District III hits the trifecta of ratings. Food and the coffee are superb with a wide variety of food and drinks, service is friendly and prompt and the atmosphere is terrific. No matter the weather outside, it’s warm and friendly inside District III. I happened to find myself here while I was waiting for a family friend having lengthy tests at Penrose. I had not been nor heard of this coffee shop before, but spied a walk away coffee cup across the parking lot and decided to try. I am primarily a French Roast, black guy. The bold coffee was very good and suited my taste just fine. Stop in there’s plenty of room and quite a people and pet friendly environment!

This sweet little coffee shop found in a retired school house is one of my favorites. Correctly made brews, lattes, and drips, sold at a decent price. Employees seem happy to be at work and do a great job of maintaining the cafe. If you're looking for a quiet place to get some work done while sipping some caffeine, please know this is the place to do so.

I stopped in for a quick iced latte and this place had a great vibe. The barista was friendly and fast, and the coffee was excellent. I had an iced brown sugar latte with oat milk, and it was perfect - great roast, not too sweet or too much ice, and mixed well with no syrup at the bottom. Plus, there was a very cute husky outside :) I’ll be back next time I’m in the springs!

I went here for breakfast & coffee with some friends when I was in town. It’s cute, not super huge inside but there was a big table that we were able to sit at even though it was very busy. It’s cool how all these businesses are inside of an old school building! I appreciated that there was a full breakfast/brunch/lunch menu & I thought the food was good! I think the coffee was fine but it didn’t super stand out to me (there are tons of fantastic coffee shops in the Springs, so it takes a lot to stand out). Although I would definitely visit again if I have the chance & try other coffee items. The barista taking my order was so nice & did not make me feel rushed even though there was a line. Definitely check it out here if you have the chance!

Building Three Coffee - love your vibe and just fell in love with your coffee. My latter was perfect. I’ll be back for more tomorrow. B3 is a wonderful small family owned coffee shop in a converted elementary school. There is plenty of seating for friendly conversations or study groups.

This is my favorite coffee shop! They make their own syrups, they’re always very pleasant and accommodating to any adjustments I might make with my customized coffee. Very popular place so space can sometimes be limited depending on how much traffic they have on any given day, but so worth it because the quality of their coffee is excellent!

Got an iced matcha and latte. The latte art is gorgeous but flavor was pretty average. Matcha was not bad. This is built into an old school which is cool. A little crowded inside the hallway area but lots of seating.

A few of us came in here right before closing and surprisingly the borista was not upset at all! He was really friendly and happy to serve us and make suggestions! 10/10 for customer service. I have always said speed of service and good taste are the factors that make a good coffee house and this place offers both!

Amazing location. Old elementary school with damn good coffee. The cortado is my go too lately. I absolutely love this cup of morning coffee. And it came with some sparkling water. I like when places set them apart from others. Unique like the location. A renovated school with several businesses under one roof.

This is such a cute area. There's a bunch of shops in an old closed down school. I wish the menu had vegan labeled options as I could only really get drinks. The oat milk matcha was amazing though!

While in town visiting friends, they kept saying we had to get to this coffee shop. She is a bonafide coffee-holic and so am I. Once we stepped in the aroma was heavenly. The staff were extremely welcoming, maybe in part because our friend is a regular. First I ordered a latte. The presentation was lovely and it was a gentle smooth treat. Next up was an Americano. It was strong and also somehow smooth- not bitter at all. Compared to many others I've tried, this coffee shop is superior. Part of the charm is it's one of many different businesses on a long hallway. The hallway is lined with tables and chairs. While in search of a restroom, a realization came that this building is a repurposed old school. Created a bit of nostalgia. Truly the Colorado way to preserve and reuse.

Best coffee, best people, best breakfast burritos! I wish I lived in the Springs because if I did, this place would be my home away from home! I will go out of my way if I'm in town. Their rose cardamom latte's are my fav but honestly I'll drink any latte they make. Love their whole bean coffee to go too. I'll buy several to take home with me!

Ever just have "one of those days?" I suppose we all do, including those who work with school children. During my visit to "Building 3 Coffee" I noticed a picture opportunity that I believe qualifies for the 2023 Henry's Take Honor Roll. You see, they are located within a building that was for more than 60 years the home of Lincoln Elementary School, which makes the "BEER" sign placed right outside the Staff Lounge undeniably hilarious! Can you imagine if the faculty had the option of enjoying "a cold one" during a particularly challenging day? Rather than the hallways being filled with energetic children excitedly scuttling from one location to another, now each former classroom is occupied by various businesses including this one. While you can no longer hear children's voices filling these spaces, you can enjoy their seemingly limitless energy and spirit when you visit. The next time you need a little pick me up, stop here for a little shot of caffeine and you'll feel like a kid again in no time. Editor's Note: Please remember to play nice with the other kids on the playground and to be open to trading portions of your lunch with your friends (we promise not to tell your mom! ). Found this gem one morning trying to kill time with my son. Love that it's in a repurposed school building. The ladies behind the counter were very nice and gave us recommendations on the coffee. I ordered a rose cardamom latte, and my son ordered the brown sugar latte. We also ordered the breakfast quiche and salmon bagel. Both were really good, the bagel was actually quite a lot to eat. Would definitely stop by here again.

It was the coffee selection that prompted me to visit Building Three Coffee. I ordered the cortado which came with a small glass of carbonated water and quiche. Both very good. Service was quick and staff very friendly. The seating area was limited but managed to find a bar seat and found myself looking at Pikes Peak which was covered with snow. What a view.

A really calm and gentle shop inside Lincoln Center with great food and baked goods options as well as coffee and non- coffee drinks. I wish I had brought a book to enjoy more quiet time here, but greatly enjoyed sitting on the patio while I sipped my coffee.

Great view of Pikes Peak, unless a jogging group is meeting up and blocking it. We love to get a pastry at Nightingale's next door, and our coffee or tea here. The service is super friendly, and the beverages are very good. We also appreciate that they're open at7! It's good to beat the rush, but on Saturdays the bakery isn't open till 8.

Been here a couple of times and I have enjoyed both times. They are always super busy in that place, which shows they offer good products. Some people go to work there since they have a good amount of seating and the coffee is good. If you're not into whole milk, they have alternative milks. What is also cool is that they have they're own coffee roasting system behind the shop, which was cool to see. Anyways, if you're looking for good coffee, this is your place.

Loved the smoked sandwich, with the cortado and Latte. Service was great going with cashier being helpful with the breakfast menu. The cafe was very spacious with indoor out and outdoor seatings.

This place was really cool. Coffee was great and I love the location. I was really impressed with how lively it was walking up to the coffee shop. I love how there were other stores in the same building and how friendly everyone was. I look forward to going back and bringing new friends here.

We have never been to this spot before and didn't even know it existed until this Yelp elite event. What a find! Thank you Yelp! So this whole little mall is a find and if not for the cold temps, it would have been nice to sit outside. They had a good amount of seating within their space and there were overflow tables in the hall. We had maple syrup lattes and they were delicious! The raspberry pastry was pretty good too. It had 2 fresh raspberries on top and tasted like pound cake. If you are looking to support a local coffee shop and not the big companies, I definitely recommend coming here! We will be back.

What a beautiful local coffee shop. Came here for the yelp elite perk event and I am so happy I did. Had a maple bourbon latte, a raspberry pastry for me and a friend and some awesome yelp swag. The coffee was superb, the pastry tasted freshly made and the service was top of the line. I 1000% recommend coming and trying their products. I promise you, you will not be disappointed. The sign is a little small so it might be hard to find right away but when you do you will be so happy you did. At this time we have to come together and support our small businesses and keep them thriving. This one is definitely a must support. Thank you to them and to yelp for this great reward.

Very good coffee in a small strip mall that used to be a school building. You can walk down the hall and see that the different businesses are in old classrooms. The people working were super nice and the coffee was delicious. If you have the chance, come by and try it out. I also had a pastry and it was great.

Love this place!!! I've made this my go to while in Colorado Springs. I realized I would drive over 20miles just to have their chai tea lattes or their bagel sandwiches. Love the service and food! The atmosphere is amazing! I met so many cool people while studying here. It's a great place to gather and a great place to get some work done or just chill!

The breakfast burrito was terrible. It's as if someone told A.I. to "make human breakfast burrito panini". No seasoning. Idk, just awful. It's a shame. I want to come here everyday because the vibe is good, the ppl are nice, the coffee is excellent, but the food is not great. Accidentally got a bowl on time. Terrible. If someone could scramble some fresh eggs, throw them in a homemade tortilla, add some thick bacon, add salt pepper, and american cheese. Wrap it up with some homemade salsa. (Going to need more than what's given). I would be happy. I have to do it for myself in the mornings so I know it's not hard. Anyways. 4 stars for everything else but the breakfast burrito. Strongly removing a star for that. And it was expensive as well...which doesn't help. Do basic burritos with love and care. Do not panini press them. Throw it in a aluminum wrap and a paper bag and charge 6.50 and I'm happy. I can't seem to find a place that has good breakfast and good coffee in one building. Well actually there are a few places. But it's difficult to find. Ugh. The owners need to take a few bites of that and tell me it's good. Awful. Goodbye :)

I love Building Three for various reasons. Let me count the ways. 1. I love their space. Conveniently located in Old North End, with free parking and easy access, this place makes it easy for me to visit with my babygirl. I love the decoration, the openness of the space and the cleanliness. 2. I love their costumer service. Always greeted with a smile, I have never had poor service here. The staff is friendly, accommodating and always willing to help! 3. Their baked goods are what this girls dreams are made up of. 4. Their coffee isnt my favorite thing about this place, but I love their Vanilla Latte. Not that their coffee isnt great - I have a lot of coffee snob friends who absolutely adore their coffee, its more a I have poor taste when it comes to coffee. My husband and I joke around that we love a little gas station flavor to our coffee... what can I say? Its just a thing with me - so even thought their coffee isnt my favorite thing about them, I can recognize that they have amazing roasts and great baristas. If you are into good coffee (and you are nothing like me) then this place will definitely hit the spot. If you are in the area, or you are looking for a great place to work and enjoy a latte, cappuccino, espresso and whatever rocks your boat, I highly recommend trying building three out!

So, I wanted to love this place but it's just not working for me. First, we're in a pandemic and clearly they are not. Tables are all right next to each other and the place is completely packed. I ordered 2 coffees to go, one decaf and one regular. She brought them out to me and neither were marked in any way. She simply held one up and said, this is the decaf. Since I took them to go I had no way to mark them myself and no way to tell the difference and for all I know neither could have been decaf. With my order I had a raspberry pastry and thought it may be something more than 2 raspberries cooked into a sugar loaded pound cake :( ...nope. The staff were extremely nice and the place was cute but I can't say I'd be back there any time soon.

Where to start, besides saying I fell in love the second I walked in! I already loved the location, which admittedly I somehow always forget about. No more! I really need to explore all the businesses that surround this coffee shop. But I digress. You walk in to a clean, modern, but so welcoming cafe. My husband and I both got the bourbon syrup lattes which were to die for! The latte was sweet, but not over powering sweet. It was more of a hint. The coffee was so good, I could have drank it without any sweetener. Which is major for me because I am weak and need all the sugar usually to mask the bitter lol. The pastries were flakey and absolutely perfect. I'm so sad I've never been here before, but so happy because I know where I will for sure be spending a few lazy saturdays at now. If you've never been, please make sure to go! You won't regret it.

I was invited here by Yelp and I'm so glad I was able to check this place out! I was greeted and felt comfortable right when I walked in. I was treated to a maple bourbon latte and a raspberry pastry. I added almond milk to my latte and it was one of the best I've ever had! The flavor was delicious and not too sweet, and the pastry was the same. I work from home and have been pretty isolated so I was happy to find a nice place that's open and allows customers to sit inside and work. There's plenty of tables spaced out in the main room, with more in the back hallway. The baristas were all really friendly and invited me to come back and work, so I'm excited to do just that! Everything was very cleanly and masks are being worn.

The staff at Building three are simply unparalleled. They are friendly, accommodating, and are never anything less than pleasant. They make what can easily be qualified as the best coffee drinks in town and they have a great selection of teas as well. They utilize coffee that is roasted in house and have wonderful depth of flavor and mouth feel. They have many dairy alternatives and are accommodating to dietary restrictions, willing to help you find something you can enjoy, even if that drink is a custom order and not on the menu. Their high quality baked goods not only pair well with any of their drinks, but also utilize in season produce and are baked in the same building, ensuring their freshness as well. The ambiance is wonderful for a multitude of purposes, providing space for work or socialization, with additional seating in the hall and outdoors, where they will bring your drinks to you. The staff takes their time to get to know their customers and goes above and beyond with every interaction, from making sure that you are happy with your drink selection, to offering in depth explanations of their menu to help clarify any confusion and figuring out what you'll enjoy most. This is hands down, the best coffee shop in Colorado Springs, if you haven't been yet, you should definitely check it out, it's quality will have you becoming a regular. If you are passing though, you should absolutely make sure to stop in and try what they have to offer, you will not regret it.

Nice location, with a private parking lot. Staff is very friendly! The interior was clean, open, and well laid out. I had the bourbon latte, and raspberry pastry. The flavors were perfect and the pastry was so good. I'll definitely be returning! Tables are spread out and masks are required for to-go as I did. Glad to see businesses doing well and being safe!

This is a really neat coffee shop that offers delicious pastries and specialty coffee options. To start they are located in the Lincoln Center that offers a cool school ambiance. It is an open concept and you can see the baristas brewing. The decor throughout creates such a coffee shop vibe. I spend most of the day working there and enjoyed the atmosphere. The staff is super friendly and very informative. They have tons of options when it comes to coffee. I had the bourbon latte which I drank in one sip and trust me it left me wanting more. The pastries looked so good and they also have gluten-free options. I had to try the mandarine almond and raspberry pastry. Both of them were amazing. I enjoyed looking at them and they were fun to eat. They were moist, sweet and it was love at first bite. The prices are very reasonable. Building 3 coffee is not your average coffee shop. If you are looking for specialty coffee and sweets this is a must-try!

What a great spot! Lovely café to grab a delicious coffee and a snack (some vegan pastry options as well!). The ambiance is fantastic and it is super cozy inside, so definitely good spot to bring your laptop and knock off some work, too. Also, they do enforce social distancing and the tables are really spaced out, so it feels like a really safe environment in this "new normal". Allie (the barista) is very friendly and I am looking forward to being back soon! Their bourbon latte is amazing (and yes, they do have plenty of non-dairy milk options.). Enjoy!

This coffee shop popped out of nowhere! Not sure how long it's been in Roswell Square- but I've been missing out! Ordered the gluten free almond cake- seriously the most moist, flavorful, delicious cake! Coffee is artisan and worth every penny. Will definitely be stopping by as often as I can!

I had lots of questions (have a couple dietary restrictions) and everyone there was so nice, they checked with their bakers which I really appreciated. I came here daily while I was staying in the area. just overall a really welcoming environment. Also, good outdoor seating and Wi-Fi! The space (Lincoln center) is a converted school which is also really unique. Thank you Building Three!
