The complex may look nice, but beware - the management is shady trash.
- Management promises you the world once you sign the lease, then it all goes downhill
- For a luxury apartment, you think the rental rate they give you is not so bad, right? For example 1 bd/1ba is $1740, 2 bd/2ba is $2178, and 3 bd/2ba is $2632. But that's not what you pay - they charge an extra $13 for trash/ pest control, $4 mandatory fee to ACCESS your bill online, utilities are an extra $70-$120/month for water and power/AC which you will definitely need in Las Vegas. Then they force you to pay for home insurance with $300,000 coverage, which is minimum $30/month or $360/year. If you want to receive your mail/packages through their service parcel pending, extra $20 fee (extra $10/day if you forget to pick it up). If you want garage parking, add an extra $150/month. Pets are $25/pet a month, $500 nonrefundable security deposit.
- So your rent for a 1bed with the mandatory charges would be AT MINIMUM $1893. If you want parking and have a pet, $1968. This isn't even including Internet or whatever basic amenities you might want. Basically $2200 for 1 bedroom in Vegas. Might be worth it if the management wasn't trash.
- They're also known to steal security deposits - they have charged $100-$300 fee for painting and another $50-$200 for carpet shampoo. This is considered normal wear and tear, and thus is illegal to charge for.
- They rent the unit out to trashy people that party all night on their balconies and play loud music, which you can hear through your walls. The post-10pm quiet time rule is not enforced. People regularly break the on-site smoking rules, but management doesn't care.
- The gym is a tiny room that exists to service all 320 units; good luck finding open equipment! There are always super obnoxious, loud, shady bros that hog all the equipment and are super loud (talking on speakerphone, blasting loud music). I don't think they even live there, they're just borrowing their friends' fobs to access the amenities. Then they bring their entire families over into the common room and hang out playing pool all night (seriously, 3am?), creepily leering at female residents as they walk by. Security does nothing about these non-residents creating a ruckus all night.
- Parking sucks - for paying luxury prices, you should be able to find a parking spot easily. The complex is not even close to full vacancy and there is NEVER ANY PARKING. I always have to park outside where creepy guys and homeless people hang out, then run over to the front door to avoid them.
- I've gotten 3 flat tires within 3 months in this parking lot. I don't know if Lotus has a shady deal with the tire repair shop up the street but that is ridiculous and unacceptable. There is also loud construction across the street (towards Wynn) that has been going on for years.
- Security is useless! One time I used my fob to get in the front, and the security who was kicking back on his phone asked me if a homeless guy was outside bothering people. Um, taking care of that is literally your job description- go outside and proactively manage the issue. Do not lazily stay indoors watching worldstar videos on your phone letting residents get harassed on-property.
- The VR room/massage rooms are not accessible, yet Lotus still continues to advertise them. I have never seen the karaoke room in use. The pools are basically unusable from October-March bc it's too cold. Spa? Never heard of her. DJ booth? Where? On-site dining? Only been to Kame sushi, which was yummy but over $350 for 2 people; the other options have never opened.
- Most units, if you even get a balcony, look out to the parking lot. So much for views.
- The maintenance guy Dean is disgusting - he hit on my 17-yr old niece in pajamas, saying, "You look sexy today." The maintenance guys would enter the apartment and walk in the bathroom, purposefully barging in on me showering (remember, see-through glass shower doors) citing maintenance repairs.
- The carpets in the hallway all have huge rings and splotches of dog piss on them. The cleaning staff constantly use an awful smelling, eternally-lingering chemical spray to mask odors, which is probably terrible for you respiratory health. I've developed an incessant dry cough that coincided with me moving into this apt complex.

So yeah, if excessive mandatory hidden fees, sexual harassment from maintenance, lazy security, useless uncaring management, nonexistent parking, amenities that are advertised but cannot be accessed, ongoing nights of loud party music/ smoking/ raucous strangers, shady men that leer at your loved ones in the common areas, and stolen security deposits are your vibe, make Lotus your home today!
