Borgo dei Conti Resort Review: This Reborn Hotel Feels Like a Fairytale Castle Set in Italy’s Green Heart

"Borgo dei Conti Resort, located in Umbria, Italy, has undergone a complete renovation that combines modern design with historical elements such as frescoes and wood-beamed ceilings. The resort features rooms and suites decorated with earthy colors and medieval-inspired textiles. It offers two restaurants: Cedri, serving gourmet meals, and Osteria del Borgo, offering traditional Umbrian cuisine and Neapolitan pizza. The resort has a relaxing spa with a Finnish sauna, steam room, and outdoor hydrotherapy pool. Situated on a 16-acre estate, it provides various outdoor activities and is family-friendly, with activities like hiking, biking, and picnics. The resort is committed to sustainability and accessibility, with ADA-compliant rooms and eco-friendly initiatives. It is 30 minutes from Perugia, with easy access to cultural sites and outdoor activities." - Laura Itzkowitz Laura Itzkowitz Laura Itzkowitz is a freelance writer and editor based in Rome. Borgo dei Conti Resort (Perugia, Umbria) 4 Hotel Reviews | Tablet Hotels

"Borgo dei Conti Resort is a deeply romantic place, in that particular way that only a grand Southern European country house can be. Originally built as a fortress in the 13th century, the estate was remade into a noble home some 500 years later. Surrounded by acres of gardens and lawns and parkland, the building is a dramatic example of 19th-century neo-Gothic architecture, still as imposing as ever today." - Tablet Hotels

Our stay at Borgo Dei Conti was nothing short of magical. From the moment we arrived, the staff went above and beyond to make us feel genuinely welcomed and cared for, their warmth and professionalism truly made our experience remarkable. The Junior suite was exceptionally comfortable, featuring top-of-the-line amenities that made every moment relaxing and indulgent. Breakfast was superb and dinner at the Osteria was exquisite - beautifully presented, and bursting with authentic flavors. Evenings at the bar were a delight as well, with cocktails crafted to perfection. This is a true fairytale property where every detail is thoughtfully curated. We left already dreaming of our next visit. Grazie per tutto!

I am sorry to say that our stay at Borgo dei Conti was not a five star experience and I cannot in good faith recommend that others stay here. We come to Italy annually, and stay at both incredibly high end hotels and fairly budget hotels, and this was the most disappointing I’ve experienced in my many trips. ||||I’ll start with the positives - our welcome was delightful, the front desk people were all very kind and friendly, additionally Francesco the manager was very nice, helpful, and receptive to the feedback I ultimately gave on our final evening. The property itself is a show stopper - incredible grounds and buildings, though the general area around the hotel is very industrial, where they have to plant huge trees around the exterior to block the nuclear power plant from view. The fine dining restaurant was very nice and a good experience, but it cost more than any of the other meals we ate in Italy - including Michelin meals in the Amalfi Coast. ||||To say the service was bad would be an under statement - we felt like we were a nuisance to the staff and that we were in the way during our entire stay. The temperatures soared to over 100 degrees for the 4 days we were there, and the pool staff didn’t provide complimentary water and instead charged 5 euros per can of water after we had to go out of the way to ask for it - they didn’t even want to help us. One day we spent 8 hours by the pool and no one proactively took our orders, we instead had to walk to the bar to order (when two staff were sitting on their phones at the entry gate the whole time). The property boasts a pretty impressive pizza oven, and while we dined at the restaurant where the pizza was served, we were never given the pizza menu or told we could order pizza at all. When we ate at the aforementioned restaurant, it took over an hour to get a glass of wine after repeatedly asking. I think the worst part of the hotel was the breakfast - they advertise that they have a breakfast buffet but they do not. They have jam and granola on a buffet like table, but you have to order everything from the table. Service was so slow that breakfast took at minimum an hour each day, with no organization and up to 5 people serving us any given day. ||||For Borgo dei Conti calling itself a 5 star hotel, we did not get even a 3 star experience. I cannot recommend this hotel to anyone, especially for the exorbitant price you pay to stay there.

This property has been exquisitely restored and has the most stunning views. The staff morning noon tonight worked very hard and are very accommodating to their guests. The food at both the poolside Grill and the restaurant are outstanding, and the breakfast is not to be missed. The renovations were done with care and charm, and the whole experience is worth the trip.

We stayed here for 2 nights whilst touring Tuscany. The property is breathtakingly beautiful, approached by a long driveway up to an impressive main building (the resort comprises of several buildings). The welcome was warm, with a tour of the relevant aspects of the property, and a lot of information that is hard to remember - at least it was for us (in our sixties). There is nothing written down … more on this later.||The rooms are generously sized with a modern decor. We booked an executive room and were upgraded to a “junior suite”. The room had no seats, except for a singe armchair on an upper level, making it difficult to sit and talk together in the room. There is a massive amount of storage, and everything worked well (no problems with air con for us).||We decided to have an aperitif in the bar before dining, but after 15 minutes they still had not brought the wine! I had to go and ask to be served! There was some issue with the wine we chose, but they should have told us right away. Later we asked for some printed information about the hotel and its facilities, and were told there is a QR code to scan in the room. After dinner we searched in vain for this QR code, went down to reception to ask for it, and were then given a print out in Italian! Later on they brought the menus and wine lists from the two restaurants to our room as well! It was all a little odd - why not just display the code on the screen in reception and let us scan it?||Dinner was excellent. We dined in the more informal restaurant above the pool, and the food and service were ver good, especially the sommelier, who helped us choose an excellent wine to accompany the meal.||This property is very beautiful, the pool area is excellent, the rooms are well equipped and the restaurant is excellent (we did not dine in the Michelin starred one). However, the service, and the approach to service did not quite match the setting. There was a general lack of presence - we had breakfast at 7am when the service starts, but had to find someone to come and serve us!||This could/should be a 5 star visit, but even though the manager gave us a handwritten apology (and a jar of honey from their local apiary) as an apology for the poor service, I can still only give 4 stars.

Stunning grounds but a little isolated. The spa and garden suite room were beautiful. Definitely room for improvement in regards to the service and restaurants. Emailed the team 3 weeks in advance about wanting to do a wine tasting, but they only booked everything the night before we planned to go. Had a tasting at 12 and one at 4pm, but had to pay for the car service for the entire day ($600). Asked if there was another vineyard to see and were told it wasn’t possible, so we just sat at the first winery for 3 hours paying for a driver. The restaurant food was great, but was advertised as a casual option. It was much more expensive and fancy than expected. They said online and during the tour it was a pizza place, but there was no pizza on menu. Enjoyed our stay, but as mentioned plenty of room to improve for the price of the resort. Emailed them last week expressing concerns and never got a response which was disappointing. Would be great for families or people who just want to stay at the resort.

What can I say about the location. You enter through an arch, and follow a driveway that takes you to the main house. Great touch of class and beauty. The main building is authentic to the storied life it has had, with updates bringing in the modern amenities necessary in today’s hospitality. |We were there for lunch, so let’s talk about that. The service is courteous and friendly, with everyone in period attire, adding a great level of authenticity to the atmosphere. The lunch menu had a great selection, including vegetarian options. Special shout out to the homemade bread mix, which was delicious. My wife had a mixed salad and the vegetarian pasta, which were both excellent. I had the cheese selection, local and very tasty, and the borgo burger, which was massive and full of flavors. We finished it off with the tiramisu and baba’, both just as great as everything else we had. Overall a great dining experience, from every aspect. The tour after lunch was an excellent touch, which we both appreciated very much.|Bottom line: if you are looking for a dining experience, then you won’t regret choosing this wonderful location.

Review: A Luxurious Retreat at Borgo dei Conti My friends and I stayed at Borgo dei Conti after arriving in Florence, and it was the perfect countryside escape. Nestled in the scenic hills of Umbria, this beautifully renovated five-star Tuscan villa is about two hours from Florence and roughly an hour from the Montepulciano side of Tuscany. Though a bit off the beaten path, its secluded location added to the charm and tranquility of our stay. The arrival alone set the tone — a long, dramatic driveway leads up to a majestic hilltop property with a stunning landscaped circle welcoming you to the main building. The villa has clearly undergone a recent renovation, with luxurious fixtures, modern decor, and a tasteful blend of historical elegance and contemporary comfort. The front desk staff were incredibly thoughtful and made check-in seamless and warm. Our rooms were spacious, beautifully designed, and well-appointed with premium finishes. If I had to nitpick, the beds were a bit firm compared to other luxury hotels, and while the air conditioning worked well, it oddly left my throat dry — something I didn’t experience elsewhere on the trip. Still, the bathrooms were a highlight: stylishly designed with rainfall showers, bidets, and upscale amenities. Breakfast at the main restaurant was delightful. The staff were attentive and detail-oriented, and the food was fresh and delicious. I particularly loved the cow’s milk yogurt paired with honey from their own beehives, and the omelets were perfectly cooked. The coffee service was top-notch, with rich espressos and Americanos that made mornings a treat, even without a full buffet. The pool area was equally lovely, with a relaxed ambiance and excellent poolside dining. We enjoyed everything from flatbread pizzas to fresh salads, grilled vegetables, and perfectly cooked steaks — all flavorful and satisfying. Overall, Borgo dei Conti served as a wonderful home base for our five-day stay in Umbria. My only wish is that it were located a bit more centrally for easier access to both Umbria and Tuscany, but that minor tradeoff was well worth it for the serene setting and top-notch experience. Highly recommend for anyone looking to unwind in Italian countryside luxury.

The castle is beautifully renovated and the SPA is beautiful but there is a room for improvement for overall services: on the website our room was supposed to have a soaking tub but in reality it did not; our room was not in the castle building so it was looking much simplier vs images; the wild berries at breakfast had mold and the temp in the room was showing as 19C but was closer to 23-25C (very hot at night). The pool is very relaxing and the location is superb to get some silence.
