefarious company that I just submitted paperwork for. I lived there 2022-2023. While it's true, maintenance moves quick (why so many constant maintenance issues though??), they are illegally withholding security deposits and overcharging sans communication. The day we moved in the leasing office was closed and we never received a key to the apartment but luckily we ran into Alexander the maintenence technician who helped us download the app that controls the door!! Other than that mix up we've had a good time living here so far.

Avoid Block C From start to finish, the management has proven to be incredibly unprofessional and unhelpful. The leasing managers are rude and dismissive, making even the simplest inquiries feel like a major hassle. For example, my kitchen sink stopped draining and it took them a week to even look at it -- didn't give me any time they would be able to or any advice. When maintenance did show up with no warning, they were extremely rude and didn't even knock. The common areas are infested with bugs, the hallways frequently flood, elevators frequently out of order, and constnat fire alarms with no explanation from management, creating unpleasant living environment. The real kicker, though, has been dealing with MG Properties. They not only kept my deposit but also tacked on additional fees. I asked for an initial inspection before move out, that was never provided and they only sent price lists for services not actual invoices that are required. They go to great lengths to say every minor damage is your fault and despite multiple attempts to contact them for clarification, they have been unresponsive and unhelpful. To add insult to injury, they've threatened to send me to collections. They will even charge a random 60-day kickback on utilities that was never mentioned before and is no where in the lease. Make sure you read up on your rights as a tenant before moving in. It's easier to get someone to take over your lease than deal with this, which is a blatant violation of California state civil code. If you're considering moving in here, be warned: they will try to take your deposit and then some, turning the entire rental experience into a complete hell. Save yourself the stress and avoid this place at all costs.

I accidentally locked myself outside of my room a few days ago. When one of the resident advisors (RAs) came to my apartment, she showed me a trick to unlock it. She told me to use the back of my key to unlock the door. Not only are my roommates able to enter my bedroom when it's locked, but they're also able to enter the bathroom when it's locked. Now I'm really worried because I don't know if my roommates are going to use the back of their keys to enter my bedroom and bathroom. What if one of my roommates accidentally locks themself out of their room and an RA shows them the same trick they showed me? Then, that roommate could just enter my bedroom or bathroom. When I talked to housing staff about this, they just told me to tell my roommates not to enter my bedroom or bathroom. This is a serious safety and privacy issue. How do I know whether or not my roommates are just going to enter my bedroom or bathroom whenever? I talked to a Block C office staff member about this, and she told me to talk to CSUSM Housing. When I talked to one of the supervisors at CSUSM Housing, she told me to talk to Block C about this. The fact that no one knows how to resolve this is even more concerning.

Sorry to say my leaving experience was not anything like my arrival. Significant staff change over in the leasing office. Record keeping appears to be abysmal. I have submitted detailed insurance documentation proving that I have the coverage required and was still charged for not having insurance. Previous staff had received and accepted proof of insurance but had not issued the credits

Since they did comment about contacting me I would also like to add how they refuse to answer phones and if you have a job good luck trying to reach back out when they only contact you during work. I contacted the management and they only sent the leasing office to contact me when I was trying to speak to someone higher in regards of the situation. After I pulled my application I tried calling numerous times after they attempted to call me DURING work and got put on voicemail numerous times. You know it's bad when you spent 3+ hours calling back to back just to be put on voicemail every single time and not getting a response back for days even when a voicemail is left. It's been since December and I'm still trying to get the money they stole back.

ABSOULTELY FRAUDS I should've read all the reviews prior to the application process. Potential Renters beware that there is a 72 hour time clock that starts the minute you apply. So, while Block C is doing the review of your application and verifying previews rental history and income requirements the 72 hour process is ticking. We lost 350.00 application/deposit fee because we did not complete the process within 72 hours. Emails going back and forth, a weekend in between. It just doesn't sit well during these difficult times of securing housing that they are "stealing"/"robbing" from hard working individuals trying secure housing. I'm sure they receive Bonus's off all the people they cheat.

There's obviously a reason why there are so many negative reviews. We've showed up to the leasing office twice and both times it's been empty. The third time someone's finally there so we scheduled for an apartment tour which is for a week later. Come the day of the tour, apparently no one wrote our name down for the date and time they gave us the week prior. It's showing how unorganized this establishment is. If this is how new, prospect customers are treated, imagine how it'll be once you've signed the lease and you're stuck there? No thank you! Look else where.

If I could leave zero stars I would. I would like to preface this by saying that Myself and my two roommates are all students at the university and that any other students looking to lease here should not even consider it. There were many issues with the management team and Block C overall. Firstly, the prices of the apartments are outrages and are the highest priced in the area and you do not get your moneys worth living here. With these unreasonable prices you would think that you wouldn't have any frustrations but there were plenty. Any package that you ordered would go "missing" because there was not an organized mail system for anything bigger than letters and small packages. The amount of times my own packages would take weeks longer to get to me because the office would have to look for them is absurd. Sometimes I wouldn't even get them. The only way you could ensure that your package would be delivered is by paying for a parcel pending box, but even then they would still get lost. On top of the mail issues there was constant mail chute blockages and the trash rooms themselves were disgusting. the parking situation was also atrocious. We lived in a two bedroom but there was three of us and if we wanted a third parking spot (there was plenty of room in the structure) we would again be charged almost $300 a month for the spot. ALso if you had regular visitors, as I did, you would have to always get a parking pass for them or they would have to pay $10 per day. My boyfriend has paid over $1,000 to that parking garage in the past year of living there. On top of all of that there was constant water shut offs and they would lie about what would be shut off. I was told that only hot water would be turned off for three days but they shut off all water, meaning I couldn't shower, wash my hands, or even go to the bathroom from 8-5. Which by the way are ridiculous hours for maintenance why cant it be done during the night when less people are using water? Yet another inconvenience that im paying over $4,000 a month for. We had lived there for a year and had been good tenants we always payed our rent on time and never had any complaints from neighbors or management, if anything management loved us. Whenever we came into the office the ladies there would chat with us and seemed to enjoy talking to us outside of apartment talk. Yet somehow this wasn't enough because when we were supposed to move out, they decided to charge us for everything and not give us all the necessary information surrounding move out procedure. We had to constantly bug them with questions because there was no clear procedure and still isn't. Because of their lack of communication we had to stay an extra month and pay over $7,000 in rent fees for that month. On top of that when we finally moved out they gave us a "final" move out statement with all that we owed. We paid the amount and thought that we were done but we were not. They found two small stains on the carpet that could have easily been cleaned and decided to replace the carpet without our knowledge and then charge us $1100 weeks after we moved out. The management team is incompetent and doesn't communicate clearly with their past and current tenants and will do anything they can to squeeze money out of you. Please, anyone who is considering this place, look somewhere else unless you want to give all your hard-earned money to them. I cannot express to you how disappointed and frustrated I am with this whole company and management team. there is a reason why they have almost as many one-star reviews as they do five stars.

Terrible place! Noisy neighbors. Leasing office was notified and nothing was done?! Upon move out we cleaned the place for two days and it was spotless! Better than when we moved in! They pretty much kept most of the deposit with an excuse that it wasn't up to their standards? Also, charge for painting when there was nothing wrong with the walls. They charged for a gallon and 1/2 of paint on top of two hours of service? We even requested a move out inspection as per the lease and nothing was noted?! Would not recommend this place! TO

**AVOID**AVOID**I signed a lease with Block C and during the courtship of my decision making they were great! Once became a resident they were impossible. Everything was a problem. They nickeled and dimed me at every turn. I signed a lease for my daughter, they needed my paystub. I told them I am retired, I produced bank/ investment statements (7 figure!!!) and they said we need a paystub?!?! I had to pay an accountant to draft a letter. One she was a tenant, set up rent via auto ACH. Their system had an issue one month, they charged me a late fee. I had to call 3x before I could get a live person. Once I did, they acknowledged their problem and promised a credit. It never happened until I spent no less than one week chasing them down daily. Upon move out, they hit me with fees on fees and ended up keeping 90% of my security deposit. Cleaning...after I hired a personal move out cleaner. Paint plus supplies. It was normal wear and tear and they tacked on $50 for ONE DAY of renters insurance because I moved out on the 3rd of the month and the lease ended on the 4th. $50 for one day (it was $139 for the year!!!!) They are unethical, service is terrible. When you inquire they say too bad. Want to get screwed, move here. It's a matter of principal. I pay on time and they use every turn to take advantage. AVOID AVOID AVOID. There are other rentals in the area.

Still have yet to hear back from anyone, and they submitted a claim to the company that helped me with move in costs. They have not removed the flooring charges which is outrageous and it has now been almost two weeks, not being contacted by anyone.

Scam artists - would give negative stars if I could. These guys love to rip tenants off on move out. They charged me the cost of repainting the ENTIRE apartment for a few scuffs and dings from the 18 months that I lived there. THIS IS NORMAL WEAR AND TEAR as per CA tenants law. Not to mention that during the last 3 months of my lease (which was summer 2020 - when about 110 degrees in San Marcos) the A/C unit failed and they couldn't get a part to fix it. My son and I were sweltering in inhumane conditions and they didn't care. I argued my case regarding the charges to the leasing office and MG properties management via the company website and it FELL ON DEAF EARS. I refuse to pay an illegal charge. Roll on 1 year and I get a Debt collection agency notification saying that they are collecting on the debt. See you in court guys!

Horrible management team. We were charged unreasonable fees upon move out, including for the complete painting of the apartment. Every attempt to discuss the matter with them was met by ridicule and threats of "immediate collections." The Management company, MG PROPERTIES, apparently owns 96 apartment complexes. They were also dismissive of our concerns. The property is in general disrepair, with elevators constantly broken, hot water not working, key fobs not working, jacuzzi often shut, parking gates not operational and office staff not caring. Stay away from this place

I am writing this review as I am walking away from the property. What a god awful experience! Let me preface this by saying that I was the first appointment of the day at 9 AM. I made my way to the leasing office and it was completely closed due to COVID so there was no where for me to sit. The first woman that arrived was not friendly or welcoming what so ever. The second woman that arrived was welcoming, even though, she ended up being a few minutes late starting the tour. We begin by walking towards the "tour" and she tells me that it is a self guided tour. Then I start asking her questions about the tenant demographics, inquiring if they have mainly college students and she says we are close to Palomar College. I then make it known that I want to know if a high percentage of the tenants are college students so I have the knowledge of who I will be around. She then says and reiterates when I try to pry a bit more that due to the Fair Housing Policy Act she can not give out that information. That act has to do with discrimination so I don't see why you can't disclose that type of information when CSUSM is in close proximity so it's almost a given that you're going to have a higher percentage of college students. That is not even my biggest gripe! The woman tells me that the vacant apartment I will be viewing is on floor number 2 and it is on my left. She does not provide me an apartment number. I reiterate and ask again if I will be doing the rest of the tour by myself and will I be able to see the amenities. She proceeds to say yes I just can't accompany you any longer. I was not told where any of the amenities were located either, I was only handed a gift bag and wasn't even told what was in it. Once I get off the elevator, I go to the left which is which way she told me to go and I am unable to open any doors. So all in all, I left here without seeing any units or any amenities. I also left with a sour taste in my mouth because I was shown zero hospitality or given thorough enough directions to navigate the tour on my own.

ABSOLUTELY PRIME LOCATION. I went to school in the area, I worked in the community, and I lived here. What more could I ask for. There is a great sushi place, great coffee place, great bar/restaurant all in the building or a 1 minute walk. A cowork across the street that allows day passes and memberships for working in their office. It was sooo convenient to be able to walk everywhere. I never felt like I had to drive unless I went to Ralph's for groceries (which is a 3 minute drive). All of these places have such friendly staff. I initially took a tour at Block C with Samantha, and I loved how helpful, friendly, and informative she was! My dad and I loved how clean/safe the property was. The community manager, Erica, made it super easy for me to switch apartments. I ended up living there for 2.5 years and loved every second (especially for my first time living out of the house). All of the leasing ladies were so helpful and always answered any of my questions. Nikki and Albany would always get back to me within a reasonable amount of time even when it seemed super hectic in the office. There was a point where I needed to call the maintenance team and I was genuinely surprised at how fast they helped me out! They definitely eased my concerns and made me feel like a priority!! And they were even helpful during my move out process. I seriously I loved having a leasing team downstairs that were always so willing and happy to help me out. I'm sad to be leaving honestly everything about living there was so convenient. I recommend it to most young professionals.

Leave it to this absolute scam of a company to lose the only employees that have ever actually been responsive or done their job. The entire building and experience of living here has drastically declined since we moved in in 2021. When we moved in, John in the leasing office was the only person that had a direct line to his office (that I'm aware of), the only person that answered the phone or responded to voicemails and emails, and was the only person that I ever saw actually be routinely in the office to assist residents. John hasn't been there for quite some time and it's impossible to get ahold of the office. After move out I had an issue to resolve, so over the course of a week I called 20+ times at different times of day, I left 4-5 voicemails, and I never received a response. Then the building had maintenance staff that did OUTSTANDING work and were friendly. They don't work there anymore. And recently, a guy named Tyler who had the most experience, was let go because of a complaint from a trial basis employee (a trial basis employee that had been complained about for making residents uncomfortable). The current office staff are terrible. The new receptionist/temp workers are nice enough. Sam and Erica, the "professionals" of the office are unresponsive and never there. Or at least there is pretty routinely a sign on the door saying "out of the office for a 3 hour lunch" or an email sent mid day alerting residents to them not being in the office. On top of that, when complaints about how they "manage" the building are raised, the blame is pushed to someone else. If the staff isn't enough to deter you from living here and giving these scam artists your hard earned money, allow me to paint you a picture. Do you like the smell of dog urine? I hope you do because residents are constantly allowing their dogs to urinate on flower boxes directly outside people's apartments, on doors, on the stairs, outside the elevator, and in the elevator. Speaking of the elevators, they are constantly out of order. Get used to taking the stairs with your groceries. Sure, parking is included, but you also have to share that parking garage with random people the are patronizing the businesses. Even though there is a completely free parking garage barely a block away. Instead of directing customer parking to that bigger garage, instead Block C had the brilliant idea to open up the RESIDENT parking garage to anyone. Don't worry though, they hastily installed a ticketing system and gates that are also constantly broken. Things that are also constantly broken include the hot tub and the doors to get into the building. Don't worry though, if the door is broken and you need to get in you can go through the office (if someone is actually working). Incase you weren't informed like we weren't, the "apartments" across the street are actually dorms and you will definitely hear college kids partying late into the night any day of the week. The construction on the other side of the street goes 7 days a week for like 12 hours, so I hope you enjoy the sounds of loud beeps, constant metal on metal clanging, and extra dust in the air. While it is a no smoking building/block people still smoke. You might be thinking that living so close to great restaurants (and they are great, genuinely!) would be a bonus, but consider the noise. Also, it sounds like no one filters the performers that sing Tuesday to Saturday evenings until 9pm. Some of them are pretty god awful, and yet they keep coming back. You might say, just close your windows. Oh I did. Closed the windows, turned on every fan in the apartment, and turned up the TV and I could still hear them. I don't have a single nice thing to say about this place. My advice to you is never, ever, ever live here. Additionally: if you are a military family please do not live here. They are not accommodating of the special situations that can come up for us.

I was charged unnecessary fees for moving out including repainting and glossing the floor, which shouldn't be counted against the tenant for normal living conditions. Appliances kept breaking. Dishwasher broke twice the same day maintenance supposedly fixed it. New staff does not respond or return calls timely. READ THE PREVIOUS REVIEWS noted within the last few months...all 1 star reviews are true (I read them all and they're similar to mines)!! Be cautious before renting here...Also, the elevator constantly smells like dog pee. Once there were 3 other tenants stuck in the elevator closest to the parking garage...which we called fire rescue to get them out (front office was closed for the night)...Never will I rent here again!

I lived at Block C for about 9 months in 2017 when they were brand new. I had a studio on the ground floor facing the street. In hindsight, as a single woman in my mid 20's, I wouldn't have chosen this unit based on location. I had an unfortunate experience of a guy coming to my door late at night, ringing my doorbell and yelling my name. I met this person while playing pool with a friend at the complex. He told me he lived there and I was just being friendly with my neighbor. I didn't know he was going to get weird and come to my door several times late at night. I contacted the office about him a few times. They couldn't tell me if he was actually a resident or not but it did continue a few times. I felt unsafe having a unit on the main street so this may be something to consider. Anyway... I actually had great service by the leasing team during my entire lease here. I was out of state and they were very accommodating with sending me pictures and answering many questions. They gave me a welcome gift on move in day and even stayed open a little late as I had done a cross country move. They helped me when I needed to get someone to take over my lease due to moving for work. Would rate the customer service 5/5. The unit and amenities are great. I had no issues with anything in my unit. It was stylish and I loved the layout. No problems there. However, I did have major noise issues. I still don't know exactly where they were coming from but I think it may have been a hallway above my unit. It would sound like heels walking, loud thuds, like a suitcase being rolled??? The office tried to look into this several times but nothing successful. I don't think they knew exactly what was above my unit either. It was so loud it would wake me out of my sleep and startle me. I really hated that. I do feel like these units are overpriced for competition in the area. I recently moved back to this area and chose a different complex and I'm much happier where I am now. My dog fell down at the bottom of the spiral staircase a week into living here and broke his toe. Might want to consider this if you have a pet. Be careful. The staff was very nice though and gave me a baby/dog gate to put at the staircase so he didn't go up and down it anymore. It sucked I couldn't have him upstairs with me though. Block C is extremely close to the college so I'm not surprised to see reviews about partying now. I probably wouldn't recommend for a family.

I Lived at block c for almost 2 years and the first one was great. Close to school, nice, modern etc . .... Once we renewed and the management changed everything went downhill. The management is horrible and I couldn't be happier to be out of that place. I thought it would be majority college students but that not the case since we were consistently woken up by kids screaming and riding scooters at 7 am. Which was funny because I got a complaint for playing music at 3pm in my room. Also you can't even sit in your living room with French doors open unless you want a complaint no matter if it's 12 pm or 8pm which isn't even quiet hours. I made about 10 compliments about the people above us rearranging their furniture everyday and all times of the day and night ... never did the issue get resolved. Pandemic financial struggles ??? One of our roommates talked to office about her 600$ portion of our 3000$+ rent to be paid a couple weeks late due to the pandemic and they charged late fees as well as completely locking us out of our portals to pay forcing us to get cashier checks for the rest of our lease when all banks are closed in San Marcos due to the pandemic ... doesn't stop there .... They lose money orders ... you won't let us pay online and then lose our money order ??? And make us repay with a late fee?? It a a beautiful place but the management is seriously horrible. I will say the maintenance team will keep up with all issues whether it be a light bulb or fixing the AC ... they will talk smack about you in your own apartment though Ps don't expect your deposit back regardless how nice you kept it they will quite you exactly the deposit +a little extra

They do not care about residents here. Nobody patrols the parking, nobody enforces the noise ordinance, nobody takes cares of the pest (which is part of the utilities). There's a constant swarm of bugs inside the mail room, there's also a huge tick problem due to the massive use of wood chips. The fake grass in the common areas outside reek of dog shit and piss. There's dog shit all over this community as people who live near the grass just let their dogs run freely around. They allow people to park in the grass that's meant to be a place for residents to sit and enjoy. You will get no peace or quiet living here. They hold huge events here that are a major inconvenience to the people living here. All through the night it's either construction crews or trucks setting up for events. The amount of rent you pay (which is upwards of 2,800/month) is not worth anything that they offer here.

My husband and I love living here! It is like living in a resort! The pool area is beautiful and we are walking distance from Newtopia, Urge, Umami Sushi, Copa Vida Coffee, Prep kitchen and more!! John, Jessica and Sara are amazing managers- They attend to your every need, and are always responsive and kind! Once there was a tenants cat missing and they all put the word out and helped find the cat! The cooking classes are so much fun! At the last class we learned how to grill!!

Arguably the best place I could have asked for as a college student. This apartment has everything you could want. Just downstairs there is a coffee place, Ice cream, and restaurant. I haven't had any issues with partying college people so far or any excessive noise besides the obvious construction going on across the road. It is very convenient to live here everything needed is right around the corner grocery stores along with gas stations and restaurants as well. I have also had a great experience with the staff here. Samantha, Nikki, and Albany are all great people. I have built up a strong connection with all three of them and they have been nothing but awesome in the build-up process of moving in and living here. Any questions that you need answered they answer. I have not had any issues with them responding promptly at all so far! In my personal experience living here has been nothing but a blessing so far and I hope to continue my residency feeling the same way. I am also a frequent user of the guest passes that are offered for guests staying overnight and they have never shown any signs of not being glad to help me out!

Just recently moved here and I'm loving it! The amenities are great and kept in good conditions. I love the modern feel of Block C, as well as the distance it is from Cal State San Marcos, which is very convenient for me. MUCH better price for what they give me here than at the dorms for that college. If you need a place that is within walking distance to CSUSM, I recommend here!

I just put my holding deposit on an apartment here and cannot wait to move in! The location is perfect; everything you could possibly need is within a few miles, plus it's right off of the 78. The apartments themselves are really impressive. The apts have a modern minimalistic look with really unique touches. You can tell they really took a lot of time and thought into every detail! What really sold me was that there is a dog wash station (BIG PLUS), an AWESOME 24-hour gym, w/d in unit, and huge windows with great lighting! I'm also pretty excited about Urge opening up right next to the apartments (not to mention saving on my Uber expenses)! The ladies in the leasing office are very helpful and attentive. They really took the time to help me select the perfect apartment for my needs. I highly recommend checking it out! I'll update you guys once I move-in and settle in.

The absolute worst experiences with management. They are beyond unhelpful, unprofessional, rude, careless, and mainly do not care for the residents. The only positive experience I've had with a staff member is Sara. Everyone else is completely negligent. After being a loyal resident for 2 years, renewing will not be an option anymore. Any issue a resident is having is essentially the "resident's fault". They put in zero time or effort to personally help out their residents. They are not accountable and reliable property managers. They do not return phone calls, it is nearly impossible to speak with the supervisor, they have misplaced my rent check, expecting me to pay double rent in a month PLUS a late fee for their manual error. They didn't even offer to check the office for it or check the security tapes if it fell out somewhere. Just argued and insisted I never turned it in. Why would I intentionally not turn in a money order?? So now, it's essentially lost cash. They do not allow access to resident online portals for unreasonable time periods and harass residents at 3pm on a Friday for noise complaints during a college graduation celebration; and tell my roommate at 3pm on a weekday to turn the music down from her own room. BUT allow children to scream in the communal areas and allow noisy parties until 1am. Their double standards are comical. Have been trying to reach the supervisor for 4 days regarding a personal financial transaction of mine, and have still not received a call back. The management is truly struggling in their delivery to ensure resident satisfaction. They'd rather ignore the problems. The building itself is pretty, but do not waste your time and money here if you prioritize helpful management, that characteristic is so underdelivered here it is nearly nonexistent.

Block C was, without a doubt, the worst living situation I've ever had. I actually waited a few months after moving out to write this review because I was concerned that Van and Janeall in the Leasing Office would do something to try and hurt my credit score, my rental history, or somehow try to squeeze more money out of me. Block C is an expensive dormitory, not a luxury apartment building. Nobody cleans up after their dog, my car was mistakenly towed from the parking garage, the pool/common area is Beer Pong City for 6 hours a day, the trash room is overflowing and disgusting constantly, there's a party in the hot tub every night until midnight even though it closes at 10, I've seen drunk kids pull the fire alarm, I've seen drunk girls peeing in the bushes, I've had to call the cops on my neighbors at 3am for loud parties on weeknights, there are police and firetrucks there at least a few times a week, I've seen multiple accidents in the parking garage where the offender just drives away, I've seen a car fire in the parking garage, list goes on. It's the most expensive dump you will ever live in.

Amazing staff!!! So helpful with the moving process. Very responsive with any questions. Email savvy. You get a checklist of everything you need to provide prior to getting the key. The online portal made it easy to submit and view the status of any paperwork. The building has amazing updated features. Love the pool area. The lounge area have to be my favorite part. The building feels secure and safe. Parking structure feels safe. There's security at night. [honestly I don't think the building needs it. It's so safe here] The Community/neighbors are friendly. You can tell everyone's happy. The apartment itself is so bright! The floor to ceiling windows are amazing. I never even need to use the lights. The floors help lighten up the room too. The layout is open and breezy. The countertops are to die for. Absolutely thrilled to call BlockC home.

Okay. The past 14 months living here at block c has been a roller coaster. So I will basically go over EVERYTHING below. Amenities: 10/10 Awesome! It's a gated community, has a beautiful pool, club room, self wash pet bath room (this was the best part of the apartments), a 24 hour gym (awesome huge) , and more! Everything was clean and well maintained. They even do community events such as cooking classes and mixology classes. I mean, you get what you pay for. Parking: 5/10 Parking sucks. You get 1 parking space and any additional parking spots are $170 PER MONTH. It's also in a shared parking garage. Shared with Urge, the restaurants below the apartments, and other stores that are opening up. The walk from the garage to the apartment alone was about 5 minutes. Then when construction came in, the walk turned into 5-10 minutes... Also, a parking garage encourages racing. Oh man, the amount of times I've heard a car rev it's engine and squeal in the parking garage Leasing office: 6/10 Used to be great! When we first moved in, it was just Van (the manager) & Sydney. They'd always respond to emails and calls and try their best to make life easier. I was definitely complicated but they handled everything so well! But then.. halfway through our lease, management completely changed. New faces came in, they never answered phone calls, never resolved issues. Even spoke with a girl at the gym about a roach problem she was having and the leasing office couldn't care less! Fire alarms: UGH! During the first couple of months, fire alarms were going off every other day due to new restaurants coming in under our complex. It was so ridiculous! Especially if you have children or dogs, this is terrifying to them. It got so bad, that when an alarm went off, people would sit on their porch asking others if it were real. No one took them seriously anymore. No one got out of bed anymore which makes this VERY dangerous if it were a real emergency. Maintenance: 7/10. They were all friendly and repaired things in a timely manner. However, when they built the building, they forgot to install a lot of important things so maintenance was coming into our home about 4 times a month for the first few months. Also ridiculous! And the time frames they would give we're like Mon-Fri from 8-5pm. I mean, I don't know about anyone else but I don't like having strangers in my home with my dog and my personal belongings when I'm not there. Construction of the building: 3/10 very poorly built. Like I said, we were the first tenants in our apartment. When doing the move in inspection, I saw the flooring was not installed properly. Lots of areas that popped up. Kitchenware and cabinets were also really cheap. Very difficult to clean and cook. from first glance, everything looks great. But the further you dig in, you can see how poorly built it is. Construction: UGH Like I said, they're new. They're still doing a shit ton of construction. We were woken up EVERY DAY due to the loud noises coming right outside our window. They'd start around 8am-5pm. Even with the window closed, the noise was ridiculous. I don't understand why I would pay $2k in rent when I can't even enjoy a good nights rest. The noises never stop here at block c. Whether it's fire alarms, construction, speeding in the parking lot, etc. Moving out: 1/10 was hell. We put in our 30 days notice and heard nothing back from them regarding a move out inspection. Every time I called the apartment, no one would answer. I didn't have time to stop by as I was already moving to another place and had work all the time. What made me laugh was that they sent ANOTHER bill for the next months rent.!!! I mean, they forgot we were moving out? By the time we got the bill, we realized they didn't even know to call us for an inspection. I mean, we even came in asking for paint colors and a list of what we needed to do. So we reached out and finally spoke to someone. It was about 3 days before move out. They scheduled an inspection the day before move out. Basically when the maintenance guy came, he told us that nothing is clean the way it should be and we should have done a pre inspection before the final inspection. I know our bill will be high and they will take all of our security deposit. I can't help but blame the leasing office losers that didn't schedule a pre inspection move out with us. Then when we did, they scheduled it a day before move out. Would I come back? Maybe. 10 years from now when construction is over and they get their shit together. Has so much potential but you really should lower rent until everything around you is complete. Because then, people are paying $2k + to look out their window and see construction. Not really appealing at all.

I lived in Block C from March of 2017 through March of 2018 and loved it. It's a dog-friendly building that isn't some dingy hellhole AND it has a/c? Sign me up! The building looks great, and maintenance was always response whenever there was an issue. The apartments themselves are small, but the trade-off is that they're contemporary and have some interesting design perks. For example, faux-hardwood laminate flooring, in-window blinds, ceiling fans, stainless steel kitchen appliances, etc. are all found within the units. Community spaces are all very nice and well-maintained and short of the kitchen and lounge near the pool, I don't think I ever saw anybody in any of the other spaces the entire year. Kind of wild considering that there are outdoor fire pits, a tv lounge, a gym, etc. I liked my neighbors who were always friendly and helpful, there was a real sense of community at least on the 4th floor. There are a few things to be realistic about though. First, Block C is right next to a college campus. If you're hoping for quiet, secluded Friday and Saturday nights, you're not going to get them. It's not an isolated lake house, it's a bustling apartment community a block away from a university. That said, when there issues with noise I just let management or security know and the problem was solved. Second, Block C apartments have almost zero storage space. In the 2 bedroom there are 2 closets with no organization...just a dowel to hang clothes on and a small shelf. The kitchens are similar with very little cabinet space. Third, parking here is a wild world. The garage for residents is shared with businesses, and can be difficult if you have unplanned guests. None of these things are dealbreakers for me, but good to know before signing the lease. My only complaint about Block C was the trash rooms. They have to find a better system. The shoots would be locked when the dumpsters would be out for pick up, but then residents would just leave giant bags of trash sitting on the floor. Gross. In reading the other reviews, it sounds like some of the office staff are different from when I was there. Sydney, Van, and David were awesome and it would be a shame if the level of service that the three of them provided was no longer as high. They were all great! They knew me, my girlfriend, and my dog and always made us feel welcome.

I've lived in Block C for about three months and have been pleased with the complex and staff. I leased my apartment through a lease takeover and did everything virtually and sight-unseen. Janeall helped me and the past lessee all throughout this process. She was very helpful to the both of us and made the process as easy as possible. William has also been of great help to my boyfriend and I whenever we have any other issues (parking permits, guest parking passes, keys). Nonetheless, it's been great living in a complex where staff are friendly and greet you when you pass by. I've felt so welcomed. As for the community itself and its amenities- we have enjoyed everything so far. The community is kept clean by maintenance staff. The gym, pool, pet spa, and other communal spaces don't really ever get too crowded. I was also initially worried about living so close to a college campus and the amount of undergrads I'd be sharing a complex with, but to my surprise it is actually pretty balanced in the community. I've never had any issues with noise so far (even with school starting and construction that has been going on). So far, I have enjoyed me experience and hope to stay here long term.

My nightmare at Block C 1. They will force you to use ePremium renters' insurance because they require specific language related to pump that drains condensation from AC unit. My Allstate agent had never heard of this language, but couldn't alter the language of their standard contract. So, we paid 120% more for ePremium. 2. When your bedroom is flooded by wind-driven rain because the sliding door was dislodged from track, they (both ePremium and MG Properties) try desperately to weasel out of payment for property damage. I had to get a lawyer to contact them and then they (between them) did actually pay for our damages and the hotel while drywall crews and dehumidifiers occupied our bedroom. It was right before Christmas. 3.The very pump ePremium policy refers too, failed and flooded out downstairs neighbor's place. More appliance-sized dehumidifiers, carpet damage and consternation. 4. My wife's hybrid vehicle was burglarized in the parking garage (third-floor) The criminals hacked out the entire hybrid-drive battery from under the back seat. 5. They didn't give us the opportunity to be present for the post-move-out inspection and immediately replaced the carpets, a $2,200 bill they are now trying to charge to us. Carpet not replaced after flooded 2x. 6. Office staff is dismissive, unresponsive, and and motivated only to extract every penny possible from their tenants. Only positive is maintenance staff particularly, Tom and Tyler are actually good people and respond quickly and capably. 7. I moved from Texas to California last year, my previous apartment management group, returned 100% of my deposit after 7 years. This place returned a fraction of it after 12 months.

It's been a month since my move-in to Block C, and I have to say that I've been nothing but impressed with the whole experience. William gave a great tour and Janeall has been a fabulous point person as we navigated the move-in process and is always prompt, cheerful, and accommodating when I have a question. The building itself is still getting some upgrades, carpet in the hallways to dampen noise is the newest edition. The apartment is beautiful, with wonderful natural light but almost no storage. You have to be creative, that's for sure. Block C is next to Cal State San Marcos, it's inevitable that there are going to be students living in the complex. Weekends have been loud, but only in common areas. I can never hear anything when windows are closed, and never hear our neighbors. The amenities are great, with the exception of parking, if you have two cars be prepared to bite the bullet and add an additional vehicle to your lease for $125 a month. Street parking, especially with the construction happening around the complex, is obsolete. The building is always clean, the staff is nice, and the apartments are beautifully done.

The amount of loud noises you hear everyday makes paying 2k and up terrible!! They built these apartments so terrible and cheap. You can hear every little noise from your neighbors apartments! It's like living with people who have lead feet! You hear everything from upstairs! The gym is nice but the equipment is always out of order. Maintenance is nice but the office people are very unprofessional. When there boss isn't around they party by the pool area and play loud music. It's like living in a dorm. In The parking garage there is always cars Revving their engines and starting all the alarms. You share parking with all the neighboring restaurants and the school. They make you pay 125$ every month for basically no parking. Friday nights good luck finding parking. Worst place I've lived so far. I'm so happy I'm leaving!

We recently moved into the new building of block c and the apartments are gorgeous. Sara in the leasing office was extremely helpful during the entire process. She answered all of our questions very quickly. She went above and beyond to make sure our transition into our new home was flawless. The apartments themselves are very modern. The giant windows let in a lot of light. All of the kitchen appliances are new and the townhomes have a double door fridge. The apartments are in walking distance to restaurants which I have made a lot of use of especially copa vida downstairs.

horrible application process. flat out scam! we left a 300 deposit for 3 day application review. they intentionally dragged their feet with every document, they never ran my credit but yet sent a letter saying i had no experience, and they would need more money. which is bs! my credit is over 800!! i checked with credit bureau, my credit was never run by them. i sent countless emails asking why this was taking so long. they waited until after the 3 days ended and when we called them on it and said it was taking too long, they refused to give deposit back. i have multiple emails asking chelsea and helena what the hold up was. i asked for a manager and never got a call back. total scam!!! completely fruadulent!! Maggie...to answer your response...I DID contact them. Crickets chirping...heard nothing back. Your Block C office only give an endless line of excuses. WE WANT OUR DEPOSIT BACK! This was YOUR wrongdoing, not ours. We did everything asked of us. This is 10000% on YOU guys for taking your time and dragging your feet beyond the 72 hours. You want to make it right, you say?? EASY...return our deposit!!!!!!!!!!!!!!

Life has been great since my move from Prominence to Block C. John and Jessica are both excellent property managers. The move in was smooth, and they have been very kind and attentive to all of our questions or requests. Pros: -The complex has awesome amenities that are never over crowded. -Community grounds are well maintained. -My service requests have all been fulfilled within 24 hours. -Courtesy patrol was quick and helpful when I texted about my upstairs neighbor playing loud music at night. -Parking is no longer an issue for us with two cars. The garage has ample resident parking. Some other reviewer noted the parking is $170/month which is not true. I'm ok paying $125/month at Block C, it was $100 for an extra parking spot at Prominence (a small garage, far from my apt unit, could barely fit my Tacoma). I believe the price is somewhat justified because it is walking distance to CSUSM where we would've had to buy a parking permit had we moved further out. Cons: -A lot of construction surrounding the area. Although I am excited about the future plans for this neighborhood (google: North City San Marcos). -My unit is facing URGE/Aleworks, which is nice and lively but this does come with noise- especially from the brewery's fermentation tanks and such. -A few inconsiderate residents that do not pick up after their dogs. Don't re-rack and clean up after themselves in the fitness center. But this is something that you will likely encounter in any apartment community.

As soon as came to Block C to check out their apartment, the leasing office were super friendly (Sarah Matic) i felt welcoming since day 1. Most importantly, all my questions were answered about the apartment, there were no hidden fees.

When I was looking at apartments in San Marcos I fell in love with this place. The location is perfect, it is quite literally down the street from CSUSM and 8 minute drive to Palomar College (where I work). There are really cool places all within walking distance, and it close to the 78 to get anywhere you need to go within minutes. I read some of the reviews on here and I'm shocked because Samantha and Helena are awesome at the leasing office, and they have gone out of their way to help me with getting my apartment. They always respond to my emails and phone calls, and made the whole process easy for me. Tyler and the maintenance crew introduced themselves to me personally and assured me they would take care of anything I needed which gave me peace of mind. They have already addressed a few things for me, such as moving furniture upstairs in my studio loft, and they were always happy to help. Between Samantha and team, as well as Tyler and team, I know I'm in good hands here at these awesome apartments. The apartments are extremely modern feeling, and they have a lot of nice amenities. I'm quite impressed with the gym as well, it's small but even for someone who is a workout junkie like me I can still get a good lift in and do cardio/abs. Parking has never been an issue for me as well, and if I can't park on the street then the structure always has spots open. Covered parking is a plus in my eyes anyways! I'm loving my cozy studio loft, and I know I'm in good hands here at Block C!

Absolutely love Block C. Everything from the apartments themselves to the amenities like the pool & gym are so modern and gorgeous!! There is even a 24 hr lounge that I often use for studying. Management here is helpful and friendly, even the maintenance guys are great too! They once helped me jumpstart my car when it died in the parking structure. Also love having Urge so close by because they have amazing food & dessert. I do not have any complaints - block c is definitely the ideal place to live.

My husband and I moved in here three months ago, and things have been nothing short of excellent so far. The amenities, cleanliness, and organization of this complex are all top-notch, but the main factor for Block C's success has been its leasing office team. Jessica gave us our first tour of the place in March, and actually REMEMBERED us nine months later when we were finally ready to apply and move in! She is a gem. She is so knowledgable and patient, made us feel very recognized and welcomed, and facilitated a smooth move-in transition. Not many leasing companies seem to get this right - but Block C does: attention to detail and genuine care make ALL the difference to a resident! And we definitely felt that with Jessica. More recently, many of our interactions have been with Sara, who has been nothing short of an angel. She is professional, she is knowledgable, and always willing to help. After we were approved, she helped us on move-in day and made sure we got everything we needed. But her care did NOT stop after that first day - she answered questions and coordinated repairs for weeks after that! She is so quick and responsive each and every time we correspond with her via email. She has helped us with storing our packages when we are out of town, accepted and coordinated larger deliveries for us, and paid rapt attention each time we had a maintenance issue. Each time there has been a maintenance request, she's made sure not only that it simply gets done, but also that it gets done to our satisfaction, and she doesn't just promise that it will and forget - she actually follows up and sees to it herself. You have no idea how much peace of mind that lends a resident, and I am thankful for it every day! Both Sara and Jessica go above and beyond by not only getting things done, but being SO cheerful and prompt with everything they do, and I marvel at their patience and energy! We strongly believe that the best decision Block C's administration ever made was hiring Jessica and Sara. It takes great people to run a great office, and they have been amazing and deserve all the praise (and all the bonuses!) in the world. I know John has been a big part of this as well - he takes care and genuine interest in the operations of the entire community (which I bet is no easy job!) and is very attentive to our needs and our maintenance requests as well. The whole staff has an amazing attitude of service, pride in ownership + stewardship, and attention to detail, and I can tell he leads by example. And it is not just the staff's kindness that makes this place so great - it is genuinely a good place to live. The organization of the complex as a whole that makes me proud to live here. FOBs instead of keys? Genius. A remote door unlocking system for main entrances? Seamless (Why has the housing industry not applied this broadly yet??). A parcel pending package delivery system? What a life-saver. A mixed parking system? Best solution to the parking problem I've ever seen. Everything about Block C makes SENSE and is beautifully executed for the resident's ease and comfort. It truly is the future of the leasing experience. And on top of that, the security team and the maintenance team are effective and responsive. What more could you ask for? As a young millennial, I've lived in my share of apartment complexes in and around southern California. At Block C, one of the main differences is that the whole staff makes us feel not like a burden (which is how I'm used to being treated by rental offices) but instead like appreciated members of their home and family!
