I lived in a Greco property (The Lorient) in Edina for 4.5 years and it was hands-down one of the most frustrating living experiences I’ve ever had — almost entirely because of how poorly managed it was. Greco Management proved time and again that they are either incompetent, indifferent, or both: -Snow removal? Neglected. More than once, I was literally trapped in the garage, unable to get to work, while my kids missed school. -Security? A joke. The storage room was left unsecured, leading to theft. Their “solution”? Locking tenants out of their own belongings for over a week. -Repairs? Slow, sloppy, and disruptive. It took months to fix basic Wi-Fi connectivity, six months for a fridge door replacement, and they left my kitchen torn up during the holidays for an endless backsplash repair. -Equipment? Constant failures - furnace, plumbing, electrical, light fixtures. You name it, it broke. -Noise? Absolutely brutal. During the pandemic, major construction directly below my unit started every morning at 6 am. I was working from home at the time and the noise made my apartment completely unlivable. My kids were routinely startled awake, and management ignored my complaints until I went to the City of Edina. Even then, the best I got was construction starting at 7 am instead of 6 - hardly a fix. Bottom line: This building could have been a decent place to live, but Greco management’s incompetence and disregard for tenants ruined it. If you value peace, responsiveness, or even the basics of a functional home, I strongly recommend avoiding any property managed by Greco.

Corporate and on site management is terrible at communication when you the client needs something or asking for help with other residents to avoid problems. Hardly ever enforced their own rules from lease. Had terrible experiences with how they interacted with rent cafe. Had me living in two apartments after transfer for months and is ongoing. Despite begging them to remove old unit causing payment issues. Lastly it came as no surprise that they didn’t last even a year and a half before leaving a brand new building. In that time they went through at least four onsite managers. That should tell you everything you need to know about this company, avoid at all cost!

Worst management company I have ever experienced. I put in a deposit for a property known as Corsa in St. Louis park. I pulled out due to other circumstances and after 2 months I have not received my refunded security deposit and now following through with legal action as I have had zero communication, zero updates and not a single update. If there was a zero star rating, I would be eating this ZERO.

Our stay at The Bowline at Mississippi Crossings was great. Quick application approval and pet approval. Few kinks at the unit but not overly concerning (loose drain fitting). Staff was awesome, I left a 5 star review for that property. Maintenance staff was quick to respond. Bowline management great, Katelyn Tiffany, Brady, and Jason!! Now to the headache part. Trying to get our deposit refund check. According to Accounting Dept., our deposit refund check was mailed out on 7/31 from the Greco HQ office. It is now 8/10 and still no check in the mail and the Accounting Dept. will not answer the phone or reply to my email asking for a follow up. The receiving address is only two hours from Greco HQ so I can't imagine that the check is still in the mail somehow. It's fine that we have not received it yet, but you would think a company would see to it that business is done correctly. I hope to hear from you soon Greco.

EDIT: Just got my lease renewal. I live in an affordable unit where the city sets the price based on the median income of the city. I just got my lease renewal and my rent went down $65 (so the city changed it/owner has no control over that). This company is now trying to charge me $65/month for the internet service when the standard price that I am paying now is $25. The best internet speed I could get is $60/month currently. So the $65/month is over 100% increase and more than the price of the best internet speed. I asked the internet company and they said their prices have not changed so they are unsure why it’d be $65. I asked my apartment to provide the documentation for the price increase and they just told me Datastream (the provider) did not increase the price but that the “owner sets the price” and that it offsets my rent because my rent is lower? I also know people who just moved in to my same apartment complex (not an affordable unit) and they pay $25/month. So far they have also provided zero documentation for why the price would increase except for the fact they are trying to make as much money as they can. Accounting office randomly charged my account over $100 without providing me with any bill to support that charge. The email came with nothing capitalized in the subject line and no bills attached to support the claim that I owe this money. Honestly thought it was spam at first. Tried calling, got no answer and their voicemail is full. I am accountant myself and this is highly unprofessional and frankly I can’t believe they even let this slide. They opened an Xcel account under my name but them as the biller. I have yet to receive an answer on how this happened and I also have yet to see both of my bills they claim I owe. Beware.

This company sucks. Management. Their lease contracts trap you for more than 12 months with hidden verbiage.

I moved to the twin cities from Wisconsin and this was my first time renting from Greco. There was an issue with my emails landing in their spam folder when I first signed the lease, but as soon as that was discovered, I was given a direct email address to use and that was the perfect solution. I first interacted with Allison at The Donegan during the one-year new construction repair work. She was very informative and helped calm my anxious dog during the walk through where a handful of people scanned the apartment for repairs that were needed. Since then she's been so kind and helpful when I stop by the first floor office. She's friendly, professional, and clearly cares about the building and the tenants.

Incredible maintenance service! My AC went out on a hot weekend and I had to call the emergency line. Josh, the maintenance man, came out and worked on it for hours until the job was done. I think you don't find service like this / workers like this very often especially on the weekends. This service is leaps and bounds above my last apartment. Thank you, Josh, for making home cool and liveable again.
