Food 10/10 Service 10/10 Ambiance- Clean. You're not going for the esthetic...you're going for the food down home breakfast. This place is always consistent. The only thing they need to work on is their sweet tea. They're fried and grill pork chops, chicken wings, cheese eggs, hasbrowns and French toast are EVERYTHING. If your grandma can cook well...just imagine if your grandma's cooking and Waffle House had a baby, it would be called Frank's Grill

Action seats on a Saturday morning! Got to sit at the bar and watch the staff handle order after order. We ordered everything that we could think of because we didn't want to miss out on a good bite! Chicken and waffles, biscuits, eggs, bacon....and hashbrowns from the huge mound on the flattop that are perfectly cooked. Every bite had us going back for more despite full bellies . The staff was super friendly and checked in often despite the busy restaurant. While we didn't try the WHOLE menu like we would have wanted, we will definitely be back to try the breakfast tacos, French toast, and omelettes that looked amazing while being cooked!

I've actually done UberEats from this place many times for my wife that works down the street, and she always has great things to say about their food. So, down the road the other day and decided to come try their lunch menu. As soon as I saw chicken & waffles, you know I had to give them a try. The waffle was pretty amazing which is what my wife usually says about it, and the chicken wings looked great and had a good taste, but they were VERY chewy and i had to literally pull on the "meat" to eat them. I figured it was just a rush day for them so I didn't say anything and just ate my lunch, but literally an hour later, my stomach was in knots! I'll give them a pass because my wife loves their breakfast, but they should really make sure stuff is actually cooked before getting it out of the kitchen.

Was truly disappointed in the quality of the food! Went to have breakfast on Monday 1/2/23 and the my southern breakfast was terrible! Pork chops had no flavor and were hard, asked for cheese on my hash browns which they forgot so when taken back they just slapped a cold piece of cheese on it! I usually go to the HWY6 location which doesn't disappoint! Do better...this place is crowded and service was horrible too! Being understaffed is not an excuse when there were two able bodies by the cash register to help out!

A small, hole-in-the-wall, diner-grill. Blunt, classic diner service- heed the warnings posted about cell phone usage while ordering, split-ticket weekend policy, and 8% takeout service fee charged on online to-go orders. Quick cooks and fast table service during crowded times. Perfectly cooked hashbrowns and spinach & mushroom omelette. Huge pancakes. Worth stopping by for a home-cooked breakfast if you are in the area.

Upon seeing this place you wouldn't think the best breakfast is behind those doors; but it's as if grandma is behind the spatula tossing up the goods. This place seriously takes me back to old country breakfast huge portions and well balanced, price is great for portion sizes and food is amazing and homey. Service is impeccable I always had everything I need and they are always willing to bring more with no hesitation. Truly a gem.

This place is always packed and that's for a good reason. This place is the best place to have breakfast in the city hands down. Frank's specialty is Diner Food and they do it better than anyone else. I ordered the French Toast, 2 Eggs, 2 Bacon and the Hashbrowns. If you are craving comfort food, Frank's is a must go. Insider Tip order the Hashbrowns extra crispy.

Came here on an early Sunday morning. There wasn't a wait. The booths we sat in however, was super tight and gave no breathing room. I assure you, I'm always on a diet, but I don't have a huge stomach! It took awhile before someone came to greet us and take our drink order. I ordered the South of the Border Skillet minus chorizo--good and no complaints. Typical neighborhood breakfast/diner joint. A place to consider when you're lazy or not in the mood to cook. Nothing really wowed me. The service was average. Booths could use more space.

I like their chicken fried chicken it is really good the white gravy it so good their fries are great they give u a whole lot. Their children strips are also good it comes with fries also u can get white gravy with it if u want some. Their hamburgers are also good my son says their BLT is really good and is really big. My husband says that their chicken saladS are great. The servers are really nice and helpful.

We try to go to this "hole in the wall" diner every weekend. It is a small place with BIG food. The service is always good and the food is delicious whether you're ordering breakfast or lunch or dinner. The cooks work in unison like a well played ballet. The staff is very friendly and accommodating. If you have not experienced Frank's it's worth the trip.

It's been awhile that I have been here. Things have gone down hill. Cheese was not melted in my eggs. Has browns were not cooked. Steak was over cooked and chewy. The pancake itself was decent but the strawberry purée on top was old and bitter. Biscuits had the consistency of a dinner row instead of a biscuit. I should have taken a picture of the food that was left.

Been coming here for years. Always have the breakfast. Never fails to satisfy that hunger. Infact will leave you very full. I highly recommend this place to those who have not tried. Very very good.

Guilty! I admit I can't follow my dietary regimen. I jumped out of my shell and came here to enjoy these high caloric high carb high fat brunch. Partially, I want to thank #YelpCashBack for bringing me here. I also crave the giant feeling. I ordered an order of 3 thick and juicy bacons on top of giant waffle. Of course, I need that cup of black coffee. Getting here was no problem. I just back track my way as I go home on the detours. GPS lies anyway. This homey feeling with folks coming from nearby offices, it makes want to stay longer. But I have to leave. This location opens for breakfast and lunch only. It closes at 3:30 pm daily. Customers and staff are nicer than most places. Well, tummy happy I guess. Chaching! Here comes my #YelpCashBack message at the end. **31st review of 2017**

The burritos were heavy on the potatoes, the grits were a little too sweet for my liking. But the biscuits were fresh and fluffy and wonderful. The service was really friendly and knowledgeable.

This place is good but not great as some may suggest. I've been here a few times and each time the experience level has gone down. Understand the foods good (or I was just REALLY hungry) and worth the try. This past visit I tried the "Southern fried fish & eggs". Nothing to cry home about. Actually I was kinda disappointed that I had to hot sauce. I shouldn't HAVE to add it. The biscuits were soft and fluffy which is a signature thing of Frank's. Again after gone a number of times it's nothing to cry home about. But go for the experience, and give it a try.

When you think of those diners where the wait staff knows your name the moment you walk in the first place that pops up in my head is Frank's. Come hungry because the portions are huge and the food is delicious. I would say they are known mainly for their wonderful service and the huge amounts of deliciousness that they serve you. They have several locations but this one is by far my favorite. If you're reading this and looking for a place to try for breakfast - this is it.

I ordered delivery this morning due to an injury. I got the CFS, eggs over medium, well done hashbrowns and a biscuit. It was perfect! They followed the extra instructions and although I had to heat it up a little-expected- it was really good. I'll definately eat in when able. Thank you!

Frank's is pretty much a staple in the Houston breakfast scene nowadays. Frank's is the classic old fashion, great bang for your buck, home cooking establishment. Just expect bland food! Negatives: Parking lot lighting is non-existent. Isn't a problem for me, but I can see how others may find this as a big problem. It's literally pitch black at 6am. Neutral: Food is bland as hell. Positives: Great portion size, good service and cozy home-style feeling. I went with the veggie omelet, hash browns, and biscuits on my visit today on my way to work. The 3 egg veggie omelet was made with diced onion, bell pepper and tomatoes.(Comes with cheese but I cant eat that) It was good, but had to be self seasoned by me cause it was bland as hell. The hash browns and biscuits were equally as bland. Overall: Frank's a good breakfast spot that I'm sure to continue to visit based on the value of the meal you receive. It's just if you're looking a nice seasoned breakfast, be prepared to either bring your own or be let down.

Well let's start with this I did not want to like this place after seeing my friend Mike M. Gave them a glowing five star review and he's usually pretty spot on and doesn't write very many five star's. My first attempt was a couple months ago when walking in I first went to the restroom it was absolutely disgusting and so was the dining room we just left. Today was my second attempt after speaking with Mike I decided I would give it another try I went in like last time I went to the restroom first it was much better than before however there is still a bathroom for improvement. Upon going into the dining room was asked to see wherever we like well that wasn't really possible because a few of the tables were very dirty however we found a clean one and sat down a waitress got our drink order and gave us their menus very quickly that was appreciated. I ordered the chicken fried chicken with waffles on the menu it said that the waffle would have powdered sugar chocolate whipped cream and a cherry. When my plates arrived they waffle only had butter on it along with a handful of extra butters if you would need it but I wouldn't know why. The waffle one star without a doubt. Chicken fried chicken absolutely no flavor not the worst I've ever had but I would never want to try it again. Maybe this place has a few good items or maybe it's a pens on what staff please cooking on that day I don't know but it for restaurant all should be on the same page and have consistency. I was only able to finish about 20% of my plate then paid my bill and even left a tip only because I couldn't say the service was horrible. Oh yes and I wasn't full I left hungry so I could go eat elsewhere.

I came here for lunch a couple of weeks ago for the first time based on Yelp reviews of some of my friends. After parking in their lot, I walked in around 12:30 and was immediately immersed into good sights and great smells. The restaurant was very busy at the time and I could see what looked liked very good food on the diners tables. The food consisted of both breakfast and lunch foods as Frank's serves breakfast all day. Waffles, eggs, bacon, pork chops, chicken fried steak, vegetables, etc. it was all there. Also, I could see their grill and it was loaded with cooking food making that yummy sizzling sound and it all smelled sooo good! Already, I was happy and I hadn't even sat down yet. The One of the waitresses said to sit wherever I chose so I grabbed a booth near one of the windows. Another waitress brought me the menu and took my drink order. I only eat breakfast foods at breakfast so they were out of the question for lunch. While they have sandwiches and burgers for lunch what caught my eye were the hot plate lunches. I saw several that I wanted but decided on the small (8 oz.) hamburger steak with two sides of mashed potatoes and gravy and green beans. They also offer a 16 oz. version. I chose this meal because my waitress said it was very popular. The food came out in less than 10 minutes. The hamburger steak had diced onions on it and I was given a big bowl of brown gravy to use as I pleased along with some wheat toast. The hamburger steak was bursting with flavor. Those onions added to this very enjoyable piece of meat. It was one of the better hamburger steaks I have had in a long time. The mashed potatoes had skin included and with the gravy were very good along with the green beans flavored with bacon. I even put some of that gravy on the toast. I thoroughly enjoyed this meal and I believe the cost for the entree was $8.95. Also my table service was excellent as I was checked on several times during the meal. This meal was a 5. My second visit today was again for lunch. Today, the restaurant was not quite as busy and I decided to sit at a table near the grill. I ordered the grilled chicken breast with mashed potatoes and gravy again and fried okra along with the wheat toast again for $10.95. Again, the food was ready in less than 10 minutes. I noticed that the chicken breast was boneless and flattened. It was very good and had nice flavor. The mashed potatoes and gravy were just as good as my first visit and the fried okra were like Lay's Potato Chips...you just can't eat one! Again my table service was very attentive. I rated this meal a 4. In my opinion the food here is between 4-5. Solid in every way. If you come here you will get a very good meal. They know how to cook diner food here and do it well. Prices are very reasonable with most meals under $11 and breakfast much lower. My only wish would be that they offer more sides as options. On both of my visits, mashed potatoes seemed to be a daily standard but I wish they offered more vegetables. I know they would taste good! Also, I was impressed with the table service here. Very caring and attentive. It for these reasons I give this restaurant a 5. Open 7 days a week for breakfast and lunch they close at 3 p.m. P.S. 8/17. I tried their burger combo where you get 10% off the total. With tax it was $9.94 without tip. The 1/2 lb. burger is a big patty on a large dressed bun and they grilled the onions as requested. It was very filling and I liked the patty seasoning as it was cooked medium well. The fries are standard frozen out of the bag. I give the meal a 3.5. Next time I might just go with the burger alone as the fries were uninspiring. My table service was again very good and the restaurant was clean including the bathroom.

Native oak Forrest houstonian here lol I have been craving franks chicken and waffles for a few weeks now (went to Austin/had some horrible pecan crusted chicken and waffles at the hideaway restaurant that made me sick for a week) ordered the chicken and waffles via door dash today and OMG ... amazing! Kudos to door dash as well! The food arrived still hot :)

I ordered a Egg white Spinach omelet 2 turkey sausages 1 pancake The total for this order was $14.74 The sausages were really thin and burnt The omelet had mushrooms, red bell peppers, etc( she did not ask if I wanted everything on it, because I just wanted spinach and eggs whites) there customer service is horrible too. Good luck eating here. Absolutely A RIp OFF. I this type of economy you are just short changing people.

I was actually very impressed by breakfast at Frank's. I had some relatives leaving town early in the morning and this was one of the only places open. Our food was delicious and the service was great. Everyone got something different and no one was disappointed. The portions are huge! Especially for the price. The highlights of our meal were the bacon and the biscuits, but the omelettes, french toast, and waffles were also good. The inside is small and no frills, but it is clean. The staff is very friendly and attentive. This is a great local joint if you're looking for a fast and home cooked breakfast.

We came here for a late breakfast on a Sunday morning. We won't be returning. The seating system is a little wonky. Just stand at the door and hope a table opens up? Ok. Our waitress seemed a little frazzled and busy once we sat down, but she was efficient enough at taking our order and getting us coffee and water. Our food came out quick - with one huge flaw - my husband's hash browns had a giant, thick hair sticking out of them. We called the waitress over. She didn't apologize. She just said she'd have them remake them. Meanwhile, still sitting on my husbands plate with the rest of his food. Whatever, we're hungry. He scraped it off, and she returned with another plate to squeeze onto our tiny table. She didn't take the hairy hash when she hurried away. We finish our meal (which wasn't terrible) and when I checked out - I told the cashier. Her only response was: "Oh, ok." No mention of trying to take it off the bill or even an apology.

Diner feel through and through. This place feels like a diner from the outside ambience, to the inside interior, to the service and the condiments. My friend had two eggs, bacon and two pancakes. They were cooked fine but nothing really stuck our. The syrup could definitely be improved. Even hot honey would have been better than the syrup served. I had the chorizo skillet with egg whites and no sour cream. I thought it was delicious! Made pretty well with the exception that there could have been more chorizo. Other than it was good blend of flavors and cooked well. Bottom line...this is a diner 100%! The ambience could be upgraded a bit and still feel like a diner. The skillet chorizo is the best! Ask if you can get more chorizo for a better experience :)

I've came a couple time to Franks for breakfast, but today I decided to come for lunch and I was not disappointed. I ordered the grill chicken breast lunch which comes with two side and two biscuits. I ordered salad and charro beans. All my food was very good and fresh. The food took about 6-8 minutes to be ready, ang my server brought my salad right away. Very please with the quality of the food for the price and service. The atmosphere of this place is very diner-like. Great for lunch or breakfast.

Okay, first of all, the inside of this place looks like it hasn't changed in the last 40 years or so. If that bothers you, don't come here. This is not the place to eat for ambience. I ate here for breakfast, and the food was really good. It's basic food fare here, nothing exotic. If you want three different kinds of sustainable, mountain-grown coffee, don't come here. If you want the latest, hot trending food items, don't come here either. If you want eggs, potatoes, meat, and pancakes, drop on in. The portions are good-sized, the food is tasty, and the coffee is good. I had a sausage and cheese omelette, and they have real cheddar cheese, although they offer the nasty American "cheese" alternative as well. I added avocado, and there was a substantial amount on top; so much so that my business associate made a comment about it. The hash browns were tasty, and the biscuits, although more like bread, were homemade, and delicious. I will definitely come back here, and would recommend this place for anyone looking for a good, traditional breakfast. Hipsters will probably be disappointed, but you were forewarned.

Great place for a diner-style breakfast. The portions are huge and food is good. Not a place to go if you're looking for healthy options though. Everything is cooked in butter, and lots of it. The pork chops are juicy and seasoned well. Waffles and pancakes are good too. Be warned--it's easy to over order, thinking you need more food when you really don't. Most of the plates can be easily shared.
