The all-inclusive plan at Casa Dona Susana is exceptional for the price. We are used to lower-priced all-inclusive buffets having low-quality food, but that was not the case here! We thoroughly enjoyed every meal with a high variety of quality food. The alcoholic drinks are definitely weak, but that was fine by me when drinking all day. I survived the stay without ever nursing a hangover. The location of Casa Dona Susana is great; tucked away in a quiet alcove with a private adults-only rooftop pool. There is another lightly-used small pool at Los Arcos across the street, then the “main attraction” is the Playa Los Arcos one block down on the beach. Internet speeds were solid and reliable at Casa Dona Susana, averaging 10Mbps down / 5Mbps up. I did not experience the same reliability with the networks at Los Arcos. The open networks at Mar y Vino, Ik, and the spa frequently disconnected or produced unreliable speeds. The only minor nitpick is that they start shutting down the buffet well before the end of the meal time. We were extremely excited for a steamed seafood lunch ending at 4:30, showed up to the buffet at 4:05 and were told the seafood was already put away and they wouldn’t make it for us ☹️. Overall, we really enjoyed our vacation at Casa Dona Susana and Los Arcos!

I love staying at Casa Susana. I've stayed here several times over many years. The rooms are pretty- but also kind of basic. I really like the inside courtyard and the rooftop area to hang out and use the small pool. Because the hotel is tucked away at the end of a street, you don't get any street exhaust, just fresh ocean air. I always feel safe there too. The staff takes very good care of you.

The accommodations and the staff members were excellent! Our room was comfortable, clean, quiet and it was great having a balcony. Gloria from housekeeping provided great service, as well as Karla and the other staff members at the rooftop bar/restaurant. They were all professional, kind, and friendly. All the staff members made our stay memorable. I’ll definitely return to Hotel Casa Doña Susana!

We stayed at Dona Susana for a week and had a delightful time. The rooms were large and clean, we received an upgrade to a room with a balcony so that was nice! Staff were excellent and helpful. We had access to the beach and meals through Los Arcos Resort, which was fantastic! The room was also quiet and the A/C worked great to keep us cool.

We had a wonderful stay at Casa Doña Susana, and a big part of that was thanks to Manuel, who went above and beyond to make sure we were comfortable. When we ran into an issue with our AC, he was incredibly responsive and caring — not only did he check in multiple times to make sure everything was okay, but he also helped us move to a different room and even arranged a free upgrade. His kindness and dedication truly made our trip special. Thank you, Manuel, for taking such great care of us!

Showing its wear and two rooms had AC issues. Rooftop pool is missing several tiles on the bottom and really showing wear. We found out about hotel activity offerings through other guests a few days into our stay vs at check-in. Pool bar/restaurant staff was very friendly/helpful but was out of many items and closed at 5:30p so could not enjoy sunset drinks/snacks from the roof. Staff was very friendly and tried hard (bartender got me Tito’s after i asked for it on day 1) but could use more training on hotel offerings and basic questions (struggled to answer about nearby restaurants, couldn’t answer questions about getting to the airport, etc.)

This was my second visit to Casa Susanna. I love the location. Bustling during the day but perfectly quiet at night. I had streetside balcony room and loved it. Wonderful helpful friendly staff . Thank you Marisol for your warm welcome. Excellent breakfast buffet. Rooftop pool area is a glorious retreat. Loved the LosArcos Suites pool for my daily 45 minute swim. I have stayed in all three of these hotels during the past 23 years and highly recommend each one.|Casa Dona Susanna you are the essence of Mexican hospitality.|Gracias.

So disappointed. Liked it last year so rebooted Closed for awhile for "remodeling " Back this year Not done. Restaurant not done Many rooms the same. Construction noise everywhere else. Rented us an unfinished room without floor tile without art plain old unfinished. SHAMEFUL

Stayed here for the week/weekend with some friends. One thing I absolutely loved about the hotel is the open area and full of green plants surrounding us. We were taken care of by Bonifacio Rojo and he was a pleasure. The location was convenient being in the middle of majority of the shops/restaurants(Everything basically walking distance). We did the all inclusive and was worth it with the unlimited alcohol of course. The food was alright but understanding the volume of people they're feeding due to being all inclusive makes up for it why the food was just alright. The restaurant is around the corner and not actually located inside our hotel but it wasn't a far walk. When we went to the pool up on the top floor it was a good size and not very much people around though the trees were near by and sometimes there would be leaves falling/little acorn looking balls but we just stayed away from that area. Our stay overall was decent. The room was a decent size for two people... we were never really in our room to stay in just somewhere to sleep and change clothes since we were always on the go. Other than that it was a pleasure experiencing Puerto Vallarta for the first time and staying here!

I just stayed there for a week. We got an incredible Trip Advisor deal $700 for airfare and 7 nights (direct flight from LAX that was on time both ways). It was clean and pretty quiet, an adult only hotel with a great view from the rooftop pool. Manuel at the front desk was very nice and accommodating. Lamar, the manager/concierge, was so helpful. She got us a fabulous driver, Isidro, who took us all day up north to San Pancho, Salulita and other pristine beaches. He took us to Bucerias where the stuff normally peddled to tourists was about half price. Isidro made some great restaurant recommendations really making our stay more in the know of places locals flock to. All were way less $ than most places in the Zona Romantica. My friend and I had a two bedroom on the ground floor. The space was a touch cramped, but very comfortable and clean. There are two sister hotels across the way. We did not get the all inclusive package that would have given us pool access to Los Arcos, but I'm okay with that. We were able to use the pool at the other sister hotel right across the street. There were daily optional activities including aqua aerobics, yoga and bingo. The hotel is off the main drag of a very bustling gay area, but the hotel was definitely not a gay hotspot. It did not feel homophobic as one male couple had reported. Casa Dona Susana is one block from in from the beach which was great. There was no throbbing disco music heard that is prevalent on the beachfront. I will return there because of the wonderful presence of Manuel and Lamar, the quiet, the rooftop pool, the central location, the quaint environment and the Trip Advisor package deal. Give it a try.

So I stayed here because I had a last minute change in my travels due to my health. I was working with insurance due to my health and it was a mess. Jackie, who works at the hotel treated me like royalty during such a hard time. I mean she never made me feel bad for needing so much documentation, checked in throughout the day to see how I was feeling. Literally the best care I have ever received at any hotel. The rooms: We stayed in a junior suite which is our fave and you get a large fridge, kitchen/ stove area balcony and bathroom with a nice shower. Oh and a very large television. We also stayed in a standard room. One of the standard rooms didn't have a balcony but had a king size bed and a small tv. The other standard room we stayed in had a full size bed, balcony and large tv. The Downfall to all the rooms at all the hotels in Mexico that I stayed at was the AC is really bright at night. We slept with eye masks on. But the rooms are all kind or bright. We had the all inclusive plan which included full access to everything at Los Arcos across the street. It was SO AFFORDABLE!!! The location is great and Casa Dona susana is quieter than Los arcos so I recommend staying there. There was also a doctor available to conduct covid tests and the buffet is pretty good! There's a beautiful hottub to watch the sunset and multiple pools. Mostly though, the people are amazing. Amazing!!! In all the travels I've done I would absolutely say that This was the best treatment I've ever received especially with all my extra needs being met. Thank you so much Jackie, Fabiola, Valerie and all. You all work so so so hard every day with the best attitudes. Big hugs!

This is an adults only hotel. If you're looking for a late night party and bar scene, this ain't it. It's not a resort. It's a nice, quiet hotel tucked away from all the commercial BS. If you want to feel the romance and don't mind the intimacy of a small hacienda style room, then you found it.

A buddy of mine had recommended this delightful hotel and I'm glad I stayed here. It has the old world charm and had the most comfortable bed I've ever been in throughout my hotel l stays of the past. The pillows were just right additionally. I had opted for the all inclusive package which included my drinks and food. This came in handy especially early mornings when the rest of my crew were asleep and I could meet a few friends for coffee on the beach while the others pulled themselves together lol. The rooftop pool was great especially since they do not allow children. The sister resorts have a large family pool with great views by the way. The air conditioner worked excellent because I happened to be there end of May and it was a bit on the warmer side. The atrium was great feature a the birds were singing. What a lovely thing to wake up to in the morning. Now don't get me wrong the rooms are small but mine included a refrigerator a safe and a good size bathroom. I had would appear to be at 22 inch flatscreen also in the corner which I did not use because I was in Puerto Vallarta and had other things to go do besides watch TV. Would definitely return again

Casa Dona Susana is centrally located to everything - bars, shopping, restaurants, beach, pharmacies, etc. The rooms were clean and basic, which was fine with me. Rooms had AC, telephone, soap, shampoo, towels, closet, ironing board, iron, TV/Cable, etc. They were nicely decorated. WiFi was excellent - never had any issues. The rooftop was clean, and hardly anyone. I loved it. I did not have views from my room except for brick rooftops from other buildings, LOL . It was okay with me as I spend most of the days out hanging out with my friends. Security was good. Things that I did not care about: They gave me a red plastic bracelet which I had to keep on my wrist for 9 (nine) days. You get used to it. Front desk service: When I got there, I dealt with a guy that did not know what he was doing and could not make any decisions. He called someone to assist me with some questions. I wanted copies of everything that I signed because there were several restrictions. The guy said that they do not provide copies of signed documents. I took pictures of the documents. When I asked for a local map of the area, I was given a good map, but they could not show me where their hotel was on the map. They should be familiarized with the area as I am sure tourists would be asking. On the other side of the coin, there was a young lady during the day, and she was delightful and service-oriented. I found additional information about their sister hotels because I read some reviews. The guys at the front desk did not tell me that I could use the swimming pool from the other hotel across the street and the private beach from their other hotel. In general, there is a lack of hospitality assisting guests from some of the staff. However, after I checked in, I did not need additional assistance because I read all these helpful reviews.

Casa Doña Susana is a sister property to family-oriented Hotel Playa Los Arcos and Los Arcos Suites a block away. Playa Beach and chairs passes were provided. Casa Doña Susana is adults-only which in our book was the absolute best thing about the hotel! The roofdeck and pool were absolutely relaxing and peaceful, with no shrieking kids. Perfect for us! We kept our pool cocktail waitress busy with non-stop piña colada and margarita orders, especially when she announced 2-4-1 time! She had to go downstairs, down the block to the other hotel and beach bar. We were surprised our hotel didn't have bar service especially on the roof where there is a place for it. But we were grateful for her runs and noted she also had to service the beach goers. Our concierge was also friendly, helped phone dinner reservations, and even provided poolside white gloves cleaning service for our sunglasses! The rooms are adorned in traditional Mexican furnishings. The bathrooms are adequate, and friendly maids serviced daily. Our closets had a musty odor so we had to wash everything in hot water when we got home. That was the only odd thing. Everything else was great.

It's not my way to do things but, it's going to be 1 Star. Unfortunately this Hotel is way to noisy. The service people star way to early and finish way to late like 7am and 11pm. I went as far as sending an email to management and received a very nice email. I figure the she would make a change (Mrs. Padilla) yet it continue for an additional two nights. The staff would yell across the floors (it's a patio style hotel) and came across like not really caring about the guest in the hotel. We really real the actual hotel they just need to improve the noise issues. Also, we where in room 104 and there was constant noise coming from the outside AC vents. All night every night. I should also mention the any time room 204 flush, yup we knew about it... we will be reading review next time.. I will add that the pool is very relaxing....

Eh. Are we children on a trip to the beach for prom? Quaint? That's a lie. Like a jail cell. No windows, no balconies. Pool is ok but no food or drinks. Boring. Location is the only good thing about these places. Stay farther and Uber.

This is our first time in Puerto Vallarta and this Hotel was definitely what we expected. Very traditional style decor and ambiance room service was fantastic when we needed something and the staff was exceptionally hospitable Marisol was very helpful and professional. I've read reviews complaining about small things including the decor first off your coming to MEXICO IT'S NOT YOUR HOME!! if you want modern conveniences stay in Nuevo Vallarta this part of the city is still very traditional we had a pleasant stay here and would recommend it to anyone wanting to be in the center of everything

I have visited Puerto Vallarta many times and usually stay in a condo or my timeshare. I decided to join a friend one week early who made a reservation with this hotel. His initial experience was awful but I'll talk about mine instead. The first is they require you sign a hotel agreement with all of these restrictions not listed on their website so you're stuck to sign if you don't have any other options. I had pre arrangements for an in-house massage. First they don't allow ANY visitors. Then they told me I could have the massage in my room for 300 pesos ($15) extra but if I paid in USD would be $25; 4:00 am a pipe bursted in my bathroom and water everywhere; Three minutes after breakfast finished they wouldn't serve me coffee although it's automated....staff is ok but overall very disappointing!

This is a sweet, cozy little place. My room was perfect. A/C, cute little balcony, fridge, comfy bed. The staff is friendly and the beach is a block away. The atrium is beautiful and the rooms circle the entire space. Oh, did I mention the rooftop patio with the pool?? Fab!!

Just returned from a 7-night stay here and was thoroughly impressed. We had an advance reservation and the front desk was prepared for us with rooms keys, towel checkout cards, and WiFi access in a prepared envelope. Check in took about two minutes. The guest room was immaculate. Eat off the floor immaculate. Housekeeping staff was very good and greeted me with a smile and a greeting as I was coming and going. This is also one of the very few hotels where one can get a king bed - standard bed in the Romantic Zone is full-size which can be a bit cozy if you have a partner! The Hotel is located in the heart of the Romantic Zone. Fantastic for access to great beaches, great food, great drinks and nightlife! Also a block away from an Oxxo market (for bottled water, snacks, etc.) and a major bank with ATMs full of plenty of cash. Just a heads up, the Romantic Zone is largely cash-only, so a BanaNorte close by was very helpful! This IS NOT an Americanized hotel!!! No kids allowed. No crappy free breakfast buffet. No upselling. Just a great,clean, comfortable room to unwind in after a day exploring PVR and all it has to offer outside of the 'all-inclusive' many hotels try to provide. And for $65 / night I could not have asked for more. One last thing... The rooftop pool was a nice respite from the hustle and bustle of the Romantic Zone. Again, no kids allowed. It was also the only pool that I have seen in PVR that didn't have chairs 'reserved' first thing in the morning with towels with no one sitting in the chairs until hours later. In summary, Casa Doña Susana was a fantastic hotel to enjoy a week in PVR. I would return to / recommend this hotel to anyone who wants a great experience in the Romantic Zone in PVR.

My daughter and I were there in September of last year. This hotel was everything we wanted for our relaxing getaway. The staff was very friendly and accommodating. The rooms were clean and nicely decorated. The location is perfect, a short walk from the beach yet away from the city's commotion. The rooftop pool was beautiful and in a quiet relaxing atmosphere. Will stay here again! I regret not posting this review sooner; better late than never! :-)

So ive stayed at many hotels in pv over the last 15 yrs. i wanted to try a new place so i gave this hotel a shot. When i arrived they told me they didnt have my room available. It was 4 pm and i flew all day. so this was not acceptable plus the girl spoke hardly no English so that made it kinda difficult glad i speak some Spanish. so they offered me another room a prime room i guess. one in the front with a balcony and then i could move again the next day when my room is available or my other option was a room in the other hotel down the block. Los arcos they own that one and the one across the street a nice perk tho is you can use there facility and pools but i wanted to stay here so i had no choice. Anyway the room was nice but the bathroom was tiny im 6'3 250 built like a line backer i barely fit in it. It was extremely difficult to use the toilet both my shoulders touched the wall on one side and the shower on the other TERRIBLE.. glad its only 1 night. So the next day i checked back several times about switching rooms about 5 pm i was able to move kinda wasted 1 of my days but what could i do. So my new room has a window but it doesn't open and the room smelled like musty and damp when i arrived home all my stuff smelled that way euww and the bathroom was a little better but still tight the pool area is amazing with amazing views and this being a adult only hotel was nice. Very relaxed and peaceful. the open air concept or courtyard was nice with the big tree in the center love the decor all the statues and religious stuff was a nice touch great to look at and take pics my only major complaint was at 7AM the next day they started cleaning etc banging and dropping stuff and one of the workers had her music turned up loud on her phone and they yell to one another from the bottom floor to the top everything echoes in this place and that goes on all day and every day i was there 11 days and it goes on till about 6 pm. so if you dont feel good or want to sleep in your outta luck.. the staff are very nice and accommodating and work hard to keep the place spotless and clean but lack the respect of the guests sleeping. Not everyone gets up that early.

Charming Mexican hotel just one block from the beach. My room was very nice: clean with nice amenities (room safe, refrigerator, Tv, a/c, bottled water). Best feature was rooftop pool and sundeck. I spent two afternoons here and enjoyed it very much. It was quiet and relaxing on Sunday afternoon. Unfortunately noise from high-rise construction next-door made Saturdays visit a little less relaxing. (it was interesting though to watch construction mere 50 feet away) Complaints about the hotel: front desk clerks were surly and unfriendly Also their no visitors policy late at night ("for security") was a problem for me. I am accustomed to requiring hotel guests to accompany late night visitors to the room but have never experienced a flat no-late-night-visitors policy at a hotel. Downgraded by one star for this issue.

I really enjoyed my stay here, it was nice and relaxing. The roof top pool was amazing. The staff was friendly. I did get attacked by a bird, which was a great laugh for everyone. But housekeeping was so friendly asking if I was ok. The only draw back is having to wear the bracelet, and the shower didn't drain fast enough.

These people are very nice. I had to leave early due to a family situation and they let me cancel early with no hassles. The hotel is very charming and cute and the food is good. I like the rooftop pool a lot and waking up to the birds chirping. It is a great value right near everything in Zona Romantica. Thank you so much for your hospitality and the nice stay!

Just got back from our second visit to this wonderful hotel. Conveniently located, this charming little spot is great. I need to give high praise to the concierge Boni, who greeted us every day of our stay with a warm and sincere smile. We had a couple of instances where we needed assistance and he came through for us both times. Also, our morning desk person Elizabeth makes sure the coffee is on and the cookies are out for guests. Very helpful and cheerful. Finally, our housekeeper Alma left our room spic and span every day with a cute towel creation every day. On Valentine's Day she decorated our room extra special. We love the friendly feel of the Romantico zone and especially the friendly vibe at Casa Dona Susana. We will definitely be coming back.

My wife and I stayed a week here and Casa Dona Susana met and exceeded our expectations. The rooms aren't huge, but they serve their purpose well and are clean and bright. The rooftop pool and patio were perfect for a midafternoon respite. Staying here allows you privileges at nearby Playa los Arcos, and I suppose those could save a bit of money, but it's pretty busy over there, and with much better options for food and drink nearby, I wouldn't bother. Staff is great, and they can help you figure out anything you need.

Overall we had a great stay. The people are very friendly and the hotel is close to everything in the Romantic Zone. I suggest wandering around the local shops and restaurants, you won't be dissatisfied. The hotel gives access to the pool and spa in their sister hotel down the street, service is impeccable. The one drawback was dome false advertising. We payed for the Honeymoon suite that was supposed to include a kitchenette, drinks, rose petals on the bed and dinner along with a few other things. When we checked in we were given a junior suite with none of these perks. We showed them the paper and receipt from the website and they wouldn't honor it. This extra cost for nothing was VERY disappointing since we were expecting a romantic stay. Overall we had a good time and the room was nice but beware of any offer beyond just a place to stay, they don't care and won't honor it even if you have proof.
