I've lived here for about a year and have had a great experience. The apartment itself is stunning, brand new furnishings and an incredible design. The neighbors are friendly and it is rare to hear anyone else from our unit. Our unit is train facing which is surprisingly both not loud nor an annoyance. We have lived in several apartments before this which were all ok, but what really made this one stand out has been the attentive and supportive management. Jenny has been an overwhelming help, from move-in to answering questions in a timely fashion, to being an overall welcoming and kind person I can't say enough about how great her and her team are.

I lived here for half a year and had a very positive experience. I especially want to compliment the front desk staff, Joanne. She is incredibly kind, patient, and thoughtful. Every time I had a request or question, she took the time to listen carefully and help me without rushing. She genuinely cares about the residents and always thinks from our perspective. This would be the best property management experience you would have so far in Bay Area. The leasing team is extremely professional, detail oriented and generally very responsive in service. One of the example would be : I asked about the curtain size of this apartment so I can get some light blocking curtain, Jenny ( the property manager) personally went to measure a window and gave me the accurate data. If a property manager is as detail oriented as this and take the resident query seriously, you can only imagine that they will help you as much as they can within the scope of their abilities. We also have lovely concierge, Joanne is always helpful and kind. I totally agree one of the review here, management office is a huge factoring for an apartment living. And the hartwood team went above and beyond to make everyone feel home. A few perks of living here: 1. Home away care 2. Heavy package to door service,watering plants, feed the cat etc. Most importantly, this is a key fob community. Many has probably get used to living in a fob less latch community, and sometimes can be forgetful about bringing keys. This apartment does provide free unlock service, during or outside of business hours, for free. Internet is provided with a monthly 75 dollars charge. There was some complaints but my current experience has been really good so far. Additionally this apartment is close to Caltrain especially my unit is very close to Caltrain station, I do hear it inside my unit but so far it is not sleep interrupting and I am very noisy sensitive when it comes to sleep.

I lived at Hartwood from April to October 2025. It was my first time living in the United States, and I had many concerns at the beginning—especially in April. However, the staff at Hartwood were very friendly and welcoming, and thanks to their support, I quickly felt comfortable and settled into my new life. Before and after moving in, there were various procedures and inquiries, as is typical when starting life in a new place. The staff always responded quickly and politely, which made my stay extremely comfortable. Since the building was newly completed at the end of 2024, the facilities were modern and very clean. The security system that works with a smartphone app gave me peace of mind, and the pool and fitness center were spacious and well-maintained—just like a luxury hotel. The indoor party room and outdoor BBQ area were especially impressive, and I took a lot of photos because they were so beautiful. My apartment, the hallways, and the shared facilities were always clean and kept in excellent condition, which made daily life very pleasant. There is also a stylish café on-site, and the coffee was great. Additionally, the location is extremely convenient—it is literally right in front of Lawrence Caltrain Station, making it easy to go to San Francisco. I was also surprised that Costco is within walking distance. To everyone at Hartwood, thank you so much for your warm and heartfelt service. I will never forget the time I spent here, nor the warm smiles of all of you😊

This community is well maintained with quite a modern and luxurious ambiance and its location is perfect for my daily commute with the Caltrain station right across from the building. Most importantly, I appreciate the friendliness from both the leasing and maintenance staff. I had a pleasant interaction with the new maintenance manager, Isaac, who assisted me with a minor leak in my home. I'm grateful for his prompt attentiveness and professionalism in resolving the issue. Thanks again, Isaac!

Updates: I’ve had a few really smooth interactions with the community manager Jenny recently, and it’s clear she genuinely want to help residents and give us the best experience possible. I and my roommate are very grateful for her help and I'd like to update my review from 4 stars to 5. Sure, the building itself could still use some improvements (I guess every apartment does), but the management team is clearly doing their best. Everyone I interacted with was polite and helpful. People always say the on-site staff make or break your living experience and in this case, it’s 100% true. ---------------------------------------- I had some issues with my unit during my time at Hartwood, and while it was frustrating at first, Jenny the community manager, went above and beyond to help resolve everything smoothly. She called me multiple times to follow up, was open to in-person conversations, and really made me feel heard. I’ve lived in several apartments and dealt with different property management companies, and honestly, the Hartwood team stands out. The maintenance staff was always responsive and kind, and the concierge team was consistently warm and helpful. Even though the building itself has room for improvement, it’s the people who made a difference. I truly appreciate how transparent and supportive the management team was throughout my time there. If you're looking for a place with a caring and attentive staff, Hartwood has one of the best teams I've experienced.

I’ve been living in Hartwood since June this year, and overall, it’s been a great experience. The staffs are very responsible and responsive, and even though there have been a few small issues, they quickly addressed them. Neighbors are friendly and welcoming, the community is really clean, and the overall lighting and design are quite pleasant. My stay has been truly enjoyable.

I've been living here since December 2024, about a month after it opened. Some of the early reviews were accurate--there were issues with the front door, a short ant problem, and a few internet outages (about three in six months, each lasting a day). That said, those issues were addressed: the front door now works normally, the ant problem was resolved after switching pest control vendors, and the internet service has recently improved significantly. One thing I appreciate is how responsive the staff is. Every time I submit a maintenance ticket, they follow up quickly. It's a new complex, and the management team is clearly learning and improving. They seem genuinely committed to making this a great place to live. We've really enjoyed our time here so far. The building is well-maintained, the construction quality is solid, and the amenities are great. The walls aren't paper thin--I rarely hear my neighbors. You may hear some footsteps because of the wood-frame structure and wood floors, but overall it's quiet. The windows also do a great job of keeping outside noise out. I've lived in other Sunnyvale complexes, including larger ones run by companies like Prometheus, and this is easily one of the best-managed. It's not perfect, and rent is on the higher side (similar to other new buildings), but the experience has been worth it. A few improvements I'd love to see: -Enable the ButterflyMX app to open building and unit doors without needing key fobs, ideally using Apple or Google Wallet as an NFC key. -Add regular exterior window cleaning. -Schedule professional carpet cleaning in the hallways every 6 months--it would help keep the place looking fresh. Overall, it's tough to find a place this nice in the Bay Area. I definitely recommend it.

The apartment boasts modern finishes and new amenities, which initially gave the impression of a high-end living experience. Unfortunately, our time here has been deeply frustrating due to two ongoing and serious issues. First, the electrical system is extremely unreliable. Since moving in, we've experienced at least ten ten power outages--5 caused by the refrigerator and many more triggered by the dryer. For weeks, every maintenance request resulted in nothing more than a routine breaker reset. No one investigated the root cause. Eventually, the problem escalated to the point where we couldn't use the dryer at all--it would trip the breaker within five minutes of starting. Only after repeated complaints did maintenance finally discover that the breaker itself had been improperly installed from the beginning. Despite that fix, electrical problems have continued. Most recently, our refrigerator lost power twice in two weeks, each time causing our food to spoil. For the first outage, the power returned after about an hour, but no one ever came to inspect the problem, and the ticket was closed without explanation. The second outage has lasted an entire afternoon and remains unresolved. We submitted another ticket and called the management office--no one responded. We now have no reliable way to store food indoors. Leaving food out invites pests, and keeping it in a fridge that randomly loses power is useless. This is a health and safety issue--and it's being ignored. Second, the pest problem is out of control. The ant infestation is far beyond what any tenant should tolerate. For over two weeks, we've woken up every day to ants crawling across the floor, walls, and even out of the air conditioning vents. I've found ants on my bed and even on my body while I was sleeping. We've also seen cockroaches emerge from the bathroom drain during the day, and gnats flying out of the kitchen sink. At this point, it's impossible to store or prepare food safely in our own home. This apartment is marketed--and priced--as a luxury property. But the actual living conditions are nowhere close to luxury. Between the recurring electrical failures and severe pest infestation, our quality of life has been completely compromised. We feel constantly stressed, uncomfortable, and limited in how we live day to day. It's both disappointing and exhausting to deal with these issues in a place that was supposed to feel like home.

Big Shout-out to Joanne and the maintenance team!! I want to share my wonderful experience living in this apartment community and especially acknowledge the amazing person, Joanne, at the front desk. She was the very first person to greet us when we arrived, and from that moment on, she has been consistently kind, warm, and welcoming. She is incredibly helpful in every situation. When I was sick, she went above and beyond her responsibilities and personally dropped my packages at my apartment. This gesture meant so much to me--it's rare to find someone who genuinely cares about the residents the way she does. The maintenance team deserves appreciation as well. They are efficient, prompt, and always willing to help. Every request is handled quickly and professionally. The apartment community itself is very well maintained, clean, and organized. The security system is also excellent, providing a sense of safety and peace of mind. Overall, this is a wonderful place to live, thanks to the dedicated staff and well-kept environment. I'm grateful to call this community my home.

I heard a ton of great reviews about the Hartwood apartments in the area and definitely wanted to lay eyes on what they had to offer. I was able to get in contact with someone in the leasing department and set up an appointment to view the units they had available. First and foremost, this complex is located in a in a super convenient area that is near public transportation and access to all hotspots of the area. I arrived on the property to find it very clean and well kept I was greeted and helped by Jenny who was nothing short of incredible at giving all information as well as being able to answer all questions pertaining to what I look for in my next lease. She showed me the condos with beautiful voltage ceilings, state of art, kitchen, and ample space throughout. Space is something that's very hard to come around in apartments and condos in the bay area but at this property, they seem to have prioritized space as well as comfortability and technology. My conclusion is this is definitely one of the best properties I have seen in the area and in the bay in general. If you're looking for a spacious unit with great amenities that's clean and well kept and awesome property management and people that run the property then this is your place to go. 10/10 experience. Jenny Trujillo is an amazing general manager for the building! she often hosts great events and is kind and welcoming! the following issues are not related to management but the building as a whole. 1. ants are a huge huge issue. they are constantly all over our counter tops and bedroom despite pest control coming several times. 2. mandatory wifi fees. the building forces all tenants to pay $75/month for wifi, without the ability to choose speed or provider. we have experienced outages and as a result have not be able to get service back up and running without waiting for the building to triage the issue. 3. gym amenities. the gym lacks basic amenities such as towels and yoga mats. for the high cost of rent they charge that is supposed to include nice amenities, I found this rather disappointing. 4. unit does not have a light in the master bedroom. clearly the units were not built with much thought as to consider the tenants and the master bedroom in our 1bd 1room apartment has no central lighting.

I want to applaud the staff of Hartwood Apartments for an incredible turnaround in our overall experience these past few months. Jenny took the helm as property manager at that time and has captained the good ship Hartwood to unprecedented glory. There were some growing pains in the beginning but thanks to Jenny and her dedicated crew, the property shines and truly lives up to its full potential. To paraphrase a well known saying, success is not measured in never falling down, but in how you respond. And the Hartwood team has shown incredible care and dedication in how they have addressed the problems that initially were present here. Door access issues? Solved. Bugs? Handily vanquished by pest control building wide and in unit. Internet outages? I don't even remember what that's like ever since the service upgrade. Might I add, we were not charged for this upgrade nor did we see any increase in our monthly bill despite the fact that it must have been quite costly to management. So this gives a good sense of just how much they care! I also want to give a huge shout-out to Maya and Joanne who really go the extra mile in making this place feel like home. Never before have I lived in a building where warm and friendly leasing professionals greet you by name and with genuine interest in you as a person each and every time you meet them. And this is despite their obviously busy schedules - which reminds me, this place is filling up quickly as evinced by the volume of tours coming through so make sure to snag your dream unit asap! Big ups to the maintenance crew as well, responding promptly to any issue big or small with courtesy, patience, and consummate professionalism. So all in all, if you want to live in a clean, quiet, luxuriant apartment in a fabulous neighborhood with the best amenities you can possibly imagine (pristine pool, gigantic Jacuzzi, gargantuan gym, luxurious lounges, quaint co-working cubicles) and genuinely welcoming leasing staff who make you feel valued and respected if not downright pampered from tour to move-in and beyond, look no further. You have found a rare gem in the Silicon Valley!

Now that I've been living here over 4 months I can give more thorough, honest feedback. This building has lot of issues To name a few: - Garage door has been broken for an extended period of time - Forced to pay for their WiFi provider which sometimes stops working (huge red flag for those who work remotely) - You get locked into the pool area the moment it hits 10 PM - Jazz music blasts in your ears by the pool, making it impossible to relax -CAR CHARGING COSTS DOUBLE OR MORE THAN ANYWHERE ELSE (!!!) - Courtyard waterfalls are on 24/7, so if you like fresh/ cool air (windows open) while you sleep you have to put up with the loud waterfall -Mailroom set up is not perfected and often your package may be delivered and you get no notification or code to enter the Luxor package room (or gets delivered to the wrong mailbox) - Leasing office badge in is broken to unlock the door - Concierge helps with very minimal things yet they cost extra on your rent bill -My floor was scratched upon move-in (Same as other yelper) and no island -You can easily hear upstairs neighbors and walls are thin. Even the lightest footsteps are heard. -NOT DOG FRIENDLY !!! Only a very small patch of grass where dogs are "allowed" They still get a star as the interior is mostly beautiful and a majority of the staff are a pleasure.

It is a beautiful building but the management is the worst I have ever seen. They charge luxury apartment rent but nothing luxurious is offered. Something is always broke and no matter how emails you send them, nothing gets fixed. Every apartment I have lived in was able to resolve issues within 24-48 hours but not here. All door accesses have not been working for months. It is so difficult to even enter the building after hours. Now the main gate is broken and it will take them months to get that repaired. I don't even know when the last time they vacuumed the hallways was. There is no one doing up keeping. The list goes on but not worth the monthly rent we are paying them, which is beyond of a luxury apartment. They have an excuse for every issue instead of actually solving it.
