If I could rate 0 stars, I would. Stay away from this complex. They will attempt to scam you out of every cent they can. Like many other reviews say, the maintenance and management are beyond poor. The maintenance crew will often come when first requested and then fail to follow up to finish the repairs. I have had several instances where they refused the need for maintenance despite obvious issues.
The biggest of these issues was a recurring leak in the apartment, which after THREE separate times being "patched and cleaned" led to a mold outbreak. This made the apartment uninhabitable, and when confronted, maintenance said "I don't smell mold". This led to me PERSONALLY purchasing and conducting a mold test kit to prove the need for maintenance.
After essentially proposing legal action, they allowed me to move into another one of their units without any subsidies or aid. I had nothing but problems from the management throughout this process. The manager is only in her office about 1/4 of the year, making it difficult to resolve many issues with the multitude of unjust overcharges and other huge issues.
The new unit I was moved into had a broken A/C unit for a month, leading to a massive surge in the electric bill. Management once again fought me, this time in trying to charge me for the issue despite maintenance not fixing it after the first request. After nearly 3 months of asking management to appease the issue, the overcharges finally were fixed.
Outside of my own personal units' issues, the shuttle that I used often would break down or need constant maintenance. There also is only one entrance to the complex, which is trapped by a train once every two months, making it impossible to leave. This led to unreliable transport to classes and even extreme health and safety issues in the event of an emergency inside the complex.
The fire alarms and power were extremely unreliable, and would wake up residents in the N and P units at least 2 times a semester. The fire department would also take over 45 minutes to respond, indicating that their alert system is not up to code in calling the fire department when the system is disrupted. Another huge safety issue!
The last issue worth mentioning was the moving out process. They charge $50 per room that needs even the slightest bit of touch up painting, and attempted to charge extreme amounts in the final bill for not cleaning up certain areas during moveout.
I cannot stress enough my disdain for EPOCH Clemson's lack of action to fix the multitude of issues across their facilities. The leaks in both individual apartments and community amenities (such as the gym), the shuttle and entrance's unreliability, and the many issues with overcharging have inconvenienced myself and many other tenants of their property.
