Do NOT live here, especially in building 6229. The foundation is not level and all of our walls have cracks in them that they have painted over upon move in (pic attached - you can tell). There’s so many issues we deal with just from the foundation issues, least of all being our doors cannot close because of the crookedness of the frames. Our windows cannot close because of the foundation being unlevel, so there is mold growing and ants/other bugs crawling in whenever they want. (pic attached) You’ll be smelling other people’s burnt cooking 24/7, they will never take your trash on time (a service you are forced to pay for), the exit only gate on Love Dr is broken for months. They’ve also towed my car and I had to pay $400 for having my registration expired, which if you’re like every other Texan, you know that your car registration is the least of your worries when it comes to ticketing. PLEASE heed my warning y’all, it’s so not worth the $$. Taylor in the office is nice, but y’all know - they’re only nice until you’ve signed the lease. The office is nice at face value but will ignore your issues and pleads no matter how much grace and Southern kindness you show them. Will edit if my issue gets solved, but not expecting it to. It’s so unfortunate.

I stayed at Grand Venetian for 3 years before moving out of state, and I would never recommend this place to anyone. When we first moved in, we had a terrible experience. We booked the apartment online and had already set up our electricity connection before arriving. After driving 12 hours with a toddler, the leasing office refused to give us the keys because the electricity document didn’t show a start date. When we contacted the power company, they confirmed everything was correct and that the service would begin the next day. Despite that, the leasing staff refused to cooperate until we involved the power company representative directly. Thankfully, that person was kind enough to talk to the leasing officer and get it resolved. He even gave all da employment details! Such a kind hearted guy he was!! But it was an exhausting and unnecessary ordeal. The management constantly added new rules and charging unreasonable fines for small things. Parking fees are high compared to nearby apartments, and cars without registration are towed. A guest cannot enter 6 times to the community if they are your close relative. Their car will not get registered. They will decided what to keep and what not to in the patio. And they will impose fines saying violated the rules. The property looks nice from the outside, but maintenance is poor. The large swimming pool is rarely clean, and the apartments have serious cockroach problems. When we moved out, they even charged us for pest control — even though the issue existed the entire time we lived there. If they charge tenants for pest control, they should at least ensure the next residents move into a clean, pest-free home. Overall, management is extremely money-minded and not tenant-friendly. There are much better options nearby for the same or lower rent.

To start with good about grand Venetian community. Community is really good and it is near to all the shopping areas and maintenance is good. Now about the bad things: I had a very bad experience with the grand Venetian leasing team while discussing about the charges they put in while vacating after 2 years of stay with a proper maintenance of the apartment. Since they had my deposit of $1200 while move in, while vacating the apartment, they charged me $708 overall and $400 alone for carpet change even though carpet was pretty much in good condition. When I asked about the charges, one person (do not want to mention the name) in the leasing team mentioned that it is good for you as they didn’t charge whole replacement charges and they charged only prorated charges. I was not convinced with her statement and they were reluctant to meet face to face. She asked me to send an email with concerns and same person responded after one week of follow up,saying they do not want to remove charges. I recommend this community but please make sure you are not going to deposit so much like me as it will cost you more money while leaving. I felt intentionally they are charging more if we have more deposit. Best of luck!!

Scheduled an appointment for viewing an apartment and receiving multiple text messages confirming apartments availability starting Nov 1st. Once I reached there, I was informed that nothing is available before Nov 10th. If you don't have apartments available, then please don't send text messages. I also noticed that the leasing agent sitting on another desk was talking rudely with another guy saying, "See I have told you several times that I cannot hold an apartment like that" and the tone was really bad.

From the start, she has been incredibly helpful, professional, and attentive. Valeria made the leasing process seamless and stress-free. She answered all of my questions with patience and clarity, and she always followed up in a timely manner. Her warm personality and strong communication skills really stood out, and it’s clear she takes pride in her work. It’s been a pleasure interacting with her, and I truly feel that Valeria is a fantastic addition to the Grand Venetian team. Made this review and then it got reported and deleted… Honestly disgusted. On Monday (Labor day 2025) someone threw up in the gym AND in the men’s bathroom sink. My husband, being way nicer than management, actually cleaned the vomit off the gym floor so people didn’t have to step over it. We called Tuesday and spoke to Cindy (assistant manager) and she said it would be taken care of. Well… it’s now Thursday and the puke in the bathroom sink is STILL there. I called again today (3 days after), and only after I said I was leaving a bad review did Cindy call back saying they “just had the male manager go clean it.” Three days later. That’s not an excuse. They could’ve easily closed the gym for 15 minutes, put an “out of order” sign on the bathroom, or had literally anyone from maintenance/cleaning staff handle it. Instead, they just ignored it. Leaving vomit sitting around for days in a space people are supposed to work out in is gross and completely unacceptable. If this is how they treat something this obvious, I can’t imagine how nasty the rest of the gym really is.

I didn’t realize rudeness was part of the job description here. The staff act like they personally own the place — which, judging by how little they care, might actually explain a lot. The roach problem deserves its own zip code, and “maintenance” is apparently just code for “we’ll ignore you.” On the rare miracle they do show up, they replace your broken stuff with something even older and more useless. Honestly, this place should win an award for most creative ways to disappoint tenants.

Crawling with cockroaches and you’ll never get rid of them. They had pest control come,I treated the apartment and they bombed it. Guess what!!! ROACHES SURVIVED. At least 50 were walking around. They are invincible these breeds. Management retaliated at the end of my lease because I wasn’t staying in their roach infested community. People walk around none stop with kids in the parking lot all day. Then stare you down when you almost hit them. Go to a park!!!! This community was by far the worst trashiest place I’ve ever stayed. I wouldn’t live here if rent was free. Water would come in from outside and soak the rugs as we lived on a first floor. Just brought a fan in left it for days and I had to return it. Happened every time it poured. Was destroying the inside of the trim and wall. Neighborhood is the unfriendliest I’ve ever encountered. Stare you down constantly. The cabinets could not be used due to infestation. Everything is so old. crap sprayed with perfume. Pool is full of men constantly never felt comfortable. Fees up the butt. You pay about 15 hidden fees all labeled utilities and end up paying hundreds more a month. See attachment. I had to reach out to corporate to help. No help from the office staff. Anything is better than here. No one stays longer than a year except the crowd that all live here. Families. You see them walk to different buildings. They all know each other. I suspect the food that they cook attracts these bugs. Stay away!

I am a resident of Grand Venetian and recently had an absolutely unacceptable experience with guest parking. A friend of mine parked in the designated public parking area, and within an hour, their car was towed. Residents are apparently expected to have guests register their vehicles -- but the registration website they provide is a joke: confusing, poorly designed, and anything but user-friendly. This is clearly a failure of management, showing complete disregard for both residents and their guests. To make matters worse, the towing company they use is an outright scam. We were charged $325 for less than two hours, for a tow just a couple of miles away -- and still had to wait three hours to retrieve the car. This is daylight robbery, plain and simple. As if that wasn't enough, the apartments themselves are infested with roaches, and now residents are forced to deal with ridiculous parking scams on top of poor living conditions. Trust me, I'm counting the days until my lease is up. I would not recommend Grand Venetian to anyone.

Unethical practices! When it comes to parking, the people at the office only told us that we need to add our car to the car Residence Portal. My car got towed due to the lack of communication, now I have to spend a couple hundred dollars when all I did was listen to them. People at the office left out crucial information. When I went to talk to one of the girls at the office she said "there's nothing I can do".

Beware of the unethical practices of this apartment complex. They have poor communication to trick you into paying more money. If you register your car here make sure you get all the details from the leasing office. My car was registered through them and my car was still towed. The only response they gave us was "sorry, we can't help you, you have to pay the towing company." Very unethical when every box was checked. Please be aware that management is horrible and unethical and their communication with residents is poor.

I became a resident at Grand Venetian at Las Colinas on 2/28/20 & signed a lease sight unseen, because the model apartment they showed me was beautiful, DESPITE reading the very detailed reviews from so many others. I was promised I wouldn't have the same horrific experiences as those other reviewers. Why didn't I trust my community of fellow reviewers? I've asked myself this EVERYDAY for the past 3 weeks! I noticed the front door looking like crap, before I moved in. But was sure they'd make it over before my move-in. I WAS WRONG & gullible. ROACHES GALORE! Moving day, several baby roaches in the kitchen sink. I thought this was normal for an empty apartment, I'm not a roachologist! They sent Maintenance over & as soon as he opened the dishwasher, more roaches! I was mortified! He poured lye down all drains & dishwasher. He said it'd "kill them all". Pest control came 2 days later, full treatment, the next morning I awoke @ 5am with a roach crawling up my neck, as if to say "hey! What are you doing in my bed? I thought it was my imagination until I woke up an hour later to discover the mangled, dead roach I'd thrown across the room, on my pink sweater. I went to the office & said I couldn't live there until the roaches were gone! I was called later that day & told to come by the office & pick up a key to move into the on-site, exec suite apartment. I've been living in the suite my entire residency. They bombed the apartment, but the roaches are resilient in this community. After the bombing they sent a cleaner over to "clean". Thank God I have cameras. While at work, I received a notification & witnessed horrendous acts of their "cleaners". She arrived with a mop, a man who had a broom and a bucket full of sprays and cleaning supplies. She did not remove one thing from the bucket (which should've been used for mopping right)!?? The guy swept ahead of her as she (get this) stuck her disgusting mop straight into my sink and dripping wet, all over my counter, took the mop into the living room to wet the floor with the water running the whole 3 minutes she was there to "clean". She then wet the mop one more time, while she stood in front of the bathroom mirror and played with her hair, then pulled her leggings up properly. This "cleaner" preceded to take the mop out the sink once again dripping and began mopping. When she stopped in front of the bedroom door, she began flipping something off of the panel wood floor in a flinging motion toward the bedroom carpet. I had no idea what she was doing, as I couldn't see the floor on camera (wait for it though)... she mopped all of one minute and just like that descended downstairs and out the door. When I went into the apartment the next day I realized she'd flicked a dead roach out of her mopping path straight onto my brand new fresh laid carpet in the bedroom. Disgusting! I filled out the pre-existing conditions for the disgusting tile floor in the downstairs entrance that I was told "they will not do anything about it". The panel wood flooring upstairs is scratched throughout. The stairs at the entrance are disgusting and, although I don't wear shoes indoors, I have to wear them on the sticky, dirty stairs. Under the bathroom counter are unknown dirty marks, my daughter says "mommy I think that comes from roaches". The garage smells like bowel, I can only speculate, but being how nasty the previous tenants may have been, my belief is they had a dog living in and pooping in the garage. I've been dealing solely with the roach infestation and hadn't even had the chance to address anything else. Unfortunately for me, I moved from a very nice apartment community in Euless to be in Las Colinas and a mile from my job. I never would've expected to be living like this in the very upscale town of Las Colinas & instead my quality of life has diminished. Today I came over to check the apartment, as the pest control guy who came 2 days ago & said he didn't see any activity, roach in the bathroom. Sigh, when I received a call from the office today they are asking me if I want to get out of my lease and find another place to live. It's sad it's come to this, rather than using quality pest control services and actually preparing an apartment for a new move-in, they just throw it together knowing there's a HISTORY of a ROACH INFESTATION PROBLEM (READ THE OTHER REVIEWS ABD BELIEVE IT, DON'T FALL FOR THE MODEL APARTMENT AND FRIENDLY STAFF)!RENTER BEWARE!!!!!!!!! A maintenance or pest control guy came into the apartment when I was not present & urinated, sloppily splashing it on my lid cover. BTW: I have to be out of the temporary suite, because they need it for someone else on the first!

We made a mistake, and now we are regretting it. Where should we start, and where will it end? Nothing is good about this apartment. First, you'll have to go through the hassle of filling out applications, paying administrative fees, and providing documents. You'll have to call repeatedly, but the management won't be of much help. After that, you'll have to pay a whopping $1200 for a security deposit, even if your credit score is 800+. When you try to talk to their manager, she is either in a meeting or unavailable. There is no parking, and if there is, it's always full. You'll have to park your car on MacArthur main road or at some restaurant. Every task faces weeks of delays. There are a hundred more issues. And all of this is before even stepping into the apartment. Just imagine what it will be like once we move in. What kind of situation are we getting ourselves into? My mistake is that I didn't pay attention to the reviews, and now I'm regretting it.

Grand Venetian is a quiet, family friendly apartment community. Office personnel are always pleasant and helpful. My wife and I live in a 1/1 and are happy with the space. The design is spot on too with the built-in book shelves and computer desk. There are unavoidable charges tacked on to the monthly rent, one of them being $21/month for trash valet. Having been used to taking out my own trash, the idea was foreign to me. I've come to like it, though. My only gripe is with the parking situation. Covered parking and garages are reserved and cost $25/month for a covered spot. Garages are $75 or $100 - I'm not too sure. There are also unmarked spaces which are free. These latter are limited in number relative to the amount of residents/vehicles in the community. Generally speaking, if you're not home by 21:00 at the very latest, you're out of luck on finding parking. In a way, residents are forced to get some form of covered parking.

Raven in the leasing office is very rude. We went to lease an apartment there and she was not at all interested in giving information about different floor plans and availability. On top of that she said you are asking too many questions. We Dropped the idea of leasing apartment there just because of her rude behavior. Floor plans were not that good. Not Much of natural Light in the rooms.

I believe the management is unethical and does not think twice before arm twisting and forcing you to shell out money on any pretext both during your stay and when you move out. This is my story - I recently moved out of Grand Venetian after 2.5 years and received a hefty bill for carpet "replacement". The management told me they had installed a new carpet when I moved in 2.5 years ago. I also got the carpet shampooed by the apartment management itself every year. We even thoroughly shampooed the carpet when we moved out and it is was clean except for a single spot measuring around 1 inch in length. This should be considered normal wear and tear by any standards ! Despite this, I have been communicated by Grand Venetian to shell out pro rata charges for carpet "replacement" considering the life of the carpet is just 5 years ! The management team will not listen and also threatened with contacting collection agencies to recover the money !! Please beware of numerous unethical practices before you even think of renting here !!

So if management would ask you that this is review but neighboring property then they are lying. Actually i have lived here older then this management is. When i initially move d here at that time it was under lincoln propery and they were good at managing this property. staff were super friendly at that time. but now it's under new management called morguard which are worst then worst. It's so miserable to live under them. firs of all, they never come to fix maintenance request on time. under lincoln management they used to fix within a day or max 2 days. but with this morguard they take some where around week. and also sometimes they close your request without even letting you know why. Second, they say they are gated community but gate is 24 hour open since last year and they never cared to fix it. funny thing is that exit gate is close but not entry gate. third, at the time of fall they don't clean leaves apartment complex until fall is over. so if you are moving here then get ready to have leave all around property. forth, Parking here sucks, until and unless you have garage or pay for shaded parking, forget about finding parking after 8pm. and many time when i raised thing issue to management at that time they said ask your guys to park at near Starbucks and walk. Fifth, if you have any major issue then they would never let you talk to their manager. all they will say is she is not here or just email her. which takes 2 week for her to reply. sixth, we have seen snakes many times around property. management doesn't care for this. they don't even care to put extra lighting around property so people would see it when they walk around property at night. seventh. management are not helpful at all. and every month i see new face at management office. i don't know why. So if you are still planning to move at this community then best of luck.

If it was possible, I would rate this negative stars. Grand Venetian management is very unfriendly very unwilling to help and overall rude to woman. When I signed my lease, management was rude since I'm a college student and it seemed like they were judging my twin brother and myself. It disgusts me that they take advantage of so many of these renters with their false advertising of the "new" apartments that have cockroaches and silverfish all over. I wouldn't recommend this place to my worse enemy. The pool is never cleaned the amenities have no but up to par of what they said they are. It honestly so wrong of them to put such false advertising about there apartments. The apartment is falling apart not from us but do to poor maintenance on their end. They have still yet to fix my bathroom after the winter storm exploded the pipes in the upstairs unit. And I guarantee I will somehow get fined for it. Lastly if you rent a car spot..don't. I pay $40 a month and they could care less if someone just uses your spot. I've called the office and the tow company and it's just an endless loop. DO NOT RENT AT THIS PLACE. I REPEAT DO NOT RENT. Management clean up your act it's sickening. So rude to my sister asking a simple question. Last thing. Security is a joke here. The gates to the complex are supposed to open and close per car. They have been open 24/7 the whole time I've lived there. I've never written a review before but it should say something if I had to download this app to write this. Don't do it. Find somewhere where the management cares.

Bait and switch, Feby in the office showed us a unit that we liked told us to apply asap to lock in the price. Logged on their website within 2 hours to apply and the unit was no longer available. There is some behind the scenes shady business going on at this place. Way more to my terrible experience with this complex. To much to put in this review. Bottom line beware if they lie before you even move in just imagine the lies and bad business you have to deal with if you sign a lease there.

I just moved here, and was scared after seeing some negative stuff online about this place, but let me assure you, this place is great! There were two big concerns I had about this place that I read about online: slow internet and parking. - This apartment complex had Time Warner cable installed last year as a another option (I forget what the original one was that everyone hated so much). I signed up for Time Warner, and while it took forever to finally get installed, it's fine - plenty fast and works great. No issues at all. I also notice a bunch of people have dish service, and I'm not a fan of the ugly dish hanging off your deck, but whatever. - Parking: They said parking was a pain and I can definitely see that. But, for just a little more per month, you can get a reserved covered spot. Or, like I do, you can pay a little more and get a garage. Most garage spaces have a car-length spot in front of them, so if someone comes over, they can always park there. I don't know anyone here yet so it's not like I have visitors so to me parking is not a deal-breaker. --- You get a lot for your money. Believe me, I looked all around this area, and when I first saw this place, it immediately blew me away. The design of the units, the fact that it was a gated community, had a really nice gym and a cool pool area (beach volleyball??!) - all of this impressed me. The apartments themselves have some character - they aren't your cookie-cutter boxed in units. There's some angles to the rooms - some curved archways, built-in shelves. Stuff like that. Now, the quality of my plumbing hardware and kitchen cabinets are very low-key apartment stuff, but, you can also pay extra for a top-notch apartment. One thing I liked is that you are allowed to PAINT your walls! As long as you prime them before you move out, they let you do that! I paint all the time - or at least I used to - so I'm psyched to do some accent-walls in my place. Cool!!! - I've had a few issues that needed to be looked at / repaired, and they have been awesome at responding to and working on them. Nothing major. I saw some complaints online but let me tell you, they take care of you here. - The people working in the office have always been nice and helpful. I was a bit upset about a few things upon moving in: if you get a unit with a fireplace, note that it takes up a TON of wall space. Also, the B3 unit has the more space in it - as opposed to the B2 which is slightly smaller. - A couple small drawbacks are that the main gate off Love Drive is almost always broken / open. What's the point of a gated community when it's always open!? Also, there's a small police station across the street and hearing the cops/ambulance take off every once in a while is annoying. But, my last place back in Massachusetts was far worse. - So far I like it here. They do little community events from time to time and they're nice. The grounds are nice. They always sign for your packages, so you never have to worry about anything getting delivered. The gym is nice. The pool is great. The place has character and is in a great spot in Las Colinas. Good stuff!!!

Me and my wife lived in Grand Venetian apartments for 9 months and we love it here. Ours was a 3rd(top) floor 830 sq ft 1 Br place with a patio. Pros: 1. Spacious, clean and comfy apartment with lots of natural light! 2. The community is good mix of all races, not just desis (btw, we are indians) 3. Has probably the best swimming pool, gym, lawns, parking etc. Staff are friendly, community event co-ordinators Candy and Paul are good people 4. No bugs, roaches!! BIG plus 5. It's at least $150 costlier than other apartment complexes in the area but we feel that it is worth it! Cons: 1. When we moved out of the place, they kept my $150 deposit as cleaning fee + charged me another $115 for damages to kitchen counter top....which by the pictures they sent me... looked more like a 2-3 inch yellow rust stain mark removable by a strong spirit....I think it was heartless of them 2. Our electricity bill was $250 in dec and $180 in Jan (usually it is $75)....outragious...and we didn't get any help at all from the office/maintenance guys to find out if something is wrong with the heating system 3. We were told that the rent would be $1000 including everything...but we realized after signing the lease that with other add-ons it came out to be $40-50 more each month. It was okay, but we would have liked if someone has mentioned this fact.

I went to an apartment locator and they recommend Grand Ventian. I saw them online but decided not to visit since they had a 2.2 review on google at that time. The leasing agent told me they had such poor review because clients were leaving reviews under their name for a different apartment complex. Did a tour and loved the views and place. There were many issues, door handle came off the fridge, microwaves are cracked, bottom of the fridge fell off which made the fridge not close. They said they'd order a new part for the bottom of the fridge but to try really closing it and see if that worked... Um I was closing it with a chair proped against it for long time which is why I called but didn't really phase maintenance. Speaking of maintenance they've entered my apartment while without calling me on serval occasions. Once while I was in the shower I realized I was not the only on there and saw someone shut the door (which was locked) as I entered my living, no note, no nothing. I also looked online and there was a ticket under my account that they entered my apartment instead of another, again no note at all and they didn't notify me online either I had to look for it. Windows were so hard to open, I physically could not open them, said they'd fix it because I told them when I moved in, nothing ever happened. Said trash was going to be $21 but they kept adding an additional $8 every month as a trash fee. They are supposed to give you an alarm code but never gave me that, remote for the gate didn't work when they gave it to me. Said when I moved in that they were going to get a water pressure machine to get all the stains off the concrete, never saw that happen. My car got broken into, everything was tossed everywhere, didn't have anything for them to steal thankfully but I remember waking up in the morning and seeing some of my neighbors trunks open. Which is how they left mine when they broke into it. They have a gate but they only close the exiting side not the entrance which kinda defeats the purpose. If you look on the nextdoor app you can see residence talks about people breaking into their car every other month. Parking.. bad is an understatement, I was told they were working on it and might do stickers to help with the problem but that was the summer of 2017, nothing ever happened. Can't find a spot after about 7pm especially on a week day, I had to move my work schedule to get parking at night. Unfortunately it was not worth the hassle of dealing with the leasing office as well. I should have listened to the reviews and I regret it. There was a new manager back in October 2016 when I rented and there's a different manager today. There's always a new face in the leasing office because they can't retain their staff. This hurts clients because there isn't proper training and I've had a leasing agent give me false information regarding being prorated. Now they ended up prorating me at the price they promised but it took me a month to hear back from the property manager. I sent her and email twice, stopped by the office 3 occasions, all different days and times. Then they have the nerve to call me one day after I visit the office and ask me if I want to renew my lease when I gave my notice a month ago. They don't keep very good records and if they do they certainly don't check them before contacting clients. Told me to call them in February to pay my balance but when an apartment complex I'm renting at calls them they say I have an outstanding balance like it's just been sitting there and I didn't take care of it. They populated a fee the day the representative called then mailed it to me. I'm sorry if it's my fee shouldn't you call me or email me and tell me instead of reading it to some else and just putting a bill in a mail box after the discussion. This is how they conduct business and they have no problem with it. Don't say you weren't warned!

Great community. Pros: 1. Good layout. 2. great swimming pool, gym etc. 3. Great maintenance support 4. You can keep your trash bag just outside your main door. There is a pickup almost 6 days a week. 5. Kroger, Target, Walmart, Sams Club etc are within 5 minute driving radius. Cons: 1. Very expensive. 2. The recent leasing office staff is not very helpful and sometimes rude. 3. I have heard many complaints on their sheer overcharging for small scratches on cook top / walls / doors when moving out. All in all, one of the best options to stay if you have to live in this area. Be prepared to fork out extra cash because this place knows its value and will charge for it.

Oh, what difference a year makes. I am currently very unhappy with Grand Venetian at Las Colinas. Last year, the rent increase was $37.00, which was manageable. It is expected that in any apartment you rent, the rent will increase every year. However, this year the rent increase is $118.00! I am beyond flabbergasted and disgusted by this ridiculous increase. What excuse did the leasing office use to justify this rent increase, you ask? "Market." That is bullshit. I find it very hard to believe that in just the span of a year, the rent increase went up 300%. I have lived in several apartments in the last ten years and never have I seen a rent increase this high or even close to it. This is just straight up a shady and greedy practice by the property owners, Morguard. Also, the parking situation still sucks. You are practically forced to pay for a guaranteed parking space ($25.00 for a covered space / $75.00 for a detached garage / $100.00 for a full garage). If you are one of those people that work odd hours or just go out at night for dinner, good luck finding a spot after 10:00 p.m. You'll most likely have to park in Starbucks across the street. The trash valet charge of $21.00 (plus some other $8.00 fee I have no fucking idea for what exactly) is forced on you. This service (yeah, if I can really call it that) is only provided five days a week. They do not come on Fridays and Saturdays which are obviously the heaviest days for trash, so what does that mean? An overfilled and very stinky dumpster. Morguard supposedly wants to improve the aesthetic of the outside but do nothing about the fact that the trash overflows and stinks like dead fish over the weekend. Remember, this trash valet is forced on you for $21.00 a month and they don't even have the decency to come 7 days a week. Oh, and some days they don't pick up your trash at all but that's another paragraph. The only reason I am giving Grand Venetian two stars is for the area and the community itself. It is a safe area with all your favorite grocery stores and restaurants within walking distance or a short driving distance. The community is quiet. I like that I could take a nap in the middle of the day without worrying about our neighbors playing loud music or working on their motorcycle.

Grand Venetian is the absolutely worst apartments I have ever experienced, and there is nothing luxurious about it, inside or out. The most unsettling thing about living here is the office staff and management. They are unprofessional, rude and do not follow up on any requests or issues inside the apartment or outside. When calling the office nobody ever answers and if they do, I have only encountered unpleasant and unhelpful associates. I had to go to a manager to make any traction for an Ant infestation. It took Tanya over 2 weeks to follow up. I had to email and call daily to resolve my issue. I will make sure all my family, friends and acquaintances stay away from Grand Venetian. We cannot wait until our lease it up to move out and reside in a much more pleasant and happy place.

I am a current resident of GV. However, we are not renewing our lease. There are a few good things about this complex. The CARES team is great. Great events. The society has beautiful dog walking grounds. Now the negatives. Our apartment has had roaches ever since we moved in. Two pesticide sessions later, still no difference. I am fed up of this. The maintenance takes a while to respond to your calls. This is annoying. Sometimes I have to wait 3-4 days. Parking is a BIG problem. We ended up buying the garage. That was $100 extra per month.

The only good thing about this is the CARES TEAM. and it ends there. They have proven to be the worst at handling or addressing customers / residents. I tried to make a payment for rent on June 1st 2017, and i did not get the confirmation email. so i called the leasing office (the same day), I don't know who had answered the call, but she told me that it could be a system issue and it should be good and i have nothing to worry. She told me clearly that she can see the payment. I went back today that is the 5th of June to ask them why my confirmation email was not sent and the money also has not been deducted. everybody in the office bluntly refused to see that i even tried to make the payment and charged me of an extra 85$ Fee for late payment. The manager (Ms Cindy Ross) is extremely rude and i never had anyone speak to me the way she did . She outright denied that the staff even told me anything about the payment being made. I asked her to check the calls and she bluntly told that she wont do that and we will go by what ever the staff says (who was not there at that point). They had no right to blame a sincere resident and accuse them of lying by behaving this way. As your residents we deserve some respect and the least you could do is address our concerns with some honesty. If i dint want to make the rent payment i would not have even called. I have the Proof of calls to grand Venetian and i even showed it to her. She still bluntly tells me " i cant do anything you have to pay the fine". This is very unfair and this is cheating. This is not the first time she Spoke this way with me. she has left me with a lot of mental stress and emotional disturbance. The manager called me 10 minutes later and ,she tells me that she can see that i tried to log in but she doesn't see that i tried to make a payment.I asked for a soft PDF copy or image of the transactions that she saw in my account, and she refused to even give me that. She Refused to hear no more from me and decided just that she and her team are right. and told me that i have to make the fee payment no matter what and hung up on my face. It looks like all they want is to just try and pull as much money out of the residents as possible. And this is cheating. I have had many of my friends come here and tried to get them on to the lease. I have even extended my lease last year thinking that this was a good place to be. looks like i have made a huge mistake.

To summarize: 1. Unresponsive staff - do not respond to calls AT ALL. 2. Pest infestation - roaches, bugs, ants 3. Poor security - the gate is open most of the times, many break-ins. We had one in the very next building until lady knocked at our door while she was running away from the burglars and shouting for help. 4. Poor insulation/poor appliances - exorbitant electricity bills only in this community prove it. 5. Few open parking spots - You will have to keep looking for a parking spot for at least 30 mins to find one after 7.00 PM which indirectly forces you to pay for a reserved parking spot. 6. No monitored parking - Somebody made scratches on my car in carport (PAID, RESERVED) and the management said they couldn't do anything - not even send a notice. 7. The community is not well-lit - They don't switch on the lights at the entrance of all buildings even after letting them know. The lights seems to be show-pieces till a break-in happens. 8. They charge unnecessarily - They took $100 from us for cleaning and then even charged us for a bath-tub not cleaned. There was no mention of this earlier. We just got $24 of the entire deposit back, there were unrealistic charges [We stayed just for 8 months - no wall hangings, no stickers, no big furniture, cleaned regularly and did pest control at our own expense]. 9. Unclean swimming pool. 10. Maintenance requests delayed - No one comes in for maintenance without multiple follow-ups. 11. Maintenance guys show up without notice - No maintenance request, but yet maintenance guys and office personnel entered my apartment without notice. On one occasion, I was home when the community manager (probably) entered my apartment with the extra key that they have and said that she thought this was a vacant apartment. That was scary. We also had a terrible move-in experience and the apartment we moved in had roaches in the apartment, we were offered a very poor alternate apartment, the staff was also extremely rude then. Overall, the WORST apartment community to live in.

This is a follow up after all the frustration .... There are n number of reasons why I hated this place. First of all , the management sucks, no one knows how to handle the residents, get a etiquette class guys, seriously. I lived here for almost 2 and a half years , I did go through a break in in between.. You know what the management said when we wanted to move out, we couldn't terminate and move without the termination fee, I should have got these guys to lawsuit, my bad. Despite of all this mess, I continued my lease again and went through all sorts of maintenance problems( refrigerator totally stopped working and didn't replace it for two days, water leakage in the closet but we were charged with the fee for that, stove didn't work for so many days). The reason that we wanted to move to this place was because of the pool but no sort of maintenance lately, so dirty and filthy. Anyways I did move out now and happy I did it. I wouldn't recommend this crap to anyone whatsoever... I want to give a zero , but there's no option ...

Worst management I've ever witnessed. The leasing office makes an abundance of mistakes on rent, water, parking, etc. I've consistently had to come to correct them on errors. Not to mention every time you come in they are fixing other residents issues. They don't value the tenants and I could not be happier to leave this place!

If I could give this place a minus 10 stars, I would. Our apartment was burglarized and the management honestly doesn't seem to care! I called security that night and he didn't care enough to even come, he told me to call the police. I also know someone who had his apartment broken into in the middle of the day while he was home. They took a crow bar to the front door locks and entered in the front door. In the year we have lived here our experience has gotten progressively worse. The kitchen sink leaked onto the family room carpet. (The plumbing was not attached right so all the gross, dirty garbage disposal water waste was going straight onto the carpet). They would not replace the carpet. We have an ongoing issues with crickets. I literally killed/picked up 70 live or dead crickets one morning. It is an ongoing situation. We have no kitchen water pressure. You can hear the neighbors above you talk, walk etc. The rise room outside is next to our garage. They have a leak in there. One worker told me it was antifreeze leaking and the management doesn't seem to care (according to him). It smells like vomit and consequently the odor comes into my garage and apartment. In the summer, the pool water is filthy. The garbage cans around the pool are overflowing. I have a dog and pick up his waste. I think I must be the only one in the complex who does because there is dog $@&# everywhere. My advice is to run away from this place as fast as you can! Tatiana, the manager, is the worst. She has zero customer service skills.

On February 25th I had the opportunity to meet Brian Hicks the new property manager. I felt that he's concerned about the many issues residents that live here have. I realize that some issues aren't resolved overnight, however the prior manager faced most of the same issues and they weren't resolved in the seven months I've resided here. So while Brian appears to be a personable man, I'd like to see what is truly accomplished in a three month time frame and review his accomplishments then. I wish him well as dealing with so many people and concerns isn't an easy job.

Do you like living in an unsafe environment? Do you want your apartment broken into and your valuable stuff stolen? Do you want to deal with landlords that don't care about your well being, your safety, or your money? Then the Grand Venetian is for you!! Where a gated community means they have gates that are normally broken and open. And on the rare occasion they are closed, your opener won't work and you are stuck trying to remember the code that at least 437,832 people living in the DFW area know because it is never changed Where starting in the early summer and lasting for months you can share your apartment with crickets. And we're talking 100's if not 1000's of crickets Where you stop by the office to report a broken garage door but are told to wait because the manager is in the office eating her lunch and the other rep that you're talking to can't help you because she is heading out to lunch. What service!! But wait, if you raise your voice because they won't listen to you 10 minutes later they send a lease violation notice to you for....raising your voice. What compassion. Where your apartment gets robbed and the fine folks up front could care less and have no problem charging you to break your lease early. Do yourself a favor and run away from this place. There is so much better. Like living out of your car!! At least you won't have to share the back seat with a family of crickets.

Coming to the end of my time here at Grand Venetian. I can't say that I will miss here. The parking situation is the worst that I have seen at 5 different apartments since I moved to Irving in 1999. The management is peculiar about fixing something that is UGLY. They will explain to you that it is cosmetic your problem. So I didn't trust them from the beginning, so just make sure you still file a gripe and keep your documentation for future reference, if you don't want to experience how the definition of cosmetic changes from when you just arrived to when you are trying to get your lease money back. Someone should train staff members that how you treat someone is the most important part of customer relations. Just Yesterday was beating. An employee needed to correct me on something MINOR (and in front of the rest of the staff no less too), but this employee was hopped up, bitter and antagonistic. I let it go then, but in over a year they have never had to bring anything to my attention before, So I was a little surprised with the bad attitude. So be ready for the Dr Heckle and Mr Hyde treatment here.

Melissa Vrabel It was good meeting Brian, the new manager this evening. I have been living here for almost two years. I want to say that I do enjoy living at Grand Venetian, there are many good things. I enjoy the Cares gatherings and many things about our community. My main concerns is the dog messes that people don't clean up after their dog, and at times there is trash laying around that I don't like seeing. Another concern is by the trash compactor especially on Fridays through Sunday, it gets pretty messy there and is an eyesore over the weekends. We did talk about the drain being blocked, but you said that is being addressed as well as I think the litter on the ground should be taken care of when the porter starts in a couple of weeks. Another thing that I hope is addressed is the gates, we moved in here because it was suppose to be a gated community, but it seems like the entry gates are always opened anymore. I know that it will take time to address all the issues, but from what I have seen in the past month is that you are working hard at making this community better. Thank you for your hard work.

I've only lived here for about 6 months, and I hate it. The leasing office has TERRIBLE hours. If you work a regular 9-5 job, GOOD luck getting a package if its been left there by the mailman. You'd have to either swing by during lunch or hurry home in rush hour to make it before their ridiculous 6pm door closure. If there's still employees in the office a few minutes after 6? "Sorry, we're closed. Try again tomorrow." The maintenance staff is just as rude. More than once I've been home and they come in without knocking. I get letters at my door *frequently* saying they'll be in the next day (usually less than 24 hours later) to do some sort of inspection. I lived in my previous apartment for 2 years and never had so many "inspections" as I've had in the past 6 months here. Once I was notified they'd be in to check the air filters for the AC. They came in without knocking, quickly walked around the apartment going in every room and entered the laundry room (which has no air vents), and never removed or inspected any filters. Not sure what it is they are looking for. As mentioned before in other comments, the parking situation is terrible. They wasted too much space building detached garages that there is virtually no public parking. If I have friends over, I have them park in the parking lot down the street in front of Taco Diner, and then I swing by and pick them up. Incredibly inconvenient for friend/family get-togethers. The pool is their best feature, apart from the ugly orange-yellow structure that I used to drive by and wonder what the heck it was. Nitpicking now, with such a complex pool design, there is space to have put a hot tub in. Seems like most apartment complexes in Las Colinas have at least one hot tub. I was disappointed when I was told by the office staff that there was not one here. Overall, I would not recommend living here at all. I've noticed most positive reviews on this place are merely comparisons to how bad their old living situation was. Lesser of two evils? Las Colinas in general is an expensive place to live in, but there are other apartment complexes that will give you more bang for your buck, and more respect and privacy in your own apartment.

We lived here for 19 months in a 2/2 apartment. The apartment is good and neat. Security is always a concern. Heard multiple thefts in the apartment complex. As many mentioned, open parking is always an issue.. After my first lease, they offered only 7 month extension and increased the rent by $90. The third renewal they offered was for 6 months and increases the rent by $110. Since my 2/2 rent is higher than a 3/3 apartment, I decided to move out.. All the joy and satisfaction will go away once you receive the move out bill. They didn't find any stains or damages anywhere, but they charged me $254 for food odor..... i haven't heard anywhere a tenant being charged for food odor..to my surprise office staff explained me that this is common here.. Total move out bill they charged me was $530.

Review only about first impression. The first day we stopped by it was pouring rain and we were able to get in just fine through the back gate which was open. We sat down with a leasing agent who explained the process and community, it had everything that we were looking for but it wasn't as new as the first place we stopped at and the agent seemed bored or busy, not enthusiastic at all. We left and reviewed our options that night and ended up coming back the next day to physically look at the apartment. This next time we came back both gates were closed and every time we called into the office the phone ran off the hook and sent us to an automated system (even using the intercom at the gate), we finally snuck in after a tenant at the back gate. The second leasing agent was much more enthusiastic and helpful. She provided personal answers to questions regarding utilities and tips on how to choose providers. This apartment was more bang for the buck with the amenities we needed (pet friendly and attached garage) however, I hated that the stairs were on the exterior of the apartments and use a shared open hallway. The layout wasn't what we wanted and although there is a gate, its not very exclusive (we were able to sneak in twice).

Don't move to this place. It's expensive and outdated. I've been here for almost a year and once my contract is up I will be leaving. My floor mat has been stollen. No big deal just kids messing around. Now my truck was broken into. They don't keep any cameras around. This is not really a gated community. On the MacArthur side you can just walk around the gate to get Into the complex. Save yourself the headache and look for a better spot.

In all of the apartment communities I have lived in, this is probably the worst experience. Pros: -Community is mostly well kept. Main portions of property are nicely maintained. - Maintenance is very prompt & friendly. In passing, they have often asked about prior repairs to make sure things are working as they should. -Pool/gym are actually really nice for an apartment complex. -Quiet community. I never had any issues with loud neighbors at any time of the day. - No more Grande.. They moved to TWC (lesser of two evils) Cons: - If you have a dog, you will quickly notice that there are a lot of people that live here that are not fans. It would be nice if the complex would fence off a small area to let the dogs be dogs. Make sure and realize the difference in their "Pet Fee" and the standard "Pet Deposit". Any cleaning comes out of your portion, not the non-refundable portion. - Apartment interiors are kind of dated for what they charge for rent. Guess you pay for the location. - Twice I walked outside to a mess of needles in the grass and sidewalk. Took a while for someone to go clean it up. Hope no one stepped on them. - Bugs - I had my share of ant issues in my bedroom closet as well as roaches (or "waterbugs" as they put on the pest control paper). - Parking - BIG issue. Plan on either getting garage, or a covered spot. Unless you are home from 8pm - 8am, forget about open parking. I had to get a paid spot because more often than not, there was no where to park unless you parked illegally somewhere. I could never have people come visit in the evenings because there was never anywhere to park. - Fees - they aren't really "fair" in who they charge fees to. I left my trash out *one time* in the morning and that evening I came home to a $25 fine on my door. However for almost 6 months I came home almost daily to my two neighbors in my hallway constantly leaving trash out. And it was not any better with the tenets in their apartments *before* they moved in. A bag of cat litter AND/OR dog poop, or rotting garbage does not smell good in heat. One time I came home at lunch to 4 bags of trash outside one of their doors, and 3 in the other. On any other day it was 1-2 bags per door almost all day, every day. I had to stare at their garbage from Thurs-Sun when the valet trash people finally came back. Never once was either apartment charged a fine, but I know they are always walking around showing apartments, doing repairs, leaving papers on doors, etc so how come I was the only one who ever got a fine for one bag of trash? - I had some thing minimal like a $3 balance due from when I first moved in. They issued the balance due statement and gave me like 24 hours to pay it. I didn't want to write a check for $3 and asked if they can just put it on the upcoming rent. The employee I spoke with told me to "read my contract" and said I had to give them the $3 or I will have a $75 fine if it's late. When I asked them to show me what it was for, I had to sit there for like 20 minutes while they figured out what the charges were for. I got so annoyed I just wrote the check and left. - Staff is extremely unapproachable - when I first moved in, I was actually excited to live there. The property like I said is very nice. The very first time I had to go in the office I felt like I was inconveniencing the girl that was helping me. And it had been that way each time I went in. I loathed having to go into the office..I even had all my packages sent somewhere else so I could avoid it. In fact, the day I got the fine for trash I called them because I didn't think it was fair and I was never issued a warning. They had basically cut me off and told me to "read my contract." Well, I *did* read my contract and I was due a warning for the first offense so I had to fight them to drop the fee. They eventually did. On the day I was actually turning in my keys to move out, I walked in and there were two girls working in the front. One was one girl helping someone and the other was free. She made me wait for *40 minutes* so she could eat some cake, and then help everyone else before she helped me. At that point, the maintenance guys asked if they could help me because they saw me waiting for so long. - Move out - ended up charging me $269 for "carpet damages." When I requested the photos it was basically 2 off white spots, a dead June-bug, and standard traffic marks. Most traffic marks end up closest to the front door. They decided not to charge for those, but rather the light marks near the kitchen from the movers dolly. They could *vacuum* that. I showed several people the pictures and everyone asked me "where are the damages??" In short: look elsewhere.

Pros Prime location Great apartments, very good wall insulations. Nice shaded parking. Safe and secure they have cops patrolling the community at night. Online payment option is very convenient Cons When i moved in the community somewhere in august 2012 staff was really great and helpful Management Staff was changed and it is worst staff ever, they are rude, attitude problem, not at all reactive if you have some problem wait for months to get the resolution. Worst service ever!!! If they answer the call in the first go you are lucky. If office hours are till 6:00 they would close the doors by 5:30 they wont allow you to get in the office even to get your mails...happened with me twice. Not enough guest parking Definitely lots of pros over some cons but if you happened to interact with the management staff have zero expectations...even greetings with a smile on face is s a bit of high expectation. But i loved the apartment quality and location...

I'll give it 2 stars because the property grounds are well and I really like the floor plans but that's about it. The complex is super old and dated. Even with some of the updated units. They are VERY over priced for what you get and the parking situation is a nightmare unless you have a garage or reserved spot so you can kiss having company over goodbye. Security is also a concern because the gate is open 90% of the time. There are a ton of options in Las Colinas for around the same price or better and they are newer properties.

Don't believe any good reviews. This place routinely sucks. Run...don't walk...away from here. The ONLY saving grace this place has is its location, which the staff knows. So here's what sucks: if something breaks, best of luck getting maintenance to come help. And, management has NO clue what maintenance is doing. Maintenance can cancel service requests for whatever reason, and the only way you'll find out is if you complain. Bottom line, management knows it has a captive audience and does the very least imaginable to satisfy the tenants. Otherwise, its the laziest, most non caring management team I have ever been witness to. MORGUARD sucks, do NOT live on one of their properties. Oh, if you get a package, it will sit and sit and sit in their office, they won't make the slightest effort to reach out to tenants that they have a box, etc. Sorry, but that's ridiculous. DO NOT LIVE AT GRAND VENETIAN. IT IS HELL ON EARTH.

If you ask them for information or help with something they make you sit for 1 hour and tell you that they can't do anything . They totally waste your time and test your patience. Atleast one maintenance request is needed every month. The gym is never clean and smells, don't even get me started on how bad the laundry room smells . They never quote the right rents, each says different prices and availability of apts. i have had a bad experience! 1. for the same price range i will get a much more spacious apartment. 2. finding a parking spot after 8 pm is difficult .

Do not under any circumstances rent at this building. Where to start? First, the people in the management office are at best unhelpful and uncooperative, at worst almost openly antagonistic, rude and condescending. If you have a complaint or concern, you're not going to get anywhere with them. The open hallways in our building were constantly messy. We were oh, so fortunate to have valet trash pickup - yeah, give me a break. Our next door neighbors left their trash out AFTER pickup, ON WEEKENDS when there is no pickup, and often in open containers where animals could pick at them. Response: we're fining them, but there's nothing else we can do. The same neighbors - and there seemed to be at least six people in there at a time, rotating - were also heavy smokers, which meant that our apartment reeked of cigarette smoke constantly, causing respiratory problems for both my wife and I. The upstairs neighbors had kids who liked to jump and run late at night. I know that you make some compromises when you're living in a shared building, but this is ridiculous - and for a so-called luxury apartment. The grass was almost always over-irrigated, meaning that the trail to the community mailbox was often a muddy patch (and you could also see where tenants had tried to clean their shoes on the pavement). And speaking of mail, when the management office moved to winter hours, they would close at 5:30pm. If you have a job, as I did, where I sometimes didn't get home until 6, good luck in getting your mail. We once had to call security just to let us in to get a package we were expecting. What else? Very little parking, old appliances, shoddy painting - oh yes, the management will try to gouge you out of every little cent. Even if you spackle, they'll claim (operative word) that the holes weren't filled in well enough. They'll also nickel and dime you on every ding in the place. If you do have the misfortune to move in, be sure that you note every little flaw in the place, even if it runs to two or three pages. I've lived in many places over the years, and this has to rank as the worst. You pay Las Colinas prices, but you don't get Las Colinas quality. As I said, STAY AWAY AT ALL COUNTS.

This apartment has one of the worst management teams in place. They are scam artists who make you pay a ton when you leave. I just moved out of the apartment and they charged me for Carpet Replacement, Blinds Replacement, Microwave Replacement and Cabinet Painting! The apartments themselves are okay by DFW standards. Parking is a pain and expect to get ticketed as the other reviewers have posted. Stay away from this place if possible. There are plenty other better comparable places nearby.

Dnt move to this appt. big parking problem. After I get off from my work, I need to worried abt the parking spot. If I have to go outside for dinner or glossary ESP at night time I have to worried abt the parking. Such a mental torture. And the people at the desk they are helpless. Such a shame.

I lived in Grand Venetian for 21 months and following are my experience. - The apartment complex is neat and clean. - Apartments are very old and lots of maintenance required time to time. - Maintenance team is slow but good. They can do better if the management is not a problem for them. - Move-in was easy. - After my first lease they raised 10% which was 124$ for a two bedroom. - They offered me only 8 months lease renewal as they want to increase the rent accordingly. - Every other day there is some appliance issue as all are very old and they keep on fixing. The management encourage to take upgrades at a cost if you want better appliance. - Most toughest part was moveout. I gave proper notice and everything was fine. I cleaned the apartment and there was no issue with the carpet. Since the new tenant wanted new carpets they charges the carpet cost to me. Also they charged some of the costs which I was not responsible (though it was just 15$). Final amount they charged me was 1400$ (fourteen hundred). This is a harassment. My sincere advice if you are thinking of leasing an apartment at Grand Venetian At Las Colinas - Look for each and every scar in the apartment and report and record them. Take all pictures and report them as soon as possible. Else you might end up paying for some scratch or some nail or some hole. BEWARE - the leasing people are very smart in adding all these to thousands. This is my worst living experience in my whole life. -MR

Please don't think of taking up this apartment because of the recent 2 house burglary that happened within 20 days. Also kids and elders cycles are stolen during the day time. Unfortunately all this started after the new management took over Grand venetian. It is no longer safe to stay,

SERIOUS SECUITY PROBLEMS. They have no cameras or security at all and don't care if any of your belongings get stolen or broken into. My car was keyed and completed messed up and they have no camera in the parking lot to be able to see who did it. The gate is permantely open meaning anybody can just come in and do what they want to the residents. Grand venetian, the apartments are great but the security is a serious issue and the fact that you guys dont care about anything just make it worse... I think the only way you guys are going to change your ways is if something happens to one of yalls things such as getting your car broken into or hit and run... Then you guys are going to regret not having a camera system to see who did it. I recommend getting atleast a camera system in the parking lot to prevent this from happening and then maybe consider getting around the clock security to make sure nobody comes at night and messes with the residents vehicles or even their apartments. Is it really that hard to keep the gate shut? Please do something about the security otherwise a resident is going to get really upset and end up doing something to your vehicles and then you will maybe change your mind and invest in better security
