I hire Ben to design second floor for our house. At the beginning, things looked fine, we discussed the plan and met for several times. For some reason, we pause the project for several months. Then when we decided to continue the project, he told us he canceled the project even without noticing us. We already paid him for more than $6000, and only got several pages draft. PS: As Ben replied my review, I have to say we have all the evidence, contracts and emails. Things shouldn't go this ugly.

if anyone is looking for an Architect & Consultant, I would highly recommend Ben and his team. I have never done any major renovations, let alone hire an architect to help me realize my design. Ben was very helpful in many ways, not just with providing insight but also in explaining the whole process. He was patient and walked me through every step. Short review: Stop searching for a designer and reach out to Ben. Long review: We were so blessed to have Ben as the designer for our ADU & primary home kitchen remodel. Our interaction started with a introductory zoom call. Ben was very informative and prompt with his bid. Our project, however, required additional creativity and problem solving, so Ben brought in his best structural engineers to assist with the design. We had countless Zoom calls, phone calls, on-site visits, and text conversations. It took two months to get a full set of plans (which was really no time at all considering our scope of work and the challenges our property presented). Ben was incredibly communicative, patient, understanding, and responsive throughout the whole process. He went with us to submit the plans to the city, sat in on meetings with city personnel, emailed the city to clarify things, visited the city on his own and with us, spoke to the city's third party engineers on multiple occasions, and was just overall 100% with us through this entire process - even going as far at one point in time to postpone an international trip because of the stage we (and some other of his clients) were at for approvals. We're 2 months into construction now and Ben is still communicative and available for our contractors. After all this, we consider Ben part of our family! I don't think we would be where we are today without his expertise, professionalism, work ethic, perseverance, fortitude, and just general kind nature to help us achieve our dream to have my parents live on property in their own "cottage." We are beyond grateful for Ben and highly recommend him to anyone! Best of luck on your dream project.

I had some city issues with an outside elevated deck in the San Bernardino mountains and needed plans to correct them. Benjamin was very responsive to my needs and completed the project as promised in a very timely manner. Ben from BN Design is wonderful to work with. We got quotes from other architects, and Ben has such a friendly and honest demeanor that we went with him. We're doing a complete renovation of our 1970s home, which includes knocking down several load bearing walls for an open concept plan. Ben partners with a structural engineer to ensure the safety of these plans and to have them submit to the city for approval. We submitted them to the city of Irvine and our plans were approved the first time around in a week! We've been told by contractors that the permitting process typically takes months as there is generally a lot of back and forth. We're thoroughly impressed that this was approved right away. Ben guided us throughout the approval process the entire time and answered all our questions that we had very promptly. He even did some renderings for us so we can see what our kitchen would look like after the reno. We 100% recommend Ben to do any type of design/architectural work. . we had an excellent experience with Benjamin's team to complete architectural and structural drawings to meet permitting for a new home addition project. I was very thrilled when Benjamin responded right away to my initial inquiry, and we talked through all my concerns about meeting both our limited budget plus strict Santa Ana requirements. Our project manager Sarah was great throughout the process and very responsive, and worked as an efficient liaison between our engineer to address any design updates and concerns. Once we got comments back from the permit department, they were able to make changes quickly and efficiently. Even though this process is stressful with a lot of "lessons learned" as a rookie home improver, the team really helped us understand everything and worked to ensure we had everything we needed in our design. I highly recommend getting a couple construction bids during the process to see if any cost concerns can be addressed ahead of getting the final stamped drawings, so the team can make any changes in calculations if you want to swap building materials

This is just an initial rating as I have yet to experience the actual project labor and final costs however as many know remodeling is more than stressful. I am doing a full remodel on a home I just purchased and I mean full remodel. I went through several vendors and designers and Ben gave me the most detailed, comprehensive and reasonable breakdown and estimate. He communicated consistently and even hopped on a zoom to go over basic workflow and ideas. We meet again this week for measurements and starting official drawings but his company handles the plans, permits, demo, construction and materials if needed so having someone who is licensed knowledgeable and able to carry the brunt of the workload on a project this size is amazing. Look forward to updating to five stars after the project is complete.

After thoroughly researching Design/ Build companies to help with our kitchen remodel, we decided on BN Design. While we only used Benjamin's architectural design, we were very happy with every step of the process. He was professional, timely, and very responsive every step of the way. I had the best experience working with Ben from BN design, I had a bad experience and was skeptical in trusting another company. Since day 1 Ben was always trying very quick to reply. I believe it took him maybe 1-2 weeks to finish the plans. When we got the corrections back from the city on a Friday and there were only 3 corrections at most that needed to be done which is honestly amazing compared to the 15+ corrections my previous designer needed. Ben got the corrections done 2 days later on Sunday that way I could have them submitted again by Monday. Of course the city of Riverside Tries to throw some curveballs like finding a civil engineer that is licensed in the city of Riverside for a grading permit exemption certificate to be signed and stamped. Since Ben works hand in hand with a structural engineer he went above and beyond to try and help me to find a civil engineer. Dealing with the city is a headache and a half but this company and Ben made this so much easier on us! If you're trying to get work done not only fast but also efficiently done I say go with BN design.

I hired Benjamin to draw up plans for an ADU as well as some front yard landscaping. Both designs came out great and we are moving forward with the front yard. As for the ADU the city of Dana Point does not allow ADUs and Benjamin has been by my side fighting the city the whole way. He has been helping me with this issue for almost a year now and has been an awesome help. Even with the front yard the city is not the easiest to deal with but Benjamin meet with them several times to make things right. He didn't even charge me for the additional time he has put in dealing with the city. I can't thank him enough and would recommend him for any project.

Worked with BN on the design for our home addition, adding on approximately 650 sq ft. Not only was the design completed faster than quoted, there was no additional or hidden charges. Their price was better than any other firm we looked at, and I'm willing to bet we got superior service. After completing the design, they were also very helpful at adjusting things the city planning department needed changing for permitting and has been available for questions from our contractor. Overall, great service, great price and great people. What more can you want?

I needed a structural engineer for a home renovation project and I reached out to Benjamin from BN Design. He quickly responded (and usually the case no matter the time or day) and explained the process for him to produce the structural plans for my renovation, including submitting it for city approval/permits. We ended up talking over the phone for 30 minutes for any project proposals were sent (some designers/engineers won't even consult unless there is a deposit/retainer). Overall, very happy with how detailed and communicative he is.

I hired Benjamin to do a structural engineering assessment of a modification of a master bedroom bathroom. The previous owner removed and filled in a window, then installed 3 vertical windows. Benjamin determined that there was a legal header in place and that the vertical windows were made of the required tempered glass. He called the permit manager to make sure the site plan was understood. The city accepted the plans and now I'm ready for inspections. Thank you Benjamin. Nice work.
