My friends recently got an apartment here and I came to visit them and absolutely fell in LOVE with this community. I stayed with them for a few weeks and Mr. Dean at the front desk was one of the kindest people I’ve ever met. Ansley in the leasing office nicely made time for me to take a quick tour of the property just out of curiosity after being here for a few days and loving the space. She provided so many details and didn’t mind showing me all around even thought I wasn’t currently moving. I will hopefully be moving within the next year and City Ridge is on the top of my list now , best experience ever!

Top living community. Location is unbeatable , next to Wegmans, gym, daycare, restaurants. We loved our time here! From the leasing office (shout out to Karen) to the front desk (Abel, Kenny, Sasha) and cleaning staff (Nancy, Byron) we’re all A+ and caring. They made us feel like we lived in a large loving community. The residents we met will also be friendships we will cherish forever. Thanks City Ridge!

We would not have ended up at City Ridge without the excellent help of Maurita Weaver in the leasing office. She moved her schedule around to see us on a Sunday and gave us a really thorough tour of both the apartment options and the amazing facilities. We liked one of the three bedroom options, but did not commit initially. However, she called us a week later with another 3-BR apartment that was becoming available and arranged for us to get in and see it within 48 hours. We were looking at other local options, but for soft and proactive approach was amazing. She was incredibly patient and professional throughout the process, and a real joy to interact with. I’ve been living in Washington in 30 years in this world by far the best experience. A+

City Ridge is marketed as a high-end community with premium apartments for rent, but in reality, it falls far short. Its proximity to American University effectively turns it into de facto student housing, leading to frequent evening noise—particularly on weekends—that disrupts life. The hallways often carry the very annoying scent of weed, which is problematic for those working from home. Security is not up to standard. Disturbances like excessive noise, underage drinking, and in-unit smoking are routinely ignored, while more serious issues—such as uncontrolled garage access and unsupervised individuals entering the buildings—pose genuine risks. During my 18-month stay, several incidents stood out, but to name a few; (1) a disabled 12-year-old resident being instructed by the doorman to leave the premises at 1 AM, requiring my intervention until her family arrived to escort her back; (2) the infamous murder within the complex; and (3) discovering a delivery driver asleep in an idling vehicle in the residents-only garage. Programs like the Housing Choice Voucher Program (HCVP) are essential for ensuring housing access for everyone, yet in a premium setting like this, full-paying tenants reasonably expect neighbors and their guests to uphold a safe and respectful environment. Under the guise of avoiding discrimination, the lack of oversight and enforcement often leaves those tenants suffering the bad behavior and disregard for basic community standards. Management, to put it mildly, comes across as devoid of character, completely impersonal, and lacking in insight—unresponsive, indecisive, unhelpful, and unreasonable. Their approach seems to boil down to denying any fault while collecting rent. I wouldn't recommend City Ridge to anyone; I'd sooner opt for a well-managed condo and pay extra for reliable amenities. That said, there are some positives: the units themselves are nice, well-maintained, with timely repairs and functional appliances. Most amenities are nicely kept (though the pool is often overcrowded with guests). Wegmans is an excellent on-site grocery option, the package delivery staff are consistently helpful, and Mr. Dean at the Coterie concierge desk is truly exceptional in his professionalism and warmth.

I recently moved in and so far have really loved the City Ridge community! Even before I moved in, Sean in the leasing office was so helpful in showing me apartments and getting me set up once I decided to move forward. Everyone in the community has been welcoming and responsive, and the location and surrounding restaurants and shops make this a wonderful location that is both residential in feel but has the convenience of city living. Highly recommend!

Read the reviews. There was a murder in the building. It is not safe. In addition to security, staff is incompetent and rude. Safe yourself the heartache and look elsewhere.

The Best way to describe City Ridge is Lipstick on a Pig. They pretty/perfume up the lobbies & lounges for tours. Also, the 'best tours' are typically reserved for prospects who will have Mommy & Daddy paying their rent. But due to poor natural lighting in the units, you can't really see the shoddy construction & horrible paint jobs or adequately test the defective appliances and doors. Pros: Really good location, walkability, nice kitchen islands Cons: Overpriced, Outrageous NOISE Level, Incompetent Management (Mgmt), Wreaks of weed and dirty dogs, Super Filthy, Poorly Constructed, Defective Appliances/Door locks, poor lighting, Sky-High complex utilities/taxes, Excessive Biting Bugs/Spiders, Unreliable WIFI, Always Stale/Expired Food at the Wegmans NOISE: The main building is like a very old bowling alley, the building sounds as if it could collapse at any moment. There & in other bldgs, the paper-thin walls allow you to hear Absolutely everything. In a sad & out-of -touch way to relate to the college students, torture music is blasted all summer long from very bad rock bands (who sound like dying badgers). RESIDENTS: As it relates to the mostly college student population-some are very rude, obnoxious, loud, dirty, destructive & exhibit 'baby-Karen-esque' behavior. FILTHINESS: The buildings are active & busy kennels, complete with non-stop barking. Feces and urine are regularly found smeared on the lobby/lounge walls, soaking the hallway carpet, smeared in the garbage room and on the chutes. During our 'share your feces encounters/sightings', one neighbor remarked how feces was smeared on a lobby wall & they had to skip over vomit that was on the floor. I've repeatedly seen blood smeared on the walls, garbage room doors/chute handles, & on the floors. APPLIANCES/ELECTRIC/DOORS: Good luck with getting a unit with a fully working stove, refrigerator or washer/dryer. The weird smoke detector looks like it's scanning the room at night. There are constant problems with the plumbing, as the water is off a lot. The HVAC system is a joke, as the heat & AC are routinely out year-round. The utilities they charge are outrageous, the highest I've ever been charged in all the years I've lived in apartments. The doors (both the front & balcony) either don't look or don't stay locked. MAINTENANCE: Most of the team is nice, but you will end up putting in repeated service requests for the same thing over and over and over again. I came across one who literally went physically bonkers and was so mad he had to handle a service request he assaulted me while in my apartment in front of a City Ridge staff employee. MGMT- It's been switched out several times. They lie, are lazy, & dismissive. Based on the extreme incompetence, they had to have 'lied on their resumes'. They pretend to not be in the office, while seemingly spending their day gossiping about residents, or perhaps nothing at all. They refuse to manage anything & simply ignore you (as in, never ever ever respond). When I was physically assaulted by a maintenance crew member I was given the excuse he was just tired since he was the only one on duty. When I followed up my complaint with mgmt, I was literally ssshhh'd about it with the assurance the appropriate actions would be taken, to my knowledge nothing was done and since I've seen him working on the grounds multiple times. Mgmt (i.e. Gianna, Zoe, Jerrod, Owen, etc.,) gaslight the concierges, & literally expect them to serve as de-facto managers, but when it comes down to addressing anything, mgmt conveniently reminds the concierges that they're merely glorified answering 'machines' for messages that will be ignored anyway. Mgmt has thrown the concierges on the front line as sacrifices so that they look bad and not management. I believe, if someone chased you into the building & began either setting you on fire, attacking you, beating you to a pulp or killing you right in front of Mgmt/Leasing (Gianna, Zoe, Jerrod, Owen, etc., whomever hasn't been fired yet or quit) they might, (but not likely), glance in your direction as they tell the concierge they're going to lunch & instruct the concierge that in the case you don't die, to tell you that they were never in the office. You're literally just a fiscal number to these people. B/c it takes 3-4 excellent fake reviews to cancel out 1 bad truthful one, companies tend to conjure them up after a bad one. Read the bad reviews, they are telling you the truth and doing you the courtesy of giving you a warning. And don't fall for the manipulative/performative behavior following a truthful bad review like Mgmt responses or 'good/excellent' reviews they get people to write, to try and balance the effect of bad ones. The bottom line is that you should refuse to be reduced to a fiscal revenue amount/number. You have to decide how much you value your money, the quality of your home, and the respect and dignity you're shown in/at your home. Choose wisely.

the building is the only positive part of living here. The management is absolutely terrible. They are basically absent, do not care about residents and only care about making money. They are extremely rude when you are able to contact them or have no idea how to answer any of your questions. Forget it if you ask for a call back it will never ever happen. They act like the ridge club is not part of the building when now it is included in our amenity fee. DO NOT LIVE HERE the prices are way too expensive for the treatment you endure

I have had a horrible experience since moving in the two units that I have rented. Construction: The pictures of this place are nice but the construction quality did not live up to my expectations. I can hear neighbors, their appliances, doors shutting, and conversations. I've constantly experienced bad sound proofing in the two units I've lived in and it didn't matter if I lived on the top floor. You will still hear the neighbors beneath you even if you transfer to the top floor. I've had issues with appliances in my apartment, the oven vent, as well as the under cabinet lighting that constantly falls out of place. Follow-up: I reported several times an issue with the water heater, which several other neighbors have reported. We have had several water shut offs, cold water, or excessive noise coming from the water heater. The noise had gotten so bad that it began to hurt my ears and I had to seek medical attention because the levels could cause hearing damage. I reported these issues with a noise reader (over 70 db) and there has been repeated delayed follow-up from management, causing me to spend nights in hotel at my own expense. To my knowledge, they only tried to fix the issue only after I contacted a DC building inspector a month later. If they did try to fix it, there was very little communication to update on their efforts to fix the problem. Neighbors: This place has lots of students, some of whom are respectful and some of whom are not. There has frequently been the smell of marijuana and cigarette smoke on my floor and other floors. At my first apartment, there was at least one domestic violence incident after a resident threw a party. Community: Some of the concierge staff is amazing and truly do try to take care of the residents. In the summer, I could see the millipede infestation near the elevator. Conservice: This community charges fees for water and sewage which in my case the bill was reflective of when I was living in my apartment and when I was traveling out of town. I have definitely paid less for conservice at other apartment communities. I would not spend the money when there are cheaper options elsewhere.

Property Management comment. Love the complex & location! But trying to lease is a mess. There's a mish mash of APPS (Fetch, Updater Pro, Bluemoons forms, City Ridge itself, then independently there's Pepco, insurance, etc.). So many user names, so many passwords. Is this really necessary in this day and age? All the while the leasing agents (all very nice) are busy showing this terrific 690 unit development & no one to help. Latest was not being able to read Lease (33 parts!) before signing. And no intuitive way to download/print, usually another option before signing. Had me wishing for DocuSign. Waiting for a call back. Maybe there's a special trick. Moving in a week. Wish me luck.
