Horrible place to live. Disgusting conditions and they can’t even bother to keep the elevators working. The office people have no idea what they’re doing and will ghost you. EDIT: It’s unprofessional the way they reply to these reviews. They checked their “records” to announce that I don’t live in an apartment with an elevator. I do. The one that never works, is CURRENTLY not working, and that I’m leaving a review for. Furthermore, there are dead mice and rats in the first floor garage and back staircase closest to Kroger. Hopefully they actually take these reviews into consideration and upkeep with maintenance instead of reacting to save face.

I moved here July 31 2025, the apt was filthy, the refrigerator, ac unit, dishwasher, dryer , a leak from the above ceiling and the internet none of the was working. I have called over and over for almost two weeks. The property manager and the assistant are never available. The staff inside the rental office are young people that have no clue of what’s going on all they continue to tell you is oh I’m waiting for an update. Oh, I’m waiting for an update or I’m waiting for an update. You get nowhere. They don’t care they’re not responsible enough to even give you a common courtesy phone call back To let you know what’s going on to let you know that they’re sorry or to give you a outlet. They ignore you as if the problem is going to go away please don’t ever ever rent from this place ever any property that’s owned by this establishment never the building is filthy inside. Looks like a bunch of homeless people live there male is all over the floor doors are broken. Things are not painted. It’s quite frankly very disgusting. It’s a disgrace to Richmond, Virginia.

We moved my child in this past weekend. Fri, 8/8/2025. Its been one disaster after another. . Much the same experiences as the review from Wendy. Place is flirhy. Nothing works. Multiple work orders. Icing on the cake? The office does not respond. They don't answer the phone unless you use a # they're not used to seeing.

They knew our move-in day, yet they didn’t clean the apartment prior. It was disgusting. Management is also terrible, unprofessional, and has no good sense of communication, so please avoid. The apartment is also very tiny and they used a wide angle lens in the photographs, making the rooms appear larger. Hoping our experience gets better here or else I will not be re-leasing. UPDATE 11/04/2021: I tried to give these people the benefit of the doubt for a while, but several more things have happened. We tried to cut our heat on last night, and not even five minutes of having it on, it smells like fire and our smoke alarm goes off. A slight smell is normal, that is not normal. Not only this, but it took several weeks to get rid of our discovered roach and fruit fly problem. The hardwood floors are starting to come up due to water damage from previous tenants that clearly wasn’t addressed before us moving in. Likely won’t be re-leasing unless they improve themselves. UPDATE JANUARY 14TH 2022: I won't be re-leasing here. I had a package stolen because there is no mail room, just small mail boxes. On November 4th, 2021, right after I updated my review the last time, a woman was SHOT on my floor (the third) and later succumbed to her injuries at a local hospital. Regardless of this being domestic related, this is terrifying for anyone who lives in this building. We were not notified by email at all from Pondok Management and when asked about the situation at the office, I was told they were "working closely with the local police". The entire building should've been notified. Maintenance men come at random times (usually in the morning!) with absolutely NO prior notification. We are told by maintenance that they are under the impression we already knew about them coming. We don't. Not only this, but the communal laundry room is disgusting, and the washer leaves a gross smell in your clothing, towels, etc. Only one washer is working, as the other has been broken for at least three months. AVOID AT ALL COSTS!

Management is horrible I was locked out of my apartment today and had to wait 4 hours for them to come unlock it. My kitchen light hasn’t worked in three months. I had a toilet leak and they didn’t fix it for six and try to raise my water bill. Do not live here!!!!!!!!!!!!!!!!!!!!!!!

Our apartment was not properly cleaned when we moved in. One of the windows was left open. Management was pretty good and maintenance was pretty fast when it came to getting things fixed. The walls are very thin, so you can hear almost everything your neighbor does. When you put in your notice to move out, they will show your apartment like 50 times and expect it to be clean every time. That was very annoying! I’ve also emailed them twice about noise complaints and it is still an issue.

called the office and emergency hotline and no has gotten back to me about this rat in the apartment i seen it 3 times already they are complete slum lords and do not care tenants even the the ceiling in the hallways leaks eveytimes if rains

“ Pondok Management “ : They welcomed you with a big smile on the same time they prepare for you big trap. People who are working at this office are indolent , therefore, We have lack of communication and hard time to understand what they exactly want! I really feel so disappointed after renewing the contract with them , because they are so sneaky. New fees start showing up because of their poor way in dealing with there customers! !The staff always build barriers between us and them! Or it’s kind of discrimination! The music on the building never stop before 5 am! Overall, It was the biggest mistake I renewed the contract! I can't forget how the manager "Emma " shout on me on the phone when I ask her to explain something I couldn't understand. I know they have plenty of empty apartments and if they keep dealing the customers on the same way the number will increase more and more. To sum up, I'm not feeling safe !
