This place has some of everything. You can grab something to eat, a plant or a beer. Nice family setting cool atmosphere. I stopped in to grab a bit to eat after work and had a beer. They have live sports on the big screen. A few restaurants still have to open. Nice place to bring the family with cool vibes.

This is one of the finest locations in Riverisde which has been completely repurposed. Formerly the Farmhouse Motel on University Ave. It’s now a Food, Entertainment, and Shopping venue—all in a beautifully comfortable setting. Multiple restaurant choices, bars, out door games, stage for entertainment, and a gated enclosed free parking area. This has such an eclectic updated community vibe! There’s something special happening here every single day of the month. Highly recommend!

Had a good time getting dinner and meeting up with friends! Lots of room to walk around and chat, unfortunately not seating for a large group so when food was ready we had to eat split up. Thankful for easy parking even though we had to loop around and go over to the unmarked next lot over. Also really thankful for a bathroom available.

What a cool place to add to the eclectic food world of Riverside! My family and I enjoyed our visit, the loungey outdoor atmosphere and the different options for each individuals taste. We all ended up eating at the same place and it was amazing. Thank you for putting in the work and making this venue worth visiting! Everyone in Riverside should come here for fun and events. Wow

Great venue for a night out with food and music. They also have a hip Pop-up market on the weekends.

Brand new newly built. Reminds me of a Smorgasburg with all the cute little shops that exist around this area. On Saturday nights they have line dancing. Not sure if it's a permanent staple or not but it's super cute and fun

Cute place to eat in Riverside! The Açaí bowls are from Blue bowl. The Filipino food is from Ga-Tang.

Tried Ga Tang at the Farm Collective in Riverside and went for the Fry'Dobo. It's basically nacho cheese loaded fries topped with beef adobo, and it was fantastic. The fries were crispy, the cheese was gooey, and the adobo added so much flavor. Every bite was rich and satisfying without being too heavy. The portion was generous, the flavors worked perfectly together, and it's the kind of dish you'd definitely come back for. If you're at the Farm Collective, Ga Tang is a spot worth checking out.

So I was told about this place so me and the Mr decided to check it out. First off yall know we on the senior citizen side so the crowd here is really young. It seems like a cool place for young folks to come hang out and have a good time. They have live music concerts and plenty of seating throughout the area. Food choices were not my cup of tea, but I believe they have more places coming. This is definitely a college area hang out.

We arrived here around 5pm on a Saturday. They have a parking area with plenty of spaces which is a huge plus. There's even a little grass area with seating. There are multiple entrances to get into the Farmhouse area through the parking lot. As we entered, my first impression was how clean it was. It also wasn't overwhelmingly busy. They had misting sprays everywhere which kept us cool on a hot day. There's a restroom available in case you need it. Lots of seats everywhere. We love that there was security walking around, as well. We ate at Ga-Tang. I ordered the longsilog bowl ($16) and we had the lumpia overload ($14). The food came out quick. There are only a couple chairs inside the restaurant so you'll need to sit outdoors. We sat near the misting sprays so it helped. The food was great! As a fan of Filipino cuisine, I give my bowl and lumpia a 10/10. We had dessert at Benedetto Gelato. I saw an advertisement about their michelin chef so I was super excited to try it. The smallest size was $8 and you can choose two flavors. I tried the chocolate chip and the Dubai chocolate and they were DELICIOUS. This is probably one of the best gelato places I've tried in a long time. We also had the strawberry and cookies n' cream. Both flavors were good but not as great as the other two. Although everything was great, I took out one star because I felt the prices were a little too high especially for the little amount you get. We won't be able to come often unless we wanted to treat ourselves and splurge a little.

Awesome spot that is the cutest area to stop by for food or drinks. They even play football games here during season.

I used to work not far from here back in the day and I seriously never noticed the Farm House motel in all those months driving down University. I guess because I never needed a motel. They made a big deal of repurposing it into the Farm House Collective so I definitely had to check it out for myself. Located on University Ave, Farm House Collective isn't hard to miss if you're looking for it. I will say, the parking here is kinda terrible. The lot is small and if they're having a vendor market, good luck! That said, this is a cool little place. Inside it's a long string of bungalows with shops, restaurants and kiosks leading to the Farm Stage. The Farm Stage is where most of the action is. They hold concerts, viewing events etc. Check their calendar! They've had some great acts play here (Lee Fields, Los Yesterdays) so I'm looking forward to seeing who is here in the future. That'll be the biggest draw for me because as neat as this place is, I don't feel this is a place I'd visit over and over again. But that shouldn't discourage you from finding out for yourself. It's still very much recommended!

This area is a bit overhyped in my opinion...there's not a lot of restaurants/shops open yet, most of them are still coming soon...however, plenty of parking & areas to sit down & hang out with friends & family...I can see it being busy on the weekends, but when I went it was empty & seems like they're still under construction for some spots. Their bathrooms are clean.

Cool new spot! Grand opening this past weekend. This run down farm motel with "good bones" has transformed into a newly renovated space for the community to come together and enjoy a fresh take. Various vendors & eateries. All the shops have different hours but the main gates and parking lot open at 10am. Walking through was surreal to think of what it was before. Total night and day. Pop up vendors set up filling the designated space in the parking lot with more shopping! Through the main entrance is Batter rebellion, blue bowl and Rooted in love that are currently open and in full swing. Patrons filled these farmhouse store fronts admiring the renovations and trying out their menu. Plenty of seating throughout the entire space. A great spot to check out with the fam. Large stage in the far back with bean bag chairs and free play outdoor games ping pong, corn hole and foosball table. Ticketed upcoming concerts are posted and available for purchase at the airstream camper.

This place has the potential to be such a cool social space, and it's right down the street from UCR! We went during the week in the afternoon after the grand opening weekend so it was a pretty empty-- but I love the open vibe and it's a lovely place to chill under some shade, play some foosball or connect four, visit the vintage store, or just hang out on the bean bags with friends! Food-wise only the acai place was open when we went, so I'm looking forward to coming back in a few weeks when more of the restaurants are open/running (I think Batter Rebellion is already open, and Bar Ni Modo will be the next to open up?) They've got events planned all this month to stream different games and have concerts, I can't wait to see how it all blooms and grows!

Cool new spot near UCR! Went the day after opening and it was busy. Was a bit disappointed that more places weren't open yet but had blue bowl and batter rebellion and enjoyed both places. Glad to have more things opening up in the area. Will definitely be back when more spots open. Parking was pretty packed but there were a few spots open at around 12pm. Lot was full by the time we left.

Went in on a Saturday, not much was open unfortunately. It was around 5:00pm, very limited food options. :(

Such a charming little spot in Riverside! They've beautifully transformed this old motel into a vibrant hangout with great community vibes, live shows, and a relaxed atmosphere--perfect for catching up with friends. That said, it's been open for a while, but several of the restaurants are still closed, which was disappointing. I was hoping for a wider selection of food. Currently open: Bricks + Birch Pizza, Gelato, Batter Rebellion, Blue Bowl, a thrift boutique, eco shop, plant stand, and a small bar near the stage. Looking forward to coming back once more of the vendors open up! Has a similar feel to San Juan Capistrano's River Street Marketplace, which we LOVE!

One of the best places to visit in Riverside. Support local business and check out their daily events! Family friendly as well with plenty of food options. Keep up the great work.

Plenty of great things to do, outdoor giant screen tv and multiple tvs outside, playground area for the littles, excellent restaurants for just desserts or food and other shops to do some light shopping. Great atmosphere.

Five stars for cuteness, carbs, and cornhole! This place is basically the brunch fairy's Pinterest board come to life. The food and drink options? Variety is the spice of this menu! I was out here living my best snacking life. The vibe? Immaculate. We're talkin' aesthetic so cute it made my camera roll feel underdressed. Staff? Sweethearts. Friendly, fast, and not once did they judge my third round of mimosas. Bonus points for the adorable little plant shop, because nothing says "self-control" like buying a succulent after bottomless brunch. There's even a giant grassy area for sand bag toss (aka cornhole, if you're fancy or from the Midwest). Perfect for post-latte lounging or showing off your competitive side. Parking was easy, the mood was right, and yes , I will absolutely be back. Possibly with a picnic blanket and a plan to never leave.

Came here for a concert to see Lee Fields. Heard about this place, vaguely, and thought they reopened the old Barn House venue from back in the day, but they did not. Farm House Collective is an outdoor food hall with the vendors located in these farm house themed bungalows? At the end of the walkway is an outdoor stage with a grass lawn, ping pong table, fire pit, Cornhole, etc. This is where the concert was. Literally felt like I was in someone's backyard watching the legendary Lee Fields & The Impressions perform. The stage isn't really high off the ground, we were able to move up front with no issues and people just brought their lawn chairs and were sitting in them like it was a concerts in the park type deal. We literally saw Lee Fields perform at the Fonda Theater in Hollywood back in January and the sound and experience was 1000 times better here than it was there. Even the crowd was better because it wasn't a bunch of fake L.A. people there for the clout, it was real fans that knew the music and sang it like it was written for them. My one complaint was there was a guy in front of us, which was pretty much almost at the barricade to the front, who wouldn't stop talking loudly to the stranger next to him, asking him where he works because he looked familiar. I had to shush him because he was louder than Lee Fields singing a very emotional song. This guy was drinking, A LOT, and I know this because he kept leaving to go get beers and bring them back for his girlfriend and the new friend he made, at LEAST 4 times during Lee's set. Each time he would leave and come back I would be impressed at how fast he was coming back. It was under 5 minutes. I then realized there's a bar about 20 steps from the stage and there was little to no line to get beer! Any music venue you go to, it takes forever to get out of a crowd to go stand in line to get a beer, then you have to fight your way back to the front to your spot, with your beer. Another plus about this venue is it smells like freshly made waffles cones, because there's a gelato shop making them, literally at the entrance/exit. I actually left during the encore because Yelp said the gelato place was closing in 5 minutes. I walked out the exit and to the left was the gelato spot. It's the best concert venue ever when you can get up to the stage with no issues, get a beer and get back to your spot in 5 minutes then walk 20 steps to the gelato place to get gelato. I forgot to mention parking! It's FREE and there's overspill parking into the lot right next to the Farm House lot. Honestly, they should just build a parking structure because the parking lot designated for the Farm House is a joke. If you have a chance to see a concert here, highly recommend. It's an intimate outdoor venue without all the stress of getting to it and there's a gelato shop when you exit the outdoor stage area.

Came in to watch the dodgers game which was listed as a dodger watch party it was my families first time coming here so we were super excited to see what it was about and watch the game, however at about the 4th inning a band started playing onstage in front of the big screen where we were watching the game. And we could no longer watch the game we ended up leaving. We love the concept however. Farmhouse needs to be more clear. Watching 4 innings of a MLB game isn't a watch party.

I love the concept and the space is lovely. How hard would it be to post on your website the restaurants that are actually open and a "coming soon" banner on the ones that aren't? You're hurting your reputation, the businesses, and disappointing customers.

1. No dogs allowed, we got kicked out though my dog was behaving and on leash. Our dog is partially blind so we prefer going to places that we can take him instead of leaving him at home by himself. The restaurants and shops are individual and all have closed doors. So we didn't see why we could not have a dog in the outdoor areas. 2. Most of the restaurants were not open for business yet. This was not clearly stated on the website or on their socials. It was disappointing that we drove all the way out to Riverside only to get turned away. We were celebrating my son's birthday and weren't able to eat as nothing was open, and like I mentioned weren't welcomed with our dog. One of the places we wanted to go to was Blue Bowl, it WAS open, and delicious as usual. Their yelp page for this location actually says it is dog friendly. Which is a contradiction to what the actual property allows. Be warned if you bring your fur baby. The property was beautiful but we were really disappointed. I hope we can return again if they ever accept dogs.

We came here because we seen pictures but no restaurants were openl they Said 3-4 more weeks. They have a stage where bands play music. There was a cartoon playing a goofy .movie . There was a Lil kiosk bar for parents. Ppl were cuddled with blankets, kids in wagons and they had games like Jenga. It was a great atmosphere. I can't wait to come back and try the sushi Japanese restaurant. There was this cute book van. It has lots of potential but I can't rate cause most stores and restaurants are not open. I'll be back and will update my ratings.

This is an old motel on a stretch of University that is honestly not very exciting. A few decent restaurants in the area but not a lot of style. This new spot changes that. They have totally remodeled the place to be kind of lot the food lab downtown but outdoors. Plus there's a space for small outdoor concerts. Everything has a great vibe. We stopped by on opening day and a lot of stuff is still in progress so I won't rate any of that for now, but I'm encouraged but this being here since it's a great addition to Riverside.

There's a couple shops open but most are still getting prepped. It's a really beautiful space with limited parking. It's a great atmosphere with a lot to offer, a perfect spot to hangout. I can't wait to see it when everything has opened. There's a Photo Booth near the restroom and the photos are really great quality.

Parking is free. When I came some restaurants were still not open but i did try the pizza place and it was very delicious. definitely family friendly.

I absolutely love the space but the food has been a massive disappointment so far. Batter Rebellion is halfway decent, but Bar Ni Modo has weird, whitewashed, gluten free takes on Mexican food and it's extremely cramped inside. Bricks and Burch pizza tastes like cafeteria food and the cashier on duty today had a MAJOR attitude on top of being a bad listener. Ugh. Come to hang out on the lawn, watch a ball game or a movie, and have a beer, but do yourself a favor and eat BEFORE you come!

What an upgrade Riverside! This place has so many opportunities right around the corner: restaurants, kid-friendly, movie nights, concerts...what a gift! We tried Bar Ni Modo - incredible. Can't wait to go back! Their version of the Espresso martini is everything. Sweeter side and less bitter. I will say - more parking or a purchase of a parking lot will be needed in the future!

A must visit gem for everyone! This newly revamped motel-turned-dining-and-shopping spot has completely transformed into one of the most versatile and vibrant places in town. The vibe is incredibly diverse and fluid--no matter the time or reason for your visit, it just works. The grassy patio area near the stage is a dream for young families. With ping pong, corn hole, hula hoops, and plenty of open space, it's the kind of place where kids can be kids while parents actually get to relax. On weekend nights, it becomes the perfect date night destination. We'll often line up a babysitter just to come unwind here--cocktails in hand, enjoying the live music under the stars. Even during the week, it doubles as a great spot for casual business meetings. With both indoor and outdoor seating and plenty of tables, it's easy to find the right setting to chat with a client or get some work done. It's rare to find a place that checks so many boxes, but this one pulls it off effortlessly. A hot new spot that truly has something for everyone.

A great approach to the newer way of clustered businesses. It was chill spot and has a variety of eateries and other shops. They had great restrooms too. They only con was parking. Limited and looks like they may begin charging in the future.

This is such a fun spot! Blue Bowl made us the best Acai Bowls weve ever had. So many choices and great service. We'll definitely be back!

Great spot! My kids enjoy it every time! We noticed a bar coming in we thought of adding a suggestion! Maybe adding slushies for the kids back there. Some type of refresher to order along with my beer lol thanks for always a great time! Great Vibes!

It's a cool spot to come and chill. Hopefully some of the stores will open soon as there is not a huge variety to choose from. Batter Republic had some really good poke nachos and fries. Bricks and Birch had some really good pizza albeit a tad bit pricey. It will be a nice hang out spot to come enjoy a show and grab a drink outside. Looking forward to a full opening.

This is a great addition to Riverside! We came to see a concert but will come back for the dining. There are many options. Parking is available and even overflow in the lot next door. The venue is intimate but doesn't feel overly crowded. They allow you to bring lawn chairs or blankets as they have very limited seating. I will return with more info on the dining. It's a cool spot!

My friend and I showed up for the "Kids Read-A-Long" with our toddlers and no one ever showed up. We waited for about an hour to see if there would be an event and nothing. Really cute place, but disappointed that they didn't even let us know on IG that it was cancelled.

Ummmmm.....u gotta b kidding me....this place was sooooo kool with a great vibe ambiance and chill factor above all others. Friday nite dinner and drinkey drink nite with the Mrs turned out to be our favorite new spot. Dinner at Bar Ni Modo was very good with a varied array of dinner options and small plates for every palate with a nice variety of drink options as well. We really enjoyed the live music and stage area which featured the band Day Dream Time Machine which really brought an assortment of various kool vibe and crescendoing songs. The band was so good we had to buy their cd because their sound was incredible with its horn and rhythm section that really made the whole place vibe and gel. If yur looking to try some great food with great music vibes I highly recommend the Farm House Collective.

Love Blue Bowl! Their açaí bowls are perfect: not too sweet and don't taste artificial. Just honest, good food. The venue is so quaint and whimsical. Great date spot.

This is a great idea and I see it's potential, however most of what is on its website is inaccurate . It appears there are some of the businesses already open, however the ones that aren't only say 'coming soon'. As the one we came down there for was not open we ended up at University Village for dinner. Hoping to be able to come back here and rave about this place, but a slick website is not a substitute for the real thing.

Service here was great--friendly and fast. Unfortunately, the Crispy Palabok was disappointing. The menu photo showed a generous portion with jumbo shrimp, but my order had only 4 small shrimp and far fewer toppings. Flavor was fine, but the serving didn't match what's advertised. Great service, but the food presentation needs more consistency.

While visiting my son (who attends UCR) last weekend, I was able to visit the collective twice. And I have to say- Well done!!! The space is well thought out with an aesthetically pleasing design, while retaining the retro vibe of the original motel. My son and daughter and I saw Los Yesterdays perform here Saturday night and we had such an awesome time. Perfect setting for this classic band and a nice size for a venue. We had a great crowd for this show- just really enjoying the music. I appreciate the fact that they have a healthy restaurant choice with Blue Bowl. A couple more restaurants have yet to open. I look forward to coming here again when I visit from NorCal. I hope others make the effort like this family owned business has to create a lovely space for city folks to have a haven.

So far so good! While they are still working on getting all the shops open, what is open is great! We went to the soft opening of Bar Ni Modo last night - the food was delicious, the service was amazing & the vibes were 10/10. I can't wait to see how the locations evolve as more shops open.

My favorite Sunday morning stop at the moment, Blue Bowls. What I like most about this açaí spot is that the bowl is entirely customizable, and they don't charge extra per add on. The ingredients are all natural, and very unique. My body always feels great after consuming a Blue Bowl.

Still not too sure about this place. Not too much to visit or see and very limited space. But it is wonderful to go when there's a concert. Really cool spot to listen to live acts.

Word to the wise, NONE of the restaurants/food joints are open except Batter Republic. What a complete waste of time. Someone recommended this place and I checked their website ahead of time and it showed that all of the spots were now open. We got there on a Friday night and literally everything was closed except Batter Republic. The only other spot open was the Acai place and the outdoor bar at the end by the stage. The outdoor bar had THREE drinks on tap, I mean come on. It was a far cry from the pictures they have displayed on their website and on Yelp. The property is amazing and the concept is great, but I think it's very misleading that they are advertising as being open yet everything is still fully closed.

Adorable and inviting! I was so excited for the opening of Farm House Collective and I finally got the chance to visit. I am a long time customer of Eco Now and this location did not disappoint. I also love Bricks and Birch pizza. Pros - amazing design fun layout, ample parking to the side. Delicious food and no long waiting. Very friendly staff. Very clean with patrolling security lending to a safe and comfortable visit. Cons - I went in the middle of the hot summer day, and it was sweltering. Afternoons/evenings I'm sure are more comfortable. There's not a ton of cool/covered seating. So just choose your visit time accordingly. Lots of the food places appear to be under construction still, but I'm excited for them to open! I am excited to watch the continued development of this fun little community space!
