We’ve lived here for over 2 years now and upgraded to a larger apartment within the building. Throughout the process of transferring, our leasing agent, Carlos, has been absolutely incredible. He’s helped us with everything we needed and made the transition as smooth as possible. The apartment building itself is not the fanciest or most luxurious place, but you really can’t get a better price for the location and amenities. They have been doing some updates recently as well, making it an even better place to live. If you’re looking for good location, amenities and management this is a great choice!

I have loved living here. I have been here for over 4 years and not only is the location great but I love my apartment. The maintenance team has been fast and the staff is helpful and accommodating. Especially at the front desk, Carlos Estrada is so kind, caring, and always listens and helps any concerns. Also Demetrius the manager is great and also does all that he can help. I am grateful to have found this place.

Been here for about 3 years, and don't plan on leaving anytime soon if the rent stays consistent! This place was a little rough when we first moved here. My bike got nicked from the garage, the garage doors were stuck open for quite some time, the elevators would break down constantly and for long periods of time, the and the dog run was/is absolutely disgusting, the grills didn't/don't get hot... but it was one of the cheapest apartments in the area so we just dealt with it. The complex has been slowly getting better over the years and shockingly, the rent has stayed the same. Carpets and lighting have all been replaced. The gym got a total makeover which has been really nice. The elevators don't break down nearly as often, and when they do the downtime isn't nearly as long. Same for the garage doors (though I still wouldn't keep a bike here anywhere but a private balcony). Just recently, I had the new property manager Carlos fix a package delivery problem my partner and I had been suffering from for months. This is all to say, the place really does seem to be putting in effort to make it a better place to live. It's not perfect, and it depends on your priorities. If you want a truly luxury apartment downtown with the nicest pool and amenities and bells and whistles, you're going to have to pay out the nose somewhere else. If you just want a solid place to live downtown with a competent and fast maintenance team (shoutout Don & Kevin), a really sweet cleaning staff (our dog Lola adores Anna), and a new management team that really does always seem to be trying their best (Demetrius & Carlos & I'm told more new hires coming soon), CityHouse might be for you. I wouldn't bet on any of the advertised amenities beyond the gym, but if you're looking for a place to live and prioritize reasonably sized, modern looking apartments in an unbeatable location, I don't think you'd find a place that fits the bill better than CityHouse.

I’ve been a resident here since May, and based on my experience, management has been great at communicating whenever I have any questions or concerns or if something I should know about is happening. Carlos in the leasing office has been amazing. He’s always very cheerful and welcoming. I see him around the hallways doing tours and he’s always quick to greet me and ask how my day is. At first I had a few problems with packages going missing but they’ve been super attentive to packages being left and have even held some for me in the office if I’m out of town that week. Demetrius has also been so attentive and communicative if I ever reach out via email with any concerns which I really appreciate!

I toured with Carlos, as I live across the street and LOVE this neighborhood pocket of downtown. It is right across the street from King Soopers and Kriser's All Natural Pet Store. Easy access to Union Station and bus stops within 5 minute walking distance. It is a quiet area (aside from being next to the rail yard) and has the cutest private dog walk area. I am still deciding but go set up a meeting with Carlos. He is very informative and very active in improving the resident experience.

I am here pet sitting for a friend and LOVE the ambiance. Everyone is friendly, the gym is well equipped, well-lit and clean. The community room is filled with light and has a delicious espresso machine. Don, the maintenance supervisor goes over and beyond. He is an ambassador of kindness saying hi and asking how your day is going. The location puts you right in the downtown vibe with Union Station and Confluence Park just minutes away.

The apartment was nice for where we were located. Maintenance was hit or miss on if our problem would actually be resolved. For example, we complained about our balcony door not opening smoothly when we moved in, and we didn't actually get the problem resolved until 2 years later, when I had to go down in person and tell them that guests got locked out on our balcony, and my roommate had to climb out through the window to get the door open again. Management was actually pretty nice, but the blonde woman who worked there in September 2025 (I haven't seen her since) was rude, talked down to tenants - especially younger ones - and she never actually would really help resolve or listen to the issue that we had. Be careful in the garage, people go down it too fast, and drive in the middle of the road so it is really easy to get into a double head on collision in there if you aren't careful. They never installed the corner mirrors that I suggested they put in 6 months into my residency there. If they put in the mirrors that garage would be way safer. It would be 4 stars if they ever answered their phones. I have called so many times DURING BUSINESS HOURS and they have not answered. The only way to get an actual answer out of these people is to go in person. But if you go in person, Demetrius (written in 2025) has been fantastic to work with. He is knowledgeable, understands our issues, and works to help us get them resolved as soon as possible.

The maintenance team, especially Don, are always extremely helpful and speedy with their repairs and their general maintenance of the apartment complex. Carlos at the front desk is always willing to answer questions and helps to plan some great events.

ABSOLUTELY DO NOT LIVE HERE!! Living here was one nightmare after the next. I originally moved here under different management, and made the mistake of renewing my lease before realizing that the new management had zero clue how to operate an apartment complex. We agreed on a monthly rate for our lease renewal, and for a reason that was never really explained to us (after essentially a year of trying to understand), City House was NEVER able to get us that renewal lease to sign. Therefore, we were living here with NO LEASE DOCUMENT. It truly amazed me how little the manager knew how to do! Couldn't even operate their own leasing system! We were charged incorrect amounts on the payment portal every single month and had to hand calculate on our own what we owed. I went to speak to Demetrius, the property manager, at least once a month to try to solve this ongoing issue, and I never once got a good explanation for what was going on or any sense that management was addressing our concerns at all. Zero care whatsoever for their residents' concerns. Never signing a lease ultimately worked out in our favor because City House was so terrible that we ended up moving out early. At move out, we were charged cleaning fees that were never mentioned (although it probably would've helped if we had a lease!). Management said they would send me the documentation in our original lease that specified this cleaning fee, and they proceeded to send me something that had zero mention of this fee. I.e. they had no documentation of this fee but wouldn't budge on refunding us. Even after we had moved out, this apartment continued to be atrocious. There is literally zero reason to live here. The amenities are terrible, utilities come out to an absurd amount for "common space" electricity and everything under the sun, management is useless, elevators are broken most of the time, and they've sold half of the garage parking spots to outsiders so residents frequently have to fight for a space. City House knew very well that we were extremely unhappy while living here and did nothing about it, so any attempt from them at this point to try to explain away my complaints would be complete BS. I recommend just paying more for a better quality apartment or living in RiNo/ LoHi. Learn from my mistake.

I can't speak to the experience of actually living here, but our interactions with management while trying to schedule a tour and get follow up information was abysmal. They missed appointments and then would lie right to our face saying they called and left messages. The interior is in disrepair. It smells weird. We decided to look elsewhere and I'm so glad we did.

The 3rd, 4th and 5th floor are going on months now with reserved spaces for another building that remain unoccupied. There are about 20 spots on each floor that have reserved signs but remain empty. I have had to park my car in the snow twice now this week because there is no covered space for my car. Despite being told when I moved in that I would never need to worry about this and paying to reserve a space would be unnecessary, yet here we are. I hate to write a bad review because I appreciate the staff here, but corporate needs to respect their tenants and the price we pay to park ($100 plus an additional security fee) I am begging that you at the very least you open up half these unused spaces on each floor. I would assume there are in total roughly 100 spaces reserved and by the looks of it, maybe 40 being used in total. Happy to remove when this situation is rectified.

Never encountered a more unprofessional individual in my life. I came into the office with my friend 8/9/26 to inquire about packages and was hit with a condescending tone and Karen told me there was nothing she could do for me. Usually when I come into the office, I am greeted with Brianna or Demetrius who is always lovely and able to help me out but this time I felt like I was being rushed out the office. She told me she had to leave for break and shut the door behind her and walked away. I told her I was leaving a review and she told me to do as I please. Brianna has always been able to find my packages and give me a code or help me get a refund, this is never the experience i want to encounter again, this community is going downhill with the broken doors, no community events for 8 months, the clubhouse and work room are not accessible still, there is no coffee anymore and they keep saying they are getting a wine tap but weeks go by and nothing. The carpet in the hallways are disgusting already and the staircases are filthy, there is pee and feces in almost every stairway here. They are upping renewal prices over and we have no amenities and a dirty community.

City House Apartments has its pros but the cons outweigh the pros. My partner and I lived on the 3rd floor for a year. In our year experience we started to see the place fall apart. The parking situation is awful. For the amount of money they charge, it's a joke. Half the garage is "reserved parking" and it's for people in other buildings nearby to park. These spots almost always remain empty and it causes the residents of City House to park in a spot on an entirely different floor there where they live or on the roof where there is no covering, leaving your car exposed to the elements. My partner also experienced a car break in while we lived here and working with the leasing office to retrieve footage was like pulling teeth out. They finally got back to us well over a month later to let us know that they weren't able to pull footage even though the car was in the line of sight for the nearest camera. We were able to make so many friends living here which was great but the number one issue everyone had with their units was the flooding issues. I wish I was lying but everyone I know who has lived here and currently does has experience a flood. Unfortunately we experienced a flood a few hours before we took off on a trip for Christmas. The workers took over an hour to come and help me with the flood. The workers admitted that they installed a faulty pump which caused the flood. One of the workers also broke items in our house because he was clumsy and didn't inform us until we found our decorations broken on the floor. The flood unfortunately caused our floor boards to warp and we reported it immediately to the leasing office. The leasing office acknowledged our issue but failed to repair our floors and over time it caused a hazardous living environment for ourselves and our animals. Unfortunately my cat sliced open his paw running across the kitchen floor and it took 3 vet appointments and 3 months for it to finally heal. Again working with the leasing office during this situation was beyond frustrating. After the flood we knew we weren't going to stay living at City House but we didn't inform them because we were still in the middle of getting the flood and break in situated and we didn't want them to stop helping us because they knew we were leaving. We never received a call, letter, text or knock on our door asking if we wanted to resign our lease. When it came time for us to let the leasing office know we weren't going to renew our lease they told us we were required to extend our lease 6 weeks past its expiration. They lied to our faces and let us know that they left a letter on our door with a reminder and at that time we had a week to let them know if we were staying or not. When we told them we never received a letter or reminders they alluded to the idea that another resident could have pulled the letter off of our door but they weren't going to budge and let us end our lease at the original date. We had to recruit help from 2 lawyers to assist us with getting out of City House. Otherwise they would have made us pay double rent for 6 weeks beyond our lease. We were able to get them to cave because they never repaired our floor boards which presented a hazard to us and violated the lease. Both my partner and I were great tenants to City House and they treated us so poorly. REMINDER THAT THEY REQUIRE A 60 DAY NOTICE BEFORE YOUR LEASE ENDS IF YOU WANT TO RENEW OR LEAVE AND THEY WON'T REMIND YOU. If you want to save yourself a headache please look somewhere else in the area. The area is great but not worth the rent they charge.

These people are VERY shady. They're the type to take your deposit and then keep it while not confirming with you that it will be the case after a certain amount of days waiting (any amount of time they choose). They recall emails so you have no proof( heard of apartments doing that before but never seen it myself till now). And they will then LIE about the entire situation not to mention if you just visit the property you'll see that ALL the negative reviews were correct. You dont want to live here and you don't want to have to deal with these people. Look literally elsewhere.

We just moved out and THEY CHARGED US for flood damages. If I could give ZERO STARS I would. We specifically asked them to come into our apartment and tell us what we needed to do to get our security deposit back as we were moving out due to loss of employment and being unable to pay rent. Maintenance came and told us we didn't need to do anything else, and when we turned our keys and fobs in they said we would get most of It back. When we got the statement they charged us $75 for a lost fob that we turned in and only offered less than 1/3 of our deposit back.

If I could give this place a zero rating I would. I do not understand how any single person could justify living here. Every time I have visited friends I have been confronted with unwelcome homeless vagrants squatting in the stairwells participating in a number of unmentionable activities. I would NEVER recommend anyone paying their hard earned dollars to live in a place where they do not feel comfortable (re: are concerned for their personal safety) in their own home. This is an extremely LARGE un-avoidable factor when looking at an apartment in such a great area with good amenities. BUILDING MANAGEMENT : SOMETHING NEEDS TO CHANGE. YOU ARE PUTTING THE SAFETY OF YOUR RESIDENTS AND THEIR GUESTS AT RISK EVERY HOUR OF EVERY DAY.

While the individual apartment looks very nice and the price range is reasonable, the security of the apartment complex leaves a lot to be desired. After receiving my keys from the front desk, I went to "unlock" my door only to find it open and my apartment inhabited by a squatter. There were cigarettes' on the ground and food stains on the counter (which despite them recleaning the apartment, the stain on the counter never fully went away). Management then refused to change my locks until I pestered them enough that they finally gave in. The apartment always had homeless people wondering the halls and courtyard. It got to a point where we could not leave our porch door/windows open because often times there would just be a homeless man sitting on our patio. There were often people using drugs in the hallway. In a lovely addition to this, there were several different instances in which the fire alarm would go off repeatedly in the middle of the night (one night it went off four different times from 1am through 5am). My original lease was up during the extreme COVID lockdown so I ultimately decided not to move during that time but wish I had as things in the apartment complex only got worse from there.

THE HOMELESS ARE A MAJOR ISSUE!!!! I live on the third floor in a unit near a stairwell and we constantly have to tell homeless to move away from our FRONT DOORWAY! They sleep everywhere, go through your trash, and I have had multiple instances of being woken up at 12:00 AM to a drunk/drugged homeless person banging on my doorway. We have people smoking crack pipes outside our balcony. It is a problem. We have contacted the leasing office many times about this just to be told to call two separate numbers, neither of which is associated with the building or managers. The "24/7 courtesy patrol" is not even located on sight and good luck EVER REACHING THEM. The other number is the LOCAL POLICE that have twice now not even checked up on the crack smoking homeless group in the stairway immediately outside our front door. I have placed two separate calls at night to find the group sleeping in our stairway as I go to work the following morning. ABSOLUTELY UNACCEPTABLE! But wait!!! There's more!!! For at least an entire month, the managing office could not find a way to place lights in THE MAIN STAIRWELL WITH AN ISSUE in a position where homeless wouldn't break them. For an entire month of winter, I had to walk down that stairway after sunset with my own phone flashlight, coming across multiple unwanted guests I had to ask to leave in the process. They did end up eventually getting bright lights in the stairwell which now pushes the homeless into our dimly lit hallway so I can find my trash thrown everywhere in the morning, and a snoring homeless person that I have to see DIRECTLY OUTSIDE MY FRONT DOOR WHICH IS ON THE 3RD FLOOR OF THE BUILDING!!! Also, in case anyone was wondering, you are NOT offered an option to pass on paying for valet trash so basically everyones trash is out in the hallway every weekday for the homeless to go through. The only reason I couldn't give this place 1 star is because the ONLY maintenance man that I've ever seen work here is very responsive and hardworking and the walkable distance to King Soopers is unbeatable. Other than location really, I find it very hard to ever recommend this building to someone.

This place is an absolute dump. The property is overrun by homeless people. If you want to live somewhere where there is constant break-ins, packages are stolen, people using the hallways as bathrooms, loud noises all night long, broken amenities, and expensive rent, then this is the place for you! Maintenance team is great though.

I highly recommend moving to Amli riverfront down the street. It's the same price but WAY better managed, better gym, and friendlier staff. The staff at city house front desk was always cranky. They had high turnover. One time they fired the entire staff the same day so there was literally NOBODY to take packages or take care of anything. This place has potential but it was managed so poorly. Plus they make you pay extra for "trash valet" that nobody actually wants and they drop trash all over the hall. 2 stars because it's in a good location.

After two years of leasing here while the location is perfect this building leaves a lot to be desired. About 3 months ago we found a homeless man living in the maintenance closet about 10 feet from our apartment and most recently someone defecated all over the stairwell to the second floor of the building. Additionally we were without hot water for 6 weeks and could not get anyone to help us fix it after multiple requests. LOOK ELSEWHERE this place charges far too much for what they can actually deliver.

We've had a couple things wrong in our house but they have always timely come and fixed them. It's a quick build so you're not going to get the same noise insulation as some of the other apartments around here but I've found if you are friendly with your neighbors they've all been respectful about turning down their music at a reasonable time. For the location and price we are satisfied.

Do NOT live here. Pricing may look more attractive compared to other places but this place is an absolute dump. We have now had mice twice!! We found multiple holes in our cabinets when the exterminator came to lay traps and mouse poop everywhere. Prior to us living here we had found a mouse trap and asked if it was a problem and they flat out lied, because clearly it is. We also had an issue with our air conditioning not working, come to find out the filer had not been changed in years! The list goes on and on. I don't think they even did a basic maintenance check or anything prior to a new resident moving in. How this place is still running is beyond me.

Do yourself a favor, find somewhere else to live! I lived here at the start of COVID, having my pregnant fiancé visit when she could. The garage door was broken for months! Several other doors were also broken - allowing free access to the parking garage and the building, especially by homeless people! My fiancé's car was broken into. A homeless person was living in a maintenance closet. My fiancé was followed around by a homeless person until I came to scare him away. The mail room was having packages constantly stolen since management was intentionally leaving the door unlocked. Intruders were living in a big white van in the parking garage. Even after reporting to maintenance, nothing was done to remedy issues. We intended to move to a safer area, paying for the time we were there. Ultimately, we lost our baby a week before induction and a week before moving out of the apartment. 460 something days later, a balance of over $4k is about to be sent to collections (interest included). They have offered a settlement amount of a little over $3k, but they will not negotiate any lower. To top it off, they had someone move into my old apartment two weeks after we moved - no money lost there! To sum it up, they don't care about the residents, but only greed for the money. Stay away! Apparently you cannot upload videos to Yelp. I have about 11 videos from April to August showing the same garage door and doors broken open. Access to the garage and to the building was unsecured. Also, one video shows access to the mailroom where packages were being stolen for over a month.

I really love living here. Definitely one of my favorite apartments I've lived in so far! My apartment is beautiful, maintenance is quick, the grounds are clean (especially for downtown) and I am obsessed with the leasing office staff. They are all so friendly and so so so helpful. Inside I have really nice floors, new appliances, the walls aren't paper thin, and I even have like 11 foot ceilings on the first floor! The back of the complex also backs up to the light rail & 16th Street Mall free ride bus and is only a 5 minute walk to the train to the plane which is super convenient. We are also across the street from King Soopers and down the block from Whole Foods which makes life so much easier. The only complaint I have is that living on the first floor and close to the main entry gate and door to get in, it is LOUD. Residents are constantly slamming the gate and doors, screaming through the halls and outside at all hours of the day and night, and there is a fair amount of homeless people that hang around in the back near the garage. All of this pretty typical for downtown living and they do provide security from 6pm to 6am which makes me feel better - and the majority of the complex is gated in which makes me feel safe even at night. But overall every apartment complex has its flaws and the pros of this place definitely outweigh the cons!

Just recently moved out of this place and will not recommend it to anyone. Horribly maintained, for the first half of my stay one garage door was stuck up, allowing for anyone at anytime to stroll in. Also the number of times I saw homeless people roaming the halls was shocking. The front office is not very good at responding, was even hung up on once when I called with a few questions. The only good thing about this spot is location. But if you're going to pay their prices just go somewhere nearby.

This is the worst apartment building I've ever lived in: (1) Sewage Gas Leaking In Apt - The building manager, Keri Nguyen, said there is no way for them to fix a sewage gas leak into my apartment and gave attitude after I asked for months for it to be fixed saying "Oh, so you want, MONEY?" No, Keri - I wanted to stop the sewage gas leak into my apartment but you shrug it off like it is no big deal and it is something reasonable to live with. Keri Nguyen is an awful manager of the building and a terrible person to talk with. If nothing else, you should not live here because of her. (2) Towing Resident Cars - They have towed my car and other resident cars out of the building and acted like it was no big deal even though we had valid, current parking passes on our vehicles. It costs over $400 and the front desk does not even inform you that it happens. (3) Maintenance Requests - EVERYTHING is broken here - the hot tub is constantly green and not clean, the gates leading into the building are broken allowing homeless to get in, the garage doors will be broken and wide open for many months at a time leading to car break ins.

This place is a complete joke. I've lived here for over 3 years and it continues to degrade in quality. It was tolerable when it was called Alta City House and was owned by a different management company. Complaint one: Massive unchecked criminal activity in the parking garage. I've had my car broken into 4-5 times since I've moved in. They target the cars here because they steal the garage door openers. There is no policing of the garage. There are broken and dilapidated vehicles in the garage that have been in the same spot since before I moved in. It's obvious to anyone that actually looks that they have been stolen and left there. The apartment will do nothing to add security or even change the garage door openers. Complaint two: Mail management is infuriating. The front office closes arbitrarily for extended periods of time so you can not reliably get packages that are delivered here. When the office is closed the boxes stack up in the hallway and in front of the outside doors. It can sometimes take multiple days before being able to get mail that UPS or FedEx has confirmed was delivered. When the office lists business hours it should be open to allow for residents to get their mail. Even when you get a notification that they received the mail you are chastised unless you wait for them to add it into their computer system to go pick it up. Complaint three: this is the equivalent of a frat house. There are dogs barking constantly, people running up and down the hallways, electric scooters ridden and left inside the building, parties that leave garbage everywhere and really obnoxious people that do things like play basketball in the hallways at 2-3:00 in the morning. The ceilings and floors are paper thin so you hear everything. Complaint four: like every other building in this area there is an electric call-box at the front door and by the garage. When I've lived in other buildings in the area, if I forgot my keys inside, I could call myself from the call-box and let myself back into the building. Again, I've lived here for more than three years and they have never worked. It's a complete sham. Just went for dinner and came back to a door that would not open because the key-fob that I have stopped working. Took less than 10 minutes to follow a car in the garage and ask the garbage men to let me into the building without checking my ID. Complaint five: You are forced to pay them extra for something they call a garbage valet. There's nothing better than having people steal your garbage cans and leave them distributed in other places in the apartment complex. It might be marginally better to be chastised by the garbage people with notes whenever the bag is too heavy for them or they don't like something about the garbage (weight, tied bags, boxes not broken down to their satisfaction, etc.). They also don't do trash on the weekends so good luck if you have to go on a trip and leave your garbage for pickup. Compliment one: The front office people are always nice and helpful when you do go down there. They have as much control over the management company as anyone else that lives here. It's not their fault. Go live anywhere else but here because it seriously stinks.

I want to warn all who are considering living here. I have lived here since 2014, the last two years being rough. I am paying almost 3K to get out of my lease. This building has become a shelter and a drug den for the transients. The building has been designed to be "open concept", allowing transients easy access to gates and locks that are easily broken into. The pool is the official Union Station bathtub for the transients, again because of the easy access. It is not uncommon for the transients to be roaming halls and doing their darnest to break apartment locks (I have firsthand experience). Cars are broken into frequently and bicycles and balcony/patio items are stolen often. Avenue5, the management team, does nothing to prevent the criminal activity or warn residents or potential renters. If you want to rent at Union Station, pay a little more for a safer building and a better management team.

Poorly maintained, not updated, homeless people sleeping in hallways, constant trash or mold smell in hallways, thin walls, and my personal favorite - not one single internal set of stairs so fire code questionable. The apartment had not been cleaned or repaired when I moved in, just to show you how focused they are on maintenance and care. Constant dog feces in elevators, on top of human feces and vomit in entryways regularly - seriously, the smell of this place is unlike anything I've ever known. You pay for the buildings expenses on top of your own expenses - you pay building electric, gas, water and sewer on top of whatever you use for your apartment. So you're paying for the homeless to sleep and relieve themselves in your hallway! Factor in an additional $150/month to pay for the building - not your apartment- the building and that doesn't even include parking. You cannot buzz people in or conveniently walk out. It's far too expensive for what you get to live here. Find something better, it's out there for sure!!!
