New Restaurants and Developers Are Gentrifying Chinatown Los Angeles | Eater LA

"Built in 2016 as a five-story apartment building with 236 rental residences (183 market rate, 53 designated for lower-income tenants), Blossom Plaza exemplifies the kind of newer housing developments in the area that residents say contribute to rising costs and displacement." - Cathy Chaplin

Approaching 1 year since I’ve moved in and Blossom plaza has been a pleasant place to live so far. It’s situated in a prime location near LA Historic Park and in Chinatown with an amazing food scene. Only drawbacks have to be the amount of rent we have to pay when so many things often breakdown like the elevators and trash shoots. The whole staff has always been super friendly and approachable. You really have to weigh out your options with this place and decide if it’s really worth it for you.

I always have the best experience when visiting The Blossom Plaza. From the friendly and knowledgeable security staff to the very informative and helpful leasing office staff, who are always happy to assist and answer any questions. Jennifer and Stephen are a delightful combination of smiles and excellent customer service. Throw Stephen a Dad Joke... he loves those!:}

We have been at Blossom Plaza since 2018. We had the pleasure of being their commercial tenant for sometime. Jennifer and her management team have been amazing and supportive throughout all these years. Despite the ongoing challenges of the economy to the pandemic, the management team and Blossom Plaza have been great!

Google
I’ve out off reviewing Blossom Plaza but am finally getting around to it as I’m about to review my lease for a second time. This is likely one of the best managed buildings in LA. The staff is incredibly friendly, helpful, and generous. They host events for residents and quick to resolve any issues you have. Would recommend!

Management here has been very warm and welcoming and they addressed all my concerns in a very speedy manner. Just moved in recently and am loving my experience here so far! Special shout out to Tamia, Kelvin, and Stefan for all their support during the move-in process. Tamia was quick to respond to all my emails and phone calls. Kelvin was there on the first day to inspect the place with me and immediately created maintenance requests for all the little things I observed (which maintenance resolved within the week). We had a slight communication issue with reserving the freight elevator for our movers on that day and Stefan was flexible and helpful in resolving the issue immediately and I was able to get everything into my apartment within an hour. I’ve never had such a smooth move-in process like this before and it’s all thanks to the management staff. I also feel very safe here with security in the parking structure and at the front desk, and they’re also very warm and friendly, always greeting me whenever I walk by.

I've lived here for about a year and it's been reasonable. Sure I had AC issues resulting my unit having to be replaced. The garage gate is regularly out of service. There are homeless people that do go through the dumpster. There was a recent tenant fire that resulted one of the buildings to be flooded from the fire sprinklers earlier in 2022. My biggest issue is how they deal with the security deposit. They really do nickel and dime everything from you even though it's normal wear and tear. Even a small "scratch" and ding apparently results in hundreds of dollars of painting, cleaning, additional fees, etc. The place was left spotless and yet they decided to Check out that pipe photo, isn't it fairly clear their replaced leaky pipe is the one to be blamed for water damage? They took almost 800 dollars for painting and vacuuming? How is that fair or reasonable? Honestly it really leaves a bad taste in my mouth. Does it really cost hundreds of dollars for a small patch of paint?

My family is very satisfied with living in Blossom Plaza. In particular, the clean environment and friendly and cheerful community make everyday life enjoyable. And it is very safe. There are always security guards on bicycles around Blossom Plaza checking for hazards, and the electronic gates make us feel safe at all times. Also, the large park within walking distance, Chinatown, Dodger Stadium, and fast freeway access are unimaginable conveniences. Finally, my recent great satisfaction is the electric car charging. I love that I can charge my car right in the apartment parking lot.

Yelp
I've lived here for two years so far and love every moment of it. The property is relatively clean and the amenities are well kept! Love that it's located so close to the 110 and fairly close to the 101 and the 5. Even though the apartment is great, every staff member here makes it home. The property management team does an amazing job organizing and hosting get togethers for residents. The security staff is very friendly and helpful. The maintenance crew does a phenomenal job with upkeep. Traffic around the area can get pretty bad especially if there's a Dodger Game or event at LA Historic Park. If you like either of those things, it's walking distance from Blossom Plaza. I will definitely miss this place when the time comes to move.

Yelp
BEWARE. AVOID AT ANY COST. Very manipulative, unkind management. High resident turnover. The plaza is currently managed by a large company from Florida. They lie to prospective tenants claiming there are business' moving in meanwhile they treat business' horribly, now they have a terrible reputation so no one will rent. There are constant fire alarms that no one addresses. The "community manager" is oddly unfair to some tenants - She files resident complains to herself. WATCH OUT for this manipulative manager, she will smile, lie to you and instigate problems internally. Furthermore, they will enter your property without permission and damage your belongings without any regard. These people are the antithesis of community and are ruining what's left of Chinatown. They will take your money, lie and manipulate every situation without any accountability. There are much better managed, more affordable properties in the immediate area that will respect and treat residents with kindness. These people are horrible. Just read the other reviews. Save yourself the pain and disappointment, I truly wish I had.

Yelp
This place is a ripped off!!! Only lived here for 1 year and I regret being here. They will give you a hard time getting your deposit back and put magic to add "charges" so you'll get less of your deposit back. DO NOT RENT ON THIS APARTMENT!!! Nice place but horrible management!!!

Yelp
Pros- the apartments are really nice and "reasonable" quality. The security and maintenance staff are super amazing and friendly. The area, with the exception of loud noise and always busy, is pretty nice with lots to do. Cons- overpriced for the value of the apartment. The management, with the exception of Kelvin, seems like a robot. The response feels very unauthentic-- pretending to be helpful but avoid doing the same. The most annoying is the key to enter your apartment t is a magnet which feels like living in a dorm and half the time it doesn't work properly. It's also annoying if you lose they charge you an overpriced fee to replace it if it's lost. Which leads me into the next issue of constantly adding unnecessary fees without notice.

Yelp
Increasing my rating slightly as they provided a credit during the days of major repair and gave me a schedule of when repairs would be made inside my apartment. I enjoy living here but they must improve communication regarding external work/hallway repairs. It's now 4 weeks afterwards and without any notice, there are excessive noises (power drilling, hammering, repeated doorbell ringing) for at least 5 hours. Work was completed directly against my door frame and the hallway ceiling in front of my unit, leading sounds in my apartment to exceed 80 decibels for hours. They did not provide any prior notice. When I emailed the leasing office for a status update after a few hours of disruption, they said the drywall repairs were over and it was just scraping next. After that email, the hammering and door ringing began. I had to leave to get work done.

Yelp
I love this place. I have lived here for 5 years now. I can say without a doubt that this building is the best spot in DTLA/ Chinatown to live. why? because the building is safe, clean, has great amenities, and most of all a super staff that keep this place running smoothly. Major Plus. its quiet.. I m never bothered by any noise from my neighbors when I'm in my apt. its serenely quiet and comfortable- very relaxing. They did a great job making the walls between the apartments nice and insulated.. you never hear anyone next door or above as well and that is incredibly important. this goes from the leasing office that plans events for all the people that live here, Jennifer K plans and runs these events and makes it fun. They all work so hard on making easy to live here. .what more can you ask for ? The security team that works the front desk, makes sure your uber eats gets to you and most importantly, keeps you safe. These dudes are the best. they watch out for you and work the entire perimeter of the building to make sure you are safe. You will interact with them the most if you are here and they make my day, every day when I get to chatting with them. Stephan D. is the head man and he does a bang up job. Followed by Francis, these guys got your back. I love that. You need to feel safe in DTLA nowadays, because it gets funky, just not at Blossom. You need to live here. oh the maintenance guys are on it.. clogged drain, messed up running toilet, you request through the app for a repair and they are here within the hour, sometimes quicker.. they are fantastic! Also I have to address a couple negative reviews your fob is easy don't lose it and you're golden. same as a key, you lose a key you pay you lose a fob you pay, you're an adult.. you need to learn something called responsibility. I have never been charged an exorbitant fee for a lost fob or a lock out. the security guys are understanding of all of these issues. Afterall, they are professionals. One more neg review I recently read on about tattooed people being discriminated against and I have to say that is a giant negative. I m tatted up a bit and Have acquaintances in the building that are full body tatted. Never an issue here this place is accepting of all and I like it that way, from young to old Blossom rocks.

Yelp
This place is epic! Hands down one of the best places I have ever lived. The staff is all super friendly and professional, the building is beautiful, safe and clean, neighbors are friendly and respectful, plus plenty to do in Chinatown! Also conveniently located near the freeway / downtown / arts district etc. The management company also throws regular social events for people to mingle and get to know each other. They also have an Amazon locker which is incredibly convenient! No stolen packages! Really can't say enough good things about this place. I get nostalgic every time I drive by it on my way to work .

Yelp
Blossom Plaza is so clean. Restaurants and shops within walking distance. And Jennifer, the Community Manager, is such a sweetheart!

Yelp
I agree with the review below re moving out. Mills Creek will rip you blind with unreasonable charges that you don't even find out about until months later. They immediately refer your account to a collection agency even though they send you all kinds of nice emails while you are a resident. Very poor management practices. Overpriced and not worth it.

Ops O.

Yelp
I've been living in so many apartment building in LA area before. This is the only apartment building ripping you off COMPLETELY after you moves out! Do not move in to this building if you are not ready for these: 1) don't expect to get any deposit back after move out. 2) pay double amount of your deposit for the two layer of paining, wall repair, cleaning fee, and extra cleaning fee for the move-out inspection. 3). prepared to receive 3 calls from the debt collector on a Monday morning after 2 weeks move-out for the bill you're charged by them. 4) when you request more information from them, they can't embrace the modern technology to send you the photos through email but to mail it to you. Don't expect to receive those photos before the debt collector starts bothering you. Good work, the management team!

Sam K.

Yelp
value of living at Blossom Plaza is unsurpassed. The staff is mostly the same from when I moved in and they are very friendly. I know that if I need anything they are always there. There was an issue with the trash last month but the communication from the office was helpful and made the inconvenience more bearable. I will be renewing my lease as long as I can.

Yelp
Have nothing but good experiences here. From the front desk staff, to maintenance, to the managers, they all have been amazing and helpful. The amenities are well kept and clean. I have just mainly used the gym and enjoy it greatly.

Frank M.

Yelp
I paid rent for two years to this place for what was a second apartment and paid on time even during Covid when many other people weren't paying at all. I did a final walk-through when I moved out and was told everything was fine and that I would be hearing from them about my security deposit. I never heard back, and I assumed they had used the security deposit to fix a few minor things and lo and behold what they did was refer it to collection agency the day I moved out stating that I supposedly owed another $850 for a few holes in the wall and routine maintenance. I never received anything from the collection agency and just recently found out that my perfect credit score dropped about 40 points for this unpaid debt. I tried to contact Mill Creek and received no response. The people that worked there were nice and they're probably also being screwed over but the management is unhelpful at best.

Yelp
This was the first apartment I ever lived in so I didn't have much to compare it to but now I've been living in a different apartment for over a year now and I can say Blossom Plaza is the best! I lived here for almost 2 years and the staff was always friendly and reliable. Security was always in the front and would greet you, the complex was always well kept and clean, if the package lockers were full they'd deliver it to your door which was nice, and they had community events for almost every holiday. This apartment is a few years old so problems will arise and when this happened Jose was the maintenance man who almost always was sent to my apartment and he was AMAZING! So friendly, professional, and informative. He always was quick and made sure the job was done correctly. The only thing I did notice was they charged us for paint when we moved out which I thought would be part of normal wear & tear, it's not like we tore the walls up. I do miss this apartment overall and the area. I can't say much about noise because I lived on the top floor but I never heard any neighbors next door, the area is a busy area so if your looking to move here you do get your occasional noise outside.

Jesse E.

Yelp
I have been living at Blossom Plaza for a little over 3 years now and I have nothing but good experiences the entire time. I rarely have to submit a maintenance request, but when I do, it's handled quickly. I also need to take a second to recognize Stephan Dial, who really makes this building feel like a community. We chat often and he does everything he can to ensure I'm having the best experience living here.

Luke W.

Yelp
I love Blossom Plaza Apartments! Having lived here for over four years I can tell you that the staff treats the tenants like family. I would definitely recommend Blossom Plaza for anyone wanting to live in a welcoming community in China Town.

Yelp
Here to echo Andrea's review-- Tama was great and Blossom Plaza was the only building that I looked at Downtown that didn't send me non-stop emails to "hurry up!" and sign a lease. The building is quiet, the neighbors are nice, the front desk staff is kind and helpful, security is stellar (they keep us informed about all security issues-- there aren't many but when they do happen, we get an email stating what the issue was and what they're doing to mitigate the problem), and my unit is lovely. The floor plans are great, too. The design of the layouts make a 600 sq. ft. apartment feel like a 650 sq. ft. apt. Also, when there's a maintenance issue the staff is on it right away. I have a friend moving here from NYC in the Fall and this is her first choice. I hope she moves in because I think she'll love it as much as I do. Also, Los Angeles State Historic Park is right out our back door. It's fabulous!

Andrea B.

Yelp
My experience was good and I'm sorry to hear others haven't had the same luck. Granted, I was only checking out the place for a potential move. However Tama had been helping me and she was great. She gave me a quote and after I mentioned the rate was cheaper on their website she adjusted the quote. She was friendly, answered all my questions, was no pressure and responded to e-mails pretty promptly. I ended up going with another place but am grateful for Tama's help in this process.

Hailey L.

Yelp
Don't rent this place. If you want to take a rest in your home at night, don't come here. The residents here have to listen to horribly loud music from a cafe downstairs every night, especially during the weekend, it's hell of noise. I think that this leasing office and security team are fully aware of this problem, but they don't care. If you don't believe my review, come and visit Songbird cafe during weekend nights, and you will realize what kind of noise you have to accept to live here. It's the attached cafe to this apartment. In this condition, people can even sue this apartment or the cafe for mental health.

Bryan K.

Yelp
Very nice property and Anna-Lisa was really helpful.. not pushy at all like some other places.

Kevin B.

Yelp
Blossom plaza is a beautiful property! It's in the perfect location..Anna-Lisa is super friendly and helpful!!

Fredi P.

Yelp
From the beginning we arrived to Blossom Plaza, immediately I had the feeling the moment was right and from the front office staff through security, what a beautiful warm welcome we received. I really recommend this place to anyone who would like to have a another level experience of living in such a beautiful apartment.
