I’ve been living in this building for almost two years now, and honestly, it’s been amazing. The location couldn’t be better, super convenient but still peaceful. The management team is incredible, always helpful and super quick to respond to any request. I’ve never had any major issues here, which says a lot. Everyone who lives here is so friendly and respectful, I’ve never had a single problem with neighbors. It just feels like a really good community. After living in a few different buildings before, I can say this has been my best experience by far.

If you live at Eight O’ Five, you’ll never want to leave. I had the privilege of calling it home for four years, and without a doubt, it was the best apartment I’ve ever lived in. It was my first time living alone, which can be nerve-wracking—but finding 805 made all the difference. I always felt safe, supported, and surrounded by kind, welcoming people. From fellow tenants to the building staff, everyone contributed to a warm and friendly atmosphere. When I moved in, Flo had just taken over as property manager, and under his leadership, the building saw some incredible upgrades. The leasing office team is beyond helpful and genuinely cares about the residents. I only moved out this past May because I left the city. It was a bittersweet goodbye because 805 truly became home for me. I don’t usually leave reviews, but I told Flo he’d be getting one from me—because this building deserves the recognition. If you’re looking for a new place to call home, I can’t recommend Eight O’ Five enough. Living here was one of the best decisions I’ve ever made!

I moved to Eight O Five from another Berkshire property to be closer to family while our office was remote during Covid. As everything has started to open back up, Flo and the team at Eight O Five were able to help me transfer back to a Berkshire property in San Diego. I've enjoyed the building and have a great view with great lighting in my space (facing east). The building has some great amenities and I'm grateful for my time here and for the help of the Eight O Five staff in getting back to San Diego. (I've included photos that I've taken from my apartment over the time I've been here, including an awesome photo of the Chicago Henge that I was able to take from my balcony!)

Update: very young building and extremely thin walls. Multiple neighbors next door, above me and below me play extremely loud music on weekends. Seems like there is no regulation on volume and quiet hours. Otherwise the building is well-maintained, and the staff is always helpful and friendly. The amenities make daily life enjoyable, and the location is super convenient. Definitely a great place to live if you can overlook young party scene.

We have lived at 805 since mid December (sublet) and have had the best experience so far! Building is great, location is perfect, and staff has been amazing! We love it here so much that we just signed a lease until 6/2026 now that our sublease is almost up!

My wife and I lived here for 2 years and absolutely loved it. We both moved to Chicago from the east coast and weren’t all that familiar with the city but this location was excellent. North end of River North- walking distance to Gold Coast and Old Town but also close to the heart of RN and the river walk. We never had any issues with the building. People were friendly and staff were responsive. We likely would have renewed had it not be for our decision to purchase a place.

We had the pleasure to live in EightOFive for the last 4 years and it’s the best place we have ever called home. Flo, Stephon, and the rest of the team ensures everyone is well cared for within this incredible community, and have created a beautiful space within the heart of the city. There were regularly scheduled events to get to know your neighbors and the commons area provides a great space to workout, get coffee, or just relax. Not a room has bad lighting, repairs are quick and quality, the coffee is free, and the roof has a pool! We will dearly miss this place and are so appreciative to have lived here. We can’t recommend it enough!

I lived here for a year. The washer has a serious problem with lint. The management refused to fix it. The washer is pretty old . When you pay so much for a luxury building , you expect better appliances Other than that. Things are pretty decent service and maintenance wise. The management is quick to respond to service requests

I lived at 805 for four years and only left because I moved to the west coast. The building itself is beautiful and is right next to everything you could want in downtown Chicago. It is a high rise that still feels like a part of the community. Stephon was incredibly helpful and friendly from the beginning of my lease until the end. If I ever had an issue or question he was quick to respond and fix it. Even during Covid the entire management team was great at keeping everyone updated. Would recommend to anyone wanting a place downtown!

We have lived at Eight O Five for almost 3 years and we have loved it! The building truly feels like home and the staff feels like family. Most notably the assistant property manager, Stephon Wilkerson. He was the initial person we spoke with when we toured the building and has been an integral part of our experience. He is always there to greet you with a smiling face and address any concerns quickly. If you tour/work with Stephon, consider yourself lucky! Secondly, the door person, George is simply the best! Always makes my guests feel very welcome and my dog simply loves all of the treats he receives from George on a daily basis!

I loved living at 805. The concierge team is so helpful, patient, and kind. Stephon in the leasing office is an angel! He is incredibly helpful and goes above and beyond for the residents like family. Also he is very responsive and easy to get ahold of for anything. The pool deck is the best I've seen in the city. My studio layout felt super spacious and I had downsized from a one bed to this unit. The common area for working or studying is really nice and plenty of room for everyone that wants to use it. 10/10 recommend

Sit back in your chair for this one! Visited 805 on my own after setting up an appointment with the leasing agent, I wanted a tour. The apartments are decent, but the finishes are cheap and not worth the price you pay. No garbage disposal, the appliances are not high end, and counter space is barely workable. Was interested in the apartment so they asked me for some information, but their computer system was not working and I could never even get to the application phase of the process. They had no CC info..no lease...nothing.. After consulting with my gf, we decided to hold off on the apartment.....Here is where it gets good. Their lovely office manager Timea sent me an INVOICE FOR $100 !!!!! I immediately called and asked, and she said "they took it off the market for you, you looked at the apartment!!" I didn't ask them to do that? I looked at a BMW the other day, BMW didn't charge me $100 for walking in the showroom.... Just a shameful way of doing business!! EVEN BETTER THE $100 HAS ALREADY BEEN SOLD TO A COLLECTIONS AGENCY!!! Just a warning to brokers...and couples looking for apartments. This facility will CHARGE YOU for any bit of information you give it! ANYTHING! We leased at North Water at the Loews building and couldn't be happier. This is a facility that won't nickel and dime you and the employees are world class. Good luck at 805! I have also included a copy of the collections letter that was sent to me 1 month after we visited. Harassment at it's finest!

We have been residents of Eight O Five or 2 years now and our experience has been beyond exceptional! The leasing office team has always made sure our requests and needs are me, going above and beyond to make sure our experience has been a great one. The maintenance crew has also been great, especially Dave Burt, who assisted in making sure our place was up to our standards with his superior maintenance service when we first moved in. Views/Amenities are phenomenal! Well equipped gym, beautiful rooftop/pool area, secured bike/storage, and 24/7 Concierge, to name a few. Highly recommend Eight O Five!!

What an absolutely perfect place to live! The friendliest, most attentive staff I've ever had in a building from the doormen to maintenance to building management. Everyone seems to have a smile on their face! The building is new, clean and kept tidy. Walking through the halls and elevators feels like you're in a luxurious hotel, not an apartment building. The third floor common area feels like a library, the grills on the 4th floor are in a walled off area and the rooftop is ENORMOUS with plenty of seating and a gorgeous view of the best skyline in the world. I couldn't think of a better place to live. It's in the perfect location, there are friendly smiles everywhere and the units are perfectly mapped out with floor-to-ceiling windows and a balcony so big we needed to buy more furniture for it! We'll be here for a long time.

Just moved in to Chicago from NYC and the staff has been nothing but helpful and accommodating! Whether it was during the process or after my move in, I have had nothing to complain about, and everyone has been extremely helpful. In addition to a great staff, the building is located in a great area, offers a variety of amenities and feels extremely safe. I would highly recommend this building if you're looking for a luxurious comfortable experience with a staff that will make you feel at home!

Our time spent living at the 805 building was nothing short of outstanding. The apartment was perfect for our needs being a studio. The amenities were more than adequate , especially the roof top area and pool. The 4th floor dog area was perfect for those late night needs for Fido. To us what really made our experience perfect was the building management. The Property manager Lexee could not have been more responsive and helpful. Other members on the team, Safiya, Stephon also were always there to answer questions and respond to our needs and Dave from the engineering team was the best. Quick and efficient would be an understatement. Lastly Logan at the desk in the lobby always had a smile and a nice comment to either start our day or end it. All around a great team. I've lived here for almost a year now and had an exceptional time. My studio unit is beautiful and really spacious. I've changed my furniture layout a few times and it works well so many different ways. Having a giant balcony to sit/sunbathe/read/eat out on has been a lifesaver given the stay-at-home order. And the building has wonderful amenities--the third floor has been a great place to work and study. The best part of living here has been the staff though. The front desk folks are all so kind and helpful and have been so great despite all the extra madness of COVID-19. Late one night, mid-pandemic, my ceiling randomly started leaking. 805 responded so professionally. Maintenance was there that evening and kept me updated on the repairs (which took all of one weekend--they were so fast!). I've really enjoyed living here and would recommend it to anyone who's willing to pay a little more for comfort and quality staff and space.

As a realtor, specializing in downtown Chicago luxury rentals, I have to say Eight O Five is on point. Friendly and efficient staff, very clean and enjoyable property. Great amenities and stunning city views from the rooftop pool and my apartment. I love this building! Stephon, Safiya and Lexee are a great time and are always on top of making sure each resident has the best experience. The maintenance and door staff are always there to help when needed. Every new construction building has its quirks, but the team here works diligently in fixing any issues. Service is top notch and makes all the difference.

805 LaSalle is a great value in the heart of River North / Gold Coast. They offer great concessions as a part of signing up, and the management staff genuinely wants to be helpful. The dog run is best in class, and the building never feels crowded or congested. I was on the 4th floor, and while you can hear the street, the noise really isn't that bad for city living - I never had trouble sleeping. Thanks 805 for a great experience living there!

Current tenant at 805. More cons than pros... Cons: Anyone that works in the office is of virtually no help. They ignore e-mails when issues arise, and if by chance they do get back to you it's weeks later. My guess is it's because management requires them to get permission for anything more than going to the bathroom. Speaking of issues, there was a serious problem of glass spontaneously shattering and raining down on Chicago and LaSalle. They tried to ignore the first few times but eventually someone was hit and they they were forced to do something about it. The whole situation was textbook poor crisis management. The doormen always seem to be away from their desk. It appears to have gotten better recently but still seems to be happening more frequently than it should. The coffee machine is always out something. Cups, creamer, beans....you name it. Or the waste bin is full and coffee spews everywhere. Am I complaining about free coffee? Yes. And at these prices, I'm not ashamed about it. A lot of construction in the area which means it's loud and there's scaffolding as far as they eye can see. Pros: The rooftop pool and view from there is top notch. It's also open until 11pm which is later than you'll likely see just about anywhere else. The fitness room is slightly better than you'll see in a hotel. I guess that's a pro? The location is great. Not many places I would rather be. If you do dry cleaning, Pressbox in the lobby is fantastic. Easy and fairly priced.

Let me start by saying, this is my first time posting a review of Yelp, and I am glad it is for a good reason. I have been a resident of Eight O Five for almost a year now and just resigned my lease for almost another two years. Yes, I actually like it that much (I have moved around 17 times since graduating HS, so that tells you something). I signed a lease before moving to Chicago without seeing more than pictures. On move in day, I walked into my unit and my jaw dropped. The views are nothing short of insane; I face south so I get the best of the city, in my opinion. The floor to ceiling windows are incredible. The layout of the unit is open and the floors are a light color, which helps in a smaller space. I hardly ever hear my neighbors, which is a dream considering my last apartment sounded like I was in an adult movie at all hours. I do wish that the units had stainless steel appliances and some higher end fixtures, but it is a trade off at this point. Also, it would be nice to have screens on the windows so that I don't have to stare at them to watch for incoming bugs in the summer. As for the building itself, it doesn't get much better. The rooftop pool has incredible views of the city that I would argue are the best in Chicago. In the summer, it is a fun atmosphere all weekend long, which I enjoy. I do wish that there was a hot tub and more area to lounge (maybe we could get some more seating instead of just the one couch area?). It would also be nice if the grills were up there as opposed to the 4th floor, as it would make entertaining easier. But the grilling area is fine and sits close to the dog run, for those who have furry friends. Speaking of the dog run, when you start pushing 30, the place to be on a Thursday or Friday night is the door run around 10 PM (in the summer); truly, you will find numerous people out there with their dogs, enjoying a drink. My one complaint about the outdoor areas is the spawn of satan spiders that hang out (usually around the lights); I was trapped in the grilling area one night because the spiders above the door were insane and I was scared to death. I have never seen any bug inside so that is the good news, but if we could get maintenance to clean the spiders outside that would be amazing (seriously, I am terrified). The building has a library/lounge with a pool table, table shuffleboard, vending machines, free coffee bar, and of course wifi. It seems like a lot of the building works from home, so you will often times find people down there during the day. The staff hosts events for the tenants throughout the year as well. There is also a gym, which is honestly my least favorite part of the building. While it is probably fine, and always clean, the actual equipment selection could be better. It REALLY needs a basic cable machine (please, please get a cable machine, I can recommend a few). As for the staff, I have had little interaction with them, but everyone seems nice. The concierge staff is very friendly (shoutout to Logan) and from what I can tell, do a good job of not just letting people into the building, something that is very important to me for obvious security reasons. Overall, I couldn't be happier living at Eight O Five and do not plan on leaving until I decide to buy.

I have lived at 805 for three years now and will not be renewing my lease. Ever since Lexee started managing the building it has gone downhill. She is deceptive, has lied, and has extremely poor communication. This is a problem when the elevators are broken, water is orange, or trash chutes are clogged. Lexee will tell you that 805 does not allow Air BnB, but a quick search will reveal there are several. I have also seen the front desk facilitating by passing out keys, etc. With the recent break ins happening in the building and the lack of cameras, random people living in your building is very disturbing. This is not the first time breakins have happened and an email was even sent out wrning that it has been happening. There are limited cameras in the building so finding someone that broke into your apartment is impossible. The noise here is crazy as well. From the partying Air BnB's to the constant sirens, it is not a quiet family friendly place. The clogged trash chutes result in the hallways having a trash smell at all times that never goes away, so enjoy coming home to stinky homes. On top of it when you get home, your water may be orange, always boiling hot or always ice cold. Communication is almost non existent. Last week an elevator was broken for 3-4 days, combined with people moving in or maintenance locking the freight elevator, that leaves one elevator for 33 or so floors. Think you would get a notification, nope. Nothing. Oh yeah, the pool is also closed on almost regularly because people break glass in the pool. If you have a pet, that is a totally different story. They finally hired an outside company to clean the dog run so it has been relatively clean. There are still issues, cigarette butts and residents still not picking up poo. The heater on the run is useless as it takes 30-45 minutes to actually warm up and it is on a 15 minute timer set to low power. Don't let them build that up as a benefit because it really is not. Also, 3/4 times they have replaced these stupid plants on the dog run, they have put in toxic plants.... Then denied it.... Long story short, I wouldn't recommend anyone living here.

I lived in the building for a year and moved out. My biggest complaint is the leasing department is extremely unresponsive. Literally, it's like pulling teeth to get them to respond. There have been a number of structural issues - not least of which was balcony glass spontaneously shattering, crashing onto Chicago and LaSalle. They said they fixed it, yet it happened again a few months later. A little suspicious... Fixtures very poor quality, terrible hot water in the shower in the winter, and no garbage disposal (I was told it would ruin the plumbing, yet plenty of other high rises seem to manage just fine with units that have them!). Very often (more often than one would expect) the doorman on duty is away from the desk. My carbon monoxide detector went off, and even though it turned out to be a false alarm, it took 45 minutes for someone to come look at it. I had to call the office 5 times, and finally said I would have to call the fire department if they didn't send someone. There are positives - they deliver packages right to your unit during holidays, you can pay easily online and put in service requests online as well. But that is pretty much par for the course in a new building. Oh yeah, and free coffee. The views are stunning, but beware of going to the roof on a Saturday or Sunday during the summer - it's like a Vegas pool party. All in all, there are so many new full service high rises in River North. Do yourself a favor and choose one of the others.

I recently joined the Eight O Five community and while I'm happy with my decision, I do think my initial application process could have gone better. I came with a broker to check out the apartment and enjoyed the tour and that I saw the exact same apartment I would be leasing which was nice. However, the apartment was in no shape to actually view. The previous tenant just moved out and left the place in a mess - the bathroom was really gross but I assured that the entire place would be fully scrubbed. After viewing other locations, I decided I really liked 805 but had a few questions to ask before submitting an application. That's where I lost them... I called so many times and kept getting the corporate line versus the leasing office. I emailed over and over and still couldn't get anyone. Then I was at a crossroads, I could miss out on the 2-day promotional of not having to pay the $450 app fee or I could pay the fee and actually wait for someone to respond. I also knew that others had viewed the place right before me and was nervous it would go off market. I took a leap of faith, submitted my app and then suddenly the leasing office was very responsive. Since then, my experience at 805 has improved and everyone has been really good to me. My apartment is spacious and looks very modern, which I love. The rooftop views are AMAZING and the staff are all very friendly. Even the other tenants are super friendly and always talkative in the elevator, etc. The leasing staff did a great job at making sure my move here was seamless and helped me with everything I asked. They have 24/7 door men, an awesome work space/lounging area that I use when I work from home, and good variety of weight training equipment in the gym (even though the gym is pretty small compared to other buildings I looked at). All of door men and maintenance staff are very friendly and helpful. The building is also very close to the brown/purple line so getting to the Loop doesn't take long and there's a ton of places just 10 mins walking around the area (if that). For the location and price, I'm really happy I chose 805 and would highly recommend others to consider 805 as well.
