Fabio Massimo Design Hotel

Situated on the 3rd floor with 4 rooms only. It’s a cosy place with kitchen, air con and most importantly a fabulous location close to cafes and restaurants. The staff were attentive and very responsive in person and on the chatting service. There is a lovely cafe downstairs and may restaurants in the same street. Very close to Vatican City 10-15 minute walk. I had a lovely stay.

I really enjoyed my stay here. The room was very comfortable and the staff were friendly. Only thing is if you book from booking.com the communication is very slow or non existent which can be frustrating. Location is awesome, it's just 30 minutes walk from main attractions and some great restaurants only a few minutes walk away.

Beautiful building, really helpful hosts. Large comfortable room with balcony was lovely. The house is in a fab location, close to local amenities and within easy walk or some great attractions and restaurants. We opted to walk from the main terminal to take on some sights and stop for tea, a taxi ride is about €16 if you don't fancy the walk. There's a few great caffes close by for coffee and breakfast...all worth a visit. I'd recommend bringing your own hair dryer if you need one as the ones provide are the low voltage bathroom one. Overall a really good stay that I would not hesitate to recommend.

This guesthouse with Rafaela and her team is more than clean, comfortable like home, parking nearby. Modern and comfortable beds with white clean sheets, bathroom cosy and again clean, Italian street views . Good illy coffee for less than 1 euro in the room then downstairs at Sciasccia 1919 for the best Italian breakfast with the nicest waiters. Bought some beans and drank back home in Holland the best roman coffee.

We really liked this little place. It is quite unique - just a few rooms on a floor of other professional offices. However - it did have charm. Our room was spacious and spotless. Breakfast was adequate - high quality - usual fair - yogurt, cereal, cheese, rolls, Italian sausages. The location is excellent and there is an elevator. Be prepared - upon arrival, you must use the button to buzz "Fabio" and then go to the 4th floor to find reception if it is off hours. There is a doorman during business hours, but not after. The place is locked up tight when the doorman is not present. Sweet, very helpful staff. Cute little cafe next door with outside seating. Great location to the Vatican and train station. I would stay here again.

The rooms in this guesthouse are lovely. Nice and modern and very clean. There was a slight language barrier when we arrived, but check in was made as easy as possible. Great value for money!!||Good location. About a 5 minute walk from the local metro station and a 10 minute walk to Vatican City. ||I’d recommend looking up the exact location of the hotel before hand as it is incredibly hard to find at first. Google maps on our phone was taking us somewhere else.

We stayed here for our first trip to Rome with our children (10 and 9). The guesthouse was clean,smart,spacious and comfortable. The shower was lovely, we also had a terrace. The lady on the front desk was sweet and helpful. The hotel is about 10/15 minutes walk from the Vatican and a great location. On our last day, our flight was very late, so although we checked out at midday, we were able to store our luggage, and given a different key to come back into the communal kitchen area of the building to make a coffee, charge phones etc. It really took the stress out of that last day and what we would do if the kids were tired etc and where we would go. Email requests were dealt with promptly. Taxis were arranged efficiently and the drivers were knowledgeable an friendly. Everything felt organised and well run. We hope to return one day. ||➖ Nothing I didn’t like. I wanted to book the more premium room because I was worried that economy may not look like the pictures but it was sold out. Not to worry in my opinion it looked exactly like the pictures and felt like a premium room anyway!||➕ I can honestly say that for the price, this is one of the loveliest places I have stayed at. It was in a beautiful old fashioned building but the room was fantastic. It was modern and cleaned everyday. Towels, glasses, cups, bins were changed everyday. Shower was clean and warm, decor was fabulous. Bed was comfy, there was a safe, a TV with Netflix etc already installed, WiFi. ||The staff were lovely. We needed tickets printed for a football match and they did this whilst we were out and they were there for us when we arrived back. We arrived slightly earlier than expected but it wasn’t a worry we just went to go get something to eat and in less than an hour the room was ready. ||For the price, you really cannot complain, for this standard you are definitely getting your money’s worth. It did not bother us that there were not staff around all the time, Julia was easy to reach via phone and the staff were there in the morning if we had any queries! ||I would definitely recommend to anybody staying in Rome. About a 10/15 min walk to the Vatican City and 5 min walk to the metro which can take you anywhere in Rome. If you prefer to walk it takes about 30/40 minutes to reach sights such as the Spanish Steps/Fountain/Pantheon. Thank you for a brilliant service.
