Evergreen 9 Mile

Alisha was amazing to deal with and got me the floor plan exactly where and how i wanted it. Evergreen 9 mile is an amazing community and the staff here are super kind, helpful and supportive. The community is crazy clean and theres loads of amenities including trash pickup right outside your door! Ive lived in quite a few apartments and i see myself staying here for years in the very least.

The community is very quiet and it feels safe. The office staff are some of the most friendly, helpful and professional people I have come across. The amenities at the apartment are absolutely amazing. The pool and the gym are the best. You definitely want to live here!

We have lived in 2 apartment homes besides this one and we can say that the quality is not worth the price they ask. I think the company Pegasus takes advantage of that because this is a military town, so they don’t care. The good: Location 2 pools Nice front office Some good staff Gated (not secure though) Large kitchens Open floor plans Nice porches Includes washer and dryer in unit The bad: Pools are dirty Inappropriate clothing at pools and patios Fire pit DOSENT work Dog park is discussing and you can’t use it if you care about your dogs paws or health Dog wash station is always dirty and stinky Vacuum at car wash never works good Elevators are unsanitary Bike storage is too small ( you can easily get injured) Mail room is unsecured ( all day) Equipment in gym ( treadmills and tow machine) not working People smoke on there porches Many at least 4 aggressive breeds and they have shown aggression The vanities in our unit are backwards so you can’t open the drawers with the door open On property storage to expense Dogs barking all the time on porches unattended I could keep going but I’m just over it I’ve contacted corporate like 4 times in 5 months we have been here since 6/2024 Here’s what I asked , can you please make this place sanitary, and put up cameras so you can fine the people who never pick up there poo, can you please fix the gym equipment and clean the gym and bathrooms can you please clean the dog park before you have a lawsuit from someone can you please fix the AC can you please fix the gym equipment’s that doesn’t work can you please, and on and on and on. So I can say I like the staff but this is not the Dimond you think it is at first glance. Looks can be deciving. I emailed corporate and asked for compensation for me as a resident having to reach out to them multiple times regarding issues that were not being taken care of, they said “ unfortunately we can do that”. Yes they can but they are greedy company and they do not care about customer service so if you move in here know that the maintenance guy is awesome he will be there for you when you need it and the grounds keeper they finally hired is great. Don’t count on anything else. These photos are over a few months some with grounds keeper and most without. I think everyone can say they wouldn’t pay $1865.00 in rent unless they had some great amenities, well if you can utilize them. I’d live here for $1400.00-1500.00 but paying what we pay each month we shouldnt have to call corporate.

I was in search of a luxury, comfortable beautiful apartment with plenty of light. Alisha showed me their availability of 1 bedrooms and we found the perfect floorplan together. It was super fun to search with her, she presented options, and was very kind with all of the questions I had because I had way too many. Ask for Alisha when it you’re looking for the perfect home! Seriously! I love my new community and the events she hosts for the residents!!

My teenage son lived at Evergreen in a 2B2B for Spring 2025 semester while attending UWF. This is one of the only apartment complexes in Pensacola we could find that doesn't have carpet. If you have allergies, this is the place. It is well-kept and clean. The maintenance people respond immediately. I love that the washers and dryers are already in the apartments so we didn't have to buy/move those. Vallet trash is also standard. It can be a task to get a representative on the phone; this doesn't matter if you live there and handle business in person, but may matter if you live elsewhere and are trying to contact someone for your kid. I even got text reminders for rent, which was extremely convenient. My son moved out after only one semester, and we had no issues inacting the early termination portion of the contract. The people that work at Evergreen are extremely friendly and helpful. We will place another child there in the future if needed!

I have been a resident at Evergreen since April 2022, and while there are a few positives, there are also numerous significant issues that need addressing. The Good: • New Apartments: The apartments themselves are relatively new, so there are not many complaints regarding the living spaces. However, I do have some drawers that pull out directly into a wall because they were installed crooked. • Staff: Brooke has been a fantastic help whenever she has the capacity to assist. She needs more authority to help residents without requiring prior approval. The Bad: • Non-Functional Amenities: None of the TVs around the complex work because they require an app to connect via Wi-Fi, but the Wi-Fi doesn’t connect to any device. Because none of the remotes can be found. Despite voicing this issue to management, I have been ignored. • Understaffed Maintenance: The maintenance staff do a great job but are severely understaffed. There are only two main people responsible for maintaining this large complex, leading to numerous issues: • Trash cans are frequently full. • The big pool often has a dirty ring around it and water itself looks murky • Some areas around the complex smell horrible. • The mulch areas are never properly cleaned; they just add new mulch on top of the old, leading to a persistent smell of dog urine that can be detected up to my apartment door. • Management: The management team is largely unresponsive. I have had multiple rent complications along with other community members. Despite visiting the office several times and leaving notes, the property manager was never available and often left us on read. Brooke tried her best to help but could only do so much. • Common Areas: The stairs leading up to apartments are not well-maintained, and the halls are home to numerous dead bugs. Despite living here for over two years, the gates to the complex have only recently started to operate consistently. • False Advertising: There is nothing luxurious about this place. When I moved in, the property and amenities were still under construction, and I was told they would be completed before the 2022 holidays. However, the gym only opened in the summer/fall of 2023. • Misleading Appearance: Don’t be fooled by the clean lobby area. Those are the only TVs that work around here, and no other areas around the property are kept that clean. Overall, while the new apartments and helpful staff like Brooke are positives, the severe understaffing, unresponsive management, and neglected common areas significantly detract from the living experience at Evergreen. The complex is far from the luxury living it claims to offer, and significant improvements are needed in both maintenance staffing and management responsiveness to meet residents’ needs.

Evergreen 9 mile has been an amazing place to live alongside my husband. The staff is amazingly nice and kind and the areas are beautiful, clean, spacious and relaxing. We have this amazing co working place in the club house, gym, pools, we just love it!!

Love this apartment and the staff! Alisha was so helpful with the move in process. I’ve been here for a month, had to make a maintenance request online, was super easy to make and it was resolved within hours.

There is a love hate real relationship here. The people working here, pretty great actually and now that they have a grounds keeper the area is much cleaner. Unfortunately Pegasus the company who owns Evergreen 9mile is a money hungry 100% profit company with really bad customer service and the men working for them, well they aren't as nice and they definitely don't have any attention to detail skills. They put the wrong vanity in the apartment we're in the drawers should be on the opposite side where the door doesn't run into them. They have issues with the porches not being level, the outside porch ceilings have holes in them. The grounds here were ok when we moved in but then we started no notice peoples dogs were getting sick from the tuff dog park, animals paws were getting burnt from there not being a shade, the bathrooms were nasty and never cleaned the gym was and is always dirty, the equipment in the gym ( most needed items) aren't working, there is dog poo everywhere , no camaras, and the car wash , well the vacuum doesn't actually do any good. So basically for 1900.00 a month you are paying for what a 1300.00 apartment complex would give you. Inappropriate bathing suits at pools, with lots of drinking and loud music, people having large parties each weekend. The list goes on. I need to say that the front desk staff Kira and Brooke and the new grounds keep and maintenance man are great. They are kind and do their best. Here's photos of all the time we have been here, I am posting this because we gave corporate a chance to make things right with us, and they declined to compensate anything. So I feel you should know Pegasus is not a good company cause if they really cared about apartment living, they wouldn't set themselves up for failure. But they know because this area is majority military that they can do whatever and get away with it, so they do.

When you look up polished poop everygreen pops up. Pros: the staff is great christian rented my apartment back in February he was truely outstanding, his customer service I wish there were more people in this world like him. The Chris in maintenance is top of the line, fixed everything that you ask him, is also kind, funny, and relatable. There was this weird blond chick that used to work in the front, she gave me the creeps and honestly I didn't like to go to the club house cuz of her BUT she doesn't work at this location and it's now Brooke, her customer service skills are also out of this world. She's always there to help! This is the end of the good things I have to say... Cons: The ownership here needs to get the construction under control. EVERYTHING IS LATE. I Pay full rent but the workout area, dog park, and main pool are not available. When I moved in (February) they said the gym/pool would be open by May, and I had hoped cuz there were posted signs about the big opening.... LIES LIES LIES they are still closed. There's one weird a$$ pool that whoever designed it should be feel like garbage, and it's way to small for the amount of people who are HOT cuz we live in Florida. I feel like I've had my hard earned money stolen from me. Pegasus Apartments please actually respect the people who are paying A LOT of there hard earned money to leave here. Personally if I can't swim during the 4th of July I'm moving out of this scam and never living in a apartment owned by Pegasus.

The ladies in the office are amazing. Great place to live and very accommodating. Super close to so many nice things and an overall amazing experience to live here!

Great property to live at I've been here over a year and have loved it the pools are fantastic the gym is nice and there's even a little doggy spa to wash your pups office staff is great and maintainence is the best I've had 100% recommend

Two stars only because of Christian! My husband and I complained about our neighbor upstairs being loud while walking MULTIPLE TIMES. They took over a MONTH to do something about it. When they did, they only checked the isolation of ceilings and did NOTHING about it. My husband and I moved out and were hoping to get at least some type of discount since we had to break the lease and pay a RIDICULOUS amount of money, but no. We got nothing. Do not live here if you want a peaceful place to call home.

The apartments are nice, but when it comes to extremely rude upstairs neighbors, the front office will do nothing. We are used to regular foot traffic as my husband and I have lived in apartments for a long time. This is not regular foot traffic. At hours like 2 and 3 am, the people above us are stomping on the floor and slamming doors. It's so loud that it scares my infant son awake. I've made a few complaints and not only has nothing happened, the noise has gotten worse.

Evergreen at 9 Mile is the nest apartment complex I have ever lived. The neighbors are friendly and there are a lot of young families and many very sweet retired people here. It's a great mix of people and no drama. The people who work in the leasing office are so wonderful and always make you feel welcome. My 10 month old daughter loves to go visit the leasing office staff every day on our walks so she can show off to them, and they are amazing with her. I highly recommend this place. It's the first apartment I've ever lived in where I felt completely at home in my own unit and the complex as a whole! Just to make this place even better, there are TWO amazing pools, 6 grills, and a great gym with a kids' room for your children to play while mommy gets her workout in! I couldn't have asked for a better place to live!

Noisy neighbors that don't allow you to enjoy your home that you pay an arm and a leg for. Having to pay for a lawyer just to get peace at an apartment I pay money for is absurd. Management brushes it off as if it is normal. Constant banging all day, every single day. You can't even watch tv or read a book. It's a great thing I recorded all the noise and kept emails.

decent living, the maintenance is very friendly and fast. This has been the best apartment I've lived in.
