I lived in this apartment for two years, and it was a nightmare from start to finish. Maintenance was a joke — even the smallest repairs took weeks, sometimes longer. The HVAC system was broken for months during extreme weather, and despite multiple complaints, it took over 4 months. I don’t want to talk about the staff, they literally scream you. The worst part came when I moved out. I was hit with over $400 in damage charges. They double-charged me for the same issue and even billed me for a couch that was already broken when I moved in. When I provided dated proof showing the damage was pre-existing, they conveniently claimed I never submitted a move-in report — a total lie. They simply lost the paperwork and used that as an excuse to push blame onto me. To make matters worse, their staff treated me like a delinquent, calling me weekly with aggressive and insulting language for the money. Completely unprofessional and borderline harassing. Save yourself the stress and avoid this place at all costs. They are disorganized, dishonest, and disrespectful to tenants

This is hands down the worst place I have ever lived. They have withheld our mail key for the entire time I’ve lived here. Which is illegal. The valet trash is never picked up on time, ours has sat in our hall for almost two weeks once. The WiFi is constantly going out (I mean for hours at a time), so if you work remotely don’t move here. And if you email and complain they never respond. I’ve sent in complaints, I’ve needed repairs in the apartment, the list goes on and on. It’s very poor management and they do not care about the people who live here at all. Just spare yourself.

As an international student, I feel compelled to share a cautionary experience regarding the differential treatment I have faced in this apartment complex. Not only was my concern about the persistent rat infestation brushed off, but I also noticed a stark contrast in the way my issue was handled compared to that of my American roommate. I strongly advise international students to be wary of potential neglect and differential treatment before choosing to live here. Please consider my review carefully before making any decisions. From the moment I moved into this apartment, I hoped for a fair and inclusive living environment. However, the handling of the rat infestation issue shattered those expectations. While both my American roommate and I reported the problem, the management displayed a clear bias in their response. Despite my repeated complaints, my concerns were not taken seriously, and the infestation was left unresolved. In stark contrast, my American roommate received immediate attention and action from the management, leaving me feeling neglected and discriminated against. The differential treatment I experienced is disheartening and raises serious concerns about the management's commitment to equal treatment of all residents. As an international student, I expected to be treated fairly and have my concerns addressed promptly. However, it is evident that my voice was silenced and my well-being was not prioritized. The management's failure to address this discrepancy is deeply disappointing and calls for immediate action to rectify the situation. International students, who are already navigating a new country and culture, should not have to face differential treatment and neglect when seeking resolutions for issues in their living spaces. I urge the management to reflect on their practices, address this concerning discrepancy, and provide equal treatment to all residents, regardless of their nationality or background. Before considering this apartment complex, international students should be aware of the potential for differential treatment and neglect. Finding a living environment where all residents are treated fairly and their concerns are taken seriously is essential. Please take my warning seriously and consider alternative housing options that prioritize fairness, and prompt issue resolution for all residents. The first time I reported the rat problem, the management assured me that they would take immediate action. However, nothing changed. After enduring this horrific situation for weeks, I reached out again, expressing my dissatisfaction and emphasizing the urgency. Sadly, no substantial steps were taken to resolve the issue. In a last attempt to rectify the situation, I contacted the management for the third time. Unfortunately, their response was no different. The management's apathy towards the persistent rat infestation has been extremely frustrating. The management offered a nasty apartment and told me to move there. However, this does not solve any problem because the current room where I live is cleaner than the one offered. As a tenant, I expected a prompt and effective response, but it seems my concerns have been ignored. Please think CAREFULLY! Because one you sign the lease, it is IMPOSSIBLE to GET OUT!

I got my keys this past Sunday to move in to a 1 bed. Mind you, these 1 bed rooms are not cheap compared to louisville average rent. Me and my mom went up to the room I was assigned and immediately the smell was overwhelming. After this disappointment, it took about 10 seconds for us to realize that the apartment was crawling with roaches- 20ish dead AND alive ones. the clubhouse ended up offering me 1 night in a hotel refunded after we waited around for about 30 minutes to finally speak with someone in management. I broke the lease, and have been without a place to live in a hotel for a few days now. The hallways were also disgusting and the bar stool given was very dirty. Of course this is all resolved because I was allowed to break the lease over this, but I think people should know what they’re getting into. it was a huge waste of my time and caused the first few days of classes to be really stressful. I am attaching a few pics of the roaches, but there are more. They were in the carpet too. I felt very disrespected that I was given hope for a safe and clean place to live and then was with full confidence given the keys to an apartment so blatantly dirty and infested.

I had a terrible experience with Clubhouse Apartments. Their communication is completely unprofessional and disorganized. They don’t give you what you’re entitled to, and they seem more interested in exploiting you than providing a good service. The place was dirty, and it’s clear they don’t care about cleanliness. On top of that, they forced unnecessary charges on me and took advantage of the situation. I wouldn’t recommend this place to anyone! Avoid it at all costs.

Filthy property. So much trash from hallways, to parking structure, to staircases. Property never follows through with what they say. Maintenance says they fix things and never show up to fix them. Property management doesn’t care about the tenants rather just filling apartments. Pet waste is ALL over the property. Left to dry up and petrify or get stepped on in stairs, hallways, and sidewalks. Printer in computer lab is frequently out of paper and/or toner. There’s more and hopefully you don’t rent here to learn what those things are.

This was probably one of the worst places I’ve lived and I’m used to living in a college dorm. The staff is horrible and rude. They seem to think they can walk all over residents. The ginger one was probably one of the most rude people i’ve encountered in a while. The place stinks all around, the hallways and stairwells smell like pee. There are used blunts and cigs everywhere . There are stains and such all over and this is just the hallways and stairwells. The inside of the apartments smell like cat pee. We have wires sticking out of our walls. Within 2 weeks of living there we had a leak in our ceiling that we put service request in for and they were cancelled. Water and dry wall were falling from the ceiling and they did nothing to help us. It significantly got worse and they didn’t care.

Absolutely no one should rent here. I moved in last year after being shown a very clean apartment on my tour. My first apartment was absolutely disgusting and had a literal hole in the ceiling my roommates said they had tried to get fixed multiple times and were unable to. The only saving grace was that the front office staff was able to move me into another apartment. The maintenance people have been great at responding to calls (even after hours emergency ones) since I changed apartments. They truly are wonderful and try their best. I want to stress that this is not a review of the front office staff or the maintenance staff, but of the powers at be that don’t care enough to address any of the issues. However, there have been countless issues since I moved in. To start, the grounds are disgusting and unsafe. Everywhere is covered in dog poop because they do not follow through on making residents clean up after their pets (even with the giant camera from hell that could have been used to see who wasn’t picking it up). You will also be met with off leash dogs every time you leave your apartment. I can no longer walk my dog on the grounds for fear of someone’s dog attacking us. There are also people digging in the dumpsters almost every day. I assume they don’t live here. That would be less of a concern if it meant that those people couldn’t also get into the buildings. There is a way to enter all three buildings without any need to scan your keychain fob and that has been the case since I moved in. The parking garage doors worked for the first month I was here and then they broke. After reaching out multiple times and expressing safety concerns, I was told that the part needed was on back order. That is understandable. However, it has been almost a year and there have been multiple incidents involving people’s cars getting broken into. But don’t worry, they are spending money to have tow trucks come to tow cars all the time instead of just replacing the doors. Oh and a solution to the increase in crime has been to hire a security team that is seen making their rounds occasionally. Another solution was a terrible camera tower that was put right between the first and second buildings (right where the dog potty area is). The lights shone right into the apartments and a terrible robotic voice yelled all day and night at residents walking by. Thankfully, that is now gone. It seems to have been replaced by a SUV with flashing lights. Those are also flashing straight into apartments (like mine) and making it impossible to sleep. I am going to hope it’s “security” but if it isn’t, then security needs to go check on the car that has been parked there with the lights flashing for 45 minutes. My entire apartment is like a really awful rave right now. I also never got a mailbox key or any type of move-in document to record the condition of the apartment when I moved in. I reached out about both of these issues and was ignored completely. It is clearly a way for them to try to charge me for damage that I did not cause upon move out and refuse to give me my security deposit back. In reality, the complex is not maintained well and the “renovated apartments” are really apartments that have all been flooded and “repaired” so quickly, there are still signs of previous damage, plumbing issues, and electrical sockets that don’t work. Maybe the new management will surprise me and not be terrible to work with upon move out but I’m not counting on it. From previous tenant experiences, I am sure they will try to charge me ridiculous fees and I’ll have to get a lawyer like they did. If not sleeping, the constant fear of someone being in your building that shouldn’t be, the smell of urine in the stair wells, dismissive upper management, and dog poop everywhere is your vibe then this is the place for you. For me, I will be RUNNING from this awful place as soon as I can. The convenience of the location isn’t enough for me to stay here and prospective student renters (or anyone really) should not make the mistake of renting here.
