Gables Republic Square

Living at Gables Republic Square has been an incredible experience, and the standout feature for me has been the amazing concierge team. Ryan, Colin, and Lodisha consistently go above and beyond to ensure residents feel welcomed and cared for — their professionalism and genuine kindness have made this place feel like home. The leasing office has always been helpful and easy to work with too. If I weren’t relocating from Austin, I would absolutely continue living here. Definitely the best place to live in downtown Austin by far.

I lived at the Gables Republic Square for a year and I cannot recommend this building strongly enough. The location is fantastic, the neighborhood is great and the building itself is spectacular. If I was staying in town, I'd have been happy to live there forever. What really makes life in the building a first-rate experience is the way the team at Gables treats their residents. Morgan Walton (leasing) and Ryan Hansen (resident services) go above and beyond to take care of the people moving to, living in and moving out of the building. If there is anything a resident ever needs help with, the Gables team jumps all over it no matter how challenging the request. A lot of the buildings in downtown Austin all feel the same with similar styles, furnishings, square footage, amenities, etc. People like Morgan and Ryan are what really make the Gables stand above the rest. If i could give the Gables Republic Square six stars out of five, I would!

I've lived here for 3+ years with my girlfriend and there's a reason we don't have plans to leave. The concierge staff has taken AMAZING care of us. We think of Ryan, Colin and Lodisha and the rest of the concierge staff as friends and family. We know our needs will always be taken care of with kindness and professionalism. Also.... you just can't beat this location, these amenities, and the neighbors we live with. 10/10 from us!

I have been living at Gables Republic Square for 3 years and absolutely love it here. The beautiful amenities, cleanliness and friendliness of the staff are unmatched by any other property downtown. One of my favorite features of this property is the attentiveness of the 24hrs concierge and management team. Ryan Hanson, Collin and Lodisha make it such a pleasure to call this place home!

We have been here for over a year and have loved living in this building. They are attentive to the building and have monthly events to foster some building community. But far and above, the people have been the best part of living here. Ryan, Lodihsa and Collin of the concierge team are incredibly helpful and are the reason this place has felt like home. They quickly became friends and always provided a positive moment in my day.

I had the opportunity to tour here today with Kelly. The property is amazing offering amazing views of Austin with beautiful finishes and amenities. They have a hot tub pool and a swimming pool. 5 star building for sure, definitely recommend this building if you’re looking to live in downtown Austin.

We have loved living at Gables Republic Square! I really enjoyed the design upgrades in the apartment like the built-in Bluetooth speakers and the cute checkered tile in the bathroom, but the concierge team is really what makes the building special! It's always a treat to see Ryan, Lodisha & Collin at the front desk as I go throughout my day and they are SO helpful anything comes up!

Absolutely Loved living at Gables, amazing staff from Leasing all the way to maintenance & reception. Every single worker there made a point of growing a relation with each of the residents making the community within the building come to life, If I ever move back to Texas, there is no question where I'd go! Not to mention you cant beat the location!

Been here since Aug 2021, there were two viable locations which were both Gables properties. I really liked the brick, NY, and old, but posh style. Autumn and her staff let my dog Muffins run around, and ensure that my dog gets many pets and scratches. Maintenance requests are usually finished within 1-2 Business days. The 24th-floor gym and outdoor pool are my favorite amenities, they need to let dogs up to the 24th floor though. Multiple constructions are going on and you can hear them from the 19th floor. It's not so bad during the day because of the mixed noises in the city. You will need a white noise generator, run the fan, or earplugs once a month or so at night when they decide to work outside of noise ordinance hours.

Beautiful and clean property!! Excellent service! The management team always wants to make sure you have everything you need.

Disappointed with this building. Construction - so much construction at all hours of the night and morning - even on weekends. When they finish in the middle of the night - they then take an hour break and start up by 6:30 -7am every day again including weekends. I moved here from out of state and did not tour the building/unit myself. I did speak to the leasing office several times and no one mentioned to me that they were building a high rise literally right outside my apartment. I'm incredibly disappointed that this was not disclosed to me. Leasing/management was not able to offer me any sort of reprieve. They offered to move me to another apartment (paying full price) or I would have to pay multiple fees including multiple months of rent and I'm liable for the apartment until they find a new resident - so basically it's not an option. So if you are considering moving here, please make sure to tour the apartment yourself to ensure you are not on the side of construction unless you are someone who can sleep through it. I will say that I love the Concierge team here. The team is always willing to help or provide guidance. Everyone who lives in the building is also very nice. The amenity floor is lovely and the rooftop pool is beautiful. I would NOT recommend moving to this building but I'm glad that Concierge and the residents make it bearable despite not being able to sleep.

I moved here in March and have seen great things and not-so-great things of the building. This is a new building and I took a risk of moving into a building that didn't have any review. Hope this helps for those who consider moving in. Pros Concierge staffs are amazing : They are amazing! They go above and beyond to make sure that you feel your voice is heard. Amenities are awesome : The best rooftop ever! It is better than any other rooftop bar in the city. It is fortunate/unfortunate that this is resident only because the rule keeps the rooftop nice and quiet. New building : It has upside but also downside as well. Cons (My) Apartment has defects : I am the first person living in this apartment and found out that my bathroom has defects. It has been more than 7 months since I moved in and nothing has done to fix it. The defect causes water leak and the management tried to fix it by applying some temporary remedy instead of fixing entire problem. That didn't work unfortunately and I am the one who has to follow up with management all the time because they don't follow up. It makes me feel they just don't care. Gym is really small : The gym doesn't have a smith machine nor barbells. There is no enough space to do mat exercise. I had to get a gym membership to get proper workout done. Management does not enforce COVID guideline at the gym : Another reason I stop using the gym at the building. The management allows people to take their mask off when they are on the machine which is less than 6 ft apart. (Gyms in Austin require people to wear mask all the time even when they work out.) Some ignorant residents even come to the gym without mask and do not maintain 6ft social distancing. I can hear my neighbor above me : It is not too bad but my neighbor upstairs has a dog and it barks all the time. (even 4 am in the morning) I can hear the dog barking. Are you thinking about moving in? Think about this. Construction : My apartment is facing congress and the construction site used to pour concrete 2am in the morning and it is really loud. Also, the light used by the construction site was directly facing the building so I had hard time sleeping. (The apartment comes with sheer blinds not the black out ones.) The management sends an email when the concrete pour happens but can't do anything further for resident. Fortunately, The construction of the one I am facing is done but I know another construction is going on right next to the building so just want to share my experience. Noise : There are bars and open air concert venue where my unit is facing. Pre-Covid, those places blasted music till 3am in the morning. The concert venue used to have Wednesday night show and opened till late at night. Past couple of months, it was really quiet. As of October 2020, the concert venue is not open but some bars are and the noise level is catching back up. If you are a light sleeper, you may want to consider this. Overall, I am questioning myself if I am getting most of what I am paying.

The amenity floor opened in June, and the facilities are stunning. The sunsets from the pool area are *chefs kiss*. Usage is being heavily moderated due to the pandemic, which is a good thing. The concierge team continues to be A+.

I lived here when I first relocated to Austin, and had an amazing experience living here ! The unit is finished beautifully, and I never heard any of my neighbors. The location is also in a prime location! Bars, dinning, and lady bird lake all within walking distance.

Great location, beautiful clean new building, fantastic people focused on providing great service. It's the best building in the most vibrant city in the country. And it's adjacent to the best hotel in the city. We've rented in NYC and LA and have never experience this level of service...we just feel "at home" here.

Best welcoming and service Ive had in my 10 years in high rises. Always open honest and go the extra mile for accomedations. They do their best to make sure you can call your place home.
