Gables Columbus Center

I lived in Gables Columbus Center for 7 years. The building itself is beautiful and the location is ideal. Some of the staff are helpful and friendly. However, my experiences with the constant rent increases, staff turnover, ongoing elevator maintenance issues,, and moving out have been less than ideal. Please be aware they will nickel and dime you so that you will see none of your deposit returned. For example, I was charged $200 to paint over an accent wall in my bedroom that was provided to me as part of my move-in special. At the time, the building only had 18% occupancy. I was also told not to worry about painting any walls the day before my move out. I tried to contest this charge as I could have easily painted the wall myself upon my move out; it was denied. It was disappointing that this was my experience as a tenant who had lived in the building for the past 7 years.

Living in the heart of the Gables is special, but we are grateful to also be in a building that is well-maintained by a terrific staff. Customer service is not Miami’s strong suit but Jessica, David and Luis are excellent and always responsive. The building in general has a very calm, quiet vibe and residents are equally nice.

Dog Vomit and urine are routinely deposited in the common areas for hours (see photo - January 2026). Inside your unit, you will experience extraordinary loud noise disturbances from neighbors due to cheap building materials. If you like living as if there’s a bowling alley and elephant stampede above you, move here! (say goodbye to sleeping in late on weekends). It is, frankly, impossible to enjoy a normal life in this building. They built it using cheap materials and third-world engineering standards as noises reverberate across units in all direction. With the building’s constant issues (debris, malfunctioning elevators, defective alarms etc) it is not clear what exactly the on-site managers do all day. Tenants joke with each other about when their leases end and describe the building as a cardboard box echo chamber. It is an unmitigated disaster that smart renters will avoid.

My husband and I love living at the Gables Columbus Center. The building is beautiful and our apartment is just right for the the two of us. We find the staff to be very friendly, courteous and helpful. In addition to all of the above, the convenience of being within walking to all the great restaurants in downtown Coral Gables is a bonus. If I had to say anything negative it would be that unfortunately many of the amenities advertised are not offered at the current time because of the strict CDC guidelines and Covid-19. Hopefully, and before the Holidays, the building will go into a phase 3 and once again offer its residents the services it offered pre-Covid.

I live at Gables Columbus Center and my experience has been excellent. David, Jessica, are always incredibly kind and attentive, making sure everything runs smoothly and that residents feel taken care of. Their professionalism and warmth truly make a difference in daily life here. Thank you guys!

Absolutely beautiful place in the heart of Coral Gables! The property is extremely clean and impeccably maintained. I had such a smooth and pleasant experience with the leasing office—especially Jessica and Kasey. They were incredibly helpful, answered all my questions, and made the entire process effortless. I truly highly recommend this building for anyone looking for a great place to live. Also, a big shoutout to Luis, the service technician—he’s very responsive and was able to assist me with several things in my apartment quickly and efficiently. Top-notch team and top-notch living experience!

It’s disappointing to experience rudeness from employees, such as slamming the door in my face and ignoring me upon entry. Additionally, staff disregarding my pronouns feels unprofessional. As a tenant at Gables Columbus Center, paying for rent and amenities including expected customer service, I anticipated a proper greeting. I regret signing the lease and won’t renew.

The location and the walkability of the location as well! by far one of the cleanest and well kept places that made leasing here so easy! talking to ppl who lived in the building they seemed very happy as well! the apartment has luxurious features that others places that did not have! they went completely above and beyond when i moved in and continue to follow up and see how my move in is going! I 100p would recommend them!

I am updating my review now that I have moved out of Gables Columbus apartments. It really is a shame when you see these large apartment complex only see you for your money and how much they can nickel and dime you. Imagine paying $5,800 per month and when it comes time for your refrigerator filter to be replaced (every 6 months) they make up some $60 charge that they never charged you for previously. They also kept a "cleaning fee" despite us cleaning the entire apartment. I have lived in 4 different apartment building over the country and never in my life have been charged a cleaning fee-- I HOPE you clean ALL apartments after a guest moves out after 3 years and not just ones you charge a $250 cleaning fee. That should all be included in your turnover for the next resident. I really question how the management has changed as our experience moving in with Annie and Monica is not our experience as we approached the end of our lease. The gym has not been stocked with water for the past 2 years and the parking garages have had multiple police reports filed due to stolen items (you can verify this online). One of our neighbors constantly smoked marijuana and every time we would be on the balcony with our daughter we would have to go back inside. If you live in apartment 1210 beware that the neighbors above you must have no rugs and love to drag their furniture at all hours of the night until around 12am almost every day. Something I have never experienced in all my years apartment living. Overall, a very poor experience and bad taste left from Gables Columbus. Beware of the move out process and month to month rates that are not guaranteed and can change monthly. I have another friend/prior tenant also being told it would be around $7000 to move out. Crazy! I would recommend checking out true luxury living at The Reserve or Life Time. See photos of apartment with "excessive cleaning fee" I'm sure they just charge every resident...

This review is just based on the look of the place from the outside. I was nearby visiting the Giralda Plaza in Coral Gables and went for a walk. I appreciated the nice tidy plaza area, with the nice n relaxing fountain. Once I was home I read about it, and it belongs to this apartment complex.

Overall, we lived there for three years. The Initial management team at that time was reasonable and ran the place neatly. Unfortunately, the last year left a lot to be desired. The soundproofing vertically is abysmal - our new neighbors for the last year sounded like they were having a daily furniture dragging contest. This is fantastic when you have a newborn that is constantly woken up by this. Despite several complaints, nothing ever changed. We eventually gave up since we knew we would move at some point. The balcony is nice, if you can enjoy it. We had neighbors that perpetually smoked marijuana three to four times daily - again, an issue if you have a kid. It would render the balcony nearly unusable. The apartment itself was solid. The cleaning crew, David at the front desk, and Luis the maintenance guy were the unsung MVPs... After three years, we were house hunting and had to go to month to month. This is where they tried to bloodlet you - our month to month rate shot up from $3587 to $5,800 for a 2/2 (!). The beautiful thing is that it would keep going up over that - a game they play is that they force you to give them a 60 day notice despite going month to month .... If you break that, they'll charge you roughly $9,000 ... We absolutely lucked out and scored a house in a brutal market in the nick of time , but they were ready to rip Us up financially. As a parting gift, they will nickel and dime you on your security deposit. We mounted a TV and deep cleaned before leaving - they charged us $500 out of the $1000 for that - surreal. Overall, there are likely much better options for the money. Make sure you know your exit strategy before signing a lease since they will hemorrhage you as a parting gift . Good riddance.

Excellent moving process! Great leasing manager! Loving it so far beautiful place very quiet and peaceful environment! Great amenities pool gym All Class! Looking forward to many great days in Coral Gables! Lot's of restaurants, book stores ad boutiques around! Close to Miracle Mile yet very quiet street ! Large covered balcony patio!

The Gables Columbus Center is an outstanding apartment building. The architectural design of the building is not only attractive and harmonious with its surroundings, but it also creates a delightful living space for the residents. The details of the construction of each apartment were carefully executed and finished, and the infrastructure is excellent. The location and proximity to downtown Coral Gables, and the views from the apartments themselves, could hardly be better. We have now lived in the building for 3 months. We moved here from a 1924 house that we loved just over a mile away and could not be happier with the choice of our new home. The staff have been wonderful. Annie Figueroa worked with us with great patience and understanding as we searched for just the right apartment, and could not have been more helpful and responsive in answering our many questions. The concierge and maintenance staff are also excellent.

Gables Columbus Center is unlike any apartment building I have visited in Coral Gables. It is situated in a perfectly central location and offers luxurious amenities. In fact, walking around Gables Columbus Center made me feel like I was in upscale hotel, as it is decorated and arranged with very tasteful attention to detail. The building is impeccably maintained and offers very valuable features such as a 24-hour concierge, an infinity pool, and a 24-hour gym with high end equipment (including Peloton!). In keeping with this five-star feel is Gables Columbus Center's leasing office personnel, including Monica Pereira, who assisted me. Although I had not scheduled an appointment, Monica immediately offered a warm welcome and was extremely accommodating and helpful. Her attention truly made a difference in my visit and in my decision. And as if it could not get better, the building is dog friendly!

I've been living here for about a month and can say that it's been enjoyable. The building is quiet, clean, has nice amenities, and is within walking distance of shopping, restaurants, etc. What stood out the most however was the stellar moving in experience provided by Monica and the team at Gables Columbus. I was completing my internship on the west coast and sent my parents to apartment hunt for me as I could not take time away. Monica and the team were gracious, welcoming, and accommodating to both my family and I. Even after signing the lease Monica checked in on me and responded kindly to my many phone calls and questions. I haven't had a better move in. If you get a chance to check the building out make sure to link up with Monica and the team at Gables Columbus for a first rate experience from tour to moving in.

Awesome place to live. It feels like you are living in a 5 star resort. Brand new apartments with superb amenities. The staff is is extremely kind and helpful. Definitely one of the best places to live in Coral Gables!
