I've now stayed here three times, most recently Dec. 19-23, 2016. They've recently undergone a massive renovation, and it has paid off. I always liked the quaint feel of the hotel and I'm a huge fan of the location, but now I like it even more. The owner was at the desk when we checked in. She had a questionable note on our reservation that we had requested a 5th floor room. Now, some people may want a room on the 5th floor, but my husband I both have some back issues, so we did NOT want a room that high up (it's a walk-up, so no elevator). She presumed it was an error and was able to move us to the 2nd floor and even give us an upgraded room with a private bathroom. As I mentioned, there is no elevator, as the building is quite old, so when you make your reservations, just let them know you need a 1st or 2nd floor room. They can be very accommodating when available. And keep the stairs in mind when packing your luggage. You likely won't have someone to help you carry it up.
Another thing - the walls are thin, so you'll hear everything. And if your room faces the street, you'll hear all the ambient NYC noises. But that was part of the experience for us and we both slept easily. And if it bothers you, bring earplugs and a sleep aid.
Before we left, we read a review from October '16 about bed bugs, but my husband called to ask & they reassured him it was ants or something like that. When we got to our room, we inspected everything - walls, mattress, floor, blankets, etc., and found ZERO evidence of any bugs anywhere.
My only complaint about the hotel was our first night, it got REALLY hot in the room and we had no way to control the thermostat (for the heater). It looks like during warmer months, you can control an a/c unit in your room. We were able to turn up the fan, though, and we opened the window that night. It wasn't so bad the rest of the week, though.
Long review/short - if you want something that truly feels New York & is very affordable, try this place. You won't regret it.
Side note: Next door to the hotel is Petite Abeille, a lovely little Belgian restaurant that has become one of our favorite eateries. Stop by on your way out for a latte or a Belgian hot chocolate, or go by in the evening for a drink and dinner.
