My husband and I stayed here with another couple on Saturday night after a dinner at three blacksmiths. We rented out the garden cottage. We loved the little touches to help us feel welcome, including high quality coffee and fresh milk for making coffee the next morning. The beds were incredibly comfortable. I was happily surprised! We enjoyed the brewery downstairs. A great variety of beers and cocktails. I loved the room adjacent to where the beers are poured. It was cozy and well styled. Breakfast the next morning was fantastic! My husband had some food restrictions and the staff went out of their way to make my husband something that he would be able to eat. I appreciated that extra effort. The chia pudding with pomegranate and toasted coconut flakes as well as the crepe, salad and fresh fruit were all on point. Thank you all for a great stay!

The place is in an incredible location. Although its a small town, we were able to walk to the art gallery, bars and restaurant around. The room was perfect. Ultra clean and with lots of space. They even have an awesome brewery downstairs so my husband and I sat by the fireplace while doing some beer tasting and before heading to dinner. The great threeBlacksmisths restaurant is just one block from the hotel. And of course we can not fail to mention the breakfast experience. The owners prepare a daily breakfast that include fresh juice, coffee, scones, frittata. Everything was really great and the owners where always there to give you advise and guide you about things to do while in Sperryville. I highly recommend this very special place!!

Our recent stay at Hopkins Ordinary was a wonderful experience. A spacious and well prepared room was ready upon our arrival. The inn keepers, Olivia & Katie, were friendly and gracious hosts. The little tavern in the cellar offered a cheerful and cozy atmosphere where Inn guests and locals mingled comfortably. Breakfast was a real treat...without a doubt the best pancakes we've every tasted! Already we're looking forward to another stay at Hopkins Ordinary in the near future.

This is our second visit to Hopkins Ordinary. We first stayed there four years ago, and returned for a weekend of hiking. The B&B is lovely. Our room was quite comfortable. The breakfast was great, filling and perfect for a day of hiking. the innkeepers are friendly and helpful, full of information about nearby hikes, wineries, and restaurants. It has a lovely beer garden, and the room comes with tickets for a complimentary beer. I had the pumpkin beer, which was quite refreshing.||Sperryville is a quaint little town, conveniently located near the entrance to Shenandoah National Park. Despite the government shutdown the Park was open, along with most of the facilities. Staff and rangers are being paid by a private foundation, so don't hesitate to consider a trip.

I had the pleasure of staying at Hopkins Ordinary during the fall and couldn't recommend it enough. The location is incredibly convenient to Shenandoah and well-situated in downtown Sperryville. The owners, Katie and Olivia, are welcoming and knowledgable. They also have a lovely dog Norman who is the perfect addition to this homey b&b. If you are visiting, don't miss the brewery. It's got a cozy fireplace with plenty of board games and lively set of patrons!

We have stayed at Hopkins Ordinary once a year since 2017 and it is always a very good experience. The innkeepers, Katie and Olivia, are gracious and welcoming and they make some amazingly good breakfasts. The brewery downstairs is not to be missed! The rooms are very comfortable, bathrooms are spacious and modern, tand here are some excellent wineries and restaurants in the area. This year we lucked into an Oktoberfest at Pen Druid Brewery! It's always a relaxing getaway in a beautiful part of Virginia.

We chose Hopkins Ordinary because of a dinner reservation at Three Blacksmiths but in the end, the proximity to our dinner paled in comparison to the wonderful inn that Kate, Olivia and Norman offered. From the warm rooms, to the outdoor seating, delicious breakfasts, lovely hospitality and fun brewery(try the lentil hummus), this place was a treat! We are leaving with wonderful memories!

My wife and I have stayed a the HOBB for years, but this is the first visit since it changed ownership last year. But despite the change, Olivia and Katie have done a wonderful job of not only continuing the great atmosphere of the place, but even enhancing it a bit. The attention to detail and service are both superb and the two breakfasts we enjoyed were both delicious and prepared with care. To top everything off, when wife accidentally left her purse behind, they ensured that we were notified and quickly contacted me and went out of their way to mail it back to us. I can't give a stronger recommendation.

Spent a couple of relaxing nights here in May 2024. It was a great pick with a good location for exploring central VA. The expansive front porch is best enjoyed with one of the house-made beers from the on-premise brewery. There are several restaurants within walking distance. Hosts Sherri and Kevin were welcoming and more than happy to provide local knowledge. The breakfasts were outstanding and the overall experience wonderful. I definitely recommend Hopkins Ordinary.

I'm a new fan of Hopkins Ordinary BBB (Bed, Breakfast, Brewery)! My spouse and I stayed here in July 2022 for some much needed R&R and some nature time in Shenandoah. While our planned hike was disrupted by fierce storms, we still enjoyed ourselves in Sperryville. The Oregano Room was the only room left when we booked it, which is the smallest room (full-sized bed, better for singles), but the double shower was nice. We had a section of the covered balcony with a table for eating and rocking chairs to read and relax outside. My only wish is that there was a common living room area for reading or relaxing, but I believe what was formerly the inn's living room is now a second dining room to allow social distancing during covid. The innkeepers Sherri and Kevin are super nice and friendly. Breakfasts were unique and delicious: eggs on toast with local greens and scones on a Saturday morning; whole wheat waffles with bacon and fresh fruit on Sunday, along with coffee, tea, and juices. When we arrived, we enjoyed complimentary beers (brewed right at the inn) on the patio, a perk for guests staying at the inn. Big fans of the Sperryville Kolsch and the Wildflower Honey Brown. We didn't get a chance to see the actual basement brewery (I believe it's only open when you can't sit outside due to weather) but hope to do so on our next visit. We did take a growler home with us, which can be stored in a common refrigerator. The location is perfect; you can walk along Main Street to several businesses, including Three Blacksmiths, Before & After coffee shop, and art galleries. Just across the corner is Rappahanock Pizza, Bar Francis, and The Corner Store. It's just a brief walk across the creek to Headmaster's Pub, and about a 15 minute nature walk to Copper Fox Distillery and Wild Roots Apothecary. (If you take the detour to Pen Druid brewery and winery, be warned and bring water: it'll take another 30-40 minutes just to get there.) The Thurston Gap entrance to Shenandoah National Park is about a 30 minute drive away. We have every intention of coming back to stay here when we want to hike in Shenandoah. Tip: Bring cash to tip housekeeping and for breakfast. We hardly ever carry cash nowadays, but we were able to add it to our bill at the end. And if you plan to stop at some of the local farms for fresh produce, definitely bring cash - credit cards don't work.

We have stayed at Hopkins Ordinary several times as it is super convenient to walk to Three Blacksmiths just down the block, great beer selection, and the nicest innkeepers. We are always greeted with a smile from Sherri (and some chocolate chip or oatmeal raisin cookies), the Inn is always clean, and they recently added a newly renovated cottage to their room options. The place is older (be warned - you'll hear others walking around), but yet very charming. The one thing I wish was that they had king beds...! Breakfast is always delicious - we've often had the "eggs hopkins" but this last visit we were treated to some delicious sweet potato pancakes (that didn't even need butter nor syrup, in my opinion, they were that flavorful). An excellent choice to stay (if you don't mind a queen bed), especially if you are dining at Three Blacksmiths. You can't beat the 5-minute walk especially if you plan on imbibing during dinner!

Very cute bed and breakfast. We had the best time here. The rooms are comfortable, breakfast is delicious, hosts are very warm. The one site brewery is amazing. Sperryville itself is great and you can walk to restaurants and the distillery. We will definitely be back!

First time staying at this place and highly recommend. We stayed in the Forager's cottage which is part of the B&B, but a separate dwelling. As we arrived we were warmly greeted by Sherri providing us useful information about our stay. She also greeted our new, 15 week old puppy with open arms - literally. The cottage was clean, well equipped, with key provisions to include coffee and cream, bottled water, etc. After unloading our bags, we were once again warmly greeted by Kevin as we approached Ale Works, their nano brewery. He showed us (to include our dog) to a nice table in their shaded beer garden. Beer and company were excellent. The next day after walking to the local coffee shop (which was also great) Sherri again provided us useful information regarding local hikes. In summary, this place exceeded our expectations. We'll be back.

Just perfect. My wife and I consider ourselves so fortunate to live in the DC area for lots of reasons, and our proximity to Sperryville and the Shenandoah Mountains is near the top of the list. Hopkins Ordinary is our new go-to place to stay when enjoying Virginia wine country, a pleasant less than two hour drive from home. Sperryville is the cutest town, complete with fine dining, a pub with great burgers, a cocktail bar/general store/wood fired pizza place, crafty shops, and a whiskey distillery. Hopkins itself is a beautiful old, pristinely maintained B&B owned and operated by two lovely proprietors, Sherri and Kevin. No better place to stay if you want to enjoy everything the area has to offer: dozens of quality wineries and beautiful hikes in the Shenandoah National Park. Extra shout out for how professionally Hopkins is handling pandemic safety protocol. The other guests were lovely, taking things seriously as well. Much appreciated! Oh... and there's an on site brewery. A slice of paradise!

What an absolutely wonderful stay! The inn keepers were fabulous and so accommodating and welcoming. We enjoyed a few beers in the garden and a yummy pretzel as well. A fantastic breakfast the next morning and early coffee on our porch. The home has been lovingly restored with absolutely beautiful wood floors! Thank you for making our stay amazing! Can't wait to come back!

My husband and I stayed at Hopkins Ordinary a few nights ago. Kevin and Sherri are easy to talk to, very accommodating and kind. We loved the basement ale works! We checked in and went straight down to the basement to drink a flight of beers. The ale works is tiny but it fills up quickly! We had wonderful conversation with the other guests there and even made new friends. The accommodations were clean, comfortable and cozy! It was cold outside and very windy so we did not get to enjoy the beautifully decorated porch. But we did enjoy the fireplace in our room which was the highlight. The bed was comfortable and there was a very spacious shower. It was everything we needed. We had reservations at the Inn at Little Washington and the Hopkins Ordinary was a very short drive away. The town itself is tiny but every single person or business owner we encountered was kind and fun to talk with. I highly recommend it for couples needing a relaxing and quiet night away.

I have always been weary of B&B's and often stay away from them because I have heard horror stories. However, Hopkins Ordinary far exceeded my expectations. The room was clean and very comfortable. The breakfasts were fantastic and they have delicious cookies in the foyer. Sherri and Kevin, the owners, were super helpful and so nice and accommodating. They also brew their own beer, which is super delicious. It is also a great location, with a number of restaurants within walking distance, along with another brewery and distillery. This is also a great place to stay if you enjoy hiking and/or wineries, as there are a number of each in the area. I have lived in DC for 20 years and have not explored this area, but we will be back. Sperryville and the surrounding area is a beautiful area and Hopkins Ordinary is a wonderful place to stay. Highly, highly recommend.

PERFECTION @ ITS FINEST! My husband and I were traveling from NYC to Miami and planned to travel through the Skyline Drive (Shenandoah National Park) as we read the drive was one of the best in North America- and it was!! After driving through 1/3 of the Skyline Drive, taking in the magnificent 360 degree views and wildlife, we read that there was a Whiskey Distillery (Copper Fox) that we wanted to try! We landed here and had a wonderful tour and tasting. We had such a pleasant time that we decided we should stay in this area. The Distillery recommended staying at Hopkins Ordinary Breakfast... And boy were they right! We had never stayed at a bed and breakfast before... and now have been spoiled on future expectations! We arrived on the quiet, dark street to this beautifully lit up White House, the Hopkins Ordinary Bed and Breakfast. We were greeted by Sherri (one of the owners) who was warm and very friendly. She showed us three available rooms and instantly made us feel at home. After we selected our room, she told us about their small brewery that her husband, Kevin managed, brewed and maintained downstairs. As guests, we received a complimentary flight or pint for each of us!! We went into the brewery, met another couple, and Kevin! We had a flight and loved ALL 6 brews! We ended up getting another pint and growler to take home. Such a neat and tasty treat! The room we stayed in was perfect for us, comfy, had its own fireplace, nice large bathroom and no tv- a first for us- how nice!!!! We slept like babies :) The next morning we went downstairs to one of the BEST breakfasts and experiences ever! Kevin wears many hats and his chef hat was now on! Fresh fruits, fresh juice, coffee, homemade oatmeal raisin scone, insane jam, and a huge omelette with a variety of mushrooms and goat cheese, along with a side of rosemary potatoes. Um, we were ready to move in and never leave! Sherri and Kevin were some of the most gracious and hospitable people we have ever met! This place is well worth going off the beaten path, for an experience that is hard to find! Their passion and love for what they do, made our road trip an experience we will NEVER forget!!!! This is a must!!!! Can't wait to go back!!! (Lots to do in the area too- hiking, wine tasting, driving the skyline, etc.).

This is a delightful inn! From the welcoming front porch with rocking chairs, to the carefully restored "parlor", and the lovely bathroom amenities, hosts Sherri and Kevin have recreated a classic, old-style roadside inn, with all the modern must-haves, including superb locally roasted coffee (at least that's one of my must-haves!) and high speed internet. The guest rooms are large, and the beds firm. Our room had an old-fashioned claw-foot bathtub, with plenty of bubble bath to enjoy it with (and a large stall shower as well.) Breakfast is included, and you'll perhaps enjoy the whiskey french toast - infused with Copper Fox Distillery's spirits, brewed just down the road. Sperryville may be a bit off-the-beaten-track, but there's plenty to enjoy in this small Virginia village, and Hopkins Ordinary is a wonderful place to start your explorations.

Super quaint bnb, that's taking a lot of COVID precautions. Lots of hand sanitizer available throughout the building, and they ensure that there is well spaced tables for eating breakfast, or you can sit outside if it's available. Breakfast was homemade, and super tasty. The aleworks had a Biergarten outside, which is very nice for relaxing during the afternoon. We look forward to the opportunity to make our way down to Sperryville when conditions improve!

Hopkins is truly a wonderful place. Nestled in quaint Sperryville, it is the perfect place to relax after a long hike nearby. The hosts are wonderful and very accommodating and the amenities are very comfortable. I stayed in the garden cottage, a quaint loft style cottage with 2 bedrooms, a living room and kitchen stocked with very good tea and coffee. Board games and other entertainment were also available. They were views of the river from the bedrooms and it was easily accessible from the Biergarten, bar, and main bed and breakfast building. I highly suggest going to the lower level bar. I was able to drink well prices beer while conversing with locals and visitors alike. Hopkins truly feels like a home away from home, and does a great job of acquainting its guests with the area.

Second time to stay here and we're big fans. Sherri and Kevin are gracious hosts and I wouldn't think of staying anyplace else when visiting the area. They greeted us with a glass of wine (our choice...) when we checked in and made sure that we had everything we needed. We stayed in the Lavendar Room which is probably the largest individual room, features a wood-burning stove and walks out to the porch (with a swing!). It wasn't cold enough to use the stove but I'm sure it would be wonderful had it been. Breakfast was once again delicious. We had the french toast with bacon. One of the other guests was lactose intolerant and the hosts made sure that he had something else to eat.

I researched several B&B's and Inns in the Sperryville area and decided on Hopkins Ordinary. Kevin and Sherri were so friendly and attentive; it made us feel right at home. We stayed in the Oregano Room. The bed was comfy, the room was the perfect size and there is a nice bathroom that has a shower built for two. We stayed two nights and had a wonderful breakfast each morning of our stay. I am already looking for an excuse to go back.

For our anniversary weekend we stayed one night at Hopkins Ordinary. The location is great, about 5 minutes away from the Inn at Little Washington. And the breakfast was tasty, not the best breakfast I've ever had but pretty darn tasty. Really it was two things that we really didn't like about this place. One was I called on Tuesday afternoon to make reservations for that weekend and I was told that they had a minimum stay of 2 nights but starting on Wednesday that was going to be lifted. Why couldn't she just give me the room when I called? Why make me wait 12 hrs? Poor service. Second is that the bed was HORRIBLE! As in I'm in my late twenties and I had back spasms the entire drive home. Next time we'll try somewhere else.

Kevin and Sherri, the owners of the Hopkins Ordinary, run a great getaway spot. What really sets them apart is their ability to make you feel like your visiting with a couple old friends. They are happy to serve as your trip planners by providing information on local events, best hikes, and best eats. In fact Kevin and Sherri handled all our dinner reservations for the weekend. Their breakfasts were delicious. We especially loved the scones and speciality pancakes. Sherri was nice enough to email us the recipe for our favourite dish afterwards! If you're looking for a comfortable and clean spot with gracious hosts. The Hopkins Ordinary is a great place to stay. We'd definitely go back.

We will be visiting again. Only thing that would make our stay even better is better water pressure in our shower, but overall, we were very happy with our choice to stay here.

I stayed here with my girlfriend while hiking and having a fine meal at the inn at little washington. will definitely return if I'm in the area again. the hosts were very knowledgable about local hikes, and relaxing on the porch here and having a beer and a pizza from across the street is one of my most relaxing memories of my vacation.

This is a wonderful place to stay whether you are seeking a romantic getaway, a small family gathering or are traveling solo. The hospitality, ambience, breakfast and (if you wish it) alehouse are all so friendly and accommodating. Sherri and Kevin are a great team. We particularly appreciated Sherri's help in finding an excellent hike on a rainy day, and their willingness to breakfast an hour earlier than usual because of Monday morning commitments which we had when we reluctantly left. We will be back!

Great fist time experience at a b&b. We had a reservation at the Inn at Little Washington and didn't want to drop the $ to stay there. After some research, I found Hopkins b&b. Kevin and Sherrie are nice and engaging. The room we had was well appointed, clean and comfortable. WiFi is available and breakfast was delicious. Perfectly prepared and delicious. If you are in the area... stay here!

We had a wonderful stay at Hopkins Ordinary Bed & Breakfast. Kevin and Sherri were great hosts. Sherri welcomed us with a big smile and chocolate chocolate chip cookies. The Thyme room was inviting, clean and comfortable. The men in our group enjoyed the beer tasting in the Aleworks. Kevin described the brewing process. Reasonably priced growlers to take home Kevin's brews. Breakfast was delicious. There is a yoga studio across the street. Next time I'm bringing my mat!

My boyfriend and I had a great stay at Hopkins Ordinary. It's clean, comfortable, very homey, well-decorated, and new (the interior was redone in the early 2000s.) We enjoyed sitting on our porch, walking around the town, and the delicious breakfast. Sherri was very helpful--scheduled a dinner reservation for us, provided anything we needed (bottle opener, etc.), and helped us decide on a plan for our day in the National Park. My boyfriend and I wish we could get out of D.C. and head there every weekend! We had the smallest room, but still felt comfortable and not cramped. It was wonderful!

Hopkins Ordinary is a great place to stay if you're looking to hike Old Rag or visit area wineries/vineyards. The rooms are well kept and furnished with antiques and unique pieces. With the wrap-around porch, you can sit outside and enjoy the surrounding mountains with a glass of wine or other treat. The breakfasts are quite good -- the owners, Kevin and Sherri, take great pride in serving local food and making interesting dishes. Kevin and Sherri are great hosts, as they do lots of little things to make your stay memorable, such as placing delicious homemade cookies in your room. Right across the street are good places to eat lunch and dinner. My wife and I had a lovely get-away weekend at Hopkins Ordinary and we hope to have another one soon!

This was our second time at Hopkins and it was just as good as our first. You won't find a better B&B in Virginia, I guarantee it. We love Sherri and Kevin and consider them friends now. I've never seen innkeepers who go so far out of their way to be so helpful and friendly. The breakfast is always great and tailored to your tastes. The rooms are spacious and clean. Nothing bad to say about our favorite place. Can't wait to go for a cooking course!!

The innkeepers were warm and cheerful. Very interesting people and shared information about the little town of Sperryville and it's history. The breakfast was delicious. They were very accommodating with my dietary restrictions and made a delicious scrambled egg with goat's milk cheese and fresh tarragon. Yum. There are no TV's in the room. Therefore, if you visit this lovely inn, I recommend bringing reading materials, especially if you are a wee bit more conservative. Many of the books in the room were written by liberal authors, nothing I would ever read. But, if that is there only fault, it is negligible. This is one of the most delightful inns we've stayed in and we make it a point to choose inns when we travel. So, I would say this is a 4.9. Very clean, bedding of the highest quality, wonderful furnishings, historical building, host was wonderfully agreeable and helpful....I could go on. They lose .1 points for not having a T.V. in the room...since my hubby is a TV hound.
