We stayed three nights while visiting family in Brooklyn. Location is great. We found on street parking each night within two or three blocks of Guesthouse. Room was spacious and comfortable. Appreciated kitchen which allowed us to make breakfast each morning. Housekeeping was awesome, cleaned our room each day after we left each day late afternoon. Many bars and restaurants within walking distance; Pencil Factory and Leroy’s are close, welcoming and enjoyable.

Wonderful place in a nice neighborhood in Brooklyn. Plenty to do around you and easy access to the G train or a car to Manhattan. Melanie and Kayla were incredibly nice and helpful with my check-in process

We’re staying here now and I’m very disappointed in the room quality. For $550 per night, I didn’t expect to be put in the basement. Literally, their “suites” are in the basement. I feel like I’m staying in someone’s cheap Airbnb side hack. I can hear everyone walking above me and we’re right next to the laundry room and gym. So glad we paid extra for this room. At least we’ll be well hidden during the zombie apocalypse. The suites at their sister site, The Box House Hotel, are much better.

For being a 4-star hotel, this place unfortunately falls short in a number of ways. I don’t think most of the issues I had would be a problem if this place wasn’t as pricey as it is. Pros: The rooms are very spacious for a NY hotel & the women who were working the front desk during the course of my stay were all very sweet. Cons: Housekeeping is only available certain hours - I got there around 5pm and requested help setting up the sofa bed, but the front desk said nobody was there. There also isn’t door staff available to help greet you/bring in luggage up the stairs. Toiletries felt cheap - they have singly ply toilet paper and Softsoap hand soap. The walls are super thin and it’s very easy to hear louder conversations from the room next to you. Lastly, there was a used tampon applicator in the hallway that I saw walking back to my room one afternoon and when I headed out the next morning it was still there. Gross. Again, none of this would be that bad of an issue had I stayed at a budget-friendly hotel, but for the price of this place, I had higher expectations overall.

Frank Guesthouse is conveniently situated in proximity to a variety of excellent restaurants and a ferry wharf, which is just a six-minute walk away. Although the hotel lacks its own parking facility, ample street parking is available, subject to adherence to street cleaning signage. Upon check-in, the receptionist's demeanor was not particularly welcoming, giving the impression of fatigue or indifference. It would have been preferable if she had displayed a more cordial attitude. The room itself was impeccable and well-appointed, featuring a comfortable bed and a studio-like ambiance. It should be noted that the hotel's pricing may be considered somewhat elevated due to the limited availability of hotels in the area. Notably, the hotel is adjoined to a restaurant that serves delectable food and beverages.

I think this is a very nice hotel . We had a Beautiful room , Great location, love the art! Two big criticism is the construction noise in the hotel all day to noise from other guest at 8:00 in the morning . The second was the front desk staff. From no personality to I couldn't give a s--t to ok Ill help if I can eventually to maybe to I really don't know anything sure I'll look after but never did! Very aggravating . The room cleaning service is very inconsistent. Noise from different sources is constantly happening .

Good from a far, but far from good. The room I stayed in 204 is designed in such a way that the 3rd floor permanent residents can be heard conversing very clearly through a skylight in the room. So clearly in fact that I know that the tenant upstairs (or a friend of theirs) has been intimate with sex workers (listen to the attached video for an example). The loud talking started at 10:30pm and lasted until 1 am. When I approached the front desk about this they essentially there was nothing they could do and that I should write a review… While the front desk staff were polite they only provided the bare minimum of service and had no problem solving capabilities for me or other people that were part of our group in other rooms. To be the most expensive hotel in Greenpoint I expected more. The rooms and the hotel itself were very well maintained and cleaned. The art and mirrors were all hung by someone who obviously didn’t know what they were doing (To high, not centered on anything, etc). There is another review that mentions bug bites, and my wife did wake up with mosquito bites multiple mornings. I could say more but in the end the gist is that this place isn’t worth the price unless you need to be in the neighborhood or just have to have a kitchen.

Really enjoyed our stay here. We booked a Studio Deluxe room, which I think is their cheapest/most basic room type, but it was really spacious and quiet. Convenient to the subway, and near to tons of cute hole in the wall restaurants and bougie stores. The sauna was a nice little perk too. I wish they had smart TVs but that’s my only complaint.

BEWARE BUGS! Really wanted to post a good review of Franklin Guesthouse. The building is great and in a sweet location. It is not perfect, but no place is. My problem is with the hotel's response to our bad situation. We stayed at Franklin Guesthouse from June 5-9th 2024. My partner used a quilt that was stored in the closet to get comfortable on the couch. She noticed the next day that she had been bitten on the legs. We didn't think much of it, and tried the usual bed-bug checks with the hotel supplied iron, etc. The following night, she used the quilt again and woke up with over a dozen bites on her ankles and calves. We still are not sure what type of bugs it was, but the itching was unbearable for her. I ended up finding a few on my own ankles, which were in fact super itchy. The hotel moved us rooms, but we have been unable to speak with a manager to have our issue resolved or even approached. The front desk suggested we email "Peter" who they said was the manager, but after FOUR DAYS, we have not heard anything. Peter is apparently out on vacation still, which we were told he would be back on Tuesday (today), but it seems like the possibility of bed bugs for this hotel is not important enough to resolve immediately. Business must be good. I'm happy to remove this review if Peter can quickly make good on our problems during our stay, but for now, please beware that if you have a similar issue, you will not receive a prompt solution.

False advertising is the main issue. No mini bar or snacks in the room, wash room was broken maybe for good, staff seemed to care less. Contacted the manager with no reply. The kitchen was about impossible to use with zero counter space. Furniture was cheap and beatdown. It could be nice but management seems to care less about guest service.

Never ever again. I stayed here based on the amazing reviews I saw on Expedia and Google; I figured it was a great place. I checked in and the experience was incredible. Friendly front desk staff, unique furnishings-felt like home. Fast forward to my second day (I booked 2 days), I decided to sleep in a bit later. As I'm getting up around 11 am, I see an ant crawling up the wall. Not a big deal; I take care of it. A few seconds later, I see another crawling down the wall behind my bed-not far from the first one. Now I'm starting to get antsy (pun intended); then I see a third one. I shine my camera light around the baseboards-ants galore. I call the front desk, and she immediately sends up maintenance. I then mentioned to front desk that I would not be able to stay and I wanted to do laundry to clean my clothes of any possible infestation before leaving. She agreed and gave me the laundry card. Side note: I saw 3 more ants even after spraying (one on the bed, one crawling up the wall and another on the bathroom towel hanging up before I left for good.) I kept her apprised of my departure times; I also let her know I contacted Hotels.com/Expedia and was waiting on a callback. When I went to return the laundry key to her, I notified her that I would be leaving within an hour and this is when things went south. Fast. Anna (front desk) informed me checkout time was at 11 am. I asked her why was she mentioning that to me and she said she was just letting me know. I told her I didn't need to know that because I was not originally scheduled to check out until Friday; I was leaving due to an issue with the property. She continued to argue with me and I quickly asked for a manager's contact. That exchange made me so upset that I contacted the sister property and let them know what happened; I spoke with a Cristina at The Box House Hotel, who also agreed that this experience was not up to the expectations of the properties and the service I received was not on par with the values of the brand. Please note that Anna also proceeded to avoid me the remainder of the time I was there; which was about an hour. Overall, this has been one of the worst stays I've ever encountered in my 200+ per year traveling days; and the fact front desk would want to resell an infested room so quickly without getting to the root of the issue speaks volumes to me (Anna mentioned that the staff wouldn't have much time to clean and resell the room; I was incensed to think that someone else would walk into the disaster I just left. She also mentioned that a family of 4 was there right before my checkin and hadn't mentioned any issues with the room; I also found that dismissive and unhelpful towards the problems I presented to her). Overall, I would never stay at this property again, and I hope this review is a cautionary tale for others. Funny thing is, I didn't see any ants around the kitchen, and that's where I had cooked and prepped my meals the day before. I also didn't see any around my bags or luggage, so there's no way I could've brought them in. They were coming from behind the bed/window area and I did see gaps on the floorboards and windows. This is room 212, by the way. I literally wiped and sanitized everything with antibacterial solution (which is all I had) because I was so scared of taking the issue with me elsewhere

Another one do them hidden gems in Brooklyn this hotel appears to have an apartment building. We used this location for an amazing photoshoot. The staff was very professional and pleasant. There's a lot to do in the neighborhood surrounding the location. There's several restaurant's near by with various food choices including the restaurant attached to the facility. It's a great place to stay and I look forward to returning.

This is a fraudulent hotel. I had a truly terrible experience with Franklin Guesthouse, and I would not recommend this hotel to anyone. I booked a reservation through Booking.com and was charged over $1,000 for my stay. When I called to extend my reservation for one more night, I was assured that it would be no problem, and both Booking.com and Franklin Guesthouse confirmed my extended stay. However, just a few days later, I received an email saying that Booking.com had canceled my reservation due to an invalid credit card. This was not correct as I had already been charged weeks prior with the same credit card. I was never contacted by either Booking.com or Franklin Guesthouse to approve the cancelation. When I contacted Franklin Guesthouse to try and rebook my room, they told me it was already booked by someone else and that I needed to speak with Booking.com. I spent multiple hours on the phone with Booking.com trying to get a refund, only to be told that it was up to Franklin Guesthouse to provide the refund. The hotel manager, Nathalie Aguirre, was the most unprofessional and deceitful person to deal with throughout this entire process and repeatedly lied about the situation. She even denied the existence of email correspondence between the hotel and Booking.com, despite evidence to the contrary. In summary, Booking.com canceled my reservation and Franklin Guesthouse received my $1,063 payment for the entire reservation even though I could not stay there and they had filled the room with another guest. This is a fraudulent hotel and I would highly advise that you stay elsewhere to avoid their criminal staff.

Franklin Guesthouse is a hidden gem. This is my second time staying here, and it's by far my favorite place in NYC. My stay last week, albeit very nice, left me slightly disappointed in the quality compared to last time I was here in 2018. There is no longer a car service, which was my favorite part. They used to have a bellman who would drive you up to a mile away at no charge. I was surprised they stopped doing this considering the high per night rates. The front desk folks during the week were only ok. They weren't mean, but I wish they were a bit more cheery and excited to greet us when we came in. Last time I stayed here, all of the front desk folks were insanely cheery, happy, and nice. The gentleman who was working the front desk on Saturday morning was what I was expecting. He was super nice and friendly. I wish he was working there during the weekdays as well! I hope Franklin Guesthouse gets back to service levels pre-COVID, and I'll definitely be back!

This "hotel" is nothing more than a guest house. Location is good but the place itself is lacking. Plus side would be cleanliness and the few people who work there. Nice, but tiny rooms. However your beverage choices are coffee, tea or water. No food is served. Zero They have a small selection of snacks. The worst was the price. $$$$ for this place

I loved this hotel. Small, quiet, friendly staff, local shuttle, beautiful room. The kitchen was well appointed with a full fridge, microwave, stove, toaster, and coffee maker. The bathroom was small but planned well. A deep tub and rainfall shower. The temperature control was responsive, and my room had gorgeous skylights. The "room service" was delivery from the excellent BarGlory next door. Lovely experience all around.

From the homey and rustic-chic vibes of the rooms, the modern and luxurious bathroom layouts, Franklin Guesthouse was everythinggg and a bag of Non-GMO chips! #hipstervibeson100 I came to BK for a (lackluster) digital marketing conference and stayed here because it was literally the only place available that wasn't going to cost my employer $600/night ($380 instead, lol). I had 'meh' expectations, because it was listed as a 3-star hotel, and I normally DON'T do those sort of places, but I kinda had no choice. Well, that rating needs to be upped ASAP, because this hotel seriously is more like a 4.5 star. Everything - from the super thoughtful staff (they had free umbrellas for us to use in the rain), the super cute rooms and the nice amenities - it seriously felt like I was staying in my own cute little Brooklyn brownstone with my hipster friends lol. This hotel was literally the best part of my business travel - I adored this place - it felt so much like home, yet I was so far from my native DC. I would definitely recommend this place to anyone looking for exceptional customer service with a chic, modern, rustic vibe. Book this place - you won't regret it!

I almost don't want to write this review because I'm afraid of sharing the secret and then it'll be booked for all eternity. The spacious loft-style rooms at Franklin Guesthouse are larger than some studio apartments, with modern kitchens, plenty of light (skylights!) and marble bathrooms with deep tubs - at incredibly affordable rates! Located in the heart of Greenpoint, close to phenomenal restaurants, shopping and bars... just pinch me. We needed a staycation night because of my temporary living situation and I couldn't have made a better choice. As soon as I walked into the shockingly huge room, I let out an uncontrollable sigh of relief. I almost wanted to whip up a gourmet meal (I'm currently without a kitchen). In fact, right now, I weep for that kitchen, but let me get on with it. The king sized beds are outfitted with sumptuous linens, plenty of pillows and if I could have stayed in it all day, I would have. But four stars. It should be five, given all of the above (plus the guy who showed us to the room was the nicest, ever). But. That shower/tub set up. It's just terrible. There's two sets of faucets, I guess and because every type of shower proves to be a problem for me, I of course just assumed the more accessible hot and cold water controls would be for the shower. No, it was for the tub's faucet. I then reached to turn on the shower and didn't realize it had its own water controls and within 3 minutes, the water was cold, presumably because I was running too much at once. Who knows. Not a pleasure to be standing with conditioner in your hair and wondering when the water would get hot again. My guy called the front desk and they said to wait 15 minutes. Not an option when you have to get to work. So, this is a plea to have some kind of instructions by the shower as it's certainly not intuitive. It's also awkward because who wants to stand in the shower and then turn on the water? Unless you have extremely long arms, it's impossible to reach the shower and turn it on to adjust the temperature. Just a really bad set up all around. I hate ending on such a sour note but a hot shower in the morning is extremely important. That said, I loved Franklin Guesthouse so much, I can't imagine staying anywhere else when I'm in the mood for another staycation.

I recently made a reservation at The Franklin Guesthouse , and my experience was an EXTREMELY unpleasant one After checking in , a small number of guests came to visit me in my room and the woman at the front desk named Anna , informed me that this was an issue and there could be no more than 6 guests in the room at a time . This was NOT stated ANYWHERE on the document that I signed . I informed her of this and explained that the amount of people was small, none of the guests would be staying overnight and we were not making any noise or receiving any complaints . Anna continued to give me a difficult time, then claiming the amount of guests allowed was 4 and not 6 and denied that this is what she initially told me . She was unable to show me anything in writing that corroborates this "policy". Anna continued speaking in a very nasty manner to me and threatened to call the police , claiming "it looked like I was having a party to her". I then spoke with a manager named Natalie who told us that our guests would be allowed to depart before 12 am . Despite this , Anna continued to call my room demanding my guests leave and then called police officers . She also falsely accused one of my guests of assault claiming she touched her phone , when NO one did anything of the sort . We ended up leaving the hotel the same night and I did not stay ANY of the days I reserved . I would not recommend staying at this hotel as the customer service and experience were extremely unsatisfactory.

This place is a true hidden gem. I have stayed in some great hotels but this was one of my favorites! The staff is truly the best part. They go so far out of their way to assure your stay is amazing. The bellhops (I met 3) we're all fantastic, but extra shout out to Johnathan he's the best! Anytime we needed advice or options for things to do each staff member had so much to bring to the table. The rooms themselves are SPOTLESS!!! I mean so clean. Not anything that made you feel uneasy. The walls are thin because it's an old building but other then walking we couldn't physically hear anyone talking or anything. They have a gym and a sauna which was very nice too!! They have a car service that will take you within a mile to a mile and a half of the hotel, very helpful! The rooms are fairly large to with a kitchen Greenpoint, in Brooklyn is a fantastic area as well so this hotel is in a great spot! So close to the NYC water ferry and so many great spots to walk to for food and entertainment! Please don't hesitate to stay here, we want to come back ASAP!

We've stayed here 3 times in the course of about one month! We are moving & it's tough staying in hotels. :-/ However, I only have positive things to say about this place: Very thoughtful, courteous, respectful, gracious & professional staff, clean rooms (they smell like bleach NOT fabuloso - thank God!), the windows open, there is no smoking allowed, no pets allowed, the rooms are great for an extended stay - they feel like home; like your very own apartment. The neighborhood is quiet & very calm/chill. The "shuttle service" is always clean - thank you! Special thanks to Jean, Denzel, Dwight, Miles, Sydney, Michael, Oscar & Joseph for always helping us with all our luggage, making us feel like were amongst friends, welcoming us, treating us with respect & always making us smile! It's the little things that have helped me & my partner make it through these often tough days of transition. Even when we had to abruptly leave The Box House Hotel due to a HORRIBLE stay (read my review), Jean made sure to accommodate us & even had a complimentary bottle of wine to ease our troubles with a nice note. (See attached) Manhattan Avenue is around the corner & has everything you could possibly need. It's good for walking, but can be very crowded as there are subway lines along it. Some rooms have ovens, some do not! Some rooms also have tubs and some do not! Get a room with a tub - take a bath! It's luxurious. :) Lastly, some rooms have full-sized fridges, and some do not! Oh! Rooms on the 2nd floor may be above BarGlory - which can be very noisy but they take their noise complaints seriously. All you have to do is call the front desk & ask them to tell the restaurant to turn their music down & they will! No problem! Ask for what you want & the staff will do their best to accommodate you! Everyone is honest & goes the extra mile to make sure you feel at ease & comfortable. The hotel is about 18 months old and so the beds and other furniture don't feel old or worn in. I HIGHLY RECOMMEND Franklin Guesthouse!! They are DEF the shining jewel in the Box House Hotel Group.

My boyfriend and I had such a great stay here! We were only in the city for one night for a show at Brooklyn Bowl. This was about 15 min walking there which was perfect. Everyone who works here is so nice, from the front desk to the hostess to the bartender. The room we had was GORGEOUS, very clean and roomy. We were in the basement and we didn't notice any noisiness like other reviews have stated, however the cell reception isn't great. That didn't really bother us tho. We will DEFINITELY be back next time we come to Brooklyn! :)

Booked Franklin Guesthouse through Hotwire one month in advance for my mother while she was in town. When she arrived, the woman at the front desk told her that they would not be honoring her reservation. They mentioned that they were only taking long-term 30-day bookings and that Hotwire should have told us about this (Hotwire had no knowledge). However, Franklin Guesthouse is still currently taking short-term bookings on their website which I also confirmed with Hotwire, so the issue seems to be primarily related to Franklin Guesthouse. We were given the option to transfer to The Box House Hotel, which has a far inferior location, further from the train and most amenities, less safe, etc. The shuttle was also not running and no reimbursement for trips based on the travel distance between hotels were honored after multiple attempts. We were treated disrespectfully and no concessions were made for this obvious mistake on the part of Franklin Guesthouse. Besides the rooms being very expensive, I have had a couple of good experiences in previous years with this hotel. However, at this point, without some drastic changes in management, I would strongly not recommend booking any hotels through this organization.

Our little man does not sleep through the night and needless to say these two tired parents dreamed of one full night of sleep after a near four months of no sleep. Our fairy Godmother AKA my mother in law agreed to an overnight stay at our place to babysit as our 4 year wedding anniversary gift. After searching high and low for a hotel I wanted a place that was small, quiet, and that gave a homey feeling rather than a hotel vibe. Franklin Guesthouse was everything I could have dreamed of! Our room was stocked with cups, glasses, utensils, cooking supplies, anything you could name in a kitchen. Including a dishwasher and a stove. The only thing missing was a microwave which I only needed to sterilize breast pump parts. The room included a nice sized living room with a television and a small patio with hip wooden logs for sitting. The bedroom was separate with a tV as well and if you plan on staying long perfect place because there are tons of closets and even a large bureau. The bathroom includes a rainfall shower and is also separate from the rooms. I loved the tiles in the bathroom and the fact that there was a body wash, shampoo, and conditioner dispenser of some very fancy very yummy smelling brand. The whole setting was vintage chic with hardwood floors throughout except for the black and white classic tiles in the bathroom. The hotel was also vintage chic and I loved that the doors to the hotel rooms all looked like apartments and it smelled so nice. I was only disappointed that the hotels Waypoint restaurant wasn't open. I was looking forward to having dinner and breakfast there since I was hoping not to have to walk anywhere (lazy momma). No need to fear for all travelers there are plenty of delicious restaurants within walking distance and we found a perfect one to suit our taste. Even a super cool looking beer garden called TBD right next to the hotel in which we spotted actor Jeremy Allen White from HBO Shameless (heart eyes emoji)! i tested positive for Covid and since it was less than 48 hours in advance of my reservation they kept the deposit. I understand charging if I had changed my mind but due to illness outside of my control it doesn't seem. I asked if I should still come with Covid to not lose my deposit and they said that was up to me. i chose not to, apparently I care more about their guests than do!

This is one of those places you don't want to review bc you want to keep it to yourself. But it's rated #1 on TripAdvisor for hotels in Brooklyn so word is already out. This was my first time staying in Brooklyn (usually stay in city) and this room was huge compared to what we usually stay in. It felt like staying at someone's aptmt - had kitchen w plates, silverware, toaster, microwave, fridge, dishwasher... Fridge stocked w non alcoholic beverages (beer and wine stores nearby) Courtesy car w/ in a mile pretty cool Laundry room instead of paying $30 per laundered item at other places Gym, sauna They have maps w playgrounds on it (3 nearby fr those w children). Def recommend! Even had a couple old school toys sprinkled throughout, which was cool for my toddler. And ~6 books in tv stand. Cons: queen instead of king bed in our room (they do have kings) and pic above bed of arrow through apple a bit odd.

I had a meeting in Brooklyn, and spent time researching the local hotels in the neighborhood. Franklin Guesthouse had the most positive reviews vs. any other hotel, so I decided to stay there for my two night trip. Let me tell you, the reviews are spot on! The room was like a little apartment; modern touches throughout but felt like I was staying in a home vs. a hotel room. Everything was super clean. I stayed in Room 4, by the way. The staff was amazingly nice and helpful... if I could give them more stars, I would. While the gym isn't massive, it has the core machines (like treadmills, elliptical, bike) and dumbbells to program and get in a solid travel workout. I ate a late dinner at the restaurant attached to the hotel; Asian fusion of sorts. Had the Yellowtail tartare (yum), the Chicken Potstickers (yum) and the Lamb Dumplings (yum). The hours are limited for room service (dinner only), so be prepared to order in outside those hours. There is a restaurant two doors down called Anella, which I ordered a fried chicken sandwich from...and it was glorious. I will definitely be staying here again!

I will try to help other poor souls who might read them and decide that they just found a secret gem to stay in the middle of now overly popular Greenpoint. I am a resident in this neighborhood for about seven years. So when me and my partner's parents decided to stay close to us, we booked two rooms for them in this establishment. Oh.. the absurdity began on arrival. The toilets don't flush, curtains on the skylights do not close, the walls are paper thin so you hear every thing in the hotel. The heat units sound like a truck is parked in your room. There might be bugs, or might not be. The rooms used to be 150$ a night, now they are around $399. It's an absolute rip off. Do not trust the layer of sheen on the fabricated decorations. The place is cheaply designed, with fake modern ornaments. The staff is very nice yes, so is my distant uncle but they are both absolutely not with hospitality backgrounds. They try to help with an infinite of excuses and problems. For example if your heater is too loud, someone will stop by and turn it off, but they will not fix it. When you realize the skylight cover is actually too short to close, they will respond that they know and nothing they can do... because you know the owners don't fix it. Our family changed rooms twice, then we had to leave and asked for a refund and went to another hotel. After a few arguments and threats of 311 phone calls, they refunded the room fees. Oh yea, don't give up! I initially forgot about this incident until I saw this site looking for a place again, and had a terrible flashback, feel like a lot of reviews looks sponsored. I mean for $399 you have so many options in this city. Do yourself a favor... Just think twice. I mean look how much they made me write...

My wife and I with our two toddlers (2.5 y/o & 16 months) stayed here for 5 nights. We booked a Deluxe Loft Suite with Patio 4 months in advance. Two months prior to our stay we discovered that this suite type is in the hotel's basement and that the patio is basically a door to the underground of the hotel with almost no light or air. After this discovery we promptly requested to upgrade to the most expensive room type in the hotel - a Deluxe Loft Suite. All correspondence with the hotel was done via email including the upgrade was with the manager of the hotel - A woman named Alicia. Keep in mind that this was two months prior to our reservation. The day before our arrival we called to inquire about an early check-in because our flight was planed to land at 4am. To our surprise, the front desk at the hotel did not see our upgrade in the system and notified us that our reserved room is still in the basement. She then transferred me to her manager (Alicia) who basically said there is nothing she can do, or in other words - Although you reserved your room 4 months in advance, upgraded 2 months in advance and paid a deposit its basically our problem. Oh and early checkin is $75 and can only be done at 1130 (even though the room was empty) What I would have expected from a $350+ per night hotel would be to prioritize us and tell someone else who was supposed to check in to our upgraded room that they are sorry but there was a mistake and they're stuck in the basement. I mean we reserved the room sooo much before anyone else so why doesn't that make more sense? Bottom line is we're very very disappointed with the way this hotel dealt with a mistake that was 100% their's and in particular with its manager (Alicia) who kept making us feel like this is our fault and we should just deal with it. Even sent Alicia and the team an email during our stay and they didn't have the courtesy to respond. Disappointing...

We arrived for a mom staycation with the hopes to relax and unwind. The staff were friendly and the room cute, but unfortunately we ran into two major incidents that lead to this 1-star review. The guests floors are thin and we could hear every move the guests above us made, which prohibited all of us from sleeping. We let management know and they suggested nothing could be done. Worse... we were greeted by a live cockroach while showing. We immediately let the front desk know. Management was not present so they sent her a message on their secure system, to which she replied she would reach out to us. She never did. Upon leaving we asked for a reasonable reimbursement (1-night stay) and Alicia would only offer 10% off and then $75 when I pushed back. We won't be returning and will be reaching out to file a pest complaint and let the owners know that the situation was not handled well.

LOVE this hotel so so much!! Eclectic, modern, industrial, unique and very homey!! The rooms are so spacious and decorated to perfection. I felt like I was in an apartment plucked out of Domino magazine. Everything was super clean with plenty of towels, nice linens and toiletries. The staff was attentive and friendly, and I loved the location of the hotel itself. Best hotel in Brooklyn!

Very cool vibe...exceptional service... top notch clean ! My daughter got married () yesterday at the Greenpoint Loft and we needed a place for family to stay for the weekend. This boutique hotel was local and very accommodating. The rooms were really spacious with top notch fixtures, bright white fluffy towels and a really comfy bed! I loved the down pillows, nice sized refrigerator and complete coffee and tea set up in my room. Everyone was wonderful, they had cars available to drive us to the venue and the whole Greenpoint vibe is just so flipping cool! Oh and the high ceilings in the room really opened up the space... delightful stay!

This is one of the best places I have ever stayed and the reason why is the staff. Shout outs to Denzel, Josh, Joseph, and Robert. These guys are the cream of the crop and they should all be getting raises. They go above and beyond for their guests. I'm not just saying that, either. It was my boyfriend's birthday and Denzel and Joseph put a bottle of wine, a balloon, and a handwritten card in our room as a surprise! That's the kind of place this is. Every step of the way was a 5 star experience. The hotel would be nothing without the impeccable, charming, and caring staff! Thank you so much and we cannot wait to get back here!

Totally recommend this hip, boutique hotel in Greenpoint. Modern, clean and easy walking distance to all the best of Greenpoint and Williamsburg--including the restaurant/shopping districts and waterfront towards Dumbo. My wife and I are Manhattanites with young children looking for a simple one-night getaway. The Franklin was perfect--and again, and awesome location near everything we needed: wine crawl, wonderful Italian dinner at the Naked Dog around the corner and coffee in the morning at Bakeri. PS: We drove and there was plenty of free street parking in the area. There's a close subway stop as well on the G line.

Had a wonderful stay here. Stayed in the deluxe loft suite and it was perfect for our party. Clean and well kept - looked just like the pictures. The car service is a nice touch and really made our stay easy to get out and about. The staff was great and very friendly. Special thanks to Anthony, Demetrius and Jonathan who were so kind to us - especially my 5 year old son. He's already asking when he can go see his new friends again. This place is a little gem.

Let me start out by saying that the desk and staff were very nice. Ivan, our driver was great. My two cousins and I came in from Chicago for a one night stay. When we arrived we were told our suite was in the lower level (basement). Initially we said no we do not want to stay in the basement but was told that some people actually prefer it and it was very nice. So we looked at it, no windows because you were 15 feet below ground level. The wooden floors were peeling and buckled, but we said what the hell, it's only one night. We settled in and all of us pulled out our phones to check in with our wives to find that none of us had a signal, this meant no calls in or out. We notified the desk to immediately change our room and we were told they were fully booked. This not having the use of our cell phone strongly impacted the whole purpose of our visit to New York. The next morning I spoke to Alicia the hotel manager and she asked why I didn't ask for another room and I told her I had asked and was told they were fully booked. She said we weren't fully booked. That got me even more upset. She then offered a 10 percent discount. I told her that was insulting, so she kicked it up to 15 percent. I told her I would have gladly given her 15 percent extra to get a good phone signal. If you ever stay at the Franklin, do not let them put you in the basement.

EXTREMELY unprofessional customer service and discrepancy. Staff was friendly but the managers at this place are very unprofessional and unavailable to communicate about any issue. I am still waiting for a refund after being turned down the night of from lack of ID (stolen wallet) and showing my government related workers ID. I was told the night of that I would be refunded and I have tried contacting them to receive my refund. Manager has prevented any communication, now refusing to refund me and refusing to talk professionally about the issue. Basically, I've given my money and have been turned down at midnight to search for another place to stay and now I will not be refunded as the manager is avoiding communicating with me. I am appalled that this form of customer service can exist, especially at such a high-end place. Will not be returning.

We stayed at Franklin Guesthouse the night of our wedding. They were amazingly accommodating and on point. We had a special package that included wine and chocolate. We didn't realize our room would also be done up. Rose petals on the bed and just a perfect set up for a special stay. Thank you!

Stayed for one night and wish we had stayed longer. Stayed over Labor Day Weekend this year while in town for a wedding and the staff we had contact with were all extremely welcoming and helpful. Check in was a breeze and they had great recommendations on local places to check out. The best was the car service. They went out of their way and took us a little further than their usual range for the car service and it really made our night that much more special. There are a few names of staff I don't remember, ( think the car service driver was Chris or Michael), but Shay, Ivan, and Douglas were all great. The rooms are awesome and just the right mix of comfort, design, and efficiency to make the spaces work really well. Strongly recommended!!

This is one of the most lovely hotels I've stayed in! Everything felt so upscale, but at the same time very homey and reasonable. The staff was FANTASTIC (probably the best I've ever dealt with) and I couldn't believe how incredibly helpful and accommodating they were. Upon checkin, they explained everything to us, took our bags to our rooms, and showed us where everything was (i.e. thermostat, where the minifridge was and what was free versus paid, etc). It was almost like a B&B in the way that everyone was so personable, but you felt like you had more privacy than a B&B. I'll definitely be staying here again if I am back in Brooklyn!

When we arrived to check in we were told our reservation was canceled. We did NOT cancel! The young man at the front Desk was extremely rude and treating us very poorly. There was a girl and a young man who did not seem to care that we had traveled to their hotel to stay for business and that there was no explanation for why our reservation had been canceled. They told us they would be happy to give us a room but it would be twice the price . I told them that was unacceptable and asked to speak to a manager which they were unable to provide. after about 45 minutes of the clerks being rude and unhelpful I was able to find a another website that had a room in their hotel for the same price that I had been given when I made my reservation 3 weeks before . The only reason I stayed after this ridiculous treatment was my seminar was a block away and I was committed to that.As far is the hotel it is OK the service is not good the rooms are decent but not worth $450 by any stretch of the imagination! this is far from a luxury hotel I would not stay there again and I do not recommend it. When it came time to check out I was in a rush because I had to get to a seminar and it took the front desk 45 minutes to send someone to get my bag. Again this is far from a luxury hotel. The restaurant is only open 4 days and for dinner that closes by 11pm.
