The units are nice and the onsite management + maintenance staff (Victoria and Jason) are incredibly kind and responsive (5 stars for them!!) but beware of hidden fees & costs. You have to participate in their Valet trash service, which is another $25/month on top of the garbage utilities you already pay. The service is inconsistent and sometimes they just don’t pick up your trash (even if you follow all of their many rules). After living there for 2 years with no missed/late rent payments, they raised my rent by $300 with the explanation being “we don’t have any control over what your rent increase is. With MFTE units, the increases and rent rates are all determined by the City of Seattle.” Annoying but understandable. However, when I gave my notice to vacate, they suddenly had a new offer that would only be a $200 rent increase. I thought they had no control over that?….They also took $160 out of my security deposit for professional cleaning, but the lease doesn’t specify cleaning instructions for move out (every other place i’ve lived has very clearly stated whether cleaning was up to the tenant or if professionals would be hired in the case the unit wasn’t satisfactory). If it had, I would’ve ensured the unit was fully deep cleaned prior to move out. Considering I had a 500sqft unit with no carpet and kept it very clean during my time there and at move out, the fee seemed steep. Overall okay place to live but you’re definitely living in a big corporate/commercial owned building and it shows. I’m now living in a smaller building in Eastlake and have had a significantly better experience as far as transparency and value, would recommend finding one of those!

Been here only 2 months, but love it so far. Management (Victoria) and maintenance (Jason) are super awesome. I’ve never had an easier move in, it was also the cleanest apartment I’ve ever moved in to and easy to coordinate. Very happy with the place so far.

I've lived here for about a year, and at this point I can say this is the best apartment complex and neighborhood I've ever lived in. It depends on your perspective, of course, but if you like a quieter neighborhood with easy access to busier areas, Eastlake is a great choice. The common areas are kept tidy and attractive, and maintenance has responded pretty quickly to service requests I put in. The building itself is great, too. Utilities are reasonable, and the construction seems solid. I stepped outside when I had music playing, and I could hardly hear a thing. Management is easy to reach, and they greet people by name. I love that it's a smaller team rather than a cast of rotating faces. There was some property crime that happened a few months ago, which stunk, but I noticed that management responded each time with real changes and not just platitudes about crime. They've changed locks, hired extra security as needed, and communicated with us about it all. That more than meets my expectations around crime. Overall, I feel safe and valued as a resident here, and I'd definitely recommend living here.

I have been living here for almost a year and I have nothing but great things to say about East Howe Steps. Location is fantastic and you can easily visit to various coffee shops, restaurants, and parks nearby. Apartments are great too with hardwood floors all throughout the unit. The best part is the management team. Bella, Jason, and the rest of the management team are so friendly and goes out of the way to help you. On NYE, our smoke detector kept beeping and waking up our newborn. Jason, the maintenance manager, came out after hours to swap out the batteries for us. Even though it was surely inconvenient for him, he didn’t make us feel bad about it at all. :’) Bella is also on top of everything and super communicative of any upcoming events or changes. I love the team here and it makes living at East Howe Steps a pleasure!

I've lived here since 5 months and everyone from the management and maintenance team is very kind. They resolves maintenance issues / inquiries fast. My dog and I felt welcome since day one. The amenities and location are great too!

I love living here and would extend my lease if I weren't moving out of state! Nicole and the team are all friendly and prompt to respond to requests. The kayaks and paddleboards are top notch, the rooftop is so cute AND dog friendly, and the apartments are really nice (read: can't hear neighbors). Highly recommend to anyone looking to live in a beautiful neighborhood close to the water and prefers urban living over high-rises.

Moved out after living next to the property manager and being woken up to intense partying at all kinds of hours in the night (3 am - 7 am on weeknights). Nothing was done to remedy the situation as you can imagine it was quite a conflict of interest. Instead, the "poor insulation" in the walls was blamed, though we had neighbours on both sides and prior to the manager living there had never experienced major issues with sound. The issue was certainly blaring music and having 5+ people over on a weeknight and staying up until 7 am. I hope things have changed and the building is under new management as we did really enjoy the location and the building itself, particularly the rooftop and gym. Just beware.

Loved our apartment at East Howe Steps. Brand new apartment with built in ceiling fans and top of the line amenities. Staff was wonderful - Kate and Monique took great care of us through the leasing process and after. Loved seeing the lake every day and bike lane access to SLU and downtown. Could not ask for a better location and a nicer building. Eastlake is so nice and quiet, but right in the middle of things.

If you want a place where.... Employees make out with girls in the parking garage. Can't get out of the parking garage because cars are blocking the door. Employees smoking on property next to doors and spitting in parking garage. Employees getting hugging there black Cadillac when there isn't enough parking for actual residents. Parking spots being taken away without notice. Elevators being broken on a monthly bases. This is a great place for you!!! Don't fall for letting them paint your wall, they will charge you $270 to re paint it even though it was advertised as no charge. Owners clearly only care about money and nothing else, multiple people I know left and broke their lease THATS HOW BAD IT IS. In our 13 months at EHS we had three separate leasing agents. The first one was fantastic and the reason we chose the apartment, the other two were admins who didn't even know what lease we were on. When moving out they tried to charge us for breaking are month-to-month lease???? You can't make this stuff up, look at all reviews that are positive from 5-6 years ago. There are no recent good experiences, and more than half the building is empty.

Honestly so disappointed in these owners. They fired an amazing property manager for voicing her own experience of a fellow employee being misogynistic and unprofessional. They don't give a fuck about the people that work for them or the people that live here. They company is extremely greedy, raising the rent by hundreds of dollars this next year. And will do it again. I'm honestly scared to even put my name on my account because they are forcing the property manager to vacate her apartment, and shows they could use their power to try to do this to anyone else. I would never recommend living here to anyone or any of the properties owned by this company.

Found my dream apartment in Eastlake! #EHSliving This year has been a very complex and difficult time for me both personally and professionally. Brian and the team at EHS have been incredibly phenomenal and have made my life transition so much more seamless and less complicated. I moved in just one week ago. I want to say this apartment is amazing! I just relocated from New Jersey. I got a job here. There are several options in my mind. I wanted to select my apartment from three area, Ballard, Eastlake and University district. Indeed, I went to Ballard first. I searched two apartments in that area from apartment.com. One is Odin, and the other one is Cadence. The guide of Cadence is really nice and give me a very cheap price. And the environment is very nice. But I need to check those apartment in different area. I told the old man that I will call them back later. The second area is eastlake, and the apartment is East Howe Steps Apartments. After I take a look at the apartment, I even don't want to check another two apartment in University district. Because I really love this apartment. The price and the facility here attracted me! My apartment have great view. I could see the lake union and space needle in the aisle. What I want to say is that I make the history of how fast moved in. It costs only one day to make me moved in. Thank you very much Brandon Lomax. You make this happen. Indeed, I promoted this apartment to a lot of my friends. And the available unit is limited. If you want move here. Just apply online. We moved into East Howe Steps about 2 months ago and absolutely love it! The apartments are super cute and modern. Everyone that has come over to see our new place always raves about it. The building design is really unique, it makes you feel like you are in sunny California with open air walkways and views of the city and lake everywhere! The rooftop is stunning and my favorite place to hangout, we have been BBQing up a storm already! The apartments are run by Greystar which initially worried us because they are a large property management company. However, this has not been an issue, more of a bonus! The on-site leasing staff, Manager and maintenance crew are so nice and accommodating. Every issue or concern we have had has been quickly resolved. We love it here and so does our little kitty.

I can't wait to move in! I've been on a mtm lease at another property and have spent the last year looking for the perfect place that will be worth the hassle of a move. I got lucky with this find! I saw a Craigslist ad and knowing how fast apts rent in Seattle, I wanted to see it right away. I haven't had the best luck with leasing offices...they either don't answer the phone, they're unprofessional, or they sound inconvenienced by a call. The Leasing Agent at East Howe, Brandon, invited me to come take a look even though they were about to close. I put a deposit down immediately after seeing the studio. I've since gone back twice to take measurements and show the apt to a friend and Brandon has been so patient with me. I feel like he's just as excited about the building as I am. The apt is a sleek modern layout and has all the appliances you need but rarely get in the city. Can't wait to walk my dog by the neighboring houseboats. Oh! And the building is super close to I-5. Will review again after I've lived there a few months. Update: Okay, been here a couple of months now and can truthfully say this is one of the nicest places I've ever lived. The apt. layout is really efficient; it feels bigger once you put furniture in. The building is quiet and if you're bored with quiet, there's plenty of activity within walking distance. I've lived in 6 different Seattle neighborhoods prior and I'm loving exploring the area. There are gorgeous floating homes two blocks away and a sweet little dock overlooking Lake Union. There's a Thai restaurant two blocks away. (You can order online for pickup.) There's a tavern three blocks away with welcoming "regulars." Monique, Brian, and Brandon in the office are always friendly and genuinely look happy to see you. The maintenance staff is very approachable and seem to take pride in the building. Everyone who visits loves my place.

The one and ONLY elevator for the entire building habitually stops working. The LAST time when I asked why it was not being fixed - I was told directly by a Greystar employee that they were waiting until Monday - (this was on a Saturday) because the repair was cheaper. THIS time - 2nd day - I have pneumonia and a 12 year old dog - who needs to now be carried down 8 (4th floor) staircases. . . . . and then backup. THIS is reason enough to be livid. I'm done. Lived here 7 months - ridiculous -

I absolutely love this property. SUPER CUTE! The leasing office has the best people. I am moving to Seattle from San Francisco and didn't have time to check out the place in person. Jaron has been extremely proactive and very helpful. He described the place and sent me a video of the apartment. Moving can be stressful and he made my move significantly easy and stress free. Most leasing offices don't even answer the phone. I had the opposite experience here. They do whatever they can to answer the questions and help with the transition. I am so happy I found my new home. I highly recommend this place :) and really appreciate Jaron and his team for their services.
