I gave it 1 star because, although the building itself is beautiful, they are hemorrhaging money and nickel-and-diming current residents to make up for it, often unjustly. They distract potential tenants with smoke and mirrors while taking advantage of current residents.
After just a year, I know over 5 tenants, myself included, who won't be renewing. My move-out fees were around $1,600, and my electricity bill averages $250 a month, reaching up to $450 in an "energy-efficient" building, which they have not addressed to this
day. We also have a shared package room where we get to sift through all packages until we undig ours from the sea of packages in a broom sized closet like luxury tenants.
I'll leave photos of the fees and unacknowledged electricity communications, which have been ignored for almost a month. Other tenants have also faced similar issues with bogus electricity and HVAC charges with no response (tenants #3707, #2808).
I moved from one unit to another, and my initial move-out charges were over $1,600, primarily for carpet stains in a 12x12 area. They claimed all the carpets needed replacement due to this, even ones that did not have damage. I contested these charges since the rest were typical wear and tear,
apart from some anchors left behind. I didn't steam the carpets because it was already known in the community that “it was pointless—they would overcharge and screw you over anyways”.
After disputing the move-out amount, they reduced it but still charged over $900, which was still unreasonable. They claimed they did me a favor by removing a $500 transfer fee, which I had flagged as incorrect since my move in date was a day before my lease
end, which I said I would happily push out. They said, "it didn't work like that." I'll leave photos they took to justify the $1,600 in damages.
Regarding the electricity issue, I've faced months of outrageous electricity and HVAC fees, as have other tenants. My electricity averages $250 a month, going up to $450, in a 1,100 sq ft apartment where I live alone. My roommate only stores things here and
doesn't stay. Despite reaching out to the main support team three weeks ago, I've received no response, and they said the property would get back to me, which hasn't happened. Tenant #3707 also never received a response regarding their $300+ electric bill
from over 5 months ago. I'll leave those photos here too.
In summary, the building is gorgeous and new, but I wouldn't recommend this community. Many new luxury apartments in downtown Austin are more transparent and responsive. You shouldn't have to pay for their issues
and deal with extra responsibilities to get any resolutions. For all of this trouble just buy or take your business where it will be appreciated. I have heard great things about 6g and have toured there recently. I most likely will be taking my money there once I'm free from this lease.
