Simply THE BEST breakfast spot in all of Newport! Been going here for now almost 15 years every time the Navy sends me back for more school. The eggs are always perfect, the avo toast is excellent and my father-in-law said the corned beef hash is better than what he gets in the south! They open at 6 am and there’s usually a line by 9 on weekends so get there early, you won’t be disappointed.

From waiting in line for 10 minutes cause you know it was busy which did not mind one bit. The atmosphere is so cozy. The staff was on top of everything with ease not overbearing not under bearing. Great attitude great coffee amazing food portions for the price. Highly recommend.

Food was good - not great. We were told there was a 20-30 min wait but it was actually an hour and 10 min. When we were seated we ordered ice coffees and chocolate milk - the iced coffee had almost no flavor. After 3 creams and a sugar it tasted like something but still nothing interesting (and we usually drink good coffee black). The server couldn’t take our order for another 15 min because “the kitchen had too many orders.” We were kind but definitely feeling hangry at this point. When our food finally came we’d been there for more than 2 hours. We had nothing to drink for quite a while - and no one to tree from until food was dropped off. No one came back to see if the food was alright. We also had to get up to get napkins from the server station. We’d never go there again, not because the food was bad, but because the overall experience was unacceptable.

The waitress we had was super sweet very kind and Albanian she spoke to us in the best way possible and made us feel comfortable! But when we walked in, the owner and another waitress was in nike pros very short which was very uncomfortable to look at as it was not proper attire for employees. The owner needs to change the way the employees dress. But overall the albanian waitress was the only properly attired one

This little place was a gem. After overspending on most meals in Newport (don’t get me started on the coffee grinder shop) this is a welcome reprieve. Food was good. Atmosphere great and if you get there before 9:30 am you will beat the Gen Z crowd

Old fashioned authentic diner, delicious breakfast. Two eggs, home fries, toast and bacon...sat in a booth so all perfect. Two of us started and three friends joined in and the waiter just kept coming back to take orders and delivered with a smile. Delicious bacon! Diner vibe, nothing fancy but just what we were looking for.

Saw a big line waiting outside this place which caused me to ask the people if they'd eaten here before. Locals had great things to say so we tried it. The place is cute, relaxed and immaculately clean. Five or six men work as a team while one young woman handles all of the cooking. They seemed like a group of best friends. Everyone was happy and super attentive. I did not see stuffed French toast on the menu but ordered the regular French toast and it was very filling. Bacon was perfect. Fresh squeezed Oj was delicious. A modified breakfast sandwich was no issue for them and it tasted great. Liked their staff t-shirts. Yelp says they are closed today but we are there today so don't trust the hours posted on the Internet. We'd definitely go back again.

My wife and I were recommended this place after I asked a local where we could go for just a real good breakfast and a reasonable price (I don't need caviar on my eggs). It's a very small place in an old building which is centrally located and a short walk to the wharfs. It's very difficult to get into at certain times, and I believe that speaks to the quality. We had such a good breakfast that we went back the next day; in fact, if we'd have discovered them sooner, I think we would have gone there every day. I had one of the sweet bread sandwiches the first day, which was incredible, and my wife ordered a breafast sandwich on a muffin. She liked her sandwich so much, she ordered it again the next day, while I had an amazing omelet. Service? Great! Food? Fantastic! Prices? Even better!

Very old school and off the beaten path. Recommended by my Airbnb host. Ordered the bacon egg and cheese on a bagel with a side of fruit. Sandwich was also supposed to come with potatoes/home fries, but I was given a burnt, stale hash brown instead. Sandwich was great, fruit was substantial for a side, and coffee was good too. Service was fine. Also I paid with a debit card without any issue, based on previous reviews looks like this may be a new thing! It's a simple, no frills diner that hits the spot. I'd come back.

Went to Franklin Spa this morning with my baby. They were extremely accommodating and gave us a great booth away from the main path for travel. My little one usually gets over stimulated so I appreciated them finding us a quiet spot. I ordered the blueberry stuffed French toast and it was amazing!! After taking the first bite, I regretted planning to share it with my little one. It's just so good that you really don't want to share! I also ordered the corned beef hash. It was a new item menu and it was delightful! You could tell it was homemade and made right. Specifically, it was crisp on the outside, moist meat and potatoes on the inside, and not greasy. I really wish I ordered some to-go. Lastly, I ordered the "Go Green" smoothie which is spinach, celery, pineapple & apple juice. It was very refreshing and not too heavy so I was able to enjoy it alongside my meal. Overall, it was a great experience with friendly staff and fresh food.

We have been coming here for years. The food is always amazing, pancakes are extremely fluffy. I highly recommend the stuffed French toast, I got it with extra whipped cream. Service was very attentive, they came around asking if we wanted coffee around five times. We love this place.

Just ate here for the first time in a couple of years. Super bare bones, diner-like experience. Pancakes were excellent. They had real maple syrup and fresh squeezed OJ as options! Coffee was horrible. Service was slower than expected given how empty the place was and the cook standing around waiting for an order. Note that blueberry stuffed French toast is no longer on the menu.

This is a staple breakfast place every time I'm in Newport. I've been coming here for over 20 years. My friends and I always get the blueberry stuffed French toast and eggs Benedict and share it. You'll need to walk awoke on the cliff walk afterwards.

One of the best breakfasts I've had while traveling. The ambience is no-frills but welcoming, the food was perfectly portioned and absolutely delicious, and the service was spot-on - friendly and attentive with big & authentic smiles. Wife and I spent the weekend in Newport. On the suggestion of a hotel staff member we decided to give this little place a try. A short walk from town this lplace was perfect for a delicious diner style breakfast on a cold winter morning. Its cozy. Always a wait but worth it. The service was friendly and fast. The coffee was hot. The meal was what I expected. Hash. Eggs. Pancakes. Omelets..an home made cinnamon rolls. Go!

Fun breakfast spot conveniently located on Spring Street in downtown Newport. Park the car, have some breakfast, then hit the shops. The best description is, it's a little funky diner nestled in a cute neighborhood. Good coffee, simple food, friendly staff, and a fun atmosphere. Gets crowded as it is not a large location, but quintessential Newport.

Our first visit. Definitely off the tourist track but many reviewers are out-of-state visitors that have discovered it and come back again. Definitely a hole-in-the-wall setting but lively crowd and very good service. Large menu heavy on omelettes and Benedicts - MANY! We had freshly brewed coffees and the stuffed blueberry French toast and the huevos rancheros. The first was a huge hit; the second I would order without the tortilla. Definitely a winner and we'll be back. Food 4/5 Service 5/5 Value 3/5 (average) Cleanliness 5/5 Noise 3/5 Decor NA - already cited as HITW and cozy.. NOTE - CASH only. Street parking may be tough. As to why some NE restaurants are called "spas" - you will find out the theories on the web...

There was an old saying about walking into a breakfast spot and see Officers at the counter......Well..... we walked in and 3 officers were having breakfast so we knew we were in good hands! Old school spot for breakfast and just what we needed. Coffee was good and my son loved the mickey mouse pancake they made for him. Just be prepared as they are cash only....yep, old school

I don't understand all the 5 star reviews here....unless their was a fill in cook on our day. 2 stars because the waitress was very nice, otherwise, the worst breakfast we ever had. * Menu says homefries, but we were actually served under cooked hash browns...even after we asked to have them well done...and zero taste. * my omelet had almost no cheese and the peppers and onions were raw * Wife wanted pecan pancakes, but they didn't have pecans. * Daughters choc. chip pancakes were good Choc. chip, banana, strawberry pancakes Regular order of pancakes Omelet w/ onion, pepper, cheddar cheese Water, coffee and milk $43.00 PLUS tip!!!! Worst breakfast wife and I ever had and it cost us $50 w/tip

What an awesome place to find in Newport. If you'd like you can probably find a fancy joint where they throw a grape on a plate and call it brunch, but this is way more my style. This morning I enjoyed a Texan omelette, toasted bagel with a pair of pancakes on the side. The entire staff professional and friendly. I couldn't have asked for a better breakfast this morning.

Sorry to say that we had a very mediocre experience. We had high hopes because the items on the menu sounded great and the reviews are generally good. Maybe we went on a bad day but they were sorely understaffed. There was one waitress for the entire place and it took 20 minutes for her to take our order. There were two or so people working in the kitchen area. Everything we ordered was very undercooked. Grilled muffin was soggy, like it had not been baked long enough before grilling. Home fries were still raw potatoes that were crunchy inside. Omelette had raw onions and mushrooms inside. Corned beef hash was soggy, like a stew. Crab cake Benedict had soggy crabcakes (if you even call it that) and they were tiny. One of the poached eggs had burst so there was no yoke left. The hollandaise was gelatinous. The food we ordered took a full hour from when we sat down, so we were starving. Then I really did not feel good after, and I suspect undercooked food as the problem.

The five star experiences must be for white people only! If you're not, everyone here - kitchen staff and patrons - will stare at you, hard, from the moment you enter until the moment you leave. Only the hostess didn't, and she was so friendly and helpful, even though she was super overworked. My food, which is of a kind that is normally served hot, arrived lukewarm, even though there were only 4 groups in the place at the time.

Recommended by the hotel front desk at Newport bay club and hotel as a place where all go for breakfast. Service was okay, burnt raisins toasts, and still served to customers. Made a mistake to take recommendation from the hotel's front desk, go to Corner cafe instead as we passed by afterwards, they were packed and the menu price cheaper and probably they would never serve burned toasts.

I'm giving them a good 3 because the food was accurate and the menu had variety between breakfast and lunch but was really confusing price wise for some things and the waitress wasn't much help ordering. It's also cash only which I can respect, but $75 or more for a 5 person breakfast was rough... The waitress did point out the ATM in the restaurant though. It was a bit pricey for what you get omelette wise compared to my go to places in town. It's on a road up from the main Newport road and it would be tough to park even though we walked it. Positives- Food good, clean, crowd ok. Negatives- Off the beaten path, parking not good, and pricing was up there... I would not recommend taking a family with kids there without a wad of cash in hand, but the yoga class of women next to us seemed to be enjoying their "Eggs Benedict's" and chit-chat...

Great cozy breakfast spot away from the tourist attractions with large portions of food. Hostess and waiters treated everyone with respect, regardless of ethnicity and from where they were visiting . The owner took a moment to chat with us and was super friendly. Food was cooked to order and was well worth the extra minutes. They spaced the timing of seating pretty well. My experience was pretty Meh. Corn beef hash looked and tasted like it was from a can. Home fries were a bit mushy. Waitress forgot my juice. They don't take credit cards. Fox News was playing on the TV. We won't be back.

This might be the best breakfast I have ever had!! This place is a classic mom and pop American eatery, friendly seat yourself place with open kitchen, very clean and huge selection of breakfast items, great fresh squeezed orange juice and coffee, the service can be a little off depending on how busy it can be, and can get very busy depending on the time Of year. Pancakes, eggs, French toast, omelettes, bacon sausage, on and on, and very delicious and fairly quick service and will be back over and over, right now in the front of all places in Newport when it comes to breakfast for me! Kid friendly which is always a plus!!

Here for Jazz fest, Franklin Spa was a fantastic little nook with humble exterior. I got the deconstructed lox bagel special and the grapefruit palm smoothie, both of which hit the spot. Service was fast and polite, even with a full restaurant and folks waiting outside. I'll probably be back tomorrow.

O.M.G. - this place is absolutely a must go to when at Newport. I came here on a recommendation from a friend. Honestly, worth every second of the wait and for us luckily it was just a short one (half hour). We got the blueberry stuffed French toast from the specials, their açaí bowl and the waitresses recommendation was the Portuguese breakfast sandwich (holy cow). The sandwich must of been the best pick considering the chef is also Portuguese:). Must go to!! Cash only

"Great food and R&B Music" The name of the restaurant doesn't make sense. It's definitely not a spa, but they do serve a tasty gourmet breakfast. Some of the specials include items such as crab, lobster, salmon, and pulled pork to name a few. The look of the diner needs some major updating. But the food tastes like it came from an upscale restaurant. I had a special eggs benedict. Bolo bread topped with pulled pork, poached eggs and hollandaise sauce served with crispy homefries. I also had a side of delicious corned beef hash. As we were enjoying our breakfast, we were also listening to classic R&B music. Such as Barry White, Luther, and Teddy Pendergrass.

We discovered the Franklin spa on our last trip to Newport back in 2019. We have been coming here every trip since then. The place is very cozy and the atmosphere is very friendly. They have a very creative menu with lots of options. We really enjoyed their breakfast choices. I really like their Portuguese Benedict. The blueberry stuffed French toast is also very good and filling.

Im being a bit generous with 3 stars since I cannot give 2.5 stars. The food was just ok, our server may have been having a rough morning..or maybe related to the owner. Customer service should be top notch if your food is just ok at least. Home fries were ok, eggs were..decent. A few other dishes we ordered were nothing to brag about. For breakfast I think most people that visit might me long time local customers or never really had a real breakfast. As a tourist, I don't think we would be coming back here for our next stay in Newport.

All of these folks whining that this restaurant doesn't have ambiance, doesn't reply to emails or is too old school, what were you expecting from an old school (yes it's genuine, not just made for movie) old school and local. Want breakfast? You'll get lots of it. Want ambiance? Plenty there. It's just not gonna be the glitz you're looking for. Glitz for breakfast?
