The maintenance team is incredibly responsive, always ensuring everything is in perfect condition. Security here is top-notch, and the management genuinely cares about their tenants, making you feel valued and well taken care of. We toured this property back in December of 2024 and we loved the amenities and location. Awesome view of the strip and also walking distance to Chinatown. The space is clean and very welcoming. We moved from across the country and Felisha went above and beyond to assist us. Despite the multiple changes and questions, she was there to assist and answer, always in a timely manner. We truly appreciate the professionalism and great customer service she has shown as it really helped make our moving stress-free. Maintenance team is also very responsive. I should say all the staff are amazing. I highly recommend this property!

I have lived at lotus during the pandemic and now currently moving back! One of the biggest reasons for my decision making is the management and maintenance team. Karen and Cheryl are truly exceptional at what they do and are some of the most caring people I’ve met. They have been so accommodating and understanding. Also, the maintenance team is super fast! Moved into GLL January 2020 the place was 1/2 vacant. The staff was accommodating, i loved the location and all the amenities. Living in the gateway to Chinatown was incredible, the proximity to the strip was literally 3/4 of a mile east. loved entertaining out of town guest. Eventually it opened up some amazing food options on the premises.that were all amazing and convenient. Management was attentive and professional, weight room had a amazing view of the strip skyline.pool was great for entertaining for small parties. And the patio on top was equally spectacular with panoramic views. I paid 1445 back in 2020, after a yr it went up exponentially thus the 4 instead of 5

I've lived here 2 years and truly enjoy this apartment and the management. If I have an issue, they repair it within days. This place is kept nice and clean (thank you). The gym is great, but might need a note to remind people to clean up after themselves. The pools are nice. It's like living in a resort.

I would love to say THANK YOU SOOO MUCH to Felicia Smith my son's bday gift was sent to the wrong apartment but she made sure it was taken to the right apartment. I'm glad she goes beyond and above others would have just sent it back but I'm so happy and relieved that she takes the time to know her residents at the lotus apartment I've been living here for a year it's time to renew because people like her you don't have to think about it you actually want to renew your lease and stay . When I was looking for a place to live in Vegas I saw this building on my way and I decided to check it out. Tatiana was the one who welcomed us at the lobby and guiding through the building. The building exterior and interior is just amazing, looks like a brand new building. It has all the amenities that you can think of a property. A gym full of brand new equipments working around clock, two very large pools, bbq, cabanas, yoga room etc. Another great thing about this place is CUSTOMER SERVICE. Tatiana was very helpful and professional addressing all the questions, explaining application process A to Z. Another shout out for Cheryl who was also following my onboarding process very closely. Summary: that's a great place to live with awesome office staff. I'm so happy to be here and I'd recommend to anyone who is willing to get a peace of mind!

The manager contacted me about my complaint and I am bringing up the stars. You cannot beat the location of this property. And the staff are accommodating to work with you and they handled my last issue well. The building and units are built like shi* and it can't be helped. Door handles falling off, towel racks and shower knobs falling off... I can go on.

This apartment will charge you for damages from previous tenants even when you write in the move in condition form that there were scratches when you moved in and refuse to give you back your security deposit . My move out final invoice stated that I had to pay $247 for full paint for the entire apartment for 17 months when I only signed a 7 month lease (how much wall damage do you think 7 months would do? I didnt even have a couch nor tv in there, just two twin sized mattresses) , included $223 extra on rent because they couldn't get my move out day correct. $170 clean and sanitize charge is mandatory for every move out. They had to correct the final invoice two times. I have emailed and asked to see the revised final invoice to which they still have not sent me. My advice ask for a fresh new paint job on all the walls when you move and carpet cleaning. And photograph all the marks because writing it in the move in form is not enough. Day to Day Life At Lotus~ There's a pimp next door to me, and someone jumped over a balcony and shot someone over a drug related incident. Don't believe me ? Look it up the news articles on google. Move in fog didn't work, but I guess that doesn't matter since the gates don't work more times than they do work. Missing packages, they wont even bother to hold your mail, and you HAVE to sign up for parcel service for packages. They have amenities for unauthorized guests, but no printer. Wanna smell urine every morning first thing when you step out of your apartment? Because thats exactly what the ground floor entrance to the stairwells smell like. This is a pet friendly apartment so why not change the carpet at the entrance to tile so I don't have to smell feces every-time I step out my apartment? And what was the biggest kicker of this place? THE WORST TMOBILE CELLULAR signal EVER . 4/5 of my calls were being dropped and I had ZERO cellular internet. This is not a problem when I step out of my apartment, so make sure you have signal when touring. I also had guests with AT&T who complained about the cellular service/internet here too. JUST DON'T! Anywhere but here, consider Jade Apartments if you're looking for similar location and price. Don't say I didn't warn you when Lotus keeps your security deposit or emails you mentioning collections for THEIR calculation mistakes. UPDATE: In reply to Jeannette, I did reach out to Lotus on June 27 at 2:51pm via email for a revised final invoice, to which I still have not received.

Love living here. Right in the heart of the strip. And the people are all to themselves and quiet mostly. I literally never see anyone walking these long hallways which are thankfully enclosed inside the building. I wish they will add more electric chargers to the community. Many EVs here. And if you advertise it as an amenity then you should have more than 2 stalls in 2023. Maybe more will come soon. Smallest of issues. Great coffee machine in the lobby. Awesome extra like gym 2 pools a VR sports gaming room and even a karaoke room you can reserve freely. Love the ceilings are 10ft high. And maintenance gets to you same day. Worst part is the areas around the garbage shoot are often a bit stinky. Never get a unit near right there. But with so many people in an inner city environment even that's livable. I've never seen a single bug in my unit. EVER. Kudos for sure Lotus staff! Very nice office staff. And the package area in the mail room is awesome and includes cold storage units if u get grocery delivery

Disgusted. Tried looking into seeing if It's a place I may see myself but damn, that Paola consultant lady is really something on the sight seeing tour. She presented me the Bamboo floor plan unit and she just let me in while she just stayed at the entrance to let me find my way around looking. Then she got the nerve at the end when I was leaving on giving me a disclaimer reminder that they do credit and criminal history background check upon approval like please think on that before moving in. I can read between the lines when it comes to biases and certainly far from being tone deaf, she clearly just had to go there. No thanks. smh ..

When getting an apartment here Kim laughed at me for walking weirdly from just having endo surgery along with a few others in the office at the time. They refused me from a unit 3 times when they were in the wrong so don't trust these apartments for being in your best interest. There was a shooting next door 2 weeks after moving in. 2 men jumped the balcony of the first floor and we heard everything.. the screaming, threats and shots. There were blood stains down the hallway for a week. The bullets were behind our bedroom wall so we heard officers or what not banging the opposite wall to collect evidence. The men didn't live at the property so you can guess how great security is. Office didn't bother to reach out until I did to move us higher, this was traumatizing. They pump fragrances in the air so not too friendly for people with asthma or breathing difficulties. Our AC unit was full of construction dust that we had to pay out of pocket to get cleaned and when notified they refused to reimburse even when I had asked maintenance multiple times to clean it. Expect a ton of fees when moving out of these units.

Don't do it! I lived here with my boyfriend for a year. Moved out at the end of June 21. 3 doors down from me a person hopped the ground level balcony into a persons apartment and got shot and killed. My car was broken into twice, management did not respond my emails (lack of care) Residents leave their dog poop and pee in the carpeted hallways, in the dog park, outside of your balcony, basically everywhere. The dog park smells CONSTANTLY! Had a guy let his dog pee on my truck. The people that moved in above me (8 months into my lease) let their kids throw stuff off of the balcony hitting the cars below. Let the kids slam and stomp on the ground at all hours of the day and night. Complained to management, they couldn't do anything about it even though the quiet hours are from 10:00pm-8:00am and the kids were vandalizing vehicles. Had some random guy walk up to my balcony and cuss out my dogs through the window (weird I know, he must have been high) A homeless person smashed the TV's down by the pool area People walking the hallways at all hours of the night being extremely loud so you can wake up to that. Cops are constantly there dealing with the residents. Amenities are mostly closed, at least the year that I was there. Never a break in the rent, when you advertise all the amenities and can't use them I feel that there should have been money taken off. The smoke detectors are extremely sensitive, if you boil water the alarm goes off. If you have pets they charge you "pet rent" every month $30 per pet. My 2 dogs don't have jobs so I had to pay for them. Elevators constantly broke down. Trash chutes constantly overflowing into hallways. Residents put their trash outside of the trash cans (indoors!) so you have to step around the FILTH to throw your trash away like an adult. Drug dealers in and out of the place all the time. Nobody follows the rules at the pool, nobody enforcing them. Had a drunk guy wake us up out of our sleep middle of the night because he was trying to open my door with his key. Someone set the mail room on fire. The doors that require a fob to let you in are broken and you can simply just open them. Views are sh%^*y you will most likely see a parking lot out of your windows. Residents allow people to air bnb their units so random people always coming in and out. The property manager Karen is useless. She does not respond to ANY emails or issues you may have. Management knows the place is fu%*+d but they can't fix it. RUN AWAY AS FAST AS YOU CAN!

I considered Jade and The Elysian before deciding on Green Leaf Lotus a year ago. I just renewed my lease and couldn't be happier with my experience here. Safety and security are top notch. Everything is kept clean and in excellent condition. And the amenities are numerous (2 beautiful pools with BBQs, multiple workout rooms, rooftop and other lounges, game room, karaoke room, ping pong table, pool table etc.). But what really sets this property apart is management. The culture must have been set at the top because everyone I've had contact with is incredibly responsive, pleasant, and helpful, whether it be a maintenance issue, leasing matter, or simply helping with a mislaid package. You'll probably come for the amenities, but you'll stay for the service. Green Leaf Lotus has my highest possible recommendation!

I've been living here for over 2 years. The location is prime. The staff is very professional and accommodating. It's walking distance to all the restaurants in Chinatown. The pools are nice. BBQ areas are one of my favorite things about lotus.

After such a weird living experience, I moved out. Sorry is not enough for me not being able to live in my unit, and having the elevator roof panel fall on my head. Was told by the manager that someone must have been moving out and had a large item in the elevator. I just don't understand how cheaply made a panel has to be to fall on one's head after a little poking. My neighbor said when he came to tour the elevator just stopped working in the middle of the tour. The same one with the broken panel. Obviously this was an issue they must have been familiar with. Too hard to give the benefit of doubt. The actual premises smell like fresh flowers but my unit smelled like dead dog and it was just one thing after the other. Just seemed they rushed the building and I just got a bad spot. As I mentioned before the people are nice and I genuinely met some great neighbors but not enough competency to run the property as needed. Don't follow the reviews, I did and later realized they were for free applications. Take a tour, and don't move in unless you see YOUR SPECIFIC UNIT in person.

Giggling at how dumb founded I still am after going back for a second visit. Thank you for the previous reviews first off. After the initial allure of the first visit, I wanted to take my gf to view and get a second impression of building. I was there previous day in the afternoon and near closing. When I returned next day at opening with gf, it was the same associate who helped me the previous afternoon. However when going over my visit from yesterday, I had to refresh her memory, because she didn't recall me. Lol, how many 6'9 gigantics visited this place that look like me in less than 3 hours of business operations between my visits? None is the answer, tacky Was asked financial commitment in front of others who were no a part of my tour, classless And lastly I inquired about a promotion on their website. When pressed multiple times, a manager I assumed was asked. They ended up taking my phone to her so she could see what I was talking about. When pressed on why they didn't know their own specials, I was told corporate changes them and does not tell the actual workers. Huh? Where in logic does a business operate like this? I will not be moving here based off the previous reviews on shadiness, clueless front staff. I couldn't believe the experience I had with the inept staff. So sad they are the representatives of an entity that requires long term financial commitments from their prospective customers

This place is an absolute DUMP, and once you start living there you'll begin to realize it. Fixtures breaking and falling apart everywhere, they cheaped out and used good looking but low quality fixtures to build the place. Not to mention, whoever was contracted to build this place used some of the laziest construction workers and it shows. Counters not being leveled, misdrilled/misaligned holes, holes not properly patched up, fixtures not properly installed and fully tightened etc... They take forever to get things fixed too because they're too cheap to hire more than two maintenance guys for the entire complex. One time we thought we had a gas leak late at night, the emergency number didn't work after multiple attempts. The security guy was completely useless as he basically gave me the emergency hotline number and shrugged his shoulders saying "I dunno" and walked out of the lobby when I told him that nobody was picking up. It seems as though they're leasing units out to drug addicts. Car windows being smashed in almost weekly. Did someone else post about a car being stolen??? RUN!

Anytime that a maintenance issue occurs it is resolves within 24 hours. Very grateful to have a team that is about the residence with amazing customer service and great upkeep with the amenities. It is always a pleasurable experience having interactions with staff at Lotus. We always need to hear we are doing a great job at some point. So here are your flowers. Keep up the great work.

Insanely unorganized and not up to par with standards you would expect for the amount of rent you pay. You walk in and you see a lovely building and staff is friendly and tell you about the amenities and all the perks but it's a fraud. Cons - Very few elevators ( When shown the property everything is close to the main elevator so you naturally assume it will be this convenient all time which is false.) You will most likely walk a good walk to either the elevator or from the elevator to your apartment -Next issue is the dogs. Many neighbors have dogs and there is even a dog relief section that many neglect to use as it is in a hidden corner that many do not want to walk to. - Trash!!!! There are convenient trash chutes located throughout the building that once again many neglect to use. There is consistently trash in the elevator and many leave the larger trash and boxes in the main hallway as the door to that trash space is locked in the evening. -Parking!!!!!! They did not think this through. There is parking spaces all around the buildings but once again it's a mess. As the parking aligns buildings it leaves very little space for many parking spots. The resident to parking spaces ratio are not even close to even; especially when you add in the very few elevators and actual doors to get you will once again being taking a walk to get to your apartment or back to your car. - Parking Spaces! They have adapted a parking rule where you get 1 covered parking pass and 1 uncovered parking pass which should be good in theory. Once again with the limited parking spaces it's not the best. If you have more then 3 cars or 3 people in your apartment be prepared to play car Jenga to park properly to avoid getting an awful orange sticker. - Not up to par apartments. Upon your initial walk through be sure to INSPECT your apartment. There were many flaws in our apartment including cracked mirror, stain in carpet, needed water filter, and many cracks in the flooring. -Office staff is not that helpful or friendly. When you bring your concerns to them they say everything is either subject to change or give you the standard we have nothing to do with that and have ask above. I'm not actually sure what they actually do besides inconvenience you with run around. Pros (very few) -Maintenance team is AMAZING. Once you go through the hassle of going down to place the work order the maintenance team are extremely friendly and ensure they do anything to make you concerns dissolve. -Views I was lucky enough to get an apartment with a view of the strip which is a huge plus (the only reason I'm not running outta here)

*DON'T DO IT. THIS IS YOUR SIGN* The complex may look nice, but beware - the management is shady trash. - Management promises you the world once you sign the lease, then it all goes downhill - For a luxury apartment, you think the rental rate they give you is not so bad, right? For example 1 bd/1ba is $1740, 2 bd/2ba is $2178, and 3 bd/2ba is $2632. But that's not what you pay - they charge an extra $13 for trash/ pest control, $4 mandatory fee to ACCESS your bill online, utilities are an extra $70-$120/month for water and power/AC which you will definitely need in Las Vegas. Then they force you to pay for home insurance with $300,000 coverage, which is minimum $30/month or $360/year. If you want to receive your mail/packages through their service parcel pending, extra $20 fee (extra $10/day if you forget to pick it up). If you want garage parking, add an extra $150/month. Pets are $25/pet a month, $500 nonrefundable security deposit. - So your rent for a 1bed with the mandatory charges would be AT MINIMUM $1893. If you want parking and have a pet, $1968. This isn't even including Internet or whatever basic amenities you might want. Basically $2200 for 1 bedroom in Vegas. Might be worth it if the management wasn't trash. - They're also known to steal security deposits - they have charged $100-$300 fee for painting and another $50-$200 for carpet shampoo. This is considered normal wear and tear, and thus is illegal to charge for. - They rent the unit out to trashy people that party all night on their balconies and play loud music, which you can hear through your walls. The post-10pm quiet time rule is not enforced. People regularly break the on-site smoking rules, but management doesn't care. - The gym is a tiny room that exists to service all 320 units; good luck finding open equipment! There are always super obnoxious, loud, shady bros that hog all the equipment and are super loud (talking on speakerphone, blasting loud music). I don't think they even live there, they're just borrowing their friends' fobs to access the amenities. Then they bring their entire families over into the common room and hang out playing pool all night (seriously, 3am?), creepily leering at female residents as they walk by. Security does nothing about these non-residents creating a ruckus all night. - Parking sucks - for paying luxury prices, you should be able to find a parking spot easily. The complex is not even close to full vacancy and there is NEVER ANY PARKING. I always have to park outside where creepy guys and homeless people hang out, then run over to the front door to avoid them. - I've gotten 3 flat tires within 3 months in this parking lot. I don't know if Lotus has a shady deal with the tire repair shop up the street but that is ridiculous and unacceptable. There is also loud construction across the street (towards Wynn) that has been going on for years. - Security is useless! One time I used my fob to get in the front, and the security who was kicking back on his phone asked me if a homeless guy was outside bothering people. Um, taking care of that is literally your job description- go outside and proactively manage the issue. Do not lazily stay indoors watching worldstar videos on your phone letting residents get harassed on-property. - The VR room/massage rooms are not accessible, yet Lotus still continues to advertise them. I have never seen the karaoke room in use. The pools are basically unusable from October-March bc it's too cold. Spa? Never heard of her. DJ booth? Where? On-site dining? Only been to Kame sushi, which was yummy but over $350 for 2 people; the other options have never opened. - Most units, if you even get a balcony, look out to the parking lot. So much for views. - The maintenance guy Dean is disgusting - he hit on my 17-yr old niece in pajamas, saying, "You look sexy today." The maintenance guys would enter the apartment and walk in the bathroom, purposefully barging in on me showering (remember, see-through glass shower doors) citing maintenance repairs. - The carpets in the hallway all have huge rings and splotches of dog piss on them. The cleaning staff constantly use an awful smelling, eternally-lingering chemical spray to mask odors, which is probably terrible for you respiratory health. I've developed an incessant dry cough that coincided with me moving into this apt complex. - If you need any more details, go to the end of the reviews page and click "reviews not recommended" - these are the reviews that Lotus probably had taken down. So yeah, if excessive mandatory hidden fees, sexual harassment from maintenance, lazy security, useless uncaring management, nonexistent parking, amenities that are advertised but cannot be accessed, ongoing nights of loud party music/ smoking/ raucous strangers, shady men that leer at your loved ones in the common areas, and stolen security deposits are your vibe, make Lotus your home today!

I moved into Green Leaf Lotus about a week ago and the whole process has been better and easier than I could have imagined. I relocated from the east coast and was very overwhelmed at first. Kim went above and beyond to answer any questions, provide amazing customer service and help me solidify my apt from across the country. As soon as the previous tenant vacated the unit, she sent me fresh pictures of my new gorgeous unit, which was super helpful in ordering furniture. I had all my utilities set up prior to move in and was in great shape upon arrival thanks to Kim's help. When I arrived she even waited from taking her lunch break so that she could personally welcome and hand me the keys. As for the building, it is even more beautiful and well maintained than pictures. The amenities, staff and set up have exceeded my expectations. the building is meticulous, the staff is accessible and living is easy big thanks to Kim and the Lotus team for making this the best moving experience that I've had to date!!

I've lived at Greenleaf Lotus for several years. This is easily been the most enjoyable residence that I've ever lived at. Not only because the amenities are beautiful, but because the location is incredible and I really love the staff as well. The newer management is positive, kind and responsive. The units are extremely upscale. the views or gorgeous. All in all, this place is a 10/10. Highly recommend.

I lived here from 08/2018 to 08/2020. Overall, loved my unit and always had good experiences with management. Luckily, I was one of the first people to move in after it was built so was able to get the unit on the leasing office side (my unit was directly above the leasing office) - which I believe is the best side to be on. I was also able to get a garage. I have heard from friends who lived in the back side (closest to Desert Inn) that their experiences were terrible - ranging from people letting their pets pee in the hallways and cars getting broken into - but on my side I never experienced those issues. I did notice when taking trash to the back dumpster area that the carpets in the hallways towards the back were much dirtier looking so that's something to keep in mind. For my unit, I loved having a strip view and loved the easy access to amenities and elevator/stairs from my unit. I always felt safe and security does tour the building at night. Never had an issue with maintenance taking care of problems and office staff were eager to help with any issues. I once lost my keys at night and tried to get a locksmith to open my door for me and he said the type of lock they used was something he could not pick. While it sucked that I couldn't get in, it did make me feel a lot safer to know that. (FYI - If you lose your keys during after hours you can call emergency maintenance and they can open your door for you for a fee.) Also, the biggest perk is definitely the location. It's very close to the strip without being on the actual strip. You have easy access to highways and are in Chinatown with all the good Asian food. It's also a quick drive to the airport and downtown. 5/5 for this place - especially if you are able to snag a unit towards the front of the building in "building 1".

Have been a tenant since January 2019 and have just extended for another year here at Lotus! Can't beat the location, on-site gym, pools, and quick maintenance response if any issues come up. The office staff is very friendly and helpful also, especially Kim and Paola. It's great here!

Terrible experience. I will say the apartments are beautiful and the location is nice. The day I moved in NV energy was unable to turn on my power because the complex wouldn't give them access to the meters. Besides the stress of moving getting somebody to come out and unlock the area so they can access to meters wasn't fun. Finally after someone came out, the complexes meters are not labeled properly and crossed with other apartments so they were unable to turn on my power. I went three days with no power until the complex was able to figure out their issue and get it turned on. Nightmare. So for three days I couldn't move into my apartment find a place to stay and had to throw out all my food since I couldn't access a working fridge. Had to argue and fight and wait three months for them to prorate me those three days. It was never offered. The girls in the office had no empathy to my situation and treated me like an annoyance. Somehow my apartment was linked to another apartments power. So the entire year I lived there I kept getting bills to pay for the other apartments energy bill. As I knew that the apartment complex had issues with their meters I kept contacting them to help figure this out so I can stop getting harassed from NV energy to pay this other apartments bill. Finally 11 months later 30 days before I'm supposed to leave this stupid apartment complex they actually did something about it, and took it over to their name. Billed me for my power usage on the move out statement then never dealt with the "other bill" as they said they did. That turns out the office manager lied to me because NV energy sent me to collections saying the apartment complex refused to pay the bill and it's my responsibility. The gentleman who is living in the alleged apartment for this power bill had a whole other account under his name so it wasn't his either. NV did a great job at fixing my problem, while the complex kept blaming me for their issue. Besides that atrocity, other tenants have no problem letting their pets poop in the hallways on the sidewalk by other's patios or even in the pool area. And management does absolutely nothing about this. I just kept getting letters from management to stop smoking on my patio when both me and my roommate do not smoke. Also had an extremely loud neighbor blasting EDM at 4 AM every night and again management and security did nothing. They say they will and pretend to be nice and then get nothing done. Wild.

I have been with Lotus for two weeks now. I love it here!!!! There's some construction going on of course since the property is unfinished. My partner and I was looking for a place that will meet both of our requirements. We were indecisive because I wanted "hardwood" flooring and he wanted a nice kitchen and bathroom. We were choosing between these two apartments in Henderson because he liked the bathroom and the amentities and I didn't like it bcs it wasn't hardwood flooring. The second apartment I really like it but he didn't like the layout. So one day he had to do an install at a customer place which happened to be Lotus. He called me during his break to tell me about these new apartments (LOTUS) lol At first I said no because I was exhausted after looking over 50 apartments I was ready to settle already. But he told me that I would be in love so on my day off we went to Lotus and checked out the unit and it was PERFECT!!!!! PROS: -Two large luxury pool side -Awesome staff -Game room -Karaoke room -24 hrs gym -Massage spa -Restaurants (still under construction) -Roof top lounge (you can have a romantic dinner up there with the --beautiful views of the strip lol) (still under construction also) -Everything inside the Unit was up to date Friendly residents :) CONS: -A bit Expensive (But you do get what you pay for) -There has been a few bugs sneaking their way into my apartments :/ -Not enough parking space (But it is still under construction so I hope the problem will be fix soon) I love it here!!! COME CHECK IT OUT for yourself! You can thank me later :) lol jk

These are new apartments built form the ground up. So like buying a new car, everything is perfect. The prices are steep right now, but know that these are brand new and are really decked out with all luxury amenities. Gym, pool, club house, pool table, with spin and yoga classes free for tenants and game room, karaoke rooms, etc etc etc. you have to check it out. Really cool community. Amazing staff. I hope Mara stays for a while. She's absolutely amazing. Check out their website or go in and let one of the nice leasing managers give you a tour. I'm super excited to live here. It's so close to everything and everyone in the building seems very cool and chill.

I've lived here ever since I moved to Vegas 15 months ago and I LOVE it. The location of the place sealed the deal for me - you are in the center of town and close to everything you need in town really. I can't think of the last time I took more than 15 minutes to get somewhere. Staff is pretty responsive, tons of really nice amenities available in the building and I can't think of a better place to be if you're new in town.

I've been here two times to tour the bamboo and the koi, Mara and Regina are great hosts that showed me around both times and answered so many of my questions. The pool just finished today, the gym is ready to go, karaoke room is amazing. I am definitely ready to apply and start the move process! *update:It's been two months now, Lotus is hands down the best place I've ever lived. I've met so many wonderful people here, there's always new and fresh events with open bar. The place is ALWAYS clean. Every staff member says hello and smiles. Lotus is absolutely serene.

Mara did my tour and did an outstanding job. She was professional, warm and friendly. She took the time and allowed me to view several options and floor plans. I never once felt rushed. 10/10 5 star The complex is the newest most upscale complex close to the strip and at the base of China town. I learned there will be 3' resturaunts at the base of the building, two pools, valet service , secure underground parking, and garages available for 150-200 a month. The apartments are very well done with 10' high celings. Kitchens are all stainlesss. Pricing is the higher end but so is the building. You can walk to the strip. It is across from Wynn. Most of the exterior units have views. The interiors have 8 foot doors. Neutral warm colors, higher end flooring and cabinets. All stainless gas stove , referigerator, microwave and large sink. There is washer and dryers in every unit! They offer studios one and two bedrooms, which are all really nice. The units have interior hallways with doorbells. The front doors are solid and the windows cut out noise. This complex is very well designed and a step up from typical corporate apartments that are being built around the valley. The location is unbeatable. The amenties are high end and the strip views from some units are fantastic. I would also note the manager was very friendly and came out of her office to assist in answering some additional questions. The complex is under various phases of construction and as sections are completed they release for rent. Clearly a home run project that will be a magnet for those who work near the strip, want a secure building, and like a high end apartment with great amenities. Loved it! Rents started at 1250 for studios and up.

I Have not yet lived here but i plan on it, I took a visit with mara and it was wonderful. pros and cons, pros: Its beautiful, 10 mins from unlv and the strip, tons of new state of the art upgrades coming to the building. cons, its expensive and the one bedroom is a tad small--but for me its perfect because Im just one person and don't require much space. I was amazed at the property and am very excited to move in, also i think its unfair to have one review, and have it be one star, so to the guy below me; relax.. they are brand new and aren't supposed to be built in a day, it was your choice to be an early bird. i will have an updated review for when i actually live there but so far it seems wonderful!

Orginal company sold to new one what was promised vs delivered was false especially with the amenities. I've been living here over a year with multiple Secruity issues and and amenities failing. The staff is very friendly and tries their best but wish I could say the same for management.

READ if you're actually considering moving here, as this is a review from someone who actually lived at the Lotus for 8 months. First, note that all the five star reviews are from people who took a tour but never moved in! My tour was great too, but the individual who gave it to me no longer works there due to turnover. The reviews from actual tenants aren't so positive. PROS: - Location - perfectly situated between Chinatown and the Strip - I believe the on-site restaurant has opened, and they've finally started offering an exercise class (after months of delay) CONS: - Dog waste lying around everywhere (for some reason people don't pick after their pets) - Security/maintenance, or worse yet, an unauthorized stranger, was entering my unit to use the restroom when I wasn't around. They would track their dirty shoes into the bathroom and didn't flush. Had to request to have my locks changed -- but this was VERY concerning to say the least. - Construction seemed rush to finish the building on time so the unit had warped floors, broken towel rings, my bathtub never worked... - At move-out, they will ILLEGALLY steal your security deposit. They charge a standard $300 painting fee (which is NOT allowed), and they also charge for cleaning even if the apartment was cleaned and left in move-in condition. If anyone else is currently a tenant and planning to move out, please contact me, as I am hiring an attorney. If you insist on moving in, you can probably negotiate a deal since there are plenty of empty units and tenants continue to move out. Bottom line - you can do better, plus they'll steal your security deposit,

I do not live here yet. But will definitely update. I'm not from Vegas so it was hard for me to see the unit itself. That being said Rene, Taryn (sorry if I spelled it wrong), and Mara has been extremely accommodating and patient. They answered all my questions and know exactly what they're talking about. They're all very informative. They took videos and pictures to send me of the views and units itself. They've been very consistent with communicating and patient with me since I'm picky. I wish I had jumped on board sooner and knew about this property! I flew in and came straight to Lotus. Rene helped me tour three different units with different views. The kitchen, bathrooms and closet size are great. Full size in unit W/D Depending on the units, there's Garden tubs and stand up showers. Their mirrors have lighting for your selfies Lotus will be opening three restaurants. Sushi, Mexican and comfort food I believe. They're also working on room service and maybe 24/hr (fingers crossed) The amenities are beautiful!!! There's a karaoke room, VR room, 24/hr gym. A spin room I believe and will offer yoga classes. Two pools, one with a dj booth and the more tranquil pool. There's a concierge. Spa experience in house with facial, massage and whatever else. Downside -the restaurants and some others won't be avail til October. The prices are high for the vicinity it's in although I believe its base on what it has to offer which I have high hopes it'll deliver. it's in the middle of everything for me. Away but not too far from the strip. With all the services, amenities and in house restaurants, i might not need to go anywhere else.

This place sucks! For many reasons! I lived here a year and I don't recommend it to anyone! Trash:: there are no trash cans outside on the premises at all!!! You might find a dumpster outside once a month. So with that being said, everyone leaves anything that won't fit down the garbage shoot , sitting in the stairwell or sitting out back in the parking lot with trash blowing everywhere. Pets:: don't live here if you have a pet.They don't want you here more importantly. About a 5 x5 area of grass on the whole property. No dog bags, ever. 2 dog cans on the whole property Parking:: they care more about the restaurants and their customers than they do the residents. Speaking of restaurants, when I moved in none of the restaurants were ready and I lived there a whole year and the sushi place opened about a month before I left. Parking is limited!! When I first moved in only about 1/4 of the place was finished. Dust EVERYWHERE from new construction. Half ass everything done. No dog park. No restaurants. The elevators were always broken. The management is NOT friendly. They do random checks on your apartment just to be nosey. If you pay for a balcony you are not allowed to use it. The office has office hours but always closes early. So if you have a question, basically kiss their ass, because they always close the office and the front doors early. There are bums everywhere around this location. Across the street is some welding business that saws and bangs 24/7 , so no quiet at any time. Smoking:: even if you own a balcony you are not allowed to smoke on it, or even in the parking lot. They even have a $500 dollar incentive ($500 snitch fee) if you tell on someone that you see smoking on the premises. Tenants::: HORRIBLE!!! There are actually full fledge whores that live there and turn tricks on the daily. Loud, no class, disgusting tenants who let their dogs pee in the stairwell. Just don't! Don't move here. It's way overpriced too. You'll be very disappointed.

So 3 years ago we came an loved this place. Management was awesome so we signed up to move in. The day we moved in bam new management an people complaining about them an moving out so fast it made us think we messed up. Well we did. The 1st year they put 100k for renters insurance in out lease. Yet wouldn't stop sending us threatening red lettered evictions scares if we didn't bump it up to 300K even though it said 100k on our lease. It wasn't till I told them to stop harassing me and take me to court as I was in the right. They dropped it quick. Someone kept flooding the toilets so not only did they keep coming to our apt like we did it none stop over and over and over to the point I even argued with maintenance as he saw some baby wipes and proceeded to talk to me like I did it. I don't and didn't take his bullshit. Then a group of ghetto people used my truck as there stepping stools to hop their balcony. I saw it and called the office. They told me not to do anything. They took care of it as in their property. As for my scratched truck they didn't give two shits. Two weeks later they tell me now I can go knock on the door to complain. Wtf. Oh having the neighbor knock on my door an tell me not to pee or poo as every time I do it floods his toilet not my problem. Always the hallways dirty AF poo on the floor per as well. Covid hit they went full sheep closed everything but prices kept steady. Lease was up they actually tried to raise it. Wtf. They want you to live like sheep. Masked an baaaaahhhhaaa or threats of eviction. Can't smoke weed even as a patient even though it's legal and a dispensary across the street. But if you smoke cigs pop pills or snort stuff it's all over. Ghetto doesn't do it justice compared to the people that once was here. Oh we got the 300k the 2nd n 3rd year but constant harassing emails that if we don't have it it's eviction times. Always having to call an fix their mistakes. The last cool workers are gone. Jennifer and Paula. The ones now dress for success but that's about it. I'll get call at 3-6 am drunk people asking me to let them in. Closed the amenities for a plandemic. Mask to work out if it was open. Apparently Covid knows if your sitting or standing. Constant leftist thinking an rules. Overall shit! We are out quick. Sad really cause it was bad ass here
