Living here was the worst experience I’ve ever had. The plumbing is extremely old — the bathtub would literally fill up with sewage and feces, and maintenance or management never fixed it. The administration is unhelpful and treats residents with no respect. I broke my lease and left because the conditions were unbearable. I would never recommend this place to anyone.

NEW MANAGEMENT AND THEY ARE GREAT!!!! The management and maintenance crew has done a great job making this community a better place. They are still working on some things obviously but the maintenance crew are speedy and experienced. Michael that works in the office is so kind and funny and is very helpful. They are close to the highways and have a number of fast casual restaurants in the area so the location is perf! They upgraded the apartments yall. I love it. These are the pics of the units they have to show if you all want to see. They said they are still doing things to the property to make it all better. I'm looking forward to it.

These people are beyond incompetent. They seem to just be taking people application money because after you fill out the application no one answers the phone and they're only in the office when they feel like it.

Drove there for an hour to apply for apartments, a girl told me in my situation what would be better what to do and apply anyway. I wasn't qualified for their "rules" but she still said to apply. I applied and paid a free of $100-$150 I think, around that. A week after no one called and no one sent email or anything, when they said they would. I had to call them a few days straight because they barely answer phone calls. I phone called directly to that girl and she never replied. A total of 2.5 weeks later I found through manager, I had to talk to a manager to be able to know if I'm qualified, and I found out that that I'm ineligible and I wasted $100 because of that girl in their reception who told me to apply anyways even if didn't directly qualified. That application fee in not refundable. If it's like that when you just give them your application and pay for that I can only imagine what does living there mean...

Probably the worst place to live in North Miami-Dade county. Management is indifferent to security concerns from residents. Multiple people have been victims of car break ins, burglaries, and other crimes. Management claims that the security of their residents is the #1 priority, yet there is no security in place and the "project" to install CCTV cameras on the property has taken a hiatus. I had significant plumbing issues where sewage was getting into my bathtub. They refused to fix the problem permanently until I filed a complaint with the Florida Department of Professional Business Regulation and Miami-Dade County Code Enforcement. This place is extremely deceptive. I was shown a unit with central A/C and all basic amenities one would expect in a modern apartment unit. The unit I received was filthy, had garbage, and wall-mounted air conditioning. After making a complaint with the management company, (not the property manager) the issue was quickly remediated. I wish the rental situation wasn't crazy because I would not renew my lease otherwise. Avoid at all costs!!!

Guest parking system is a joke. They don't have their season parking passes ever on time and they will tow your car faster than the passes coming in. Also very dangerous neighborhood, my car has been broke into twice within a year.

Since I moved in February 2022 the plumbing has been terrible. Water floods my apartment from the floor where the toilet meets it. When I flush the toilet, the toilet water enters the tub from the tubs drain. I have had poop, toilet paper, urine, bottle caps, bandages all floating in my tub. It's terrible when you wake up at 6am for work and can't use the toilet nor the shower. At one point my boyfriend and I couldn't use the toilet or shower for two days straight. All they do is send a plumber who tells us it's our fault since we flush toilet paper. It's literally called TOILET paper. It's literally designed to get flushed down the toilet. We've submitted a complaint to the FDACS for a informal mediation and they failed to comply. I have handed over a written notice to repair and I hope they comply. If not I WILL HAVE TO GET AN ATTORNEY, and the court involved just to have constant working plumbing. The flooding has damaged the unit and my personal property. The property manager told me that she would email me about possibly moving us to another unit so they can permanently fix the problem. That email never came, and the problem has yet to be fixed. This is extreme gross negligence. I'm sure they'd be furious and quick to fix the problem if all of this was happening to them, but since it isn't, it's almost like they could care less. When I approach the office all they do is try to fill my head with nonsense, but it's just that... NONSENSE. I am now determined to let as many people as I can know how bad the "new" management and maintenance has been. Toilet flooding my apartment, sewer water back flowing into my tub, mold under the floors, water damaged baseboards and personal property. All of this could've been avoided if they simply fixed the problem. The attached photos is what I woke up to this morning. If the water kept escaping the toilet who knows how much water I would've woken up to in my home.

Buckle up everyone, it's going to be a long one. 1. First and foremost, the 5 star reviews are so fake it's painful. They're poorly written, generic reviews that mention things that do not exist at Cottage Cove (amenities, beautiful property, property tours). My person favorite is the one that says "Had a wonderful encounter with Kevin! He really did an excellent job of explaining everything and gave us a great tour of the building. He was dripping as well." What does that even mean. 2. This place is literally a wasteland. A bunch of white concrete buildings in a patch of grass. There will be people going through your dumpsters, the loudest cars imaginable flooring it down the road at 2am, and random people walking around and knocking on your door trying to sell you windshield insurance. One morning I walked out of my apartment to go to work and the car next to me was on bricks missing all 4 tires. There's trash everywhere and your packages will get stolen. 3. The actual apartments are ok at best BUT the plumbing is atrocious. When moved in and there was a hole in our vanity which at some point we could see into the neighboring apartment that was getting the landlord special of the 75th layer of white paint and the cheapest vinyl flooring known to man. Our toilet/shower/washing machine flooded at least 5 separate times. The toilet was replaced leaving brown sludge spatters all over the bathroom and throughout the unit. There's also no A/C in the bedroom, so buy your own or suffer in 90 degree conditions in your own home. 4. The staff. The leasing office was fine but the customer service/management was quite possibly the most enraging thing about this entire place. During one of the bathroom floods, (which included sewage coming up from the bathtub drain and toilet which overflowed onto the floor), we were unable to use the bathroom for EIGHT HOURS. Anytime we had to use the toilet we had to drive to the Taco Bell. During one of the washing machine floods, Vanesa thought it was perfectly fine to send the plumbers to my unit at 8:30pm on a Wednesday. As a woman that lived alone, in this neighborhood, I did not feel comfortable letting random males into my home at night. She then proceeded to blame me for making the plumbers drive 45 minutes to my unit. Her reasoning for this was that the maintenance request was an emergency. However, these plumbers came out 6 days after I put the request in. I wish I was making this up because I truly can't believe how insufferable it is to deal with these people. Another one of my favorite interactions with the management office is when they sent an email to all residents stating that you should not flush toilet paper. Yep... toilet paper. Because of the flooding fiasco and the huge mess that was, I complied and put all my used toilet paper in a trash can and took it out to the dumpster. About 6 months later I then get another email of a list of things that shouldn't go down the toilet, however, this time toilet paper is not included! I reply to the email asking if we can now magically flush toilet paper again and they reply with "I am not aware of telling tenants not to dispose of toilet paper down the lines." So I reply with the screenshot of the original email with toilet paper on the no-no list and she never replies again. All in all, the location is trash, the apartments are trash, the staff is trash, and the property is dirty and sketchy. Please feast your eyes on the pictures of my experience at Cottage Cove.

Absolute trash. Do not waste your time or money. The people that work here, the property manager, specifically, are the type of people to purchase a real estate for dummies book, then try to become landlords on a get rich quick wave. I've had sh-t come out of my shower drain....mind you when I moved in, the shower was full of dead bugs. They didn't allow me to do a walk through before I applied and I quickly learned why lmao. The units are neglected more than the projects in Queens, and the plumbers are so inept- I literally have had my toilet DETACHED from the floor..and they left it there....dirty af, with the toilet sitting in the middle of the floor. TOLD me someone else would come in an hour, I waited 3 and no one showed up...I had to leave for work. That was the third visit by the way, the problem was never resolved, yet I'm expected to pay a $1500 security deposit lmao, I was told not to flush toilet paper down the toilet so as to not upset THEIR cast iron pipes. I have had MAINTENANCE MEN UNLOCK my door at 5-6am and walk about my living space, and walk out....I have had my door locked and unlocked while I'm away, without my knowledge or consent. Staff is full of bimbos and creeps- it's literally a scam lmao. I remember when I plugged in my charger and all of the electricity in the entire apartment went out. I had 2 random women come and play with the breaker...this is all 1675 a month by the way...all the while, I am made to feel like it does not matter and that this is my fault. Disgusting excuses for people. I cannot wait to sue upon leaving.

Respectfully, to anyone that's thinking about moving here please don't. This has got to be about the most negligent apartment complex I've ever lived in, i wish i could give this place 0 stars. From the moment of move in I've had problems that have included not having a working dryer when it was supposedly new which it took about 13 days to replace, open outlets in multiple places of the apartment, the breaker constantly popping, i quite literally did not have a key to my own mail box till day 28 and did not have a working microwave till day 27. Which is just amazing, I'm not much of a complainer but i think you can agree with me these are basic human necessities. And to top it all off today on day 50 when the alarm system was finally installed the code that i submitted to the office with my paper work when i first moved in did not work which caused me to listen to the alarm go off for about 15-20 mins nonstop. I proceeded to call ADT the alarm company and although nice they couldn't help me because the office never submitted my paperwork and they don't have my information. So here i am stuck with an alarm that doesn't that sounding every single time i open the door which i notified management and they just didn't seem to care about it nor think it's an emergency. Don't get me wrong there are a few decent people in the property office but the manager Vanesa Perez is probably the worst person in the world that i have ever dealt with from completely ignoring my concerns to straight up telling my 9 month pregnant wife that she was going to refuse to fix issues in our apartment. Save yourself the trouble this property is a fucking joke lmfao. These 4 star reviews are absolute bull shit and i doubt they're real.

I am a former resident of Cottage Cove and I want to warn other hard working people that this is a terrible place to live. I was so excited to move in after I saw the pretty renovations last year. The 1st thing that went wrong was that my lease started March 1st and the unit was not ready, no one called or texted or even emailed to let me know this in advance. So I was forced to live in a hotel because the apartment was not ready for a month!! Once I moved in I quickly saw that there was a huge leak in my bedroom ceiling every time it rained. It took over 2 months for them to fix so my bed would get soaked every time it rained. There was no washer or dryer for the first 3 months, which was not credited. Roaches, Roaches, Roaches everywhere!!!The management office has no respect for tenants and never answers the phone, ever!! Do yourself a favor and DON'T MOVE to Cottage Cove. The toilet and shower had a huge plumbing issue and feces would come up from the bathtub and flood the bathroom and 2nd bedroom. Stay Away if you value your money and your sanity.

Where do I start...first time place that your moving to MAYBE but if you work hard and don't want other people touching your things then DONT MOVE HERE! I moved here almost 2 years ago, for the first year everyone was nice and respectful neighbors and maintenance. however, almost immediately as soon as I signed my lease for another year pipes started to burst in the apartment above mine. I would put in work order after work order, call the front desk (no answer), showed up to speak to management in person and I was brush off a number of times (excuse given was in a conference call. how can you be in a conference call every day, every time?!) and told to put in a work order very rudely. I ended up having BLACK MOLD on my ceiling above my toilet in the bathroom. It was like that for almost 6 months! I finally got so fed up I confronted the maintenance supervisor and asked him "what is going on?!" and he thought it was "fixed". I made it clear to him and the front desk-the maintenance supervisor is not doing his job and CLEARLY NOT managing his staff well. I was sick for months, wrote a number of emails and no one offered to move me to another apartment or fix my ceiling. Finally fed up I informed them if they didn't fix the problem I was calling the news people. After that, it took 1week to repair my bathroom ceiling. There is no follow through or accountability at all here. After speaking with some of the neighbors ( only reason why I stayed very nice hard working men and women) they can all agree a lot of the maintenance work around the complex never gets touched; they just close out the tickets and say "they did the job"! Meanwhile, things continue to fall apart and the tenets are being forces to live in conditions like mine or MOVE OUT as the maintenance supervisor said clearly to me. Also, if it's not the mold it's the water pressure, or roaches( the little ones) or rats or toads or spiders or just the fact that the windows here are not up to code. Every time there's a little wind you here my windows move as if someone iS tapping on the glass. This place has become so run down over the past 2 years of me living here. They have a empty pool only water gets in it when it rains so it's a perfect environment for swampy critters. Be very careful if you own a pets! Over the summer BE SUPER CAREFUL!!!! THERE ARE PEOPLE WATCHING YOU! People get there cars broken into quite frequently over here! It's very unsettling. I have cameras for that reason and to see them do this so much it's crazy. how no effort is being organized to keep the residence safe, it baffles me. All the management office did was put up a sign that says they are not responsible for and damages on our cars. They have a towing company THAT NEVER SHOWS UP! There are countless cars abandoned with flat tires or with expired tags or notags at all that are still here and taking up parking spaces. When advising the management office they said they would do something however, nothing ever gets done its been over 6 months ?! again no accountability! There is a laundry room right behind my building please note they do not follow the time slots so be VERY aware! Also, Several times I have went in the laundry room and it smells like marijuana or someone is just straight in the room smoking marijuana, in the company of other residents trying to wash their clothes or I've catch kids HAVING SEX in the laundry room and either they run out butt naked or put back on there clothes and for you to leave to finish. ‍ The management office makes you fend for yourself! It weighs them to assist you and do their job. On top of all this they are raising the rent $200 more than what I currently pay! Be assured I am not resigning our lease I preferred to pay more money for better security and accountability from property management and maintenance staff and even for utilities and amenities that are functioning! NOT WORTH IT!

Cottage Cove apartments is not a place I would recommend that anyone should live. I lived at cottage cove apartments and the experience there was anything but great. I would first like to say that the apartments are old and outdated, don't let the pictures fool you that is displayed on their website (those are pictures from the office) not the apartments. I experienced termites, central a/c unit that gave many issues( I was told FPL was to come and do installation, that never happened), and mice that came from the walls of the apartment and found holes in the kitchen where they were coming from, all they do is send exterminator to place traps, what they need to do is tent this building. The maintenance crew is lazy and unprofessional. The office staff never connects you to the manager. Can't say if I knew who they were. These owners are slumb lord's. The best advise is not rent from cottage cove apts.
