I figured this place deserves a current review, since many of these predate the current ownership. The mess in the halls, laundry room and notices on the window are correct and possibly current. The photos on the website are more clearly demonstratable if not using a fisheye to expand the space. There are bugs, and some units have more than others. You will not be evicted after 3 days of non-payment of rent, rather the 3rd day if the 3rd month of non-payment of rent per the open eviction notices posted on the doors of the 3 units nearest to us multiple times during our 12 month lease. Yes, LA rent is astronomical, but considering that a tv set, Wi-Fi and utilities are included it's actually fairly competitive for studio living in this zip code. The building and grounds are kept fairly decent for the neighborhood and considering that it's sometimes accessible as low-income housing. They allow pets, charge a single month plus a single deposit to get into a unit. I'm leaving 3 stars because my husband and I were ideal tenants; clean, courteous, conversational and even kept up some of the laundry room if it was bad when we were in there. The building is fairly secure, but many tenants allow everyone to follow them through the gates and doors. My husband and I chased a couple homeless guys out of the laundry once. This neighborhood is kinda known for having quite an issue due to the proximity of SSI, Taco Bell, Dollar Tree and LA county Mental Health in one block. There is only security inside the grounds from 10 pm to 5 am. On site parking is available for an extra 75 dollar monthly fee and it's probably worth it because parking in Hollywood is a nightmare after 6pm. The management in the office seems pretty straightforward and no-nonsense moving in, however most dealings with Rosa and Zach, even simple questions, were met with snappiness, snark and serious attitude. The one time we filed a work order for a problem in our unit, the first appointment went missed and trying to address it with management was only slightly more fun than an unmedicated cavity filling. I assume this in reaction to how rude or unclean most of the tenants can be, but it shouldn't be knee jerk to scream at someone who asks a question about double checking availability to coordinate with a work schedule. Zach has a sassy attitude out of nowhere and does not pass messages onto Rosa or consider scheduling requests as noted in emails. The only time Rosa's attitude was dropped was on my final walkthrough seeing that the apartment was cleaned, totally empty, burned out bulbs replaced and everything left smelling fresh and defrosted as per the lease. It was like night and day for all other interactions I had with her, she was an absolute peach. Upon leaving a voicemail to inquire about possible ship dates for security deposit return, Zach left me a super sassy voicemail, unnecessarily citing legal precedences when a friendly reminder of time frames was all that was needed. They seem to be good company for each other. Everyone else on staff is absolutely pleasant and amazing. Kenny is the nicest guy and deserves a medal for working as hard for these people as he does. He does everything there and is always polite, friendly, accommodating and sweet. He is the most redeeming quality of residency here.

Some units have bugs, some don't, building is secure, pets are allowed, cheap for the neighborhood, other tenants are students or low-income, massive homeless population nearby, management are brats, KENNY THE GOAT!!
