I spoke with Ms. Linda. Let me tell you that my experience was a 10/10 !! When she was showing us the units that were available, she was funny, light hearted, and made the tour fun while being informative! I would definitely recommend her as someone to show you around Cypress! She is a joy and just because of that, we were able to call our apartment a home!!! If you want to tour (which I would) definitely get Ms.Linda! Great heart and soul! May God keep blessing you and thanks for the amazing tour!! The apartments in itself is pretty amazing. The elevators are always working. I can’t hear my neighbors even when they play their music. Everyone greets each other! You get the view and being so close to downtown without all the extra noises! Definitely recommend this place!

I've lived here since the place was first built in 2016 back when it was just one building and the community and staff were very close knit. It's since expanded and gotten very big. I'll start with the good. We live in phase 1. The grounds keeping team is top notch. They keep it clean. The maintenance team is awesome. Those guys are responsive, friendly, and fix your stuff that day or immediately the next day for serious stuff. The views from the terrace are awesome. Big dog park for your pets to play and some smaller ones for the little guys. They have two full gyms which cut cost on a monthly gym membership. Community activities are fun and the vibe is very chill. The office staff are friendly and when you visit them about something, they try to handle it. Shoutout to Harris. That guy is great. Now for the cons: We did have a security issue. My car and my girlfriend's car were stolen from the "gated" garage in broad daylight early this year. Cars have been broken into as well. Recently, the issue has been rectified. Gate has been fixed and security roams the property now. You do have to go down to the office to get a response. Emails tend to go ignored. I get it. They have a big property to manage. My BIGGEST complaint lately has been the noise complaints I've lodged for months now and nothing has been done about it. There's a tenant that leaves her dogs on the patio and leaves the apartment. The dogs bark all hours of the night well into 1 and 2 AM. Then when that finally stops, another tenant leaves her dog out at 6:00AM on the dot for it to bark all morning. I average about 4 hours a sleep a night. We live above the pool so it creates an echo chamber, amplifying the noise. I've called, wrote emails with attached recordings, made office visits, and the problem persists. Its a shame because we love this place , but for about a year now, it seems the tight knit feel we've had for almost a decade has become distant and cold. I would've loved to stay here for a few more years, but I suppose its time to move on.

We’ve had multiple leases here and have had an overall great experience. I would say this is one of the better property management teams I’ve had in my time renting apartments throughout Dallas. TJ and Linda in the leasing office have been pleasant to work with and very helpful throughout our time here. There’s occasional issues with pet waste but from communications, it’s an issue management is taking seriously. Overall highly recommend Cypress at Trinity Groves

I lived here for two years, and it’s definitely not what it used to be. Staff never responded to emails, and there were constant issues with the elevators not being clean. They were always full of dog urine and feces. The hallways were often filled with trash that residents left outside their doors for multiple days at a time. Management sent reminder emails asking people not to do that, but no one cared, and they never enforced it. I recommend looking anywhere else but here.

The apartment complex itself is lovely, and the location is excellent. Unfortunately, communication with office staff responsible for responding to emails is very poor. Interactions often become frustrating, even when the original concern is minor. Improving responsiveness and clarity in communication would go a long way toward creating a better overall resident experience.

This place has roaches. A lot of them. Even with pest control spraying weekly, the problem still persist. I've had a full clean out performed on my unit and was told it was a guaranteed fix and everything would die within three days. A month later there were still roaches. Don't be fooled by the prices because there's a reason they're this low. No amount of pest control is going to fix the problem. Also, you pay $25 a month for trash even though there's no valet trash and the trash room is constantly overflowing. The gates in the parking garage break every other day. The doors that require key fobs don't close all the way so anyone can get in whenever. Save yourself the headache and sign elsewhere. UPDATE: It’s now been a month and a half since the full clean out was performed on my unit. Again I was told it was highly effective and that everything would die within three days. I might see one or two roaches, but after that, there shouldn’t be any more activity yet every week they set out new traps and every week they’re full like this. My unit is infested.

Harris is the best leasing agent! He’s very personable, knowledgeable, and demonstrated integrity from the day I applied to my move in. Although, there were minor issues with the lease agreement and my washer/dryer was delayed I am still grateful that I moved here thus far. Beautiful property and kind neighbors! I would recommend. UPDATE 7/8/25: • There is only 1 EV charger. Good luck trying to charge your car. Don’t advertise something and you don’t have a sufficient amount for your tenants. • The hallways stink and are stuffy 24/7. • The walls are thin. I can hear my neighbors from time to time on the phone, getting intimate, and their tv’s. • Sky lounge is often dirty people have parties up there and leave trash everywhere. • The trash chutes are disgusting 🤢 and sticky. They need to implement valet trash or a better disposable system. • Ramp gate is often down and you’ll get stuck going up the narrow ramp and have to reverse back down. Just a few pointers before you consider living here.

Key fobs to gates never work. They are very concerned about dog poop in private yards but do not pick up or give consequences to residents for unpicked up poop all around the complex. Bugs are regularly an issue. Residents who are personal trainers use complex gym as their personal workplace. Resulting in them having multiple “clients” which take up all of the equipment and space. Management doesn’t care about current residents only getting new ones who don’t know how bad it is. Also be aware if you plan to move in. Our apartment and many of my neighbors moved into a dirty apartment. They did no cleaning prior to a new resident moving in.

As someone who likes to read reviews about apartments before moving, I wanted to share my experience at Cypress. Pros and Cons of living here: Pros: - They are SUPER responsive with all maintenance requests (done via their app) - Very nice amenities - quality - available (the 2 nice gyms, multiple resident lounges, 3 pools) - Secured garage parking - Secured fob entry through all entrances - Various businesses and restaurants in walking distance - Downtown Dallas, Trail under the bridges are really close - Secure package pickup area Cons - The nearby neighborhoods have a shadyness/not cute aesthetic to it - Have to drive to a grocery store (Although there are a few within 5-10 minute drive) - Some neighbors tend to reek the hallway near their apartment of weed - It seems like a car had gotten broken into in the non-secured visitor area - If someone isn't in office to get your call, it goes to a call center and I never hear back - I don't usually get responses to emails either Overall - things work as I expect, they put effort into resident events, my appliances and apartment meet expectations of working as expected, and they are prompt and respond within 24 hours to fix or address any reported issue.

Do not move here!! I repeat, do not live here. First of all, the hallways, the stairwells, the garages and the property are continuously covered in urine and feces. It's like this every single day. It's disgusting and should not be the norm. I've moved out and I feel as though they are running a scam. I moved out and paid my remaining balance with a cashier's check. I paid for professional cleaners to clean the unit. I didn't have to do this but I did to ensure the the apartment was thoughtfully cleaned. I turned in every key, every fob, every garage access sticker and took pictures to prove it. Oh, I also have video evidence of the cleanliness on the unit. After all this, they charged me close to 1 thousand dollars in cleaning fees and back rent. I've never experienced this in my life. This is a scam and so unfortunate. I pray no one else goes through this. Please run and do not take a chance on this place. They will try to swindle you.

This is 4th property that I've lived at in Dallas and I must say it has been the only one that I've had a poor experience with. This property and management team made me realize why management matters. I've had issues with the property management team (willow bridge property company) since I came in for my first tour. In hindsight I should have known not to sign a lease here then. The fact that this location was close to my job and school trumped those early negative signs, but in the end it was definitely not worth it. I worked with Krystal and Samantha who were both quite nice when I toured with them but shortly after I had an unprofessional experience with them both, unfortunately my lease was already signed and I had to deal with Samantha going forward who never delivered on any of my requests. Not going to get into it but what I will do is tag a photo of my initial review of this place (that Samantha asked me to take down) as well as some other unpleasant photos that depict some constant issues that I have with this property. If you have any other options I would not live at this property especially under this management team. It was a huge disappointment. The property management company at my prior apartments was always very professional, prompt with requests, and gave me my deposit back every single time. Had I known that not all management teams were as good I definitely would have moved into another property managed by them. Just fyi that property management team is Magnolia properties. I've lived at 3 of their properties and have never had one issue. Sorry I can't say the same for this one. Do better guys. Rent is too high in DFW for a lack luster experience. If you're gonna call something luxury please deliver on that. We as consumers are getting tired of the false advertising.

The main reason for the low rating is their lack of communication. Every time you call, you will get sent to a call center which won't help you at all and is literally pointless. They say they'll relay messages but you'll never hear back. The surrounding area is pretty sketch and cars will get broken into all the time. They hire terrible security that will be chilling in their cars not even paying attention to anything. While I lived here the fire alarm had a period of time where it would just randomly turn on in the middle of the night (which was a literal nightmare) and during the day. The staff at the leasing office is not helpful. I moved out early and had to pay fees due to breaking the lease. They over charged me so much on my final statement and when confronted I never heard back. Rent is expensive and not worth all the issues it gave me. Such a bad experience.

This review is based on my experience living at Cypress at Trinity Groves II - which is building 4 & 5. Cypress at Trinity Groves is buildings 1 - 3. After living in the area for three years on Commerce St one block south, next to Chicken Scratch, I decided to move to Cypress at Trinity Groves II. I did not move to apartment based on the "luxury" pitch. I moved solely for the studio gym and how clean the the entire complex always seemed to look. Before I signed my lease, I recall viewing one apartment that I liked and had agreed to lease. When my lease was provided the unit numbers were switched and I ended up in a smaller apartment than what I had viewed. I felt I had been a victim of a bait and switch practice. Rather than complain, I tried to make the best of the situation. When I moved into Cypress at Trinity Groves II in 2019, everything was new. I had a washer and dryer as part of my package and was coping with a smaller space and a layout that seemed very dorm-ish. My service animal was a bit anxious at first move-in and I received noise complaints for whining/barking and movement. However, I worked to address noise complaints. Future tenants should know that the apartments are hollow. You will be able hear your connecting neighbor's private conversations and intimate moments. Don't be shocked. If you have a pet, service animal, or emotional support animal you will have to register the animal with the leasing office. They collect DNA for pet waste violations. However, there's always so much dog poop in the small dog parks, that I don't believe anyone has ever been fined. It can be nauseating to walk through or past the dog parks in front of building 5 at times. The studio gym in building 4 is one of the nicest I've seen for an apartment complex in the core downtown area. You'd think it's for building 4 & 5 only, however it's use is for the entire complex. There is a gym in building 2, but it's the standard small apartment treadmill gym. If you don't have laundry in unit, there is a small laundromat service on the first floor of building 5. Other amenities include a business/meeting room in building 4 that gets dirty often from people and their private events. Theres only one computer in the business room and it's usually occupied minus early mornings or very late nights. There's an open deck lounge on the second floor of building 4. There's also a pool that's open nearly Parking is actually quite easy and I'm not sure why people complain about the lack of. There is a parking garage with secure entry via toll tags or censor. There have been issues with security and robberies. However, personally I did not experience any of this. I've never had issues with mail or my packages being stolen. The locker system actually works. If there are issues, generally, it's due to the delivery company (Amazon, UPS, FedEx, DHL) The biggest issue I've had to date with my experience has been the construction of what I assume to be Cypress at Trinity Groves III. In addition to power outages from the winter storm of 2021, the construction in the past few months have knocked power out nearly biweekly. The most annoying part is when construction starts at 6AM and how long it lasts well into night at 10-11PM. West Dallas in general is not really the cool place to be unless you live in Kessler Park or some parts of Bishop Arts. However, with Trinity Groves being across the street from the complex and being so close to Uptown, Downtown, Deep Ellum, and other neighborhoods... living there isn't so bad. Major concerns are generally that there aren't major grocery stores in the area. You'll have to drive into downtown or further into West Dallas.

I've lived here now going on my 3rd year and honestly I love it. My baby and I are comfortable. Whenever I'm concerned it's addressed. There have been a few instances but they're always my fault and the manager comes through every time. Nothing is perfect but this complex is close to it for me. If I had to change 2 things it would be more trash chutes and being able to pay for a parking spot close to the door.

Way too expensive for what you get! Quality is not there, maintenance slow to respond. Have called office numerous times to replace fallen shade for a large window. (Anyone can look into apt., so that's a security concern! ) Many written requests, and verbal. Nothing done. The dog waste situation continues to be bad. Not a good place to live, for security reasons, bad maintenance, mailroom issues, etc!

Really beautiful apartment building but they need different employees. I almost went through signing a lease despite two horrible employee interactions. I have an email from the employee confirming I would be applicable to a discount and after he wouldn't answer my calls or texts he advised I had the wrong property despite me telling him I have screenshots of advertisement on apartments.com. The application process took over a month just because he went on vacation and nobody ever answers phone. Since I was relocating from out of the state I applied at another spot out of desperation and application was completed and approved within two hours so I know the delay was internally.

Where do I start? I've lived here for 2 years and it's gone downhill from there ever since new management took over. * Safety isn't a priority. AT ALL. o People who do not live here are getting into garages and apartments. o Cars being broken into even though they have "24 hour security." o Hearing gun shots from the garage and nothing was done about it. * Holidays mean: o Strangers coming to the pools and you can't enjoy your time because it's always so busy. o Strangers coming to the phase 1 Terrace and hosting parties. o Fireworks being launched IN THE GARAGE. * Package center is in phase 3 so be prepared if you live in the other phases.. you're going to have to drive or walk half a mile. * Dog Parks are disgusting and have dog crap everywhere. * If you like the smell of weed then great you'll be smelling it everywhere here. * Residents decide to bring their babies and toddlers to the gym. * They removed our free amenities like workout classes and switched them with classes we have to pay for. * Quality of residents have decreased. * Office does not care about your concerns. * No more resident discounts across the street. The only good thing about this place is Santos the maintenance guy and Derek who helps with the package center.

If I could give it 1 star I would. PLEASE do yourself a favor and don't live here!!! A few honest reasons due to my experience: - cars get STOLEN from the garage constantly. The front office's solution is to not let other cars follow you through the gate. There is no way to prevent other cars from following you through the gate? - for a pet they make you pay $100 for a DNA sample to charge you for any poop on the premises. HOWEVER they NEVER enforce this. There is poop everywhere and it smells terrible. Just a way to over charge you for no reason. - the maintenance guys pulling the trash from the parking garage into the street will wake you up every morning at 6am. Better be an early riser if you want to live here! Because the front office doesn't care if you complain :) - the front office is RUDE. And they never answer the phone even when they are sitting there on their cell phones at their desks. It's also super fun when they act annoyed if you come and ask them a question. It's wild. They're clearly in the wrong field and need new jobs. - there were gun shots 10 feet outside my window at 2 SEPARATE OCCASIONS in the first 6 months of living here. - the doors of the building slam shut so loud at all times of the day no matter the location of your apartment you'll hear them. The front office also does not care about that :) - this place is just so ghetto please don't do this to yourself. They're now charging $3,000+ for a two bedroom now? CRAZY and NOT WORTH IT. Move on to the next place on your list that smart city apartments sent ya, sis. I wish someone would have told me to not rent here when I signed my lease!

am visiting from Chicago, Il to look for potential apartments. The property representative refused to show us an apartment. We came in and saw Matthew Mrazek at 4:45pm, we made him aware that we were in from out of town and wanted to view the apartments. He said that due to daylight savings time, the time listed on the front doors, website and on google are all incorrect. That now all Lincoln Apartment properties will be closing at 5pm until the next daylight savings time since can not show us an apartment as it would have him leaving late. This was on November 3rd as of today November 8th the times have now all been adjusted to closing at 5:30pm... previously it said 6:00pm. This man clearly lied. We called several times prior to coming in and was not able to reach anyone just to come in and find out that the property closes an hour early?  I explained to him again that we are from out of town and really were hoping to see this apartment, he said per policy he is not allowed to show an apartment after hours and he could only provide us with pricing.  If this is the policy (to list incorrect hours) I find it extremely unprofessional and certainly a waste of a potential leasee time. The change in hours could have been proactively changed on the website or at least on the voicemail that we heard to alert those that may be coming in. We all know when daylight savings time is coming, as it never changes year to year.. This bad experience could have been avoided.  Also, due to the issue with the hours, I'm sure Matthew could have found a way to accommodate us since the error was not ours but the companies. Especially, since we told him it was our last day in the state. Hopefully these areas of opportunity will be addressed and a better way of comunication will be adopted moving forward

Run! The fact that I was allowed to move into an apartment that was not even ready for move-in or in a livable state was ridiculous! When brought to the attention of the Managers I was told there was nothing that they can do about it because I didn't realize all of the issues within 48 hours. Also, the fact that anytime I meet another resident at an event or just in passing and spark a conversation I find it crazy the amount of people that do not want to be here and are trying to leave their lease due to similar issues with management. Please do your homework, and consider other options if you're considering Cypress! The leasing Staff was amazing. But their management is subpar at best.

This is the worst complex I've ever dealt with. My car was towed while it was registered and it is a brand new Mercedes all wheel drive. I can't drive it over 40 mph because the suspension is messed up now. Then a day later my girlfriends car that has a sticker on it and is registered got towed. The rude male manager told her it's her problem they updated the system. Her car is registered and in their system. It shows registered in the resident portal and they are making her pay $250. Not to mention she has a stalker in the building that she made a police report and the manager said bring in your fake police report. This is the worst customer service and experience I've ever seen from an apartment complex and now we are pressing charges because the staff seem to think they own the property but it's a joke the way they treat their residents. What apartment complex would ever allow their registered resident be towed and especially female be bullied by her management. The wannabe manager guy didn't even apologize to her. He was rude as hell.

Got approved for a 700 sq ft apartment for $1313 special and refused to include this in the lease contract. Only showing market price. I don't know about you, but to me that was shady business. I just want future residents to read and make sure you have the right deal on your lease agreement.

We have lived here for about three years now and have enjoyed it very much. Maintenance and package concierge have always been so helpful to us, and always go out their way to provide us assistance when needed. Crystal in the leasing office is amazing. Anytime we have any questions or concerns she has been quick to respond and always accommodating. It's been so lovely here, everyone is so friendly and it is incredibly dog friendly, which has been great for us!

This is my third year living at Cypress/Trinity Groves. First year, I had the police called on me for having friends over (literally 4 of us in my apartment) but the neighbor that called the police moved so whatever. First year ends, COVID is still very much alive so I decide to stay because I couldn't move all my stuff alone & finding a place during COVID was hell. Second year, I saw so much dog poop in my hall, so much piss, random food being spilt in the hallways/elevators. I have written to the leasing office multiple times & nothing was done. Crazy thing is, when you "register" your dog, they take DNA for that exact reason. So idk what the problem is. Towards the end of the second year, this guy moves in above me & I guess he does Pilates all day cuz all I hear is jumping. I've told the leasing office & they apparently don't care. Well the second year is coming to an end. I start looking for another place to live but I don't know when my lease is up. I call the leasing office & they tell me they need a minute to look my lease up & never call me back. So I get stuck in my apartment again for the third year. This time I'm dealing with neighbors upstairs jumping, the gate to the garage is ALWAYS broken, the hall smells like weed all the time, for some odd reason, they shut water off every month for HOURS & we still have to pay full rent/water, leasing office ignores your concerns, randomly the fire alarm goes off & it goes for HOURS! Literally all times of the night, through the day. I'm just over these apartments. It's very ghetto. Do not lease here. 0/10 definitely would not recommend.

I've been living in Cypress at Trinity Groves for a couple months now and so far, I like most things about living here, and I am glad I chose this community. The positives, in my point view, are the following. The apartment itself is modern, new, and comfortable. I love the bathrooms with the large counters and tons of drawer space. We live on the first floor and we have a huge patio with access to a large grassy area, which is great as a dog owner. Speaking of dogs, it is an extremely dog friendly community, with two dog parks. However, there do tend to be a lot of big dogs here, which can be intimidating for smaller dogs. We aren't always able to use the dog park with our small dog when there are tons of big dogs running around. I also think the parking situation is good. I noticed some people complained about that, but I find it to be very convenient. There is a large parking garage and there is also some parking out on the street behind the complex, which is especially convenient to those of us who live on the first floor and want to unload groceries and whatnot. I always park in the garage though and it is just as convenient, in my opinion. The location is also pretty good. I love the proximity to downtown. We're also not far from some nice areas such as Uptown and Bishop Arts District. I also like that we are able to walk to restaurants across the street and Steam Brewery next door. And there are some amazing taco shops in the area! The one downside of this location is that there isn't a big grocery store in the neighborhood. I usually go to Kroger in the Medical District, which is about a 12 minute drive from here, so not too bad. And there is a smaller natural foods market about five minutes away, which is a bit pricey but has excellent produce. It would be nice to have a large supermarket closer to us, but I think with the development going on here, it is only a matter of time. I live on the side of the complex that is in the back, away from the main road. There are trains that go by regularly, but the apartment must have been built with that in mind because it really isn't very loud. I'm very pleased that we don't hear too much noise from outside and even the sounds of our upstairs neighbors aren't too loud. That might just be luck (perhaps our neighbors are just quiet) but most likely it has something to do with the design of the floors. The reason I am giving 4 stars instead of 5 is because there have been a few small hiccups, and also because no place is perfect. The small hiccups had to do with some issues during our initial move in. The office staff is very nice, but there was some disorganization at the start. Also, there are a lot of little fees that add up on top of the rent you pay, which is kind of annoying. I wish that stuff was just included in the rent. I am very happy here and I hope this doesn't change. So far, so good. It's a great community and I appreciate the effort made by the property owners and the staff to make it a nice place to live.

So first off I lived here a year and to be honest I never really had any problems here and if I did they were taken care of in a timely manner. The only problem I had is when I looked at these apartment I went thru a apartment locater and the apartment was priced at 1200. That was not the case when I signed the lease the assistant manager assured me I would not be paying the 1400 that showed up on the lease contract that that was just the market price a month later I come to find out that I would be paying 1400 not the 1200 this was my fault for signing the lease, but also on there part for switching the price on me and that is the sole reason I will not be renewing my lease other than everything was good......

Very rude! Trying to set up an appointment to actually visit that place is impossible. First they hung up the phone when I was trying to get a hold of someone for some questions. When I met some of them outside they were absolutely rude and impolite. Management definitely needs work. I didn't even tour or ask about anything after that first impression of that place. Definitely not a place I would ever want to live in or recommend.

The unit its' self is great. It is as advertise but the leasing office is terrible. They sent me a letter in the mail about renewing my lease. I had some questions so I emailed them. It's been a month and my question has not been answered. The worst thing is the offer they gave me on the letter expires next week and they still haven't answered me. I have lived here two years I'm getting in contact with the office has always been a pain.

I unfortunately signed a lease here two weeks ago. I was advised my washer and dryer will be in the apartment at love in, I could get my accent wall painted before then and none of these things have been done. I've also called the leasing office since last Wednesday (it's Monday today) but the message service said I'd get a call back in a few minutes and I haven't had a call back despite calling everyday since. I'm moving in in about 20 minutes and they won't answer to let me know which storage unit I have as I've been asking for one for two weeks now. I'm highly disappointed don't can't believe I will have to put up woh this for a year. I asked for a paper copy of my lease and I still don't have that either. Two weeks to get my apartment ready and nothing has been done.

This apartment building has gone downhill. I moved into Phase ll when they opened it up at the beginning of my lease & it's not the same. The building does not stay clean & in every other parts of the building there's a weird stench, some of the doors needed to open with resident key fabs do not work therefore, you'll have to find another entrance. There's people that linger in the hallways which make it super uncomfortable, one time i caught a guy staring at me through a crack in his door while i was walking up to open my door. People working in the leasing office, clearly don't understand the meaning of what good customer service is. I hate having to go to them for anything, it always feels as if I'm a huge bother. To sum this up, don't move here, it doesn't feel like home.

I feel like this has been the worst experience living in an apartment. I expected the best experience when I was signing my lease considering the brand new apartment and all the "so called perks". 1. My friend had referred me saying she got a good deal, so when I came in I expected the same. Not the case at all. I was also told that my rent was more expensive since my unit was facing the skyline. But the skyline is blocked by a factory (that I was told would be taken down by the end of summer, almost a year ago at this point and it's still there) so I am paying for a view I don't even have. 2. The employee (ellece, who apparently doesn't work there anymore) promised me 6 weeks free rent but never put it on my lease. So when I came to pay rent for the first time they charged my double than what was promised. I immediately reached out to the office and they gave me the run around until upper management ending up making it right. 3. They charge for all utilities and trash, but never come and pest control or trash pickup (like most luxury apartments). I had ants all over my apartment and it still took them days to come out. I had to pay for my own pest control and traps. It's a new apartment, I shouldn't have had to deal with this. 4. There is no breakdown of monthly payments they just put the amount (which is weird and confusing) 5. I ended up getting stuck in the elevator across from my apartment. I rang the alert and emergency buttons and it took an hour for the elevator company to get me out. When my boyfriend called the apartment office to do something they said they couldn't do anything and neither could their maintenance team. So he then called 911 but they still took another 45 minutes to show up. I ended up having a panic attack and was stuck with a dead phone. I emailed the management and they said sorry I went through that experience. It seemed like a half assed apology and they didn't really care about the emotional experience I had been through. They never tried to fix the situation and I heard that another resident had been stuck in an elevator as well. I don't think that they care about resident safety or wellbeing at all. I would have expected a formal apology or some kind of discount/compensation. 6. There is no parking. I'm not sure what they're thinking. There are two full buildings and all the residents are supposed to park on 2 floors of the parking garage. It makes no sense. There are two empty bottom floors almost every night, but no one can park there, not even our visitors. And the "visitor" parking lot is almost always blocked off by security. So basically no one can have visitors in their apartment. No one can park near their apartment units and I know I feel unsafe walking alone at night and I'm sure a lot of other people feel the same way. The best thing about this apartment is the pool, that you can barely even get into.

Final Update: The parking lot has again been taken away and is blocked off by security. It sits empty the majority of the time which is a waste. All so one bank and one barber shop can have parking. The management has let us know we can allow guests to park on the lower levels of the garage and they "shouldn't" be towed. Im sure these decisions are out of managements hands as Im told the owner of the retails spaces is the one who controls the parking lot and lower levels of the garage. But the issue affects the people actually living in the space so the decrease in stars is warranted. Management has still not reached out to the resident that was stuck in the elevator so I have not seen follow through there either. The only reason Im leaving 3 stars is because the apartments and area are nice and fairly priced. Update: within a day of my review the manager reached out to me with an authentic apology and stated after seeing my review atalking to other concerned residents she worked with the owners and the retail to open the parking lot back up for guest parking! She is also looking into the elevator issue to make sure proper protocol is done going forward. I'm very pleased with the response my review has gotten. Property management has restored my faith that they genuinely do care about the resident experience here. My 5 stars is for the effort of management to remedy concerns.

Don't listen to the bad reviews, they are all over exaggerated. I have also had my share of inconveniences including a flood but the management team have all done an amazing job accommodating us with realistic and helpful assistance. Maintenance came out same day (thanksgiving day) and had it all fixed within 30 minutes. Neil the maintenance guy is awesome and Mandi, Janell, and Krystal have all done an excellent job at assisting us as residents. I live on the third floor and face Singleton and the noise doesn't bother me at all. It's a busy street but all the noise gets cancelled out by the multiple dual pained windows so don't be afraid to lease an apartment facing Singleton. I had some concerns at first but the way the office staff have assisted is much appreciated. It is a beautiful place to live and love all the doggy parks. We love how close all the restaurants are and best part is if you need beer or gas, the station across the street (walkable and safe to walk to) is súper convenient. Coffee house down stairs is really good but the coffee in the office isn't that bad either. If you need doggy bags they have plethora of bags in the office and around the complex. And YEEESSSS everyone picks up after themselves. Parking situation could be a little better but other then that all the amenities like gym and dog wash area are awesome. They have lots of elevators and I haven't experienced any faulty elevators. Neighbors are cool, and yeah you hear things time to time but come on it's an apartment not a house. I don't have a balcony and honestly don't miss it. I rather have the space in the apartment then outside where I hardly spend anytime. Cool sky lounge, awesome to host when you have family and friends over. If you have any other questions feel free to respond to this review I'll be more then happy to answer.

Staff is so professional and friendly! Walls are very well insulated from the outside noise. Neighborhood is awesome, and the views of downtown are incredible. I will say my only complaint is that the hallways in the buildings on the upper floors could be a little cleaner and air conditioned. I know this is because construction is busy, but I wish the first floor cleaners would come up to the 5th/6th floors.

When I found Cypress at Trinity Groves it seemed to have everything I wanted and more. I've now been a resident for two months and I regret ever signing a lease. The leasing agent I worked with was amazing until the day I moved in. She now avoids me at all costs and after speaking to other residents, I'm not the only one. I was previously a Leasing Specialist myself and I've never seen such a lack in customer service and just genuine interactions with residents. The office staff is not genuine nor do they seem to care about much of anything any of us residents have to say. When I moved I was assured we had top notch security which is a joke. The guys are very nice but of little assistance, either they cannot be found or they're on their phones. There have been MULTIPLE very concerning situations. My entire floor always reeks of pot, our parking garage is a hot spot for drug deals, someone recently found a man bloodied very beaten up and unconscious in the hallway (we were told he "fell down the stairs"), the security gate for the resident parking is broke often and left open all night, AND the entire community has maybe four cameras so none of these happenings have been caught on camera. I moved into a brand new apartment that had been vacant for almost a year and they didn't have it cleaned before giving me keys. They claim these are "luxury" apartments but they fail to advertise that they offer low income housing. For example, I pay $1400+ and someone else pays less than $950 for the same size unit and receives the same amenities as I. Not to mention they make you pay a $17 monthly trash fee yet they don't offer valet trash, you literally pay them to take out your own trash. I'm currently in a situation where I'm interested in the low income housing and was told I'd have to pay $4000 in concessions back, a $250 transfer fee, a $500 deposit, and a new application fee. I was shocked. This is how lease breaks would be handled, NEVER an on site transfer. I then asked for corporates contact information I was told I would get an email that day from them, which three days later I have yet to receive. I will say with complete confidence that if it wasn't for the community and the amazing people I've met here (excluding most of the office staff) I would give 0 stars if possible. I've never been so unimpressed by a leasing office, their lack in customer service, their so called policies, and a brand new "luxury" property that was so poorly built. I sure hope they can turn this around, I haven't found many residents here that are happy with their decision to live at Cypress at Trinity Groves.

Beautiful community! Very nice staff always willing to help meet your needs. Love the pet spa and pet park. There only con about living here would be the construction going on but the pros outweigh all of the construction noise. I will be renewing my lease next year. There are so many up and coming restaurants and businesses being established I would hate to move and regret it later. Living here you get the benefit of being near by downtown Dallas but still have a small community feel to it. Access to all major highways is a plus too!

Don't listen to the bad reviews, I love it here. I have been living for two years and I absolutely love it here. Janell the assistant manager is awesome she made the transfer from one unit to my new unit easy and painless. Parking is not an issue it's an open parking lot by mail room and second dog park. Maintenance responds back within 24 hours to fix any repairs. The apartments are modern, very quite, gym is open 24 hours, and plus roof top that overlook downtown. I love the management team here and the complex.

I currently live at Cypress Trinity and from the first day we have had issues. On the first day of the move, our apartment was never cleaned from construction (since this is a new property). There was nails, paint, and equipment everywhere. Currently, there are NO trash chutes in our building and no parking garage on our side. They sold the parking lot on our side to the restaurants and we NOR OUR GUESTS are no longer allowed to park there. To park, we have to go two levels down, across a bridge and into the next building to even get to the parking garage. Service, besides the maintenance team, is TERRIBLE. They charge for every little thing including replacing blinds that repeatedly break. DO NOT MOVE HERE.....

Rebecca and her team are amazing! The crew of maintenance guys are super quick and courteous when fixing anything in your apartment, One of them was so kind and helpful when my newly installed washer made a complete mess. The view and community are fantastic and I'm in love with this place already. So glad to call Cypress at Trinity Groves.

The staff is awesome!!! Most of the residents respect the community, but the ones that don't make you question the amount you are spending to live in a luxury apartment. Noise is definitely an issue, but the community is beautiful and well kept. There aren't many residential events (currently), but that could change at any time.

Everyone should check out Cypress at Trinity Groves. They have everything you are looking for in an apartment- not to mention more than 8 restaurants across the street! They are currently changing daily to make the property even better.

DO NOT MOVE HERE!!! They're overpriced and the woman in the office (I'm not sure what her name is but she's heavyset and blonde) is super rude and racist. My father lives here he is elderly and they are extremely rude and unaccommodating to him. I come over to visit a lot during the week and they towed my car without listing the proper reasons they were going to do it beforehand, my father loses his phone a lot because he is older and they are rude when he tries to use the phone in leasing office and limit his phone time to just five minutes! I got in a small argument with my father (of course we're family we fight a lot) and they called the police on me!!! Come on girl you can dress it up anyway you want to and call it Trinity Groves but for the love of god you're still in Oakcliff! Relax! They also told me I couldn't bring my dog over with me to visit without paying a pet deposit, and he only comes over a couple times a week for maybe a couple hours a day. At the end of the day it's just not worth it, the apartments are cute but the management especially that lady is beyond rude and unprofessional. Their only saving grace is Mandi one of the leasing managers she was the only professional one and treated both myself and my dad with kindness and respect...thanks Mandi! Other than that keep it moving down the road there's plenty of other cool apartments in the area.
