The Chicago One-Two Punch Guide: Summer Edition - Chicago - The Infatuation

"Dinner went well and now you want to get a little loose. Not "dancing" loose, because you suck at that, but at least loosen up the conversation a bit. Walk a few blocks to Fountainhead where they have an excellent rooftop great for drinks. A couple of those and you'll be convinced you're a good dancer, even though you're still not." - sam faye

I’ve had a terrible experience living at Fountainhead Apartments, and I feel like I need to warn others against this place. If you’re worried about your safety—or your car’s safety—don’t live here!! My car was parked near Building 4, and all four of my wheels, rims, and sensors were stolen. Another car next to mine also had parts stolen on the same morning. The gate near the gym is always open and the other gates are open for many hours or days on end. Many lights around the property are off or broken too, and I don’t see security cameras much of anywhere. I understand this is a more affordable apartment complex, so I don’t expect fancy amenities or beautiful scenery. However, I want basic safety measures—like keeping gates closed, having cameras, and maintaining proper lighting! Is that too much to ask for?? After this incident, the manager’s response was absolutely indifferent! They said, “these crimes happen every day everywhere in America,” and “the gates are always damaged and cars can follow others to enter when they do work,” so that’s the only answer they can give? They are unable or unwilling to repair and improve their security properly. And they claim they have no responsibility to protect their residents’ property?? Now, I just want to leave because I feel completely unsafe here. It would be foolish to stay and risk another theft, or worse to me personally! But they’ve told me I must give 30-day notice and pay two months of rent to end the lease. Would they still expect me to follow their "rules" while ignoring real dangers? I really am astounded by how irresponsible their response is. Honestly, I’d say stay the hell away from here.

Do not live here. One of the worst apartments ever rented. General maintenance of the buildings and roads are horrible. Pests like skunks, possums and raccoons are regular there. If you have a 2nd floor apartment you still aren’t safe as I’ve seen raccoons climb up the damn balcony. Security is the main issue of this place. Car got broken into and when contacted the office I’m met with “oh sorry about that” “well let our staff know to be vigilant and keep and eye out”. No cameras and no care. They want to charge 1100 dollars for a 1 bedroom with a pool outside your door. So when you’re trying to relax in the afternoon you hear screaming constantly. But don’t want to invest in cameras… right..

I enjoy living here. I got the perfect apartment so it kinda feels like a hidden tree house. The area itself is net super safe. You still get stuff like break ins but that’s really the area and not the complex. I will say that of the other complexes around here this feels the safest as it actually uses its gate and it feels hidden and secluded. The apartments can be really small but that’s actually a plus because I’m really big on that tiny home stuff. The balcony’s are cute and I was able to set up ours like a tree house area for my kids. The office largely leaves you alone unless you need help, and they will do what they can to help you which is very nice. I’m almost certain I’m going to renew here. The only reason for 4/5 stars is that maintenance is backed up. They are great at their jobs but they are several weeks stacked up after some of the storms. I think they could hire another maintenance guy. Antonio is great, he answers the phone most of the time and he will find the answer if he doesn’t already have it for you. Alyssa is awesome because she will accommodate your needs even if you have rowdy children so you can still get stuff done. I love living here!

1/13/24 Just moved in and so far I’m loving it here. The rental prices are low right now, paying $1200 for a spacious 2 bedroom, with a fireplace and washer dryer include Also has google fiber so if you game it’s amazing. 100% would recommend and will update if anything changes. Update 6/13/2025 Still love it here. The sidewalks can get very muddy when it rains, so caution to anyone with mobility issues, but to me it’s worth the minor annoyance. Maintenance is better than other apartments I’ve had, people who live here are nice. Pools are usually open and hot tubs work 2/3 of the time. Still 5/5 8/25/25 Starting to get a bit frustrated. Still recommend because the prices are good, staff are kind, and it’s a decent area. But the pools have been closed all summer and we don’t know why. And now the mail room has a time frame. What if someone’s schedule doesn’t allow for 9am-5pm? What if my delivery is after 5pm? Are they going to have to leave? I’ve gotten things delivered as late as 7pm and so if my delivery’s get disturbed this will become a bigger problem.

I've been living here for about three years, and I would not recommend moving in. The management is okay, and while maintenance takes a while, they have always completed all our orders. The prices are fair and you can pay online, but they are not worth the security risk. Some of the neighbors sell drugs from their apartments, so expect some crazy encounters, especially at night. The mailboxes are not secure (they don't even bother to change the door code after a break-in), and mail and packages are stolen very often, putting residents at risk of even card fraud. The security gates don't work most of the time, and cars are stolen on a weekly basis. The area is roaming with homeless individuals and petty thieves, making it an open invitation for anyone. There is no security company in place doing daily rounds, no cameras, and broken lights in the walkways.

I recently visited Fountainhead and I’m already loving it here. The rental rates are very reasonable. The community is full of tall trees and shaded paths, perfect for walking for exercise, and there are multiple pools throughout the property. The office staff made my short-notice visit smooth—they were kind, professional, and super helpful. The location is another big plus. It’s close to H-E-B, Target, beautiful parks, and sits right off the highway, making it easy to get anywhere in the city. Gorgeous place. Still undecided on where I will end up next!

If I could leave zero stars I would. When we turned in the keys at the end of our lease, we asked if there was anything due and they said no. It turns out there was a balance that they didn't notify us of until they sent it to collections. There was no call or email to tell us. Also, when something came up and we reported it, nothing ever happened. Teenagers and adults from the other apartment complex always crossed the apartments and the teenagers always used the pools, specifically the one behind the gym, making it not a family or safe environment. Very disappointed in this place when we always paid everything without late fees, only for them to be unable to communicate and simply send us to collections, affecting our credit history. Update 09/22/25 My husband called and spoke to the manager and she just told him that it had already been sent to collections and there was nothing we can do, so there was no solution a presented and that it was he said she said and wasn’t her representative’s responsibility for providing misleading information that caused the issue.

Antonio is hands down one of the best leasing agents at Fountainhead Apartments. He’s always friendly, professional, and incredibly helpful. Whether you have questions about your lease, maintenance, or anything else around the complex, he takes the time to explain things clearly and make sure you feel taken care of. It’s always a relief knowing someone like him is there to help. If you ever need assistance or just want someone who truly cares about the residents, Antonio is definitely the person to go to!

Yelp
Ohhhh okay folks. This is my first apartment complex (and hoping my last once I get a house), and I like it enough to the point where I got a new lease for a year in a bigger place. I had one day to decide where I was going to move to, as my next visit to SA was going to be my last visit (was moving from New York). My apartment locator knew I wanted something cheap, safe, but still decent. She didn't hesitate to name Fountainhead, as she said she would put one of her kids if they were in my situation. Is is a brand-new, 5-star place? No. It's pretty old. But for what they have, they try their best, and I am fortunate to have not had any issues. This is one of the BEST priced complexes I have seen by far, and for their area, that is saying a lot. Could I get a bigger space for the price/maybe just a couple bucks more? Sure, but think about your neighborhood. This is located right by 2 major interstates, the South Texas Medical Center, 24 hour eateries, a mall, etc. Think about it. Their studio apartment comes fully furnished (of course bring your toaster and etc.), and so I was able to pack my belongings into my car and head on down. All the apartments have washer/dryer in the unit, which is a HUGE HUGE PLUS. Some units, you'll luck out on a brand new piece of equipment (for me it was the washer/dryer; in others, it was the fridge, maybe the stove, maybe the dishwasher). I come from up north, where I love my gas range, and these are all electric (bummer, but it's the norm in the South). I have a decent amount of space for the table, couch, armchair, MURPHY bed, bathroom... As a single person, I really could not ask for more. The leasing office staff have been good to me since day one (there might have been a couple people I had iffyness with, but haven't experienced that more than once in all the calls and drop-ins I've made). My apartment wasn't ready for move in the day I came to town due to misunderstanding, but they offered me a different unit (I passed), and I was even able to put myself up locally in a hotel (by her own account - thank you, again, Nicole). I call every month to confirm my total when I could just add my water bill to my monthly rent, but I've never gotten a grumble over it. When it was time to renew/move/whatever, they left a note AT my door, so people who say they weren't aware of the 30 days do not pay close enough attention. It states it CLEARLY on the lease you sign, and I received my renewal offer with about 2 weeks to spare from my 60 days. I've only dealt with maintenance for my pre-walkthrough so far, but he was awesome (Hi Bill!) and I'm hoping it remains smoothly for my year+ stay. *** PLEASE (begging you), upgrade the fitness center. The treadmills are probably the only decent thing left in there. *** Keep it up, y'all.

Yelp
This business stole $180.16 when I applied to rent here. Although the application fee was nonrefundable, I clearly communicated multiple times, in person and by phone with Employee Heidi (between July 22-August 3, 2024); I informed her that I would be adding additional paystubs to my application when I began my second job within the span of two weeks. Knowing this, not only did she close the application without fully processing it or receiving my authorized withdrawal, she claimed I had not had contact or responded to outreach within a reasonable amount of time. When my legal team confronted the case, Fountainhead Apartment labelled it a "frivolous" matter.

Yelp
DO NOT MOVE TO THESE MOLD INFESTED APARTMENTS !! My apartment got flooded along with 4 others and these so called maintenance people came in and dried carpet with fans and painted over the wet walls and were done! The office staff are disgusting and do not give two craps about people. And I know for a fact this was not the first leak in there because the bathroom ceilings had water damage. You have been warned . Stay away from this place !

Hasna A.

Yelp
These are ancient apartments that just fulfil the requirement of "a roof over your head" nothing else. In summary, there are pests, molds, leaking roof, and much more surprises in store. Their rent is not worth the condition of the apartments. (1) There are cockroaches and ants in these apartments. No matter how many times I call pest control, there'll always be some creature crawling in the apartment. (2) The apartment is moldy and the only solution they have is to cover it up with paint every few months. Their ventilation system is terrible which is what causes all these molds. (3) Tinniest washer and dryer I have even seen. It takes 5 or more times to dry even the smallest pile of clothes. (4) They say the gym is a community amenity, but you need to pay in order to get the key card for the gym. (5) The layout of the apartments are trash. Some have sink outside the bathroom. Others have bedroom right next to the entrance. (6) The fountainhead ladies who work at the leasing office: They are the absolute worst. They have the weirdest and most flawed logic. Are they dumb? Our kitchen faucet stopped working and water was leaking from the pipes underneath and their suggestion was to wash dishes in the bathroom. Then, our bathroom got locked, so they said just use the other bathroom. So basically, we pay for two bathrooms, but we have to settle for one. Also, Nancy is probably the rudest person there. I don't know why she is taking this job if she doesn't even know how to behave decently with tenants. Job is definitely beyond her capabilities. (7) Water shut off: I have received probably over 10 emails of the water getting shut off. Every month they need to shut off water for main line repair, which to me suggests that there is a major issue with their pipelines. Also, sometimes there is only cold water coming out of my shower. (8) These apartments are so old that water is leaking from the ceiling. Maintenance came but it did absolutely nothing.

Yelp
Fountainhead Apartments in San Antonio, TX Do NOT rent here! Since before we arrived, they have been a mess. I'd have to call them during the application process to inform them documents were in fact submitted more than once. Then two days before we moved in their carpet cleaning company did not show up at all so they tried to push our move-in by an extra day. When we refused they put us in a different apartment that was NOT move in ready. Chipped wood in the bathroom, dirty stove tops, no latch on the fuse box just to name a few. And the fleas. OH MY GOD THE FLEAS. Shame on this complex. They have pest control come EVERYYYY MONDAY to spray affected apartments but cannot tell me how often they spray the property grounds for fleas. The same grounds the tenants animals need to walk and potty on. I have spent hundreds of dollars in sprays and powders for the apartments, as well as flea prevention for our animals. I'm talking ointments, collars, shampoos, oral medications. Nothing works!! We walk our dogs outside and they come back with more fleas. The complex office just throws their hands up and says they can have our apartment fumigated- on our dime of course. But still cannot give me an exact schedule of how often their pest control treats the property (clearly not often enough, I can tell you that much). When we did schedule a fumigation, the complex forgot to give us a very important form to read and sign to prepare our apartment. It took me calling them out on their lack of preparation for them to reschedule for later that week, because they originally tried to tell me TWO WEEKS before I could have them come back out again (every Monday, sure ). Bear in mind I'm pregnant and getting bitten by all the fleas that are still here despite our efforts. Well, two weeks later. Still a ton of fleas coming in on our treated animals and I just saw my cat has tapeworms. TAPEWORMS. FROM THE FLEAS. So that's ANOTHER expense and I'm sure when I call the complex tomorrow it will be another mindless excuse. If you want a place that's extremely mediocre at best, then yes I recommend this complex. Otherwise if you value your animals, your sanity, and your hard earned money, run away. This place isn't worth the fleas they built on, but they'll certainly charge you for their "solutions".

Yelp
I thought Limestone oaks was badnow named Helix but Fountainhead takes the cake. As soon as I can give notice we are in the 2 and a half years we have been here the my car was broken into 5 times in a 6 month period setting me back 2,800.00 dollars they gave us a choice you can stay there in the 7 building which burned down recently (I feel so sorry for those 12 families they didn't help them with a thing well they didn't help us either plus I was never late with the rent they charged use 1400.00 for the makeready on our old apt. because they would not allow me to put up any cameras so that I could have a vantage point and continued living it the 7 building well I guess I dodge a bullet on that one but they made it to where no one would lease to us unless I paid them that 1400.00 well we moved into the other building we are in now and it was the biggest half ass make-ready I have seen, even when I walked it with a leasing agent she saw it all I turned in 15 work orders and told her just hold onto it they had to replace the first month we were in this one the stove, refrigerator (was to big so they had to take the door off the pantry) them the stackables went out and they sent 1 guy to do that well in the process he torn up the flooring so I just said forget it no more I have pictures of all the rest of the things and they can fix them when we move out. We only stayed and paid off there supposed makeready but this is in we are gone as soon as I can give notice.OH and 1 more thing the pictures of the model are fake. That says a lot right there. the water is always being worked on and we had an electric line running through our section for 3 months it was horrible!

Marie J.

Yelp
They do not take care of the property which they always use the excuse that the buildings are old. So what, my A/C has been running nearly nonstop this whole week. And yes it is hot and humid, but it was last year also. And my neighbors are not having the same problem.

Yelp
Beware! The office people are a bunch of crooks & will try to scam you out of a deposit once you leave after your lease is up! Do not, I repeat, Do not trust these people with your money. Greystar is the biggest joke in San Antonio & I believe everybody already knows this but BEWARE. Maintenance never repairs anything so sorry for the inconvenience up front. The appliances inside are from the '70s but they want $1500 a month for rent. Are you catching my drift now? Beware of these people & stay far away from Fountainhead Apartments. Learn from my mistake of renting from these clowns. EDIT: just look at their reviews, all 1 star

Yelp
Apartments are older but rent is very affordable. I had a friend live here and the always kept the pools nice and well kept. They have bugs but the apartments spray once a week Monday's if you call and ask and it's a quiet and nice community. The front office ladies are very nice and helpful. They are always busy helping tenants and the office is open 7 days a week.

Yelp
My son and his new wife moved here less than a year ago. This is their second apartment. Where to begin.... Upon move in, the kitchen cabinet doors were literally pealing layers of pressed wood - shredded and would not close. Several were covered with some sort of sticky glue and there were fly tapes hanging from a few cabinets. Disgusting. Management told them they would replace the cabinet doors - it was never done. The gates have worked exactly ONCE in the last year and their car was stolen from the property shortly after they were married - such a great wedding gift! When asked for camera footage they were told the property doesn't have any. The property has a great amount of trees which is what attracted them to it, however, their water has been turned off multiple times (what seems like at least once a week) probably due to root intrusion and collapse from age. They both work from home several times a week and have lost both power and internet. THIS IS A HUGE ISSUE. Their AC has crashed at least twice and just a few months ago, their washer or dryer broke (I can't recall which.) They were grateful that the property installed a new machine but when they pulled the dryer off the wall, found that the duct work had never been connected and all the heat and lint was flooding their apartment. It literally looked like the wall in the tiny room the machines are in was carpeted (something you can't notice when they are in place due to the size of the closet.) While the price might be nice, you need to be willing to deal with a lot of issues to live here. As I am typing, one of the gates to the property is wide open and has been for months. The newlyweds will not be renewing their lease.

Ujjaggar S.

Yelp
i would give a negative rating if I could. the complex is infested with rats, maintenance is aware and won't do anything. I caught 5 rats in 2 months. they will charge you a relenting fee even though I gave proper 2 month notice. DO NOT rent here. Worst place you could live.

Yelp
Edit: car got broken into again! Go figure. This place is HORRIBLE!!!!! 1. Let's start with parking. People that don't even live here park super close to the complex whereas ACTUAL RESIDENTS park far as shit which makes NO SENSE and does the complex care? No. 2. There have been multiple break ins around the entire complex. Let's start with one huge one: there was a fucking HOME INVASION and no one bothered to tell any residents here guess how we found out? The news. They wanna act like it didn't happen. 3. Break ins with cars! Happens to everyone and you think it won't happen to you and it does. There's no security and they leave a gate open. So welcome, crack heads! Have your choosing 4. They take FOREVER with repairs and work orders. When our water wasn't on it wasn't considered an emergency. When the air didn't work it wasn't considered an emergency. When the washer and dryer broke guess what? Not an emergency. 5. Our toilet broke completely out of nowhere and it fucked up the residents below us and they had to replace the toilet making it WORSE than the one before it takes forever to flush. Gross. Guess what! Emergency, HOWEVER, they still took FOREVER to get it fixed. 6. People leave their dogs poop EVERYWHERE no one enforces it to be picked up and when they do, they pay no attention to the small dogs shit that's everywhere. 7. Parking spaces suck! Why make one so goddamn narrow that NO CAR can fit in? Especially when dumb ass huge ass trucks park next to it taking up the entire space? Such a waste of a space. 8. Ghetto ass construction throughout the complex and they don't even tell you it's gonna happen 9. Their gym isn't even a gym. It Bottom line rent somewhere else. You'd be paying the same $1000 anyway except maybe it'd be worth it.

Yelp
I lived in Fountainhead for 2 years, while the actual living arrangements are excellent no business model is effective without good management and quality customer service. When I transitioned from FountainHead I found myself being charged unreasonable fees and received a letter about management deciding not to refund my deposit in favor of purchasing new counter tops. The ones prior to were not in a neglected condition as I am a neat and tidy person. I also remember the time when I had to call the fire department after being locked in a room because the maintenance person didn't feel that helping me with my door lapse situation as a priority of his that day. These are just two of many failed opportunities of management to do their jobs. I would hope for better for future residents.

Analiz R.

Yelp
Please listen when I say, save your money and go rent somewhere else. This was my first apartment, I signed a short term lease and I am counting the days until I get to leave. My apartment is constantly filled with giant roaches, they are always in the kitchen and restroom no matter what is done, even though you get charged a monthly pest fee. I have walked into the mail room and found all of the mailboxes broken into, I have walked out of my apartment and seen homeless people sleeping near my door. Cars are constantly broken into, almost on a weekly basis, which is easy to do since the gates are always broken and just left open. I noticed an older man recording and taking photos of me every time I was outside with my dogs, when I called the manager to let her (Nancy) know that I was uncomfortable, she gave me attitude and told me that I was getting a lease violation because there was no proof that I had picked up after my animals, even though I did and because they weren't on a leash. She did not care that the other resident had numerous pictures and videos of me, and even told me that there was nothing she could do about the roaches, break-ins and homeless. The maintenance done to the apartments is laughable, my dishwasher is rusted and disgusting, I have never used it, the cabinets under my restroom sink have giant holes in them that have never been repaired, there is water damage on the walls, and they even used duct tape in my oven instead of actually fixing, inside the kitchen cabinets there are wood filings just scattered, there is mold behind the toilet, and my screen door has been hanging off since I moved in. I was naïve when I moved in, but I hope that you take my advice and stay away. I have attached photos, all of this was like this when I moved in, it has not been repaired or changed.

Jaida B.

Yelp
I've lived here a almost a year and can't wait until my lease is up. This place is definitely not worth the money. I had a stalker when I first moved here. They are cheap and will charge you for anything. The staff is also incredibly rude. Place was dirty when I got here and I constantly have problems with my apartment itself from plumbing to electricity! I do not recommend. And it smells like shit outside all the time.

Yelp
These apts are not worth the price. Also when i submit a work order it takes days before its done. This pic below is a wasp nest that's right out my door and I've been stung more then 8 times. I've put in a work order 2 weeks ago & they said they have someone asap out to take care of it. Where I gotten stung is infected & the nest is still there. Poor service!

Yelp
We chose Fountainhead site unseen when we relocated from Georgia. It is a nice, quiet community. The grounds are kept up and we haven't had any issues with the staff or neighbors, we couldn't say that about our Georgia apartment. My only complaint is that the gates sometimes don't work, but we still feel safe here. It's also a perk that there is a gym, pools, and hot tubs on the grounds. All in all, I think this is a hidden gem. Affordable, quiet, and clean.

Karen Y.

Yelp
Love living here. Was reading the previous reviews and who would think a 2 Bedroom for $700 is correct in the first place. I have all black appliances, this is one of the nicer "older complexes" in the medical center. Maintenance is always within a day or two. I thought the stackable washer and dryer would be a pain but it's not and convenient. No issues with parking, I used to live in Dominion and had my car broken into there, crime has no zipcode. Staff is super friendly I love the girls here. No extra fees for valet trash pest control is only $1. Nice bang for you buck. Would definitely recommend. A lot of staff lives onsite too. This is the most homiest apartment I've had.

Yelp
Horrible apartment. We initially moved there to have cheap rent, and decided we didn't mind having an ugly old apt if it was cheap. Every year when it was time to renew the lease, the rent increased, to the point where we decided if we were going to pay THAT MUCH, it would be for a nice apt, that didn't look sketchy, and Didn't have creeps that try to break in as soon as my husband leaves, or Goes through the trash after seeing us take our trash out Car broken into multiple times cracking walls, A restroom smaller than a bathroom stall 40 year old appliances Mold everywhere (that was painted when we called it in, good luck with that) Office staff with horrible attitude Maintenance not done Not to mention the cherry on top. I paid rent on time, every month, paid hundreds of dollars in deposits, (2 pet deposits, app fee, move in fee, additional Pet rent, breathing fee) to find out, that that money, "went to utilities, (even though I paid utilities every month) & replacing the carpet (when I moved in the carpet was horrible, stained ripped) and I wrote that on my move in sheet. It was dirty when we moved in, CLEANER when we moved out. They have the audacity to tell me they are charging cleaning fees, and I paid for a new carpet with my deposit. They have carpets made with disgusting stains printed on them now, I had no idea. I could write a BOOK about how awful this apt is, move ANYWHERE ELSE.

Cecilia G.

Yelp
Horrible horrible HORRIBLE place to live!! Roaches and all kinds of insects. I'd give it 0 stars if it were possible. Don't waste your time moving in here. There are plenty of cheap apartments that are way better than this apartment complex. They do not have assigned parking so I've had to walk a long way just to get to my door since other people who don't even live there take up parking. The gate is broken 80% of the time and anyone can just walk in. The washer broke 2 months after I moved in and so did my shower. All the appliances are ancient and everything is dirty outside. Management does nothing to keep the place clean and there is always dog poop everywhere.

Yelp
I lived here for 11 months. I had some minor issues with the place, such as the gates where often broken and my hot water tank had some problems. I would lose hot water for a few days and they would fix it but it took two more fixes and a replacement for it to be completely taken care of. It wasn't anything fancy, I had the 500sq ft 1 bed room. But it worked for me and would have stayed for another year or so if it wasn't for the increase in rent. We'll see how much of my deposit I get back now that I've moved out.

Yelp
Let me start off by saying this apartment has great amenities such as several pools, a nice private gym, black countertops, private access and gate buzzers for your key chain. The downside; I have been living in this apartment for almost 3 months and I have had these issues; A crack in the wall/ceiling, that leaks water down the entire length of the wall and upon mulitiple requests and phone calls, it has still not been repaired. The dish washer leaked all over the kitchen floor. I called the office, said they would send maintainence and now there is stagnant water that cannot drain in my dish washer for over a week now. I ordered something online that was to be delivered in a large box. The office received it, put the wrong apartment number on it and put the notice for pick up in someone elses mailbox. The maintainence men come in without prior phone calls or notices. Once they showed at 9am and entered my apartment so quickly, I was unable to wake up fast enough, I was not decently dressed. I closed my bedroom door and the man asked to enter my bedroom, was irritated with me that I would not let him enter. The staff are not knowledgable, they are very malaise about solving complaints and seem to be irritated and/or annoyed whenever approached. This has been the worst first apartment experience. If I could get out of my lease, I would I would not reccomend this apartment to anyone, look elsewhere.

Yelp
Don't let the outer parts of the property and the office/front pool deceive you. The north gate has been broken 3 times since I've lived here, each time taking upwards of 3 weeks before it received any attention. One of the five pools are regularly unusable due to some form of maintenance. There is a frequent problem with crazy ants throughout the complex, which is treated by the pest company coming to spray, however it only seems to quell the issue for a few days at a time, then they come right back. A large portion of the complex is just dirt grounds, no grass, so every time it rains, there are frequent mud pools around the parking lots and driving areas, plan on adjusting your shoes in the apartment policy accordingly. There have been promises from the management multiple times that grass would be laid soon, but it has yet to be fulfilled on any parts of the property that aren't readily visible by passerby. The A/C units work well, but the apartments themselves are poorly insulated and therefor do not maintain temperature very well, so if your heat or A/C is on, expect it to be running frequently and jack up your electric bill. This is to be expected, being an older complex, but it is something worth keeping in mind. The floors and walls are also pretty easy to hear through, I have spoken to my downstairs neighbor and she says she can hear just about every move I make upstairs, but there's nothing I can do about it since I'm just a really tall, heavy guy. The apartment shows it's age in a few other areas as well, such as not having any form of utility or rent payment options online. I would encourage anyone who's in the market at this moment to look into Promontory point, just up the street. They are having some VERY good specials, and all the same kinds of amenities are available, even washer and dryer in unit. That's where I am looking since it's in the same area, barely more expensive, and considerably more bang for your buck.

Yelp
So unhappy with this place. Here's why you shouldn't live here: Doesnt matter if its cheap, they're gonna bill you $600 when you leave bc the carpet is shit and easily stained. & a number of other reasons. My mails been stolen, maintenance takes forever, the apt has been broken into & other peoples cars. Barbie size everything. Uncaring staff. Its not worth it! 0 appreciation for tenants and they didn't even warn me about a payment before sending to collections. I moved out almost a year ago and was making monthly payments for the shit carpet that had to be replaced- which is a whole other story in itself. And for four months i made a payment of $160 all equalling about $620 overall. Out of NOWHERE, i get a call from a collection agency saying if i dont pay or provide proof by mail in 10 days it hits my credit! Now i have to trackdown every single payment, which is a bitch bc im in Colorado and sometimes i paid it and sometimes my mom did and i have different accounts i use as well. And if i really didnt pay it, i would of happily to Fountainhead. I had the money. I got 0 calls & nothing in the mail from them. Just collections calling months later. And when i called to see if they could help & ask why, i got "ma'am you signed a paper saying if you were late or didn't pay we could send to collections" YES the paper y'all MADE me sign because i couldn't just pay $620 out front & had to do a payment plan! What assholes. I paid y'all on time every fucking month and if i really didn't pay the last one, regardless of that paper a fucking phone call would of been nice. Still dealing with y'all almost a year later. And waiting for mom to check her account for proof of last payment. Because I'm damn sure i did.

Yelp
By far the worst apartment complex you can live in. OLD APPLIANCES, FOUNDATION CRASHES IN THE WALLS EVEN FLOODING DURING HEAVY RAIN. Beware of their leasing practices. They want tenants to give 60 day notice even if they are going month to month, which basically forces you to stay an extra month. THIS PLACE SHOULD BE SHUT DOWN.

Van G.

Yelp
Best advice I have is: DO NOT sign a lease with this complex. Old complex with lots of maintenance issues for which NO repairs have been timely. Management does not care when you bring your concerns to them about untimeliness of repairs. Water mains breaking has been common which means no water in your apartment for long periods of time. I gave them one star only because I could not give them none!

Yelp
Cheap apartments but other than that this place is awful, there has been a huge sink whole by my apartment and is causing the apartments to shift so the front door has to be forced shut along with the bath room door. We're now forced to park our cars in a completely and have along walk to the apartment due to the hole. If that isn't horrible enough our pipes have burst and flooded our bathroom and closet, it took them forever to get over her to even look at it and by that point the closet was flooded. Now we're dealing with sewage coming up in our sinks and the water absolutely stinks! They take forever to come look at anything. Bottom line is this is a horribly run place and not worth the price. Go spend your money better else where.

Yelp
As a resident of 3 years here, I'm getting tired of the water shutoff with no notice. Today I came home to an overflowing toilet of their water maintenance and was told that it was my responsibility to clean up the sewer water. After 2 sinkhole in the apt, I was literally months without a parking space close to my apt. Currently a main exit of the apt complex is closed off, again no notice. There has just been so much issues and a lack of care to the residents living here. I always pay my rent on time and have been a good resident here, but today is literally the last straw. I will not be renewing next year. Note to Property Manager: Take care of valued residents.

Yelp
Quality has decreased, gate doors don't work and overall cleaninesss is not as it used to

Yelp
Do not move here this is the worst place I have ever lived. They still your mail from your box the front office does not care . They won't do anything to secure your personal information . Mud and mold everywhere the water is always off from 8 to 5 multiple times in a month. Every appliance is old as hell your rent constantly goes up with no improvements and when you move out they are going to rip you off for fee on the outdated apartment that they never update and also they have been stealing my mail for months . I hate this place and can't wait to move out. Trust reviews when people tell you what's happening believe them. The people in that office are just a clueless as an Empty box. Giving them 1 star is to much credit here . Sleep under the bridge is cleaner and safer than here .

Yelp
These apartments have everything you need and more. Gated and we'll spaced. Vintage walkways for each building between units. 5 pools all kept clean and a gym with 24 hour access. Free appliances kept up to date including washer and dryer

Yelp
STOP AND READ THIS FEEDBACK: Yes I know it is long review to read but trust me when I say this, I am doing everyone a favor. Fountainhead Apts instills complete incompetence when managing it's units and tenants. I will give you several examples of the poor management and poor maintained units I have dealt with here: First issue: I was shown 2 bedroom apartments that they had and floor plans when apt shopping. They quoted me around $700+/month for rent. The complex was dirty and beat up but for that price I was willing to put up with it. I signed an one year lease for that amount for a 2bedroom unit. On move in date, I pick up the keys to my new unit and was ready to start moving in my stuff as my previous apartment's lease had just ended, to realize I had the keys to a 1bedroom unit. I thought they must have made a mistake in handing me the wrong keys but as I went back to the front office and talked to the workers they had stated I had signed a lease for a 1bedroom unit...I advised them that I was never interested in a 1bedroom and never even looked at single bedroom unit! They then realized they made a mistake and tried to find me a 2bedroom unit. They were able to find an unit a few days later while I had to stay with friends. When I went to get the keys to the 2nd unit they told me that I would have to pay a higher monthly rate for rent....I was livid! They raised the price to about $900/ month. They were un-willing to honor the price they quoted me before. Second issue: Months go by and I notice my rent is being charged a lot higher than what it was at the beginning of the lease when I first moved in. I go to the front office and speak to the business manager (Nancy Morgan) who told me that I cancelled my CPS account and was paying an extra $50/month for "vacant service fees". I advise them that I did no such thing and have no reason to cancel it as I had auto-pay turned on for my CPS bill. Nancy was adamant that she cannot cancel anyone's CPS account and that it had to be done on my side. I called CPS and they investigate and they found out that an email was sent by the complex to cancel services for my unit #. I relayed the msg to Nancy and she says that is false. We 3-way call CPS and they tell Nancy the date/time an email was received and she searches her Sent folder and finds the email sent by her...I was charged $50/month extra for 4 months. They removed the surcharges months later. If I hadn't checked my rent amount that was on auto-pay then this would've continued on for who knows how long. Another instance where this complex tries to "nickel and dime you". Third issue: On my last month's rent, which was pro-rated, I turned off auto-pay and paid by money order. I dropped off a money order on the first day of the month and a few days later I was charged for a FULL month's rent from my checking account. I went down to the front office AGAIN and talked to Nancy Morgan AGAIN and they weren't sure what happened but explained that the auto-pay is managed by a vendor that they hire to take care of payments. Nancy advised us that we could stop-pay with our bank before the payment clears since it would take them 30+ days to issue a refund back to me. I advised her that I would be charged a $50 stop-pay fee from my bank. She said there was nothing they could do about that and didn't want to credit me that $50 back. She mentioned that I would be charged a $50 fee for a payment not going through also by them. She stated this would be waived but when I looked at the move-out charges statement they sent me after I moved out the charge was still on there among other bogus charges. Fourth issue: I received the move-out statement about 3 weeks after I moved out and they charged me for a new carpet, cleaning charges, cabinets, and the extra $50 fee for having a payment cancel on their side. I rented a steam vac and removed ALL stains on the carpet. The carpet looked new when I was done cleaning it. They sent me pictures of the carpet which showed stains under the rug. I advised that the location of the stains were from a water leak in the ceiling when it rained and dirty water would drip on carpet and that is how it must of stained. They were again un-willing to work with me and kept trying to "nickel and dime me". I asked to be contacted by the regional manager, Lisa, to discuss my experience and dispute these charges but Lisa did nothing and did not care at all. She claimed those stains were from animals. I am allergic to dog/cat hair. She stood her ground and was not willing to remove those charges. I also mentioned the extra $50 fee for the stop-payment I incurred and the $50 that they were charging me on their side too but she said it wasn't their fault since it is managed by a vendor. I told her that her company hired that vendor and her company is responsible for that vendor's actions ultimately. Her response was we were "even" since they and myself were charged $50.

Yelp
Roaches and loud neighbors. Incompetent staff who ripped me off for 5 days of rent even though I said I'd be out by before the 1st in writing. I'd avoid it unless you like roaches all the time, incompetent crooks running the office and stompy neighbors who sound like rhinos.

Bri S.

Yelp
Don't move in here. They have a bug problem, our toilet, bathtub, and sink leaked, and the walls were cracked when we moved in. The maintenance guys were very prompt in coming by, but nothing was ever really fixed. They still charged us a fee when we moved out for the walls, which, fair, there were a couple small holes where we mounted the TV. The thing that really bothered me is that we have pets, and I specifically asked when we moved in if they replace the carpet afterwards and if we would be charged at the end of our lease. They said no, that they replace the carpet after every tenant moves out so we would not be charged. $883 later I have determined that was a lie. There were a lot of charges on our final bill that were absolute crap, but $883 for just carpet that we were specifically told we wouldn't have to pay for took the move out bill from manageable to ridiculous. The carpet alone was literally more than a rent payment there. I might not be so upset if they weren't completely incompetent while we were living there or if they'd told the truth up front. Not to mention the mold, gates never working, terrible parking, break ins, weird neighbors, and I mean honestly just read the other reviews. This place is awful, untrustworthy, and we thought we could live with it because it was "cheap" but with all the extra fees, terrible service, etc I promise it's worth it to just live somewhere else. I could go on and on.

Yelp
DO NOT live here!!! Cheap apartments and poorly maintained, poor management and take forever to fix things. Please take your money somewhere else.

Marissa S.

Yelp
Awesome property - a little older but incredibly well maintained! The trees are so beautiful too! The office staff has always been so kind and maintenance handles work orders quickly.

Yelp
It's good for it's price . Really appreciate the service. Regarding mail box is it's poorly maintained if it's upgraded it would be great

Yelp
Definitely a wonderful place to live!! It is very quiet here, which I love! Easy access to i10. Maintainence is amazing, so thank you for that. Front office is very friendly. Been here 2yrs, and plan to renew. :)

Yelp
I've been living here for the last 3 years. I love this place. Calm and peaceful. Awesome Management. They make sure all their residents are taken care. The maintenance team is outstanding.

Yelp
I love my community. At Fountainhead, the office workers feel like family. They're so helpful and friendly, and they always know exactly what I need. They're quick to repair what's broken and they're very accommodating with everything I need.

Kathia S.

Yelp
I love living here. The staff is so wonderful. The apartments are great. I've never had to request maintenance. I just renewed my lease. Definitely love caling this complex my home. The gate has been broken a couple of times, however because people run into it with their car. The applianxes are outdated, however my apt had an up to date microwave and stackable washer and dryer unit.

Yelp
Everything has been great in the 2+ years i have been living here, only maintenance minor issues which are taken care rather quickly 90% of the time, minor issues is i had my kids bike stolen and was told a report was going to be done by admin but its been over a month and no report yet, other than that all staff is great quick to help, the 5 pools in the complex are great but in need of TLC in the deck areas. They could use more rec areas that can be used year round like playground, basketball court and cookout areas. Overall good place!

Nancy S.

Yelp
I moved out about 2 months ago. I left my apartment about a month before the lease was over because i bought a house. I took everything out and made sure not to leave any trash. I just received my move out statement and they said they will not give me my deposit back. WTF!!!! They found a reason to charge me for every dollar of my deposit!! and even charged me $3 more. I will definitely not move here again even if it was free. I didnt have any problems until the last month i lived there. The took about 2 weeks just to do something as easy as unclogging my bath tub. I told them that i was pregnant and that the bath tub was very slippery and i was afraid to fall and they said that since it wasnt urgent they could not go the same day. Maybe if i fell and went to the hospital it would have been considered urgent. They suck! i thought i was going to leave them as a good experience but NO! Oh, and just as a last note, the first week i moved in somebody had broken in to the mail boxes and stole the mail. They didn't fix it for about 2-3 weeks so we had to pick up mail at the post office. That was not a good first impression.

Sarah M.

Yelp
I really enjoy living here. The staff is very helpful, friendly, and professional. The maintenance is timely and competent. I would really like the parking lot in front of my building to be completed as soon as possible. Also, the water heater isn't adequate to service so many apartments. Otherwise, it's a great place to live.

Cat R.

Yelp
Definitely a quiet place to live. Easy access to i10 and we're so close to 410. Maintainence has improved over the years, so thank you for that. Front office needs an attitude adjustment but I'm sure that'll come with time.

Yvonne C.

Yelp
I am going on my second year of living here and have had no major issues whatsoever. The small occasional things have risen to the surface, but for the most part they were taken care of within 2-3 days. There were 2 occasions where the maintenance team took over a week to check on something, but it still got done none the less. The location is ideal for easy access to just about anywhere you need to go in San Antonio. I only see the office staff once a month when paying rent and everytime they seem to be willing to help out. Maybe there could be another set of helping hands as sometimes there are multiple people waiting in the office to be seen.

Tony N.

Yelp
This is a nice place, beautiful, quiet. The staff is doing a great job. Apartments inside looks good. It is wonderful place in the medical center.

Nicole W.

Yelp
I was led to this apartment complex by an Apartment Finder representative who RAVED about this place. I had to get an apartment fast, so I signed the lease. BIG MISTAKE Someone broke into our apartment on the first full weekend we were in here. The staff was sympathetic, but the manager was NOT and was not cooperative in trying to help us consider solutions of any kind. We've been here for 3 months, and our hot water's been out TWICE! And last week we were notified that there was a sexual assault that had recently occurred in our area! I am baffled! Even the cop who assisted when we reported the intrusion said things like this don't happen in the area. But the loud domestic disputes, random screams I swear are just outside my window and my personal experiences tell me otherwise. Please believe I am out of here the nanosecond I am able! Do NOT waste your time or your potential safety here!!!
